B&K just sold my flat. Had such a great experience with the team - Jamie, Ellen & Michelle. Their customer service is excellent and very different to the experience I have had with most other estate agents. They really made us feel like they care and are invested in our sale and I really appreciated their honesty and how down to earth they are. They navigated tricky parts of the sale well and remained professional throughout. Dealing with the same people from start to finish really makes a different too. I don't have a bad word to say and I couldn't recommend more!

Our home was on the market for 1 day even in a slower than usual property market when we received offers. All of the team were on hand with practical, sensible and knowledgeable advice from the get go. They are really informed about not just the local area but the full sale process and were able to help resolve a number of issues in our chain when we came across difficulties. Jamie, Ellen and Michelle are exceptional estate agents, both professional and friendly, and went above and beyond to ensure a successful sale and exchange; from the initial viewings to managing a very long and sometimes challenging chain.
Jamie is calm and collected and was completely un-phased by the various challenges during conveyancing, never accepting failure as an outcome.
Communication was clear throughout and whilst they were acting for us as sellers, they were also in close communication with our first-time buyers to guide them through the process.

Jamie and the team were really great and I cannot recommend these guys enough. I met with 4 agents to sell my Brockley flat. Historically another company had sold/marketed majority of the properties in our block but I noticed the prices were consistently lower than I would have expected. Bryan and Keegan then marketed and sold one for around 5-6 % higher than the others which drew me to meet with them. The other agents just focused on the poor market and the draw backs of the property to try and get me to lower the price but Jamie was positive and we worked on a price which was realistic but also attractive for me. The end result was that I achieved full asking price and the sale was turned around within 3 months. All parties were really happy and I would definitely recommend Jamie again. It was refreshing to work with an agent who felt committed to me as a seller rather than just trying to get the sale at a lower price to get commission. Admittedly there is always a bit of luck/timing when selling but I could tell that Jamie believed the price was right and I think that is why he has sold properties at a better rate in our block than others. I wish the team well and hope they continue to grown in the SE4 area.

Jon first sold me a home 10 years ago. Since then we have dealt several times, now with Michelle and Jamie too for sales, purchases and rental. I would never use this estate agent for any rentals or purchases again. I left the house I rented with them in October 2019 and have only just been given my deposit back in the middle of 2022.
No damage to the house or room, no deductions, no real reason given for the endless delay – barring them trying to par me off by saying they would have to wait for the tenants who were in the house after me to sort out their leaving arrangements and deposit returns first.
It took letters and emails from my solicitor to finally get my deposit back, almost three months after initially re-engaging the estate agents.
Based on my experiences, I would strongly recommend you avoid Bryan & Keegan.

Jamie had sold us our house a few years back and we had been hugely impressed then. Safe to say he has not disappointed on our recent sale. He knows the market inside and out and gave excellent advice on timing and market positioning. He secured a price we were very happy with and then managed the process faultlessly. He diligently chased solicitors and agents all the way down the chain and had a complete handle on all aspects of the transaction. He's very responsive, thorough, honest, a great negotiator and a pleasure to work with. Seems like they only look after people who are buying and selling property and like to push renting tenants to the limit. After months of emails being ignored to have a deposit returned I had to start going into their office after work every day until it was returned to me, with no apology, cordiality or update. I was shocked they even had an office the way they had behaved. Whoever I called to speak to was always busy or on holiday and would call me back. Landlords should think twice about having them manage their properties it is atrocious to be consistently treating renters in this way.

