Chris & Roberta managed my rental property for a number of years - they were always helpful, available, and clear. It wasn’t always straightforward with tenants but they ensured striking a balance for all parties. Estate agents generally have a bad name. Davis and Gibbs are the epitome of this bad name. They were lazy, unprofessional and generally incompetent during our time with them. We hired a flat for three years with them. They failed to keep on top of deposits, took ages to reply to emails with lots of hassling and we had difficulty getting our deposit back from them. I wouldn’t recommend anyone to use them.

I contracted Davis & Gibbs to deal with the sale of my ex-rental studio flat in Kennington. Callum Brook was professional, realistic and really helpful throughout the process. As I no longer live in the UK, he sent me pictures of the flat, advised on which repairs were worth doing, got the meter readings, checked for mail, gave advice on how to deal with the formalities, etc. Nothing was too much trouble.
Very shortly after the flat went back on the market (within about 10 days, I think), Callum got me an offer very close to the asking price which I was happy to accept, and the sale was completed recently. I am delighted with this result, especially at a time when the housing market is so unpredictable. I would not hesitate to use Davis & Gibbs again.

Davis and Gibbs’ business model is based on rinsing as much money out of tenants (and landlords, presumably) as possible.
They hire inexperienced 19 year olds with minimal local knowledge and zilch property expertise. Said 19 year olds will say basically anything to get you to agree to the tenancy. In our case, we knew one of us would not be able to sign on to the full two year tenancy, so we asked if we would be able to swap them out when needed if we found someone to take on the rest of the tenancy. We were told this would be possible, at a small fee of £15.
Fast forward to when the time came. We informed them that we had found a replacement tenant with all of the relevant paperwork. We were asked to cover £300 in ‘landlord fees’ to change the tenancy.
Naturally we challenged them on this. They said that we had made the £15 figure up, and that they can’t look into what was said when we were signing the contract anyway as the agent who negotiated our deal had since left the agency. They ignored all of our calls and emails, waiting until the last possible minute to inform us that:
“What we are asking is for you to compensate your landlord for the cost she is going to incur as it is not her fault that you need to breach the tenancy agreement.
The cost that your landlord will incur is £300 because it is stipulated in her agreement with D&G. We are not obliged to break down or justify our fees to landlords.”
This was accompanied with the implied threat of eviction were we to move in the new tenant without paying the fee. They are essentially using a loophole in the current legislation to be able to charge tenants (and landlords) whatever they want. They intentionally time tenants out by replying to emails at the last possible minute (1 week minumum turnaround time), leaving you unable to establish the facts and seek help or advice from the relevant organisations.
I’m also still yet to see a tenancy deposit scheme certificate or a valid gas safety
check. Wish me luck getting those out of these absolute jokers.
Renters, avoid this letting agent like the plague. Landlords, while you may think they’d act in your interests, their only interest is in themselves and their profits. Avoid.
Attaching some pictures of the beautifully maintained property, in case of interest. Don’t worry about all that water damage - it’s cosmetic, so the landlord doesn’t need to take any action (how convenient)

Awful estate agent, have to hassle them for weeks to get any reply. I had to pester them for ages to get my deposit returned after they had already taken another deposit weeks prior to cover mine. Most of the agents have no idea how to do anything, are super unhelpful and don’t care about you as tenants at all. Avoid at all cost.

Davis and Gibbs were the worst possible property managers and estate agents. I would warn anyone to avoid at all costs. We had an awful experience from start to finish. There were huge issues with the property when we moved in, including a leak in the roof through to one of the bedrooms, many things broken, clearly not professionally cleaned. We reported them, and most of the issues were not fixed when we moved out of the property two years later. At times, serious faults happened in the property which went unfixed. Our oven broke, and they failed to get someone to fix it for over a month. There was black mould in the living room which went unaddressed for months despite us emailing consistently. Twice, people were brought round to log all of the ongoing maintenance issues, and still nothing was done to fix them. The communication was extremely poor, we struggled to ever get in touch with anyone. When they did hire individuals, they never told us in advance. On more than one occasion individuals coming to do work on the house were given keys to our property without our consent. On one occasion, the individuals with keys came into the house on a Saturday morning without warning, and knocked on my housemates bedroom door at 9am. When she asked them to leave, they never returned to finish the work. When we complained to such a level that the director of Davis & gibbs took on our property, we were always dealt with extremely rudely and with great hostility, despite the breach in our contract by bringing in contractors without prior warning. We were desperate to be out of the property to not deal with them. If I could give 0 stars I would.

