Please think before you go else where John Shepperd have been amazing honestly the service is Impeccable. The sale of our home took 3 days to be sold this is from the day the sales rep came to discuss how they would sell it we agreed the t&cs (sign that day), (next day photos and full video online was complete for sale),( next day sold stc) We already found our dream home and deposited on it. Our rep Jack from John Shepperd also got us fantastic deal on it with a option to pick our own kitchen and re design parts of the house which is amazing. He had no issues coming every week to site showing us the changes on Saturday The amount of late night Whats app group Messages he was involved in was unreal He really did go above on beyond we had a issue with our mortgage and found us a new broker which sorted it stress free. Right The next part was exchange and complete. we had lots of issues from other parties Jack I think ended up managing 3 house sales for us to exchange even to the extent to help a other buyer with there legal bits because the other Solictors on there chain was incompetent. Jack is a credit to John Sheppard I will personally be writing to there director on how professional he is. I don't write many bad reviews but need to let people know how bad this company is. Not all of the individuals are terrible but I had an awful experience as a tenant for 2 years. Not enough space to write every bad experience but here are a few: Had to remind them of the laws that govern them after they tried to hold on to undisputed deposit money and pressure us into accepting charges. Later admitted they were wrong and gave us our undisputed deposit but why should we have had to remind them and correct them of this?! Slow repairs. Days for someone to come and look at a boiler and then more days for replacement to be fitted. Back door that was rotten was never repaired properly- just reinforcing the lock each time. Poor communication. Multiple incorrect demands for money I didn't owe, slow responses and you end up dealing with multiple people during tenancy. Lack of integrity. When you ask for quotes as to why the charges are £150 you get a quote dated AFTER they sent you the charges. Irrespective of what you are charging and whether it is fair or not you should do this with integrity and get the quote before charging. I do believe that some of the newer staff I have dealt with have been more helpful but in general, this review reflects my experience.... Read more

Rented an apartment from them for 2 years, had the curtain rail fall off the wall just missing my 1 and 2 year old! massive holes in the walls, mould around all windows and on walls had to spray them at least 2 times per week from September till May, stains on all carpets living room bedrooms and hall ways, cracks in the bath panel and mould in the tiles round the bath. Moved out 01/11/2020 this is when it all happens! they have taken more than 10 days for my deposit, apparently someone was off on annual leave - surely another worker should take on there work? i have a bill for a cleaner as there was dust on the skirting board (they done the check out 1 week after i moved out so bound to be) i have already sent them the cleaners certificate confirming the apartment was deep cleaned, i have also a bill for cleaning the chairs (again cleaned by my cleaner) they are also trying to bill me for mattresses for the beds i didn't use and stored in the garage as per the landlord and they we full of mould and rats when i went to put them back i called landlord as didnt want to spoil the nice clean carpet i had just paid for. he advised this was ok but now JS are trying to make me pay for them....errr no landlord knew his garage was not secure or air tight so bound to happen sorry. i have not had a thank you for getting the stains from the carpet as my cleaner managed to get them all out and on the check out there is no mention of the 'old' stains?!?!?! also i have filled the holes left by the falling curtain rail and painted so it looks brand new STEER CLEAR i will be writing this same review on every available platform as they do not deserve your money!!!... After renting a property from these for over 4 years, I gave notice to leave given the correct time allocated within my terms and conditions, I had cleared the property of all my belonging and got a professional cleaner in to do a deep clean to make sure the property was in a very decent state for the next tenant. Unfortunately having to deal with this branch has not been a good experience at all. I paid my deposit and did all the correct procedures adviced by this branch and they are now calling me a liar! Saying I have not given them notice, they have lost the keys I posted into the branch (which I was advised by them to do due to covid) they are refusing to give me my deposit back because apparently I did not give them notice. I have call logs to prove when I called them on various occasions. Take my advice I'm not the only one that they have done this too DO NOT USE. They will do all they can to keep your deposit. Well what can i say apart from not to use this company. No customer service. They treat like rubbish once you have signed your agreement with them they do not want to know you. Just a bunch of thieves who are just after your deposit and they will blame you their tenants for little little things. So use any other agents in Harborne but not these thieves.... Read more

