I contracted Davis & Gibbs to deal with the sale of my ex-rental studio flat in Kennington. Callum Brook was professional, realistic and really helpful throughout the process. As I no longer live in the UK, he sent me pictures of the flat, advised on which repairs were worth doing, got the meter readings, checked for mail, gave advice on how to deal with the formalities, etc. Nothing was too much trouble.
Very shortly after the flat went back on the market (within about 10 days, I think), Callum got me an offer very close to the asking price which I was happy to accept, and the sale was completed recently. I am delighted with this result, especially at a time when the housing market is so unpredictable. I would not hesitate to use Davis & Gibbs again.... Read more

Davis and Gibbs’ business model is based on rinsing as much money out of tenants (and landlords, presumably) as possible.
They hire inexperienced 19 year olds with minimal local knowledge and zilch property expertise. Said 19 year olds will say basically anything to get you to agree to the tenancy. In our case, we knew one of us would not be able to sign on to the full two year tenancy, so we asked if we would be able to swap them out when needed if we found someone to take on the rest of the tenancy. We were told this would be possible, at a small fee of £15.
Fast forward to when the time came. We informed them that we had found a replacement tenant with all of the relevant paperwork. We were asked to cover £300 in ‘landlord fees’ to change the tenancy.
Naturally we challenged them on this. They said that we had made the £15 figure up, and that they can’t look into what was said when we were signing the contract anyway as the agent who negotiated our deal had since left the agency. They ignored all of our calls and emails, waiting until the last possible minute to inform us that:
“What we are asking is for you to compensate your landlord for the cost she is going to incur as it is not her fault that you need to breach the tenancy agreement.
The cost that your landlord will incur is £300 because it is stipulated in her agreement with D&G. We are not obliged to break down or justify our fees to landlords.”
This was accompanied with the implied threat of eviction were we to move in the new tenant without paying the fee. They are essentially using a loophole in the current legislation to be able to charge tenants (and landlords) whatever they want. They intentionally time tenants out by replying to emails at the last possible minute (1 week minumum turnaround time), leaving you unable to establish the facts and seek help or advice from the relevant organisations.
I’m also still yet to see a tenancy deposit scheme certificate or a valid gas safety
check. Wish me luck getting those out of these absolute jokers.
Renters, avoid this letting agent like the plague. Landlords, while you may think they’d act in your interests, their only interest is in themselves and their profits. Avoid.
Attaching some pictures of the beautifully maintained property, in case of interest. Don’t worry about all that water damage - it’s cosmetic, so the landlord doesn’t need to take any action (how convenient)... Read more

Awful estate agent, have to hassle them for weeks to get any reply. I had to pester them for ages to get my deposit returned after they had already taken another deposit weeks prior to cover mine. Most of the agents have no idea how to do anything, are super unhelpful and don’t care about you as tenants at all. Avoid at all cost.... Read more
