I am not normally one to post an online review, but I have to say Gibbs Gillespie have been fantastic with the sale of my property.
I have dealt with other estate agents in the area but they do not compare to the level of service, competence, expertise and the number of viewings of my property that Gibbs Gillespie generated which was a key thing for me.
Once you agree to a sale through Gibbs Gillespie they have a dedicated move manager who ensures the whole sales process goes through smoothly from start to finish.
Overall it has been a great experience selling my property through Gibbs Gillespie and I highly recommend using them if you are selling your property in the near future!
Special mention must go to Peter who initially handled the listing and leading the sales process and also Luca who was my dedicated move manager which is a great touch by Gibbs Gillespie and was my point of contact between myself and the buyer and our respective conveyancers which enabled my sale to go through plain sailing!

What George understands is the long term relationship with buyers although we buy a house, we are more likely to come back to the same estate agent who supported us years before to sell the same house.

send you retirement properties, half the time they don't have the correct keys for the property, agents just stand there like a dummy when you go and view the property.

Our property was put up for sale in April 2022 and although the process seemed to be long and drawn out the Gibbs Gillespie team remained positive and calm with us and our situation throughout. We managed to accept an offer in August 2022 and have finally exchanged contracts this week to our delight. Luca has been excellent at communicating with the chain and was always punctual in communicating information and getting back to us on queries. Luca was very proactive to try and sort exchange/completion dates that suited both ourselves and our buyer. We always felt that we knew were we stood with our buyer which took a lot of pressure off us as things were moving a lot slower on our purchasing side. We went with the solicitors that were recommended by Gibbs however if we were to go through the process again we would look into this area in a bit more detail ourselves as at times we felt communication wasn't great and we sensed a lack of urgency from them, we felt we were chasing them around.
On the whole we were pleased with the service provided by Gibbs and in particular Luca as we were able to get our property sold and get to move on to our next chapter.

This sale was akin to a visit to the dentist. It went on for months and months and felt like it. We used the recommended solicitors, Simply Legal who were absolutely useless. Getting responses from them was an absolute joke. Automatic responses say don't, re- Email or call as this slows things down. They were outrageous. I have nothing nice to say about them. But so far as I'm concerned, AVOID! at all costs. Eventually Luca started, and although he had similar problems getting responses from them, we did eventually sell. We're glad he got onto the case and moved things alon a little quicker than before.

For both our sale and purchase of a property we worked with two Gibbs offices, Ruislip Manor and Ruislip Sales. Ruislip Sales represented the seller. We found that working with two offices of the same organisation was a massive benefit. Internal communication was smooth and that is often rare when you work with multiple real estate agents.
The reason we gave four stars was that we initially felt a bit blamed for delays in the purchase process which we believed to be a bit unfair. That changed later in the process and Ruislip Sales was a massive help in getting everyone over the line. We are truly grateful for that!

So I am trying to help Arab families with paper work and language barrier to rent a house around RUSLIP and we came across this agents unfortunately.
We view a house in South Ruislip a month ago and it was for 2 brothers with good income. They refused because they wanted a family . So I found another family wife and husband to view the house and they didn’t even called them
Then another family contacted them directly a family husband and wife with 2 small children and the same declined , this time because the wife doesn’t work. I am just saying , if anyone had the same issue with this agents come forward. No one should be allowed to treat people like that just because they are all Arabs

Avoid - Ombudsman case won plus award for very poor service.
Property Ombudsman (Case 21361) 3 of 5 complaints upheld, plus concern expressed regarding practice for a fourth complaint and compensation awarded accordingly. The following quotes are the findings of the Ombudsman.
1. Market Appraisal: "I do not consider that the approach taken here by GG to establish an appropriate asking price provides a sufficient explanation for the sum they initially recommended of £780,000 and then subsequently marketed at £750,000. They have not therefore met the requirements of Paragraph 4a of the Code as they should have conducted research into other sold properties nearer to the Property’s specifications";
2. Viewings and Feedback: "Whilst there are a record of some of the feedback being conveyed by email, the majority appeared to be conveyed by telephone. There is no record of this within GG’s file and so there is insufficient evidence to support their claim that all feedback conveyed via this method was initiated by them. As such, I will support this complaint to that extent and make an award of compensation" In fact it mostly relied upon us to continually chasing for feedback and;
3. Offers "GG’s communication was somewhat lacking here and they could have been more proactive in terms of explaining the circumstances of the buyer sooner. This would have allowed the Complainants to be in receipt of all facts. GG should have also, in my view, provided an update (even if to just say they had not heard anything further) when the Complainants were expecting to receive this and responded sooner than they did to the update request from the Complainant. I recognise therefore that some aggravation has been caused here which merits an award";
4. Security of Keys - not sufficient evidence for judgement, however when viewing the CCTV footage the ombudsman wrote: “I note the evidence of the video recording and can of course recognise your concern.”
We wouldn't give one star but unfortunately a review with no stars is not possible.