Lazy, aggressive and incompetent
We signed a six month tenancy with the agency in Crofton Park. A one bedroom flat with a garden SE London. Whilst waiting to sign the tenancy we had constant and coherent communication.
The staff started by being very friendly and welcoming. Phone calls and emails to update us on communication with the landlord and so on. As soon as we had signed, paid the deposit and picked up the keys the communication stopped. We arrived at the property and work that had been agreed upon was not complete. We called, visited the local branch and emailed requesting them to do work/clear up after work they had done badly. We heard nothing. For two months we tried and tried to seek a resolution. The agent we had signed with had been fired. We then spoke with Jon but he quickly passed us on to Rob then to Paula in another office. All staff members all claiming it wasn't their department.
We then got contacted telling us they had decided to do some work on the house and needed access to the kitchen, bathroom, garden and bedroom. That 2 or 3 men would be working at the house for two week or potentially longer. They didn't ask if it was ok with us. They called just to let us know and ask if we wanted the work to start Friday this week or next. . We insisted they must wait. Our tenancy had only 3 months left but they insisted it had to start this week or the next. This is during the COVID-19 pandemic and they offered us no alternative accommodation despite us working from home and not being able to use the kitchen or bathroom for an indefinite amount of time. We were very upset and had to seek legal advice to block them from going ahead with the work. When I informed them I had requested advice from a property solicitor they finally backed off.
We then asked them again if they could do the work that we had been requesting since we moved in. Again the communication went silent.
When leaving the property we were charged for a long list of repairs. features that had been broken when we moved in. Repairs we had been requesting they carried out for us throughout the six months tenancy. We raised these issues with them and heard nothing.

I have been waiting since August 2020 to receive my deposit back. It has been 6 months and I have still not got it. I was told I would get it in August. What's worse is that it is impossible to get anyone in this company to take the actions to give me back my money. I have phoned countless times and each time I am told that something will be done but nothing ever is. All of my emails are ignored. When one of the staff, Pamela accidentally emailed me about my old flat instead of emailing the new tenant I took the chance to tell them the situation and that I needed my deposit back. Pamela told me that the current tenants had to sign a contract to release my money, which is not true. I have no idea why this was said. I was told by another person in the company called Paula (who I'm informed has now left) that my deposit would be with me in a couple days back in August. When I pointed this out to Pamela they told me my deposit would be returned to me in the next few working days, this was around the 17th December 2020. It is now the 5th January 2021. Pamela has not responded to my last email asking where my money is. I am organising a complaint to the ombudsman and am going to take legal action, but thought I would leave a review as I've seen that Bryan and Keegan are keen to respond to public Google reviews instead of private emails. I am sick of the false promises. As you can imagine missing this amount of money and the inadequacy of Bryan and Keegan has caused much turmoil and frustration during an incredibly rough year financially and personally.

An absolute waste of time thanks to the incompetence of Bryan & Keegan staff who are punching far above their weight.
After a viewing which the estate agent was half an hour late to and then outright rude to us, we made an offer on a flat we loved. Within days we were told to increase our offer on 3 different occasions, confirming our flat only to be made to increase our price yet again and made to feel more like we were in an auction rather than renting a 2 bedroom flat in Brockley.
Eventually, after many communication errors on the status of our offer, we were told that we were confirmed for the flat and of course we transferred the first weeks rent in order to secure this.
NO SOONER HAD I DONE THIS than we got another call from the most incompetent estate agent I have ever had to co-operate with, saying that there was (more) competition still for the flat. This of course was frustrating since we were under the impression that the flat was secured at this point. However we agreed to increase our offer. Until they began asking for 3 MONTHS RENT IN ADVANCE ON TOP OF THE (rather large) DEPOSIT - ALTOGETHER ASKING FOR £5000 BEFORE WE'D EVEN MOVED IN. I REITERATE: THIS IS A 2 BEDROOM FLAT (directed at students) IN BROCKLEY, not exactly central London!
Appalled by this, we expressed our frustration and informed them that we had no intent to proceed with these dealings.
I am still waiting on receiving my weeks' rent back and hope that in the future Bryan & Keegan will train their staff with proper communication skills and revise their policy on "taking the piss" when it comes to negotiating offers on sub-par lettings.
I will be issuing a formal complaint and hope no one else has to experience the unpleasantness which was working with this member of staff.

I'm a former Goldsmiths student and have lived around the New Cross/Lewisham area for many years. I went through various agencies around the area and have had certainly the worst experience with Bryan and Keegan. I highly do not recommend anyone who are willing to live around the area to go through this agent and reasons are as follows:
1) They won't return you deposit. Our house agreed on the amount of deposit to be released in September. After 3 months, over 30 emails and more than 10 phone calls, we could finally receive our deposit. Whenever I emailed or rang Amy, she'd always response the same, telling me that it would be sort it by that day (which never has) or give nonsense excuses as to why yet hasn't been processed.
2) They don't sort anything out for you. We have contacted the agency numerous times to contact the landlord to fix the water dropping , broken front door lock, mice problems, remove old and excessive number of sofas from the house - none of these were ever solved.