I was recently looking to move flats in the Oval area. The hunt was quick and pretty easy: the second flat Kyle showed us was perfect. He gave us a viewing the instant the property came on the market (I really mean that!), and processed the holding deposit as soon as we were ready to commit a couple of hours later. Subsequent steps were held up when it turned out that the entire office got Covid at the same time, but eventually all sorted fine. I felt that Kyle had a great grasp on what we were looking for in a property, and found exactly the right place several weeks before our deadline.
(There was what I presume is an administrative oversight when we received the specimen contract, which originally contained a number of provisions which are unlawful under the Tenant Fees Act 2019. I've rented through Davis and Gibbs before, and the contract was absolutely fine then, so this was probably just an error. Kyle corrected it without any fuss when prompted, but do read your contract!)

Can landlords please avoid this business, they are particularly bad and I avoid flats marketed or managed by them when looking for properties to rent.
We rented a flat which was advertised through Davis and Gibbs, the agent was Kyle Tavares. Putting aside the quality of the flat (terrible - no idea what we were thinking) and the attitude of the landlord (awful - trying to force us to pay for a new boiler) our experience with this business was really bad.
After we put an offer on the flat Kyle demanded we pay the deposit in full before the contract was signed, this is not how its meant to work you pay after the contract is signed (unprofessional). Kyle was completely out of his depth and not competent at dealing with our questions, we didn't receive a contract to sign until the day before we were meant to move in which is a bit of a joke (unprofessional and unresponsive).
When we were moving out (early as the flat was terrible) Kyle would organise viewings in less than 24 hours without asking our permission first which is not ok. He would pester us with questions which we'd already answered and then to add insult to injury he said the flat wasn't clean at the end despite Davis and Gibbs not providing the check in and check out service and refusing previous questions which would come close to that type of service.
I'm simply grateful they were only involved in the letting side and not the property management side based on the other tenant reviews here.

In a time of uncertainty, D+G went above and beyond to make sure everything what good. I have moved around quite abit and, considering were in a pandemic, this was my easiest move ever. Davis and Gibbs is a great place to go to if you want to be handled and mistreated by unprofessional real estate agents. The way we were treated you'd think it was on purpose, but I guess treating people like trash is their preferred method of business- so five stars to them there for achieving that!
Anthony really must be confused as to what his job is as I doubt it is meant to involve harassing students over email the way he thinks it is. At first this was over us sending back signed documents to him, although, you can't even imagine my disbelief when I looked over the pages and realised that super professional agent Anthony hadn't sent over all the needed documents in the first place. Later, it got particularly intense between myself and Anthony, to the point at which my mental health was greatly impacted for months, as I would dread the anxiety that came with checking my inbox and seeing what he would say to me. Constantly being accused of keeping information from him in regards to paperwork when that wasn't true at all; when we only ever gave him the info that we knew as we learned it. He only works on his own time and has no consideration of yours; even when you do your best and constantly let him know in advance of your own timing and plans. Which is ironic, considering the majority of encounters with him that weren't at his own office he was either late himself or didn't show up. Once you get past his cheap aftershave you also get the pleasure of getting berated by or drawn into a screaming match with him as one of my housemates and another individual did- if he's even shown up to meet you. He also proceeded to lie to us about the contract length, following being told we would lose the house if we didn't sign a 2 year lease, once we met our landlord we quickly learned that they never asked for this in the first place and Anthony did that all on his own! Managing to meet our landlord for the first time was also made tricky when Anthony gave us the wrong time for check-in and then only told us the correct time with about 2 hours to spare, despite his knowledge that some of us where coming from places 4+ hours drive away and could not easily change the arrival time. Which in fabulous and typical Anthony fashion then prompted him again to think it was his place to verbally berate one of us for something that was his own mistake.
When it came time to put the house on the market again, first they gave misinformation, saying they would come over to film the house and conduct viewings this way unless absolutely necessary to do it in person. So, it was fricken fantastic when instead an agent showed up with about 4 other people, without masks to do a viewing! You'd think they would understand that asking 4 or 5 times a week to conduct viewings during a pandemic is unsafe but I guess they saw this as a nonissue. Shortly after this incident we expressed to them multiple times that we did not feel comfortable with the amount of viewings they were trying to have and how they were being done. Our request for them to back off was not taken seriously and they continued to do viewings at their leisure, the few occasions we said no or tried to rearrange, there was Anthony popping his head up, still trying to get his way despite what we said. Anything we said we weren't comfortable with in regards to viewings or otherwise was met with 'other tenants haven't had an issue with it', completely disregarding our own individual circumstances.
If your standards are as low as hell they may be able to rise to them for you but I really doubt it- as all their previous tenant reviews suggest. And if you're a student I'm certain you can do much better in finding an agency that will at least do the bare minimum by actually treating you as a client or just as a HUMAN BEING. I'd love to give them less than 0 stars, however it is worth giving them one in order to help anyone else out there avoid the great displeasure of working with them.

