Very bad. After six months of paying punctually the rent We, my husband and I, don’t have two set of keys. We are tired of dealing with this situation. I am not asking for something beyond property manager responsabilities, but in her words “is out of her control” I wonder what is under her control. I rented the flat through chancellors therefore they should solve this. I can’t contact the landlord to get the set of keys and Chancellors doesn’t help. Which is the role of the estate agents? I am asking for something quite reasonable, a set of keys for the flat I am paying for. Soon I will have to come back to work after my maternity leave, I won’t be able to schdule my shifts with my husband. I will have to wait on the street while my husband get home. The property manager can’t guarantee a set of keys.This situation is unbereable. Property manager feel sorry but don’t solve the issue while say I’ll keep you updated... last time passed 3 months until I wrote again. Chancellors answer saying e mail us we’ll do something. Honestly I’m sick of writing emails is worthless.

I am renting a room in property managed by KFH for 7 months. For 2 of these months I have not have a door on my bedroom as it came off its hinges and KFH have been glacial in replacing it, despite frequent reminders and requests for updates. We are still waiting for confirmation of when this will be replaced. Additionally, the washing machine regularly (70-80%) stops midway through the cycle and has to be restarted. KFH have said that since it technically still functions they have refused to fix/replace it. They don't deal well with the upkeep of the property.

In short, if you are a tenant stay away from this money making agency (money making, but draining the tenants last funds). Firstly, I would like to say, in case Ellis and Co tries to discredit my review by stating that they have cross-referenced their records and couldn’t match my name. I prefer to keep my full name private rather than blurting it out left and right on online platforms. Secondly, I would like to make all tenants (or potential ones) aware that most positive reviews on here have one thing in common and that is: They are composed by landlords. So without going into much detail, if you are a tenant I would stay away from this agency (at least the Golders Green branch that is). I should have been more suspicious from the start, when I was shown the property and promised a two year contract. Made my holding deposit and referencing payments and then being told that a break clause will be put into place, stating that the landlord can raise the rent by £150 after one year’s tenancy. The exact figure was then taken out of the clause, but the breaking clause and potential raise remained in the contract. Unfortunately, at this stage I couldn’t withdraw myself from the contract without losing a considerable sum of money. Throughout the tenancy neither the landlord nor the agency have been particularly considerate. E.g. refusing to install a security light at the entrance and insuring our safety (considering that there were several break-ins in the area). When my circumstances have changed and I was forced to move out, the agency was neither understanding nor considerate nor helpful. Upon check-out, I have left the flat in a spotless and perfect condition and it appears that they couldn’t find any issues, so had to make the up. First mentioning an area and pretending it to be my responsibility. After comparing the two check in and check out inventories, they removed that claim, coming up with three other claims and stating overpriced quotes. As an example: Charging for a light bulb replacement 15 pounds (not to mentioned the fact that also in this case the liability and responsibility is debatable). Last but not least, be aware of the 30 day deposit payback clause. By law under the deposit protection scheme, the landlord is required to pay the deposit back within ten days. Ellis and Co puts a clause in their contracts to break this law.

Worst letting agent ever. They forgot to tell the landlord we wanted the flat unfurnished. 3 days before we were due to move, they said we should look for another flat. I had to escalate to their manager, who it turns out, was trying to hide the mistake they made to the landlord and their HQ. It took 2 days to solve the issue. They promised the landlord was very good, which was not the case. He left us with damp issues for 3 months. We broke the contract after 3 months and moved out. They were equally negligent and difficult to deal with when we left. We are now over 6 weeks after the exit inventory and are still chasing for it. They lied to us repeatedly throughout the whole process. I would stay far away.

This is a review specifically for Steven Gilbery at Knight Frank (although no doubt he has a solid team behind him), and is a rare pleasure to write, simply because I've never thought that someone was so beyond the norm of their profession before, and thoroughly wanted to thank Steven for how exceptional he has been. The short version is that Steven is less of an estate agent, and more of a premium boutique end-to-end 'find your perfect home' fixer. In contrast to every other estate agent we encountered, who at best were forgetful about following up, and at worst transparently looking for the quickest sale to line their pockets, Steven: * In person is exceptionally courteous while also being 100% matter of fact. He radiates integrity. * Maintained a daily conversation (without being intrusive) to keep us up to date on any new rentals, before they hit the open market. * Even though we were using other agents, would politely follow up to make sure everything possible was been done to keep our wider search moving quickly. * Genuinely listened to, and understood, all the intricacies we were seeking, especially around quietness (and I appreciate this is very annoying, as every prospective tenant always wants the world for cheap!). As a consequence of that understanding, he found us a rental so far from the standard for London, but perfect for us, that we'd never have found it alone. * When the necessary pain of dealing with 3rd parties to fill in forms, and be vetted - and getting existing landlords to act - he personally stepped in to both shortcut the process by removing bureaucratic steps, and took it upon himself to handle chasing the old landlords on our behalf. Shortening a frustrating week-long process down to just a few minutes for us. There is literally nothing more Steven could have done to take every hassle out of procuring our new home, and in truth, probably enabled us to find something we'd never of found without him. I couldn't recommend a professional more highly.