This is the worst letting agent I have ever rented with. It took months for my deposit to be returned and the agent continuously misled us when trying to get the deposit back. Finally it was returned after spending a lot of time writing emails and calling the office.
In addition to this, they are difficult to get in contact with and none of the issues we had in our flat were ever resolved.
Do not consider renting with this agent.

Useless company that doesn't pay on time. *Edit: I've now had a proper response from them and had it explained that one tenant has been late paying their part of the rent, hence the delay, excluding this month where the agent has admitted fault. Until now, I was not informed of this, my review was written without this information. Some accuracy changes have also been made.* I've tried talking to them but rent has been consistently late without explanation, and their policy of retaining any interest to cover 'administration fees' (despite also getting in my case £239.40/Mo of the rent - a percentage of the total - plus more costs for other connected services) is possibly the reason for the constant slowness. The response is "This has been passed on to Jon as he makes all payments" and then finally a transfer many days later, not even always for the full amount, without an explanation or apology. They're a pointless middle man introducing stress and hampering cash flow that cost a lot of money. OpenRent is a much better alternative, as it is far cheaper and tenants are typically very happy with how it works.
Today is the 24th September. The tenants need to pay the rent by the 4th of each month, 20 days ago, I have not been informed of any late payments by them. I was told I could expect the money in my account around the 7th, but this is far from consistently happening and as I say, is currently over 2 weeks late - not from the tenants, but the agent. I have my own bills to pay and it costs me money to have to keep making short notice transfers from my investment account because this agent wont pay me on time, and I'm sick of doing it. *Edit: Payment received on the 26th, agent has offered to pay late fees*
Note how all the recent reviews are very bad, while only old ones are good - a recent decline in quality perhaps?

We were really happy with our experience with Bryan & Keegan.
From the start Jon was extremely pleasant to deal with. There was no hard sell when he came to value our property and he stayed four times as long as the other agent we had round but at no stage did he rush us.
As someone else mentioned it was a pleasant surprise to meet an estate agent who seemed like an actual human who understood what you were looking for rather than seeing pound signs flash past their eyes or be really dismissive.
We sold our house within a couple of days and I'm sure that their advice and contacts and good relationships with potential buyers helped with that.
Our chain was tricky at times and I sent countless emails, sometimes cc'ing in Jon when not really necessary just so I would have at least one sane person on my side!
Michelle was also extreme helpful as were any of the other members of staff who we dealt with.
In summary I can't recommend them enough and still need to pop by with a thank you card for the great service we received. Unlikely we will need them again but for anyone looking to buy, sell or rent in the Crofton Park/Brockley area I'd say go for Bryan & Keegan for sure.

Bryan & Keegan are estate agents who are human and genuinely care about their clients.
They manage properties for me, one of which came onto the rental market recently and within less than 5 days of it being advertised, they had 14 viewings! This led to a number of offers and a new tenant - I couldn't have been happier! Throughout the process they informed me of each viewing and fed back any comments from the applicants.
Jon and his team are vastly experienced and know the immediate and surrounding areas inside out. I've used other agents in SE4 previous to Byran & Keegan operating, and I have to say they really do reign supreme in comparison. I would highly recommend using them - you won't be disappointed.

I had spent around a month searching for a property to rent and finally I was very impressed with B&K. I passed throughout 20 different agencies and neither was that good in customer services. It was the only agency which had provided me with a printed property details. Very small detail but so important when a future tenants start to ask lots of specific question during property review. The guys did a great job! For all my, frankly speaking, disappointment and distrust for the estate agents as a profession, B&K on the contrary were punctual, open with me about what I was getting and the conditions, on which I was getting it, positive and accommodative to my, no other word for it, urgent timelines and stringent requirements. Saw 2 flats and both were good value and solid quality, but also importantly exactly what i needed. Managed to get me into the second one in 5 days from viewing, with well worded and clear contract. Well done.
