James was my estate agent at David Daniels, he has been responsive, reliable, transparent and most of all, calm throughout the (typically) stressful process of purchasing a flat! James went over and above to resolve questions and issues between solicitors to move things along as quickly as possible. I trusted his advice about when and how much to worry about things. I honestly don't think I would have been able to leave my rental property on the day my lease ended, and go straight to my newly purchased flat the same day, without his hard work behind the scenes. I burst into genuine tears of gratitude when he handed the keys over and he could not have been more lovely. I would recommend this guy to anyone :) Also, when he was on leave, his colleagues at David Daniels were also extremely communicative, reassuring and helpful. Love these guys.

Lee Mills & Lee Correia took me in when the tenants I had found through another estate agent pulled out.
They found me tenants in less than a week, this was the first time I was renting out my property, so I was very nervous about the whole thing, mainly getting the wrong tenants.
However, they were very patient, answered all my questions, addressed all my requests and I never felt like a nuisance.
I really recommend DD in Stratford, they’re very professional and approachable agents.

Communication is poor. They ignore you if you want confirmation of whether the rent is increasing, and refuse to tell you until after you’ve signed on for 12 months (and then you’re liable to pay to break the contract if you want to leave). Very shady and dishonest - for two years we had problems trying to get them to confirm the rent amount. Also have to call them up in order to get an email response. Not great.

Poor Management Issues and Health Hazards at David Daniels – A Caution for Potential Tenants**
As a tenant under the management of David Daniels, I've faced numerous unresolved issues that have significantly impacted my living conditions and health. Persistent mold in the bathroom, disturbing odors, and the presence of Megaloblatta longipennis, giant cockroaches, indicate severe infestations and hygiene risks that have not been addressed despite repeated requests.
Communication with David Daniels has been consistently frustrating. Promised actions by engineers have either been delayed or outright ignored, and critical reports on these issues have not been provided as requested. This lack of response has severely compromised our safety and comfort, affecting our mental and physical well-being.
Due to these ongoing problems, I have been compelled to seek an early termination of my lease—a drastic measure that underscores the gravity of the situation. I am profoundly disappointed by the lack of professionalism and care exhibited by David Daniels.
I am willing to update this review should David Daniels resolve these issues in a satisfactory manner, demonstrating a genuine commitment to tenant well-being and property management standards.

SCAMMED OUT OF £400
MOST INCOMPETENT MANAGEMENT TEAM IN LONDON!!! WE WERE WAITING FOR OUR DEPOST FOR AGES!!!!
DO NOT BOTHER doing a professional cleaning of the house or flat when moving out as they own a cleaning agency and will charge you regardless of the state of the house or flat. They will find the smallest things and declare the house dirty even if it’s better than you actually found it when moving in.
Make sure when moving in, you do a walk around the house and take pictures of every little scratch, every little chip in the cupboard, crack in the wall or bathroom tiles, ceilings and sent them a thorough report in an email in the first month. This is just to protect yourself as they WILL NOT PROTECT YOU AS A TENANT. They will deem every little fault in the house as yours even if it was there when you moved in.
They will only ever protect the landlords’ rights in order to take as much money from you as possible.
In terms of repair… God forbid anything breaks in the house!! Prepare to have no hot water for a minimum of one week. No washing machine for 3 weeks or any sort of repairs requiring their “engineers” for 2 to 3 weeks as well. But do not be fooled and expect the work to be done properly. We had an “engineer” over to fix our bathroom filling at least 7 times. (FOR A BATHROOM FILLING!!!) Imagine the competency. And just to mention a few names that you should avoid dealing with if you ever have the misfortune to deal with these people: Louise, Charlotte, Nhas. Thank you for your “competency and fast replies and property evaluation”. Hope you choke on my £400.

AVOID - Strongly recommend avoiding this agent. We were mistreated every step of the tenancy, from the moment they had our money. They have done nothing to support us as their customers, simply upheld and defended the behaviours of a rude and difficult landlord, including long delays, rude behaviour during his visits at inappropriate times (he insisted coming over the day after I'd given birth and literally instructed me to get on my knees and scrub his homemade drain cover in front of him), frequent home inspections, and forcing us to jump through hoops which stripped us of our dignity and rights during and after our tenancy - including holding our deposit for over a month then taking sky high amounts off it.
With every difficult moment, we have appealed to their humanity as we are also their customers. They have consistently silenced us, and clearly have only theirs and the landlords' interests at heart. Classic behaviour by a company dealing in peoples' homes in a market of scarcity - shamelessly taking advantage of tenants because they know they can get away with anything. If you can, avoid doing business with them.
Edit: After writing this I have just scrolled down the reviews and seen similar stories all by tenants: a history of lying, miscommunication, delays, defending landlords and keeping deposits. This makes me furious that this company keeps going. If you are a tenant, or a landlord with a conscience, once again please avoid them.

