Worst experince ever with an estate agent. Avoid them!!! I was asked to provide a full AIP just to view the flat I was interested in. I was told as well that the flat was sold but now the flat is still available on their website with a notice to bid with a higher offer! Verry disappointed..

AVOID AT ALL COST!!
We bought our house through them 2 years ago and it’s the worst experience I’ve had with any estate agents. I’ve since seen people dropping them in my street and using other agents that sold the house much quicker after having it listed for ages with this branch.
Just a few things that went wrong with us: didn’t show up to appointments, canceled and reschedule several times, came to the visit unprepared with no information and also didn’t try to find out for us, lied about so many aspects which had been a nightmare when renovating the house.
We made an offer in June and they delayed the whole process by 2 months because of their inability to respond emails, questions and arrange a second visit at a time that worked for us without rescheduling many times.
Awful, awful experience, please save time and money by hiring someone else.
I wish seller would have known how bad they were as felt any commission, even if lowest in the market, was way to much.

Looks like Bairstow Eves Stratford office have literally vanished from face of the earth. I recently let my property via them and they are charging a considerable fees without any service as such. Last 2 months I am getting an incorrect amount from Countrywide but no response what so ever from Bairstow Eves. Really disappointed and pathetic experience and stuck with them.

Want to know why estate agents have a bad reputation, all your questions answered here. I bought a house through this office a few years ago, and have since spoken to others who also bought through them. Zero communication, gave me the keys before the seller moved out, and clearly lied about a higher offer to get you to increase your offer. They did exactly the same with others. Crazy how they get away with it. Literally do nothing for their percentage. Would never ever use them again.

Mesba has been a great help in helping us get a rental property when we just arrived from Australia. We were able to call him anytime to help us with the application process and also assisted us in our credit checks by going above and beyond and following up with the credit checking agency and making sure that we provide the relevant details every step of the way. I can’t remember Mesba enough! He should get the employee of the month award as he was able to help us secure the property in 2 weeks time.

Living up to their reputation of ‘Bare faced thieves’. The house across the road to me is up for sale house and I was surprised to see the agents board ripped down and discarded by a man in a suit. Days later the same man is standing at the property next to a Barstow Eves for sale sign. The house is now empty but my old neighbour tells my they instructed two agents and couldn’t understand why Bairstow’s ripped the others board down. I called the agent and they said it’s not the first time it’s happened either! The Bairstow’s agent also blocked our elderly neighbours drop curb for over an hour while doing viewings!

I recently had the opportunity to interact with Karl Taylor, the letting manager at the agency. After a frustrating 9-month period of silence due to a tenancy agreement mix-up, Karl swiftly took charge of the situation. Within just two weeks of my visit to the agency, he successfully resolved the matter and provided me with a new tenancy agreement. While I appreciate Karl's efforts, I'm withholding one star from my review because the overall resolution process took longer than expected, given the extended wait and the need for me to visit the agency in person due to unresponsive emails and phone calls service. Overall, I'm content with the services provided, although it falls just short of a 5-star experience in my book.

I had my viewing with Ellie Lynch on 1 Feb 2023, we agreed (black and white on email) that viewing finish by 4.50pm on the day. However she miss calculate her commute, she asked me to leave the property before the agreed time. I told her I will finish the viewing as we previously agreed, and she told I’m rude and not leaving the property as her instructed, and I was escort out eventually. I have requested to check on the utility (heating, oven, cook, window etc) and she told me no one check on those as it should be covered by surveyor.
There are two flats selling at the same building, she only informed me one of those (her auction team accidentally mentioned there are two, otherwise I wouldn’t know), despite it is the same floor plans. It takes her 2 months to confirm a viewing slot despite constant chasing via email and calls.
My final draw is: she told me I’m rude, and no one ask these many questions, and she don’t want to deal with me anymore as an agent.
Please someone tell me what rating I should give to Ellie Lynch.

Disappointing and frankly rude call back from a sales agent. After having been totally up front about purchasing details, then kindly informing them, the next day, our mortgage offer would take a month longer than was expected, si best not view the property and hold up the seller. He then calls us back (genuinely prospective buyers, as a family, in process of our current search) to give a patronising dressing down to and as well puts words into my mouth, to boot. So completely and utterly unprofessional,disrespectful and downright off putting, in regards to using their company now or for any of their services, present or future. Not only that, I was aiming not to be a time waster, being honest and up front with him, as I know they are busy currently. I guess the lesson is to treat them as they will treat you. In this case badly and with little to no respect at all.
I wouldn't recommend them to anyone. We won't be returning to look for a property via bairstow eves. Too big to fail, comes to mind. Finally learned, dont touch this mob with a bargepole. Not even worth one star. Good manners towards customers costs nothing.

