Moved into the house which was uncleaned, had persistent problems with mould and damp which were never fixed. To be fair, they did attempt to fix the issue after our emails but it was clear it was a structural issue and the house was not fit to be let out.

Lived with Diamond for the last year of university, and after having problems with other agencies I can confidently say that they have been fantastic, they made sure that all our needs were met, had no hidden fees, no hidden damages to the property and have been incredibly attentive with us. Massive shoutout to Khia especially, who worked with us to make sure we were comfortable and happy in the property. I would absolutely recommend them and would absolutely rent with them again if I had the chance. Can not recommend enough.

Our experience with both Khia and Paris has been great over the year we've been with Diamond. They have been very responsive, have amended the contract to make us confident that maintenance would be done before we moved in, and gave us a discount on the deposit as we were students at the time. The only issue we had was the flat not being cleaned before we moved in as the pictures they had been sent looked clean, and they sent a cleaner the next day.

I was with this small-fry company for 2 years and the issues started right at the beginning when we were rushed in with what looked like an amazing deal for a city view (good job rachel). Boy was I wrong. Firstly the balcony door was missing a bolt which meant that there was a constant draft and the colder months were literally unbearable. This was never resolved and my heating bills were ridiculous. I would also get constant letters every week from a previous tenant who turned out had several serious fines against them and this caused bailiffs to turn up at the door unannounced. On my actual birthday, the boiler broke down and it took over a WEEK to replace - imagine the frustration of having a COLD SHOWER for that long. I work in hospitality, appearance is everything, and I felt dirty - and it was meant to be my week too. Additionally, I once lost my fob and was charged a whopping £70 for it to replaced, only to realise I could have got my partner's copied at the local for only a tenner. This was nothing compared to being charged £350 for a broken sink that wasn't actually broken. It was just hanging off the wall, so I paid all that money for a few screws. It wasnt even my doing either, instead I woke to find it this way, I assume through wear and tear, but after months of being told I was at fault I paid the amount just to avoid further conflict. The invoice to this was also ridiculous and uninformative, god knows what the actual breakdown was and where my money went. Another incident was when we had unexpected flooding coming from the ceiling which ruined the bedroom and hallway carpet/walls. Maintenance were sent out who carved a giant hole in my ceiling but the pipe in question was never located. I lived in apartments so this meant who should pay for the damages? The building owners or the landlord? Diamond properties really didnt want to, so I proceeded to live the next year with this, and spoiler alert, I ended up having to pay for this from my BOND. If that wasn't enough, on two occasions I woke up to phone calls that I was in rent arrears, and though I *had* been through the start of lockdown (which I called up and explained and paid in full plus an additional £125 in late fees because they didn't care), these specific 2 times were down to poor management. My rent was paid and clearly not properly logged, so thank you for the jump scare, glad you found the details eventually. And also thank you for trying to claim my last months rent from my bond after I moved out, when this was also clearly paid. I disputed this, got this set amount back, but from the sheer stress and PTSD, did not dispute the other 2/3, yes some damages were my own but I am just extremely happy to be away from these monsters.

This complacent agency treats its tenants very poorly. It lets them suffer the consequences of their inaction such as rats, broken appliances and damp caused by broken drainpipes. I have personal experience of these, but also in my friend's case they did not bother to fix the damp in his bedroom for a month and therefore forced him to move out temporarily. They have flatly rejected a rent discount for this situation despite the severe stress it caused and the complete lack of a safe room during this time.

Had a multitude of issues with one of their properties from day 1, from furniture not being there, to issues with utilities and other household problems, including a serious plumbing problem. When issues have been raised with diamond, we've been met with reluctance and attitude. Would not recommend the company.

When we moved into our house last year nothing had been done to clean after the last tenants- the toilet was black, toenails on the carpet, microwave didn’t work etc. Appliances were fixed fairly quickly but we had to do the deep clean which was quite unacceptable. Emails were always answered fairly promptly and Rachel was so lovely. There was major disruption for a week during my dissertation where doorframes were being fitted which we received no compensation for but overall we’ve had a good experience with Diamond and I’m sure the next tenants will now the house is in order, would recommend.

Absolute worst company i've ever had to deal with in my life. Staff are rude, unprofessional, extremely unhelpful and honestly I am counting down the days till I never have to deal with these people again. Right from the moment we received the keys the house was in awful conditions and the so called cleaners that were there when we arrived cleaned absolutely nothing. The furniture in the house is all damaged and broken and the fridge space was no where near suitable for such a big house and one of the tiny fridges we did have didn't work half of the time and the freezer wasn't much better. The staff are extremely unhelpful and when we've had any sort of issues we've had to send multiple emails before we even got a response, never mind a solution, this includes multiple plumbing issues including a blocked system on more than one occasion, one of which we had to pay a ridiculous amount of money for which was unfair considering the system is not fit to serve such a big house when it is going to be used so often. There was also one night where we had no electricity at all because it tripped and we couldn't gain access to the fuse box because it was in someones room who wasn't even in Leeds at the time, so we rang the so called emergency number to be told we would have to wait till the morning so we rang again the next morning and I actually woke up the man who we needed to fix the electricity at about 12pm when i rang back so he's just as much use as the rest of the staff. Whats the point in having an 'emergency' helpline if the person who's going to answer is going to leave you with no electricity (so no lights no way to cook no way to do ANYTHING because he wants to sleep for half the day)??? The staff also like to decide they're going to do viewings and email you the night before or even the morning of the viewing (way less than 24hrs like they're supposed to) then have the cheek to ask us to clean before they come round, perhaps if we had more notice we would have been able to tidy up. If you value your sanity and your privacy I would avoid this company at all costs.

Diamond properties removed all the enjoyment of living in a student house for the first time. When moving in, the house was in filthy state and not cleaned for several days. We have had a number of issues that could have been solved relatively quickly but were not. I reported a fault with our washing machine, several emails were ignored and the situation worsened, leading to smoke leaving the machine. It was only after 4 weeks after the first email that the problem was resloved.

This company are rubbish and my whole experience was dreadful. I was purchasing my first home, an experience which should be exciting! However, Diamond properties drained any enjoyment out of the whole process. There's lots I could say about my experience, but they're not worth it. Here's just one experience which sums them up as the liars, unpleasant, unprofessionals they are.
After having my offer accepted, I arranged a second viewing for my Mum and Dad, as they were helping to fund the purchase. My parents had travelled up from London especially and we were waiting outside for a 5:30 viewing, but nobody turned up. When I called to see where they were, I was advised that they'd called 3 times and left me messages to cancel (no record on my phone, the number they'd supposedly called) l was told the viewer was unwell and had to go home and there was nobody else who could accommodate. I was annoyed, but agreed to meet them the following day. When we met, their excuse was that their office had been HELD AT GUN POINT the day before! Nothing was on the news. She told us her office window had been smashed and was now closed. Apparently, she was doing us a favour by coming out because she and everyone else were off work with shock. Funnily enough we didn't believe it and drove past the office to see, the window was fine and their were people working and even customers in the office! The staff are rude, unhelpful, unpleasant and extremely unprofessional. STAY AWAY

My son started uni this year and we chose Diamond to help find us a property, we knew little of the area ie properties and student life other than a look around and a tour prior to getting on the course. We were recommended Diamond by a friend whose daughter had used them whilst at Uni. The staff who worked there really looked after us and we took a property that was shared by other tenants, the set up was smooth as was the move in for my son who since starting Uni life my son has settled well into his new life in Leeds including this great accommodation. Thanks to Diamond it was one thing less to worry about in this huge life step!