Each person I spoke to have always shown the highest level of professional customer care..they do care! They are rare gems in this trade. I place a holding deposit in front of him, i fill the form in front of him., and after 2 day he told me that someone else place an offer.

I have used David Daniels as lettings agents for the last 5 or so years for a property I rent out. I can honestly say that in this time they have been consistently excellent and I have always found them to be polite, courteous, efficient and helpful. They find and vet good tenants quickly, are responsive to any queries or requests I or my tenants may make, and their fees are reasonable. Being a small, local firm they have a real commitment to maintaining their reputation amongst local landlords and do not appear to have a high turnover of staff (unlike some of the the bigger nationwide or London-wide agencies) which can so often destablise a business relationship lead to an uneven level of service.

I am a previous tenant of a David Daniels property.
There was recently a mishap with a parcel I had delivered to an old address, when I contacted this agency they said they spoke to the current tenant who had my parcel and that I could go collect it.
When I turned up to collect it, the tenant verbally abused me and my elderly father in the street and said she did not have the parcel.
When I told this to David Daniels they sent back a very blunt email effectively accusing me of lying, which for an agency to do is wrong, they should be unbiased in a situation like this but they weren’t. I feel this was very unprofessional of them considering the circumstances, and was very disappointed in the way the agency behaved.
I had to file a police report because of the abuse I faced from the tenant and David Daniels clearly were not interested in trying to de-escalate the situation.

These are surely among the worst letting agents in London. I fulfilled the Landlord's asking price on a property and paid the proposal fee, they came back to me saying someone offered more than the asking price, after my submission. If you put down the asking price the house must be taken off the market. They also over-charged me on my checking fee, wanted over £400 to check my file, when I asked for a breakdown on what they were doing for that amount they simply reduced it by over £100, in other words, they were trying to charge me an amount that couldn't even be justified. Keep away from this people! Keep away!

The worst estate agent I've ever dealt with. They let a property they knew was going to be repossessed and I was forced to move out six weeks later. The property had ongoing problems but they refused to deal with them and I got hung up on when they didn't want to speak to me. Lee, Scott and Hellana passed the buck of responsibility around constantly. They managed the property appallingly, they behaved unprofessionally and in the end had the cheek to blame the landlord, the tenants and everyone else, taking no responsibility whatsoever for their predatory, immoral, indecent actions. Their fee was astronomical and they refused to refund it despite being presented with evidence of their deliberate misconduct. The sad thing is that there is nothing tenants can do in this case but write a review warning others. I moved out of the property six weeks ago and I still haven't had my deposit back or any communication about it despite the landlord instructing them to return it in a group email. They are the worst human beings I have ever had contact with and the entire company deserves to be shut down and I do hope the law changes so they can be held accountable for being the vultures that they are, praying on tenants and landlords and bleeding them dry of their money by playing them off one another and playing the loopholes in the system, unfortunately, still protects estate agents. I would advise anyone to stay away from them, they are living off dodgy activity.