I've been looking for a 1 bed apartment for months on end and, EBRAHIM AL-MUFTI has been absolutely incredible. He's made this whole experience one to remember (in a very positive way). Be warned if you are a landlord thinking of going with Gibbs Gillespie they will charge you THE SAME FEE as their one off fee to search for the client and create a contract etc in the subsequent year, I only intended on renting out for a year so didn't read the renewal terms in detail.
If you shop around you will find much cheaper rates and ones that don't rip you off the year after
Separate from that the ground staff are nice and professional and do their jobs well, its the greedy ones at the top that have unfair charges so I hope this warning will save a few landlords in advance. Other letting agents charge much less in Ruislip when you negotiate

Gibbs Lettings Ruislip branch appear to be very professional and courteous in the way that they run their business, but as a landlord who is being squeezed by the government they appear to lack the basics of what it takes to build long term relationships with their customer (eg the Landlords). They try to lock tenant and landlords with extremely high yearly renewal fees for doing ZERO work. Their inflexibility in understanding the changing letting landscape shows they’re just interested in flogging whatever exorbitant fees they can for the now.

After having found the house we wanted to buy, we had a tight deadline to work to. We weren’t sure if it was the best idea to sell during December but Jamie assured us we’d be in control throughout the entire process. He stayed in constant contact with the agents to keep them posted on viewings and to make sure we didn’t lose out on the property. He maintained this line of communication all the way until the end.
The most stand out part of my experience with Gibbs Gillespie was that Jamie was highly pro-active in resolving any queries I had. He would contact the agents we were buying from, our buyers, our buyers solicitors, and our solicitors. It meant I only really needed to contact him directly to get an overview of where we were at in the process.
A final point worth mentioning is that all my calls and emails were replied to. This fit perfectly with a busy schedule and meant I could resolve queries during the working day.

33 YEARS SINCE OUR LAST MOVE - THANKS GIBBS GILLESPIE FOR AN EXCEPTIONAL EXPERIENCE!
After 33 years in the same home, moving house was a daunting prospect. However, from the outset it was clear that we were in very capable hands, with all at GG working together as a team. This meant that everyone was always up to date on progress and current status.
Throughout, and without exception, everyone was friendly, helpful and totally customer focused. With so much experience of the local market, sound advice and guidance was provided during the initial marketing stage, and juggling the many viewings over a short space of time was handled very successfully.
Also having formed an excellent working relationship with local solicitors, GG was able to provide initial recommendations and to help coordinate and smooth the flow of the whole legal process e.g. thanks to the goodwill of all involved, exchange of contracts actually took place “after hours” and in the run-up to Xmas when it would have been easier to have just put things on hold until the new year.
While undoubtedly a team effort, Sales Director Sam Robbins merits particular acknowledgement. His perseverance, resourcefulness, good humour, determination to get the job done, ability to calm and diffuse even the most stressful situations, and total commitment to absolute customer satisfaction is both exceptional and exemplary. Truly the stuff from which super heroes and legends are made!

I have recently purchased a property on the market with Gibbs Gillespie Ruislip through Dan and his team. Dan was really easy to deal with and managed the process without fault. Despite a few hurdles out of Gibbs' control, he was super pro-active in making the sale happen despite my extremely tight time constraint.
It was a pleasure to deal with him and nice not to constantly chase as he was always a step ahead, for example chasing solicitors and trying to expedite the process. Thanks a lot for making this much less stressful than it could of been!

Throughout the nine months of our dealing with Gibbs Gillespie in Ruislip, my wife and I have been impressed by the enthusiastic, committed and friendly staff. They were the agents for both our sale and our purchase and they spent time getting to know what we were looking for. We weren't sent to view any unsuitable properties. Viewing times for our prospective buyers and also times for us to view were arranged to suit our needs.
Dominic's experience and his understanding of our wants and needs shone through the sale of our property. It is with great pleasure I write this review.
It's no secret that the process of selling and buying a house can be pretty stressful to say the least!! I can honestly say that having decided to go with Gibbs Gillespie in Ruislip to sell our house was the best decision we made. Daniel McGowran helped us to find and advised us on a quality buyer in no time at all, achieving over the price we really wanted!
We were then assigned to Dom for the smooth process of the final selling to exchange of contracts etc. Again, the service has been incredible and a direct contrast to the estate agents of the people we were buying from (they have been rubbish!!).
If Dom at Gibbs Gillespie said he was going to get back to you in five minutes with an answer, he did! If we had any concerns or questions he couldn't answer right there and then, he would get you an answer right away and contact you!....gold dust as far as we were concerned as my wife and I both work weird and wonderful hours and we can be hard to get hold of at times.
I Highly recommend these guys if you are planning on selling your home - thank you for all of your help.
