We rented a house for 2 years to find our later they never had a licence for that.
Rude and dismissive, especially Dan! Kept part of the deposit without a real reason but we just didn’t want to have anything to do with them anymore! Cross the road and go to Ellis and co instead, do yourself a favor.

Disappointing.
Very efficient when it’s time to ask for money, absolutely useless for all the rest.
They gave us a house without council license, we found out through council officers knocking at our door.
Even if at the beginning everything looked more or less alright, the property had many many problems as pointed out by the council (leakage, obsolete safety devices, doors, boiler, electrical panels, etc…). Every time we asked for stuff to be sorted or fixed the agency said they had to ask permission to the landlord just to never come back to us with any answer or solution, we had to constantly chase them for every single little thing. We have lived for months with uncovered electrical cables in the front yard soaking in the rain, just to say.
We had a giant water leak in the pipe in the property and we were wasting litres and litres of water per hour for MONTHS, before they were basically forced by Thames water to do something as we could not give any permission because just tenants.
We never missed or were late for payments. They were just taking money giving zero service back.
We never complained to the council even if we could have made life very difficult for them because we had everything on record, all the negligence and lack of organisation, all the text.
When we decided was pointless to discuss stuff with them we gave our notice, they dared to charge us for a crazy expensive cleaner after the house was left way better than when it was given to us - with no shame for the bad service they provided us, the house given without licence, etc… even after an official complain to their office.
From there they have been extremely rude to us - especially Dan - very dismissive and unprofessional in our opinion.
If you don’t want to be scammed, go for something else.

I was lucky to have cooperated with very capable employees of the agency all these years. And I am happy to say that Oliver Papp, the person who is currently looking after my flat, is one of the best. Polite, friendly, responsive, effective and above all considerate and trustworthy. I’ve rented a house from this agency for 2 years and 7 months, and initially looked fine but with time many problems started, a lot of mould in all rooms, leakage, doors and windows handles broken, when I requested to change to another flat I was promised I’d move soon but in the end they found people to another flat, just promises.
From everything we’ve asked the agents to improve and change in the house very few things were done like window handles, a door remained broken for whole winter time, and we had no safety exit through this door for a while.
I have all this conversations and emails registered.
Everything that was to improve our living situation in the house I asked the agents (that were very polite and attentive) they said would ask the landlord to approve and basically nothing was approved.
Landlord basically was collecting money and was totally careless about the house.
I’ve been asked a huge amount of papers to rent this house, was a humiliating process as was during COVID times and my family had to immigrate to England sono didn’t have any choice but rent this place.
I’ve never missed any rent payment, never complained to council (apart from having reasons for that) and this agency in my opinion is just one more of those who just aim for profit without any commitment.

Terrible unprofessionals. I spoke to 2 different guys in the last week trying to get an appointment to see the flat they have on their books.they promised to get back to me .one week after, two different people, nothing .

AVOID USING THIS AGENCY!
I have been renting with this agency for 2 years now. And I have had nothing but problems.
-They are rude to you on the phone, rather than helping you. They yell and talk over you
-They harass you, emails and calls every few days if your behind on rent and have explained to them why and when you’ll pay it
-They take months to fix issues with the property. eg. Broken fences, taps not working, plumbing issues.
-Several people from different departments contact you, they are not in contact with each other
-They contact ex tenants of your house that no longer live with you to discuss your property

Amanda and Daniel handled the whole sale process professionally throughout from setting up viewings through to ensuring information was obtained and passed between us and the buyer in as the sale process moved forward. We had a really positive experience with Amanda and Vas at Wilkinson Byrne. Amanda showed us around multiple properties during our search and she took a genuine interest in our circumstances giving us helpful advice along the way. The communication was excellent and Amanda was always fast to get back to us and keep us updated. The whole experience was very personal and friendly, and far better than our experience of dealing with other letting agents in London. Vas has been great with the final stage of taking us through the paperwork and setting the rental contract up. We couldn't recommend Wilkinson Byrne highly enough!