Without a doubt the worst estate agent I've ever dealt with. They show a complete lack of organisation, coupled with rude staff who seem to be utterly incapable of doing their job. We had problems with every single dealing we had with them. Upon moving in to our flat, they 'forgot' to send us our contract and inventory, and had to be chased several times before doing so. On moving out of our flat, we dropped the keys off at their office, only to find two weeks later that they had told the landlord that they didn't have any of our keys. Absolutely appalling service and company. If I could give them 0 stars I would. DO NOT USE DAVIS & GIBBS.

Extremely unprofessional staff, they told me to pay the deposit in order to confirm the rent of an apartment, and he was pretty rushy about it, telling me I had only 30 min left for sending the money before he gives the apartment to someone else. In the end, I payed the deposit but he still gave the property to someone else. Nicely Done!

Beware! Avoid any property managed by Davis & Gibbs! This agency could care less about tenants. They repair nothing, stringing you along for however long they can. They go weeks and weeks without a response and then weeks more after their first response, all to essentially do nothing at all.
Shenaye is our agent and she does nothing whatsoever. We are waiting to hear from her Supervisor Chris to see if anything gets done. I will change this review if they do, but until everything is fixed, this stays.

Worst experience of my life with an agency. If you're a tenant, stay away. They'll be delightful up until you sign the contract and then you're on your own. They'll also attempt to screw you over with the deposit, claiming 'intensive cleaning' when we left the place in a much better state than when we moved it.

Our agent, Elle, was most helpful throughout the whole process of selling our flat. She is very passionate, enthusiastic and hardworking, which made it very easy to choose her after meeting several other agents from other companies. Elle could easily be reached on email or mobile, was communicative with updates, was considerate of our needs as parents in full time work and went out of her way to help us quickly resolve issues which really should have been handled by the conveyancers. Elle was a breath of fresh air after a bad experience from another agent, so we couldn’t have asked for a better agent. Thank you Elle!

Great staff, always happy to help. Excellent property management team who are quick to respond and fix any issues. Chris was particularly helpful even though I called on a Saturday and he was not in the office, he spent the time to find a contractor to fix my leak and ensure I had hot water. Really great service.

We've worked with Davis & Gibbs for years. They have always rented our various properties and found good quality tenants who have stayed with us for years. The staff are helpful and they don't seem to mind me calling them for updates in the evenings as I don't get time in the day - they seem to go the extra mile. And we have found that when they advise a price, they actually achieve it unlike numerous other agents who promise a higher rental price to win the business, but then have to reduce the rents as they over-quoted and can't rent them.

I have been a landlord with Davis & Gibbs for a number of years now. I also own properties in other parts of the country and have used other agents in London.
I can honestly say from a landlords point of view they are one of the best, most professional and efficient agents I have ever dealt with (especially Chris). If every agent was as good as them I would be a happy man. On top of this I recently had an unfortunate situation with a contractor that Christopher went over and above to sort out and came to an amazing solution. The whole company really went out on a limb for me.