Tenants and landlords beware,do not rent from this company total fraud.I don’t know why the people hasn’t gone to the court against this company.As a tenant they take months and months and months to resolve the issue and most of the time they don’t resolve the issue.When you talk to the people in maintenance department they don’t remember anything even if you talk to them an hour ago. They always blame each other when you talk to the maintenance department they blame the contractors, contractors blame the maintenance department ,maintenance department blame to the landlord so they keep you busy all the time. TENANTS/LANDLORDS BEWARE - DO NOT RENT FROM THIS COMPANY If you are a tenant you will be treated rudely and with the utmost incompetence. As a tenant of theirs, repairs routinely took months to resolve (often not even resolved), and this would have been after an excruciating amount of specific emails sent with enough detail to make it simple (or so I would have thought). When I spoke to the maintenance people at my property, they told me the reality, that staff had forgotten to give them the job and that they had only just found out about it. However, when I spoke to the agency, they would blame the maintenance people/me! They also reported false information to the landlord in an attempt to blame us rather than themselves! There have been many occasions where they haven't even informed me that people would be coming to the house or they got the dates wrong, so had been illegally gaining entry. For somebody in a more vulnerable position than I am, this can be very worrying. If you try and bring it up or resolve it, you will be ignored. You may think as a landlord that you will be provided with a good service, but all they are doing is letting your property fall into disrepair by not maintaining it correctly. DO YOURSELVES A FAVOUR AND AVOID THIS JOKE OF A COMPANY!!!... Read more

Very poor communication between staff and possible tenants. I was interested in renting a property and was at a stage where we were discussing payment options for the contract and I was promised a call back roughly a month ago and haven't heard anything since. During the process of setting up the contract I had to call multiple times to chase information and was never called back even if promised. Very inflexible when setting up the contract, they said one cannot do a contract that is longer than 12 months - interestingly this is possible with other letting agents and my guarantor would have had physically come into their office very inconvenient. Would not recommend - look elsewhere when renting a property.... Read more

AWFUL EXPERIENCE AVOID SCAMMERS. I rented a property of John shepherd only to find it in an awful state but being a good person that I am I don't really speak up so I just managed to live in it only to decide to move out just after 6 months. When i moved out i had made sure i get professional cleaners to come out and clean the whole place and of tenency and all that. However when it came to getting my deposit which of £800 plus John shepherd decided that they was going to charge me for cleaning of the place and also for maintenance. These scammers do not protect your deposit in a proper tenency protection scheme and use their own dodgy one just so you think your money is safe. So when you decide to leave they will take most if not all of £800 and leave you with nothing and on top you are not protected under any tenency protection scheme. AVOID... Read more

I've dealt with a few people here who when confronted with a problem have been very poor in responding in a customer friendly way. I'm still waiting for my full deposit to be refunded despite it being promised several times, citing 'system issues' I have had to chase this information rather than be provided with it. Disproportionate rent increase after a year which had to be challenged, which was then reduced in line with the acceptable percentage range. completely agree with the previous comment. Have used the letting agent in the past twice (my stupidity in using them the second time, but the property they had was ideal location at the ideal time - I remember saying to myself I would regret it but had to due to time constraints). First time using them, left the property in immaculate condition and was charged £80 from my deposit at the end for removal of dust . god knows what the hourly rate it, but literally was a 3 second job. Second time rented a house...they were quick to get paperwork signed. property was a complete mess. Holes in walls (one was over a ft diameter etc) Not habitable Kicked a fuss. in the end took landlord 3 weeks to fix. Stayed only 6 months due to incompetence from agent. Clearly weren't happy with us leaving as on checkout Lorraine said all was good and fine, no problems. only to have most of deposit lost and vile behaviour from the woman thereafter. Couldn't be bothered to argue. Expensive lesson finally learnt.... Read more

