Amazing Letting Agency!

Just the worst. Will take as much of your deposit as possible. Only care about the money. Didn’t care when we reported damp walls/mould or the loud works they had instructed downstairs but squeezed our whole deposit with no regard for wear and tear of a two year lease. Even charged us a cleaning fee when we had a professional one done privately. Avoid.

Typical story...rent unexpectedly put up so had 3 weeks to find somewhere. Spotted a rental property with Avrasons, saw it 2 hours later, offered and accepted. Positives: genuine rental property, a human to speak to, good communication levels and detail, responsive to queries. All in all, really positive service and made a difficult situation much easier! Finally a legit letting agency that does the job (and quite properly!), positioned as a relevant intermediary between landlords and tenants. Speaking of the latter from a personal experience, the difference in terms of level of service vs other agencies is astonishing: day to day support, prompt replies, quick assistance with operational issues in the flat including helping with high power bills to cite but a few ways they’ve made my life easier over the past twelve months! My boyfriend and I started looking for a flat to move into together early this year. The rental market is crazy! Many places showed >10 groups around, went for way over asking and it was a stressful process. We then saw a flat listed by Avrasons and they were fantastic from beginning to end. We ended up getting the second flat we saw with them, Richard was so helpful and friendly, he felt more like a mate. When it came to moving in, he even sorted us the keys the evening before so that we could move in from first thing on moving day. The place had been freshly painted and we are now settled in and absolutely love it. 100% recommend Avrasons (they are a breath of fresh air compared to some other London agents..) - and esp Richard!

Avrasons managed our rental property for 4 years. The flat was in good condition when we arrived, with a full 3rd party inventory where any faults found were quickly resolved by Avrasons before we moved in. Avrasons (in particular Marcia, who was great throughout our tenancy) were very responsive and quick to sort any issues that arose. The move out at the end was painless (none of the usual quibbles around deposit that you typically get with other landlords) and we were sad to go. They were most pragmatic and all round best lettings agency that we've dealt with!

DO NOT conduct business with this agency. Requested a call back within 5 minutes from a property being listed on the website and requested a call back - which was agreed. Never got a single email or phone call back and when I called again to inquire, they said all bookings were 'full'. I asked how I was skipped and they didn't know - perhaps the lack of a full proper English accent led them to place others in the queue ahead? Ridiculous attitude of the woman manning the phone also. Would rather pay a bit more and not have to deal with these snide people ever again, and encourage everybody to do the same.

If you would like next to no help whatsoever during your tenancy or are a landlord who need someone to neglect your property then Avrasons is the agent for you. I've had a leaking ceiling in my room (into a live socket) which is now developing damp mould for 2 months nearly. After providing photo evidence and a 11 emails total sent I finally got a reply after threatening with cost of damages to my electrical items. The roof is still yet to be fixed 2 months later. Could not recommend highly enough to avoiding them if you have an alternative.

Typical agency which is the reason why agencies got a bad reputation in London
We rented a flat for 2 years, upon arrival we found the flat to be very dusty (fair enough it was empty for a while) broken wardrobe doors, broken toilet seat, shower, kitchen cupboards, drawers, all of which we had to fix as we called them and didnt bother to come (bathroom issues were fixed by them), within a month we had 3 broken lightbulbs, called them over 5 times cause the boiler lost pressure, dealt with a leak in the hallway which was never fixed, we did tolerate all these issues but to our surprise when vacating they were a nightmare, took hundreds of pounds off our deposit because we hung a mirror and there were 2 holes in the wall so apparently the entire flat has to be painted and we have to pay for it, we had the place professionally cleaned but they were not happy and i believe this goes against the 2019 tenancy protection act, we tried to counter offer they said no, we urgently needed to vacate the flat a month earlier due to personal issues related to covid and they refused to help, just a bad experience, avoid them if you can, rent privately to a nice landlord not this greedy rude agency.

