I’ve had an extremely disappointing experience with Foxtons Balham due to consistently poor communication, slow maintenance handling, and a clear lack of accountability.
In December, my boiler broke (for the second time during the tenancy), resulting in a complete loss of hot water for a full 10 days. Being without hot water for this long significantly impacted the habitability of the property. A repair of this nature should reasonably have been resolved within 72 hours, yet it took over a week. Throughout the process, the agency showed little urgency and provided minimal updates, meaning I had to constantly call and chase them for progress. They rarely took initiative to resolve the issue. At one point, they even suggested I go to my gym to take a shower.
Their after-hours contractor, Safehouse, was highly unprofessional and failed to properly diagnose or resolve the problem despite multiple engineers clearly outlining the cause. This unnecessarily prolonged the situation and caused avoidable inconvenience and distress.
I formally requested reimbursement for a percentage of a week’s rent due to the extended loss of hot water, but never received any response despite following up multiple times via email and phone. Additionally, my washing machine broke in the final weeks of my tenancy, and the agency refused to resolve the issue. I moved out before the maintenance request had even been formally sent to the contractor.
I am also still waiting for the return of my deposit, despite being promised it would be refunded within 3–5 business days (after the 10-day post-move-out period for potential deductions). This deadline has passed with no payment and no meaningful communication. On the 4th day, when I called for an update after receiving no email response, I was told to wait one more day as the money “usually arrives.” On the 5th day, I was informed there had been a human error in clicking a box required for leadership approval to release the funds.
Overall, this agency has demonstrated a consistent pattern of slow responses, poor customer service, and disregard for tenant concerns. Based on my experience, I would not recommend Foxtons Balham.... Read more