David Daniels, specifically Dean Correia and Dean Chambers, were the Estate Agents for the buyers at the very bottom of our chain. On the whole I would rate the review as "neutral", I cannot say I am upset with the service I was provided but also cannot say I was impressed, hence the 3 star rating.
Our exchange has gone through now and towards the end of the process they kept to their word and pushed the exhange through as promised.
However I feel there is deffinately some room for improvement in the service they provide, and I certianly couldn't recommend them to a freind.
Mistakes were made along the way, which I feel should be highlighted and prevented in the future....
Two weeks before the exchange took place, the client of David Daniels began to threaten to "pull out" of the chain as it was taking too long (in their opinion). As a result, and acting on their behalf, David Daniels then began to chase the chain to push through the exchange as soon as possible. To satisfy the (now pushy) client of David Daniels, the chain promised to Exchange by the 02/03/2018. The night before, I hand-delivered the final paperwork to my solicitors to ensure that everything was ready to exchange for 02/03/2018 as agreed.
02/03/2018 comes and goes, we hear nothing... Then we hear from David Daniels that the buyer (that was threatening to pull-out just the day before) in fact has not paid their deposit correctly and has not signed the contract of sale, therefore they are not ready to go and exchange cannot takeplace.
Understandably I was not impressed as I had made such an effort the day before, hand delivering everything at mid-night.
To cut a long-story short, the proceeding week comes, we try to exchange a few days later, same thing happens again... More paperwork not sent to the solicitors by the client. Exchange cannot proceed.
Only today, a whole week later, have we now exchanged, after relentless calling and chasing, which I should not have to do.
As the acting Estate Agent, a representative of David Daniels should have been in contact with their client prior to exchange to ensure everything was in order and to double-check everything have been done before inconveincing the chain, the other estate agents and other solicitors, wasting time.
As another reviewer has stated, they seem to be hot-on-your-heals if they need something, and not so responsive the other way around.
Also, another area I feel they should improve is the customer service over the telephone.
I called David Daniels on the telephone to try to get a progress update.
I was told by a collegue that the two members of the Sales Team were out on business, and that "There was no point explaining it to me because I am in the Lettings Team". Not only did I find this rude because he interupted me mid-sentence with this comment, but also I don't feel any sense of teamwork within David Daniels. If a collegue is out, someone should be there to cover him, otherwise what is the commision David Daniels are being paided going towards? Confused...
In summary I cannot complain as we have now exchanged, however it is a week later than promised and was a lot of stress along the way, which could have been prevented with a bit of simple communication with their client.

Expensive, poor customer service and they don't take care of the properties they have rented.
After paying almost £500 in commissions to them, they commited to change certain items of the house, several calls and it looks like it's impossible to deliver a cooker in London, such a hustle....
They rent the property with few lights missing and all they say is contact head office or buy them yourself....
The heating in the property is not heating enough, all they need to do is to purge the radiators to make it work fine, but they tell you to contact head office to ask permission to landlord to do it yourself (which I would if they weren't inside a metal case that I can't open)
Missing some keys in the house, I can't open/lock certain doors from outside the house and the answer is you are not going to get these keys....
Hope they read this review and make me delete it, if you are a customer and you are reading this now you know what are you going to face.

I previously purchased my flat from David Daniels, and given my previous experience, I had no hesitation in contacting them for the rental of my property in Stratford. Lee Correia was my direct contact for the property, with Lee Mills assisting in his absence. Both were a pleasure to deal with. Lee Correia came to view the flat promptly, taking excellent photos for the advert. Within a week of my property being advertised, tenants had been found and we were preparing the final paperwork for the tenants to move in.
Both Lee's were very efficient in responding to my queries quickly and dealt with any questions I had. They were friendly and helpful.

Very rude to the customers. I enquired a property and spoke to one of the gentleman but he was very arrogant that expressed clearly he did not want to waste time if i can not get the 5k more.
I have never been treated like this with other agents and this is more than upsetting.

This agency doesn't even deserve one star! They are rude and unreliable and will never be letting or buying a property from the again! I suggest to stay well clear!
They don't care about there tenants and once they get there initial fees they are unreliable. Have had some awful experiences with them this past year! DO NOT USE DAVID DANIELS!!

Great agent. I did rent a flat few times via David daniels leyton office . Very easy straight forward procedure . Helphul office staff especially when dealing with issues occured at the rented property

Lee Correia has been so incredibly helpful and patient through the process of securing my property, and has made me feel very confident using David Daniels' service in the future. He went above and beyond to assist me with any queries and requests I had, or any guidance I required as a first-time renter. I'm also very impressed with how quickly he would respond to emails and calls, as this was such a great help. Both Lee's were very helpful when I was searching for my property and also when it came to me taking on the property, I have never known an agent to know me by my first name (I called 5x per day) by they never ever complained and were always happy to help me.
I cannot fault their customer service skills as to me they were amazing from start to finish.

Being a landlord can be stressful at times due to the nature of the business. David Daniels has taken away all the stress of 'letting' out my properties in a professional and efficient manner. I have to mention in particular Mr Lee Correira and Mr Lee Mills. These two fine individuals have acted with integrity at all times with myself and prospective tenants. Other so called 'agents' should take notes from these two individuals who are a credit to the industry. I will and have recommended David Daniels to friends and family. Keep up the good work!