If you rent from them expect a long painful tenancy, they literally got no empathy for their tenants, they will try to always find the way to charge an extra fee, don’t expect your deposit back, we rented the flat for 2 years so you would expect some wear and tear, for them, dust in a window, a nail hole in the wall and a lightbulb not working is worth hundreds of pounds ironically, none of the neighbours around us ever lasted more than their tenancy due to the appalling management they offer, if you ever need to go to the actual agency, you will be treated horribly, i went to return some keys my housemate borrowed and kindly asked if I could keep them an extra day as I was working from home and my housemate is a nurse so works nightshifts, she literally started shouting at me I left the agency freaked out by her reaction, the 2019 tenancy protection act doesnt seem to apply to them as they are still forcing tenants to pay for a professional cleaning agency before vacating and yet they take hundreds of pounds from your deposit cause they didnt like the way it was cleaned, we tried to dispute all these charges and counteroffer and they said all they could accept were £20 less, so besides the over £36k we paid for a 2 years tenancy where we paid always in time and respected the flat, yet they have to take more when you vacate, they don’t see tenants as people but just money,

The worst agency I have ever dealt with! No exaggeration! They absolutely don't care about their tenants, they just want to make money from us, but in the slightest inconvenience you're on your own!
We've been trying to get them to fix things around the house for almost a year, we have sent then numerous emails, I had even an official complaint made about them - there is like an agency union where people can address their complaints. They apologised and took it seriously for like a week, but very soon they were back to their old rhythm.
If you want to feel like you're worth nothing and no matter how many times you ask them for something, nothing changes, then Avrasons is the agency for you!
I literally had water coming in from the ceiling in the middle of my room amd had to sleep in the living room and they only sent someone to look at it after a day. Oh but they brought me a de-humidifier, thanks!!
All in all, if you see a place managed by them, AVOID as much as possible - it's really not worth it! Especially Mat is the worst agent - he just absolutely doesn't care, it's obvious that he's given up and probably should change jobs.
One star is way too much for the ridiculous service that they offer. Stay away!

From the very start Justyna made what is often a painful drawn out experience as pleasant as possible. She was professional, courteous and quick to respond to any queries we had.
Justyna only showed us properties that met our requirements (as opposed to other agents that show half a dozen unsuitable properties before taking you to the one you want to see) and once we had decided on one that we loved, negotiated with the landlord on our behalf.
Am hoping not to have to move for a while, but if I were to, I would want to use Avrasons and especially Justyna again.

Our experience of this agency was that it was the worst we have ever dealt with. The flat was poorly appointed, with an ancient fridge and no working vacuum, but nothing was done about this. My daughter became ill while there and had to move out. The manager made it very difficult for another person to take over her tenancy, and was intimidating and bullying. Find any other agent.

We are currently venturing into London to build on our property portfolio and as we live out of the area, it was vital that we found an agent who we could trust and worked with our interests in mind. We dealt with Richard Jennings and found him to be so knowledgeable, polite and courteous: A real pleasure to do business with. He kept in touch and kept us informed of progress all through the tenant find process. The tenants he placed have been excellent.
We will certainly look towards increasing our portfolio in the same area and will definitely be using Richard again!

Finding a place in London is quite painful. With Avrasons, everything has been really easy. From the the viewing of the flat to the arrangement of the contract, bills, etc. The place was recently cleaned and painted when we moved in and it had some improvements compared to when we saw it. I hope to spend a lot of time in my current flat and if I have to move I will have a look to their properties first.

Avrasons is one of the best agencies I have used in London. My experience from initial property viewings until moving in and further down the line has been great. Richard Jennings, who helped me with finding a flat was excellent to deal with, very genuine and really nice and warm. He turned a stressful experience of finding a flat into a pleasant one from the very beginning. Similarly, Marcia Hazard who is dealing with the management of the property is really nice to deal with and extremely prompt and effective in dealing with queries.