This company have ripped us off big time !! The rental property we have just vacated was left in a far better condition than when we moved in and they have refused our deposit 1 k !! We have dealt with the Harbourne office with Lorraine who is a disgusting human being and talks to you like dirt ! How this woman can be employed is beyond me as she wouldn't even be suitable to watch paint dry !! Stay away from John Shepherd at all costs they dont answer the phone in an emergency they are rude!! As a tenant, they proved to be a terrible letting agency. They're so unprofessional, terrible at communicating and have no regard towards their tenants. I complained about them not communicating with us. After this, they conveniently didn't send us information about the check out. When I confronted them about this, they asked me why didn't I call them, as if it was the tenant's job to chase them for them to do their job. Also, I did call but the information they gave me was incomplete, to which they answered that there was nothing they could do about it. They'll only email or call you when they need something from you, otherwise they'll send everything by post when it takes several days to get to you. This includes the inventory, which is ridiculous when they give you 10 days to send it back to them and they count the postage time into the 10 days. Be careful with their inventories, they're out of date. The photos in our inventory were dated 2014, although our tenancy started late 2015. My best advice would be to avoid them, but if you have no other option, I would recommend to write down on your inventory every single cobweb and spec of dust you can find in the property (including the inside vents and lampshades) and don't bother cleaning at the end of your tenancy, they'll find a way to charge you.... Over the past 8 years my brother and I have bought, rented and sold with Wolfs and experienced nothing less than excellent service. I cannot find fault with their client service, their responsiveness to all issues, their financial transparency and reliable efficiency. At no point have I had cause to complain and neither did my tenant. When repairs were required they were thoroughly pre-assessed, fairly priced and repaired in good time to my and my tenant's satisfaction. I've never lost a tenant and for that I am very grateful. As I live a long way from Birmingham I am grateful to everyone at Wolfs for keeping in regular contact and their excellent communication at every stage. If only my dealings with conveyancing solicitors were as good as with Wolfs. Thank you in particular to Dean, Lin and Alek. 5* service.... Read more

I am sorry to be a tenant with Wolf's. Poor responses to emails, telephone calls, if at all any. I had to keep chasing regarding my tenancy references and application approval although I was prompt with everything and I was personally chasing the employer and previous landlord for the references! Bullying unhelpful disrespectful behaviour and atitude since moving in to the property more than 4 months ago. I have not yet had any manual for any appliances in the apartment including the thermostats. The apartment was unclean, few tiles broken, toilet flush wasn't working, the toilet was not cleaned, the mattress on the bed stunk and had loads of stains on it. As the duty of care of the landlord (as this letting agent is acting on behalf of the actual landlord based in London whose email address and telephone number are not available for contact in the tenancy agreement) space heating should be helped with along with other matters. Then the personnel stated that a call out charge would be required for getting someone to show me how to use the thermostats in the apartment. And she stated it is not the landlord's responsibility to show the tenant how to use the thermostats in the flat. Prior to the tenancy I was under the impression, this property has double glazed windows, but they single glazed. Until I got the inventory after signing the tenancy agreement I didn't realize this. Till date heating issue has not been solved and loads of other issues. I will not be surprised if they just find excuses to ensure they don't give my deposit back at the end of my tenancy. **** TENANTS BEWARE! **** This is THE most horrific letting agents I have ever had the displeasure of dealing with. They only offered £50 of my £700 deposit back due to all manner of 'problems' I had left behind. After 3 years they decided to tell me they had never received my snagging form. I challenged them, but was told they do not have administrative errors and it was obviously because I hadn't sent it. I even showed them an email thanking me for dropping it off to them, but apparently that was not enough. I was also billed to have the flat deep cleaned as I had left it in a poor state. Incorrect!! Much like another review on here, I had paid for the flat to be cleaned as did not want to be charged for anything minor, and had certainly left the place much cleaner than when I found it. Over the 3 years, Wolfs caused nothing but aggravation, distress and were undeniably rude throughout. I took my £50 because I could not be bothered to argue any more. Today I received an email from one of their agents asking to view the property tomorrow for a prospective tenant. "No Administrative Errors" they said!? I haven't lived there for 2 years! I spoke with the manager who was of course, nothing but unhelpful and highly unpleasant. To say I wasn't surprised is an understatement. NEVER USE! After renting from wolf's and receiving a very poor service from the beginning , we took no chances with the cleaning at the end of the tenancy just to be sure not to give wolf's any excuse to keep any deposit understandably.We left the property in a much cleaner state than we received it . Low and behold they actually gave me an email today stating the property was not left clean and tidy and that they would be charging us the amount . My advice to anyone looking to rent from a letting agents especially in the city is stay the hell away from this company . They are professional scammers .... Read more

As a landlord and having previously used other letting agents, I can say without doubt, that Wolf's are by far the best agents I've ever used. Their staff are all very knowledgable, polite, helpful and they have never let me down. I mostly deal with Joanna, Lin, Alec & Rad - they are all part of a great team & are extremely professional. I have a number of residential properties that I let using the services of Wolf's (having done so for over 15 years now) and they always get me the best tenants for the right money. Wolf's always contact me promptly should my tenants require any maintainence issues to be taken care of, or in my absence, arrange for any problems to be promptly taken care of.
