Avoid, avoid, avoid! Very disappointing! They need to vet their landlords better. Our landlord would often come to the house unannounced and try to let himself in with his key. Once he waited in our living room an entire day until 6pm just for British Gas to fit the door to the boiler, even though we were present at the property and he was not needed there. Austin is just a messenger between tenant and landlord and doesn't really act as an agent. You might as well be renting privately with a landlord for a cheaper price, because you'll be dealing directly with the landlord most of the time. The landlord kept contacting me directly and not going through Austin. When we informed them, they didn't really seem too bothered. The property had major damp smells. Austin was not willing to look into this any further than to advise to open windows. Duh, of course. This smell was beyond just ventilation. Also had a leak into the roof dripping into the bedroom, which took weeks to fix. They require the property to be professionally cleaned, yet refused to prove with receipt that it was professionally cleaned when I moved in. The house had used tissues hidden behind radiators, a severely stained toilet bowl, dead bugs inside the lamp shade, a dirty oven and an extremely greasy cooker hood (probably because the landlord didn't bother fixing it for previous tenant and Austin residential couldn't be bothered). We were reassured that if we leave the property in a similar standard of cleanliness nothing would be taken out of our deposit. Yet, lo and behold, at the end of the tenancy, they held back a substantial amount of the deposit. When questioning this practice, I was again met with their generic mantra: "landlord says". Conveniently at this time, Austin refused to discuss the matter over the phone. I asked them to provide quotes for the supposed cleaning they had to deduct from my deposit, but of course they dismissed this reasonable request. Austin acts 100% in favour of the landlord at all times and when any concerns are raised, they will just refer back to the landlord. However, you are paying Austin so they are ultimately responsible.... Read more

I have been renting a truly lovely property from Austin Residential in Ickenham for half a year now. The property itself is fantastic - very clean, well maintained, with smart design and in perfect location for my preferences (very green and quiet) with an affordable rent. From the very first contact, through viewing, reserving the property, signing the contract, move-in to everyday property management and communication, Austin Residential has shown genuine professionalism, excellent responsiveness and impressive Customer service and real care. I've been living and renting in London for 13 years now and I have dealt with a variety of agencies - this one definitely stands out and is my very favourite! I can't recommend them enough to anyone looking for a new Home in this area. Thank you Austin Residential for my new, wonderful Ickenham Home - where I have found exactly everything I'd been looking for and most importantly - a great deal of happiness - priceless really! :-)...
