By crunching data on land values, house prices, and construction costs, we’ve been able to find out where in England it’s cheaper to build, rather than buy, your dream home. We compared the cost of building an average sized 5-bedroom home, with the cost of buying a 5-bedroom house in different regions across England. The results are surprising. In almost every area you’ll be financially better off if you choose to build a home from scratch, rather than buy one. The apparent low cost of building a home might make it seem like an enticing prospect for those who are struggling to get on the property ladder. But, it’s important to remember: building your own home is not an easy feat. Before you rush out to buy land, get advice about how easy it will be to build on. You’ll have to consider local planning regulations, and potentially cover extra costs like demolition, or hooking up your new home to utility networks.