Estate Agent Perfection...
I am someone who has used estate agents before and use to the usual having to chase and worry are they actually representing your interests and doing the work you expect of an agent.
However....... David Daniels is the best agents I have dealt with in the last 10 years. They are always professional, flexible, act on your requests promptly, communicate via, calls, texts, emails and letter and always strive to ensure the best possible service for yourself, the customer first. I was highly impressed with the level of dedication from the agents. The amount of interest gathered on the property which has been sold now was tremendous, the demand was such I left them a key to the property and viewings continued with myself not even in. Even if the individual agents I was working with were not in, another member of the team would deal with any arising issues as if they all individually were assigned the sale.
I cannot find any fault and nowadays in the current market that is hard to say. I am extremely pleased and greatly thankful for the service they have provided me. Value for money! I would recommend David Daniels to anyone!

Breath of fresh air after a multitude of nightmares with previous agents.My husband and I had the most rotten luck trying to buy a house, but after 18 months of hell both Deans at David Daniels got us to the finish line with friendly, supportive attitudes after having been abused consistantly by previous agencies. Absolutely terrible customer service - have not experienced this bad customer service ever. The letting agency does not reply to any emails directly. They only reply when the landlord has needed to get in touch with the letting agency directly to get things sorted.
In addition to this, I was charged £380 for an agency fee for signing up with my flat even though the agency didn't even turn up to the viewing. The old tenant showed me around and answered my questions. Please do avoid if possible.

They charged a £400 agency fee after they did not turn up to the viewing and simply downloaded a standard AST . This is just unjustifiable. Poor aftercare service as well with us often having to complain to the landlord directly in order to get scheduled maintenance attended to. Avoid if possible.

As a landlord I have been very impressed by the service provided by David Daniels. From my initial enquiry through to the tenants moving in, the lettings managers (Lee Mills and Lee Correia) have been extremely responsive and accommodating. Any questions and queries that I have raised have been answered quickly and helpfully.
A tenant was found for my property almost immediately after it was vacated. David Daniels handled everything which needed to be done to rent out the property, making it a very hands off and seamless process for me, which is exactly what I want from an agent. Overall I would highly recommend David Daniels as a letting agent.

Stop writing your own reviews David Daniel , on here and other websites !!
The language becomes obvious to pick out.
Hated them, bunch of thieves.
Avoid them at all cost or try something more reputable and trust worthy.
Will never get your deposit money back !
Some of the other reviews on sites seems they write there own reviews, take my advice and avoid them for letting or for that matter any property sales.

We rented a flat through David Daniels Letting Agents in February and signed long term contract for 15 months.
Not even 7 days after we moved in we got a call that we must be at home at the certain day of next week as we will have a visit from a company which will evaluate the property which literally shocked me! I asked them why they want to evaluate our flat one week after we moved in? I was assured that it is just a routine and we don’t have to be afraid of any sudden change in the contract.
Believe it or not exactly 4 months after we moved in we got a letter that we must vacate the property in exactly two months. I was told that the flat was sold! From that moment everything was clear. They had known they will sell the flat before they rented it to us therefore they offered us incredibly low rent even with an additional discount.
We kindly asked for refund of their agency fees as this was not fair and we have to go through expensive process of moving again. No surprise that we have never heard from them anymore.
Be aware, this is not for the first time this happened, I have read another two reviews that this is their common practice. I strongly recommend to don't go with this agency and find some reliable company instead.
Terrible and stressful experience! We lost £500 their fees only for 6 months of living in their flat.
We have decided to take them to court because this is ridiculous - I will update this review as soon as we know more.

I had viewed many properties with a lot of agents in Stratford before going to David Daniels. I wish i hadn't wasted my time and went there first. I saw a property I liked in Stratford on the Rightmove site online. I called up and was greeted in a professional and cheerful way by a member of staff called Lee Mills, he took my details and booked me in for a viewing immediately. Me and my fiance viewed the property that afternoon. We both loved the flat and decided to secure it there and then. Lee took us back to the Stratford Office and went through the property details and paper work to secure the flat in a clear and precise manner. After completing the referencing process for the both of us we moved in a week later to our new flat. Thanks David Daniels and a special thanks to Lee, 5 STARS *****

They have been the worst estate agents i have ever been unfortunate enough to use.
Once they had our money they couldn't have cared less, and i would advise everyone to go elsewhere unless you like dealing with a bunch of morons who are out to get every penny from you that they possibly can.
Everything they said about our property was a lie, we had a broken toilet for the entire 8 months, a boarded up back door for two months all of which we constantly rang them about and every time they said they had no record of us ever reporting such problems.
The house was in such a horrific state when we first moved in that we were forced to pay for a hotel for the night until the house had been gutted of stale food and dirty underwear, all for which we got the pleasure of paying David Daniels a ridiculous amount of money.
I must say that this all refers to the workers in the Stratford office as we have always found the management team to be helpful and polite.