I wasn't even registered with this branch. My local agent was informed by the person that had sent the email that they had contacted me to resolve.......a LIE. The individual then attempted to recall the message (probably thinking this would cover her tracks) but in doing so has simply shared my information with the entire group again. Would encourage anyone else that's experienced this to report to ICO.

I have never received a worse service. Lies on top of lies. Living without a washing machine since November and nobody seems to care. We’re just being lied and every time the date for the delivery of a washing machine comes, they come up with something new to make up for not having received it. Nobody should go through this and public should know things like this before choosing to move it in a property managed by them. Essential things broke down and not even the branch manager is replying to your emails. There is just nothing you can do! Nobody deserves this. Definitely be mindful about Baistow eves in Stratford!!! Bad bad bad service.

Stratford branch? Not even half of a star. I was forced to give 1 star so i can post the review.... Yes, they might be polite and professional when comes to rent or sell. But this is where customer service ends. No professionalism or response when comes to general and even crucial maintenance issues..as tenant, you can contact them dozen of times by phone, email and their online emergency/maintenance reporting system. The issues are not addressed. Repairs reported, it's been months and no effort have been made to solve the issue. Not even an approval to hire a contractor and send over the invoice to reimburse the cost. They are good only for slowness. You have to chase them up.
They can not be trusted, they just don't care.

Extremely disappointed and annoyed with this company. I am an agent myself who is purchasing invest properties on behalf of a housing association client. I arranged a viewing at one of the properties for Monday 5:30pm. I called in the morning to confirm this viewing and travelled from South London to get there, 1 hour and a half drive. I waited at this property and the agent did not even turn up. I called the office a number of times and no one picked up the phone. I waited until half 6 and they were a no show. I called the agency the next day to vent my frustrations and the branch manager apologised. I asked him if he could arrange a viewing at this property for the following Wednesday and ill put this behind me and he said he will and personally attend the viewing himself. I have not heard from the branch manager. This is an badly run agency. They have no respect for other peoples time!

Having two viewings today with them. Just done one and not bothered to do the other.
The agent did not answer the door though he’s in the flat. (Buzzed the door twice in ten mins) Then we got into the flat, he’s just outside on his phone.
My partner went to him to ask about the bubble/shade on the ceiling as it’s a top floor flat, I worry there might be leakage of rain. He taunted “then don’t buy it. It’s just plaster” and walked away.
Never met someone was that rude and ironically working in the service industry.

A huge thanks to the team at Stratford, especially Scott. I recently bought a property with these guys on the seller's end, and Scott really pulled out all the stops to get questions answered and smooth over any crossed wires between our conveyancers.
The negotiation process was made pragmatic and quick, and, for a first-time buyer, having Scott's years of experience on my side made the entire process a lot less painful than it could have been.
They are a well-established team with masses of expertise, and clients come back to them year after year; I'll be doing the same when I next come to buy or sell. Office easy to find a stone's throw from central Stratford, available 6 days a week, large portfolio and absolute experts in the local area. Cannot recommend them enough.

Dear Sir,
I would like to raise a complaint as my dealings with this company have been terrible from start to finish.
It took over a week and countless chasers to receive some simple answers to questions regarding a property, once we over came this hurdle and arranged a viewing Cecilia Urban had the audacity to leave me waiting in the rain forgetting about the appointment all together?!
This is just not the way to do business.
If your staff are to busy hire more? Don't allow for your customer service to fall off a cliff.
If your staff can't tell the time teach them?
I am just lost for words...

No issues with property have been rectified, or even registered for the sake of it. I am still living in leaking house where heating , oven and toilets don't work.

I don’t normally leave reviews however I received the most amazing customer service from Karen today that I had to share. Best service of my life to date!!
I needed to bring in my proof of ID into another branch however it was closed. I called the Stratford branch to check their closing time, Karen picked up the phone and informed me that they had just closed. I informed Karen of my situation regarding not being able to bring my ID any other day before my move as I was travelling.
Karen was very understanding of my situation and agreed to wait for me. She didn’t wait for 5 mins or 10mins; It was a whole 30 minutes by the time I got there and she was still there and was very pleasant. If that is not exceptional service then I do not know what is. I am beyond grateful.