We have used Wilkinson Byrne for four years now for their tenant find and property management services.
Having retained several rental/property management companies over the years I can say without hesitation that they're by far the best we've used. Absolutely top notch and provide complete peace of mind.
Amanda, Vas, Daniel and the team are true professionals - very organised, helpful, responsive and a pleasure to work with generally which has always resulted in the whole process being seamless.
On our most recent tenant find request, Amanda booked 30 something viewings all scheduled for the same day at our request. By the following day we had great tenants lined up to move in at the earliest opportunity.
Meanwhile Vas was excellent in liaising with us on what was required from us to ensure the property was ready and safe for the tenants to move in and in organising the different elements that needed to be actioned (gas safety, remedial electricity works, cleaning etc).
The tenants are now in and are being looked after brilliantly by WB who are managing them/the property during their tenancy, which we know because the WB team always keep us updated.
Without a doubt recommended.
Thank you WB for all your effort to date it is much appreciated.

I have been moving very often within London since coming here a decade ago and dealing with estate agents have been consistently disappointing as the minute they have your commission they wouldn’t spit on you if you were on fire!!! ....this was my view until we rented through Wilkinson Byrne. Perhaps it’s the family owned business feel you get when you are speaking with the team but the fact they are not pushy and super efficient helps. The main brownie points followed after we were already in the property - all our queries and concerns have been answered and dealt with promptly and every time I call which is not that often these days I always feel like these guys know me even though I have not met with many of them face to face yet! Another huge plus is that they are contracting with local family owned businesses which is very nice and supportive from a community building perspective. I tent to see the same guys coming to inspect the boiler as well as deal with repairs which is nice!! Neil has always been super nice and Rudi and Dee are such a pleasure to talk to and really reliable team to work with. So 5 out of 5 stars is definitely a justified feedback and could go on if I could. So well done guys, hope to see more guys from the industry taking notes and a leaf out your book ;)

I was looking for a property and my situation is slightly different from the average “just need to rent” so I emailed this agency with a full description of my situation and what I was looking for. I got an email back with an appointment to view this property, which I was happy about. On the day of the viewing, I went to the property and current tenants let me in to view while waiting for the agency to appear. I really liked the property and was happy to put an offer forward. Not only was he late, even though the office is a walk away, as we left I asked him immediately if he was the one who read my email, he openly admitted he hadn’t read it nor had anyone in the office and had not taken my situation into consideration when booking me for an appointment. Subsequently, they did not accept my situation (due to “rental protection insurance reasons” which is a poor excuse) and completely wasted my time just so their viewing numbers went up. This is unacceptable, disrespectful and unprofessional.

Avoid this "estate" agent, as a tenant or landlord, stay away. They are COWBOYS and Liers. Lack of professionalism. They dont provide proper maintenance in the properties, if you complain they can be very rude. Always lying to the landlords. They are just good when they have to charge you. They just want your money. Once you have signed the contract, you will see their true colours.

I have been a tenant living in rented accommodation for the last 16 years. Working 7 days a week I have little time to look for new properties, so you can imagine how hard is to find a good estate agent who will listen and follow up your expectations. A friend of mine recommended your agency to me, I found them to be very polite, helpful and professional especially Mr Ahmed who found my current home.

useless agents. they do not check/inspect properties fully. the property we moved into was falling apart, was not cleaned before we moved in even though it was in the contract we signed, expected us to show prospective tenants around when we moved out. expected us to lose a day of our tenancy to drop in our keys. neglected to inform us and the landlord of any requests i.e. i have a pet snake and asked the agent to run it by the landlord, only when the landlord visited did i find out they had not informed him.
this is just a few of the issues i experience with wilkinson byrne in bounds green, the head office team are more helpful.

Terrible! Estate agent left us waiting for 15+ minutes in zero degrees, and did not bother to phone. When I phoned the office to complain,I basically got hung up on.
Plenty of other estate agents to choose from, I only feel sorry for the property owner that is wondering why his property is not selling,.
