I sold my flat through Cocoon in April 2021. I paid for a listing only service and so had to take my own photos, write a description etc and Cocoon forwarded me the enquiries from Rightmove. Ed and Courtney were easy to deal with and I ended up instructing them for their sales chasing service to help my sale go through. If you are expecting a full estate agency service for £99 then you will be disappointed - these guys do exactly as they promise and no more. If you want a fair and professional service just to get your listing up on the property portals then this agent is perfect. Easy to get hold of and transparent. I think they do offer more proactive and hands-on services if that is what you are after, I am only commenting on their cheap Rightmove listing only service and their sales chasing service - both of which were exactly as described.... The issue with working with an agent who is based outside of the area you are buying in, is they don't have local knowledge and therefore can inaccurately value property. The combination of buying a property which was over valued by £150K, being consistency chased for updates, without receiving useful insight, solutions or advice made this a painful experience. Most unprofessional Estate agent I have ever come across. After arranging the first viewing for a property to buy we didn't manage to get in as they didn't give the tenants enough notice, second time no issues, third time they realised they did not have the key to the property on the way to meet us after everything had been arranged with plenty of advance. Not to mention waste of time, train fares and distress caused by such unprofessional behavior.... Read more

One of the most stressful and energy sucking experiences I ever had. Charged me for professional cleaning prior moving into a property and when I moved there were rubbish bags all over the flat, including bedrooms!!!!! When it came the time of moving out advised me incorrectly on Deposit Return policy which created another drama situation! MD is completely unprofessional in dealing with people, will be rude and inappropriate in the way he emails you even if you are being polite and just trying to get things sorted. Unfortunately, for me it was a terrible experience! I would personally not recommend this agency to anyone.... Read more

Superb!!!! Very highly recommended. I contacted Cocoon as I wanted a local estate agent to help me sell my house, but I didn't want to pay the high percentages that the 'big boys' do. Edward Gray came to our house, gave his honest valuation and expectations (which matched the other 3 companies we had previous quotes from) and offered us a commission rate that was half of what the others wanted to charge. He then took some nice vibrant professional photos of the house and wrote a nice blurb for the website and got a professional draughtsman to draw the floor plan. Within 24 hours our house was live on the Internet (inc. Rightmove and Zoopla) and within 48 hours we already had viewings arranged. Edward showed the potential buyers round and we got an offer which matched the sales price. From then on everything continued along smoothly and we had sold, exchanged and completed all within 10 weeks. Edward undertook all of the negotiations and handled all communications between us and our buyers. I would certainly recommend Cocoon to family and friends and if needed I would use them again in the future, though with Edwards excellent expedient skills we managed to buy the house of our dreams nice and quickly!...