They were very friendly and personable before contracts and money were exchanged. However, their responsiveness (and politeness) has rapidly fallen off afterwards. Internal miscommunication meant that our rental property was not inspected in time after the previous tenants moved out, and the flat was filthy with mildew throughout hidden behind the furniture. Despite “managing” the property it seems nobody could visited the flat in years for it to have been in this state. We had to extend our rental on our previous flat and hire a van for another day as we were not able to move in on time. Getting anyone to take responsibility has been very difficult. The telephone is never answered. Requests to call back are not answered. Multiple emails have not been responded to. One member of staff still had their out-of-office reply from three months ago. In fact, the only email we have received from them since moving in (despite these problems) was to ask for a Google review!
I sent them a draft of this review, hoping that it might prompt them to take responsibility and make good. Having ignored four emails, they did eventually reply after seeing it. However, even then - they continued to fail to accept responsibility for their errors, and I had to tease an apology out of them for ignoring my previous correspondence. They only provided details of the complaints procedure after I had asked for it three times.
Basic manners, integrity, and honesty are missing from this organisation -I would not recommend them to tenants nor landlords.

Yakob was super friendly and helpful. He made the process easy and stress free, and actually fun. Having used other companies and meeting different agents for different properties I can say that Bairstowe eves in Stratford was by far the best mainly because of the people, one of them being Yakob who showed us around the property in a friendly and helpful way. He also picked us up and drove us around in his car so we could get to where we needed to be after the viewing.

Me and my partner had the worst experience with them. All those sophisticated talks arr until you move in.Katrina who helped us find the property was very helpful. But after moving in we realised that property has some very big issues, one being no working exhaust and the second was presence of mould, even in the cupboards. Third issue was heating. We reported those over and over again,via email and to the people visiting to check on the property. We reported these issues as soon as we moved in and all we got was the reassurance from them every time that they will solve these within a couple days time. Never resolved. And then after moving out we had to deal with the worst peraon jake Norton. Who denied that anyone visited the property to check while we were in there. We gave him email proof but he never wanted to help us in that. And they deducted £666 from the deposit because of the presence of these issues.

I took care of their property which never had any heating working and never anybody came to fix anything. They are still deducting £666.00 from my deposit for extremely nothing. I wish I had the time to take them to court. This shows that this sophisticated looking company is just good for eyes. Otherwise it’s just about the Money for them. I wish I had never gone to them. One of the estate agents here was incredibly rude to my mother. We came in and asked if it was possible to have a viewing of a house a little earlier, and he was incredibly rude and actually sent us away. When the actual viewing was meant to take place, he then sent a colleague instead of coming himself. When my mother then made an offer on the house, her emails were ignored for over 24 hours (which is incredibly rude considering she is literally offering them money) and when they did get back to her the agent actually had the audacity to call her up and have a row with her down the phone because the offer was too low. Absolutely abysmal service and experience, and would not recommend at all.

Out of 6 prospective agents, I solely selected Barstow Eves to represent me in letting my property. There was no doubt in my mind that i had chosen the best agents. From the initial enquiry and subsequent viewing, Karen's friendly and professional approach was second to none. I was informed of how the whole processes would work, and what i could expect to achieve in rental (real terms) and service from Bairstow. Katrina managed the numerous viewings from prospective tenants. i was swiftly given feedback after each viewing. The office (sales team) is full of a bunch of liars from the point of first contact right till the end of my dealings with Bairstow Eves. Since then I have bought two other properties as BTL from other agents in E15 and I will recommend BTL investors to look for other agents around. From the moment the sales agent answered the phone ( ie raising the tone of voice in an unfriendly manner) right till the moment they told me that the property was sold to someone else, I really felt cheated (in fact they promised that the vendor had agreed to sell to me and stopped all the viewings , but then I found out that Bairstow went behind my back and sold it to someone else whilst kept me waiting anxiously ). I would advise all serious buyers to consider other agents. Being a BTL landlord myself now, I will also never use this cheap agent again. This agent deserved to be voted off as the WEAKEST LINK in the whole market in E15.

Hard to communicate with. Unknowledgeable about properties, for example, did not know who block management was for my building and simply told me to ask my (seemingly phantom) neighbours. Made us pay for the electricity meter being in defecit and to get a new fornt door key cut and said they would reimburse. After multiple attempts to get this to happen, it did not. Just lousy and slack in general. Whether you're tenant or property owner: I advise against them.

Looking for a place in London is not easy, and sometimes is because the agent cannot exactly get what we are looking for. After a 5 minutes chat and a viewing Katrina understood exactly what I wanted and from them on it was super fast to find the place that I now call home.