Absolutely terrible experience, do not use this estate agent. Stephen Davis is very helpful however, the staff are not. Anthony is extremely unprofessional not to mention rude on several occasions. He is reluctant to help or find any solution apart from what suits him which makes things very difficult. Kwame is again unhelpful and allowed for contractors to enter our property without telling us which is against the terms of our contract. Communication from the team to us consisted of the staff repeatedly pointing the blame at us rather than accepting responsibility for their own mistakes - customer service non existent. Unless working with Stephen Davis, who has been great at sorting our issues through this process, do not use this estate agent.

Viewed a property in Brixton yesterday via Davis & Gibbs - I arrived and thought: 'how strange, this looks nothing like it does in the pictures advertised...' - sure enough, after checking with the agent, the pictures online were actually for the flat on the floor below - a completely different layout / no. of rooms & bedrooms to the flat I was viewing and available to rent. The flat looked completely different and was far less spacious to how it looked in pictures online.
The agent was apologetic but that kind of gaff is inexcusable. Am sure it was just a mistake, but it felt like a con!
Wasted my time, in truth.

I wish I have read the other reviews earlier. I found a flat on zoopla which was listed by this agent. We arranged viewing today. Me and my husband traveled a long way there, and they showed me a completely different flat! A much worse one. The guy who showed us around wasn't the one I called yesterday so he just said he knew nothing about it. I then messaged the guy I spoke to, he didn't apologize or explain anything, just ignored me! Horrible, they lie to their customers. Dont recommend!!!

Absolutely awful experience with this agency! If you want to be lied to, ignored, taken advantage of and mistreated than this is the right agency for you.
- Agency didn't bother to book a cleaning team, so I moved into a dirty flat. It took them 3 days to finally get someone round, after myself and my land lady endlessly calling them asking them to do this.
- Agency never told me how to use my 3 different sets of keys (after land lady specifically told them how to use the keys and to please tell myself and my flat mate how to use them properly before we moved in) this resulted in us getting locked in the building and having to fork out for a locksmith. Asked agency to pay the bill as it was completely their fault, wrote countless emails, called and texted various agents within Davis & Gibbs, got completely avoided and ignored.
After paying over £300 in agency fees you would think you would get a high standard of customer care and service. Think of the worst service you can possibly get and Davis & Gibbs will give you that.

I wish at everyone do not have problems at home after signing a contract with Davis&Gibs.
Now are 8 month i am waiting that they give hot water to the shower.
Are 8 month that they try to ignore me and FOUND EXCUSES because the OWNER DOES NOT WANT TO SPEND £400 for fix it.
Are 8 month that we are having COLD SHOWERS and it's not funny...
Are 8 month that I LOST MY TIME writing emails praying that they decide to fix the problem.
In all those 8 month they wasn't able to fix many other problems in the flat like stoves of the cooker wasn't working the kitchen hood it doesn't work, the toilet door had to keep half open.
The first day i have been inside, it was a big mess in all the flat, no maintenance...
I had to fixed most of important issues by myself because the maintenance wasn't able to do it, but are able to find excuses to do maintenance if it takes too long or costs too much.
Is happened several times that I had appointments who have not respected without any warning, and then I LOST DAYS OF WORK waiting somebody never came that day.
I hope that they will understand one day how much important is to have hot water for the shower.
THERE ARE THOUSANDS OF AGENCIES IN LONDON and DAVIS & GIBBS for sure IS NOT COMPETITIVE.

I feel sorry for the employees who are forced to act as both the pawns and protectors of their shameful directors.
If you call up to complain to Mr Brian Gibbs or Mr Stephen Davis you'll be told they're unavailable, and if you do actually get through to one of them you'll only face a wall of aggression.
In my experience they will initially try to dupe you into a modestly competitive agency fee to get the business (after which you'll wonder why you ever picked them), but if you are wise to their ploy, as i was, you can easily grind the fee down to 5% let-only fee, or 9% fully managed. I was even offered a minimum fee of £500 including VAT to let my 1-bed, with them saying that they'd bulk-up their fee from the tenant admin charge - apparently the greater of one week's rent or a minimum of £300!! just to run a credit-check and check over an application form and employment letter that the prospective tenant has to source for them himself!
They also have a load of extortionate hidden costs in their contract so be aware and don't get caught out.
If you are a landlord or prospective tenant, there are plenty of alternatives near their Oval office that won't scam you over quite so hard.