They tried and sell me their mortgage broker when I was in a bidding war on one of their properties. I was under the impression I was just going into the office to have my finances verified, but instead I was given a sales pitch by a broker who told me (in a really round about way - no doubt to protect themselves legally) I would be in a better position if I used their broker. These practices should be illegal. Very disheartening and dishonest agency who prey on vulnerable, desperate homebuyers - to avoid at all costs.

As a first time renter, I was prepared to feel overwhelmed and daunted by the lettings process; particularly with all the horror stories about estate agents and landlords that you hear on the grapevine. In contrast, Bairstow Eves Stratford made the whole situation fairly stress-free and simple. After our initial viewing, both my partner and I were given the space to make our decision, and after confirming our interest, Katrina walked us through the process every step of the way, explaining everything clearly. We were able to move in within 2 weeks of our initial viewing, and the staff at the Stratford branch were very accommodating of us; Izabella even drove us to our property all the way from Stratford after we signed our tenancy agreement. In terms of attention to detail, friendly customer service and approachability, I don't think my partner or I could have asked for any more from Bairstow Eves - would definitely recommend to others looking to rent their first home.

The team at Bairstow Eves really impressed me: having dealt with many other Estate Agents, I found them to be highly personable, professional and accommodating. They took time to get to know myself and my partner in order to understand what we were looking for and didn't hesitate to contact the landlord to accommodate our requests to add in some furnishings that we felt the flat was missing. The company also had a good text/ email system that meant that we could communicate easily and directly with our estate agent. I would recommend them and certainly use them again in the future.

It's a shame there isn't an option for 0 stars. This company cost me the chance to buy a flat just outside Plaistow. Rude, unhelpful staff, especially the manager. No access to the bathroom upon viewing one flat, extremely rude to me when I asked to view it on a separate occasion. On another property viewing I was left standing in the rain waiting for someone to show up with the keys to let me into an arranged viewing, NO ONE SHOWED UP, couldn't even get them on the phone. Absolute jokers, do not have any dealings with this company EVER. + I suspect the 5 star reviews are all fake to try to even out the average.

Just a bunch of thieving criminals. When we were in the property rather than sorting problems they just tried to point the finger at us instead. This includes a gas leak in the property. Now we have been moved out and away from that hell hole it has been 2 years and they still haven't paid us back our deposit. I have spoken to the landlord, he told them to return the full deposit, they are ignoring him and us and just stealing our money.
They are a bunch of thieving criminals and need to be shut down.

I had a very unsettling experience just trying to get myself onto the the books so I could attempt to rent a property.
The manager just kept telling me they do not accept DSS whilst maintaining a phone call which did not sound relevant to work at all - I AM NOT ON ANY BENEFITS. She did not ask me about my background or the fact I work in a fairly well paid position (over 30k a year).
Appalling - I recommend crossing the street and heading into Foxtons or any other agent in Stratford. They can't even repair water damage on their own property and are rude unprofessional and seem to pride their phoney trophies over actually dealing with customers with respect. ************AVOID*************

I really struggled with the Team at BE Stratford.
Here are a few(not all!) examples:
- they did not even call or email once after signing me up - 6 weeks later i had to go in to see the manager to get any kind of response at all (even an email)
- the property details were a cut and paste from another flat - and made no sense
- the weekly stats came once after 8 weeks and only then once in the next 3 months
- they screwed up the few viewings they did have from not having the keys, to the person with the key to the key cupboard not being there ...etc etc
- it took months to get the extra marketing id paid for done
- the agent on my property did not call back interested parties to arrange viewings or get feedback without me prompting them to do so
- supposedly they held 12 or so viewings over about 5 months(!!!!), i know for a fact it was 3.
- the next agent i signed with arranged 20 viewings in 4 weeks at the same price. vs 3 in 5 months
- i never once got feedback without calling.
- they failed to mention any of the benefits of the property/area
- they left my flat in the window after the marketing agreement ended
- their only solution was drop the price(again)
-i was told they had 200 registered buyers looking at this type of property at this price - why could that only be converted to 3 viewings? (its a standard property at a standard price)
In summary, this branch are very, very poor agents. The manger talks a good talk and is likeable enough, but his team do not deliver any of his promises. His team are weak beyond belief("oh, yeah, thats a good idea, maybe i should call them back to see if they liked what they saw on the viewing") and if i had not already wasted months with this BE branch, i would keep writing.
If you want to sell your house, look elsewhere.
