Absolutely appalling company . The staff don’t have a clue what there talking about , you’ve got to constantly chase them up, you get told you’ve got the property then they come back a week later with you’ve not passed the checks after giving a whole week of your time and effort to trying your hardest to get you and your son a roof over your heads. Very unprofessional company . All for them selves, also lied to me numerous times and told me good lord the company that does your referencing told them I hadn’t passed the checks which wasn’t the case at all as they told me they have nothing to do with the checks all they do is send the report back to the estate agent who then decides if you’ve passed or not .

Very pleased with all crews involved. All were professional and friendly. They all cleaned up after them selves, and didn't have endless breaks for coffee/tea. Did a fantastic job knocking down walls and fitting the steel beam, plastering and decorating. Plumbing and gas/electrics all done to the same high standard. Matty was always able to answer any questions we had. Would highly recommend. A very big thank you to Sam.

Watts and Co has been the best lettings agency I've dealt with so far, as I've dealt with plenty in my student years and having to move house every year. I've yet to meet an agency so pleasant and honest throughout the whole tenancy agreement.
A special thanks to Sam my landlord, Frankie, Alex and Chris for making my first time living alone so smooth and pleasant, you've all been great keep up the great work that you do.

Do not rent with this company. They took over from our previous landlord. The only way we could get in touch with anyone in the business was to go through “rent payment” option. Upon which they would happily pick up the phone. We have not been tenants with them for over a year now and are still having issues. Finally… on the day I handed over our property’s keys they left me waiting outside the office for 45mins. Once again. To get in touch with someone in the office, had to go through payment section.
Ignore the five star reviews from “people” who have only ever posted 1 review below.
I hope in the future you sort out your communication and from reading reviews your properties.

Definitely scam company. I started an application and in the “how to rent documents” sent by them, it was stated that the holding deposit MUST be refundable. Now, they are not agreeing on returning my holdings deposit despite the fact that the are the one who decided not to let the property to me. Plus, each employee gives different opinions and decisions about the same issue; seems like tenants’ luck plays a role. Very disappointing.

- Jake who showed me around the property was lovely, and the rooms/inside the property were well decorated, but the outside was not looked after at all
- Moved in December 1st 2021 and didn’t have heating for a week, this was rectified and we were refunded for a week of rent
- Informed when we moved in December 2021 that the pre-paid gas meter was going to be changed to a direct debit, that they were waiting for British Gas to complete this. Again told this was going to be done by the end of October 2022, this still hadn’t been done prior to me moving out April 2023, it remained on a prepaid pay as you go meter, which they do not top up consistently and it runs out often, meaning no hot water or gas cooker facilities for days at times
- When the gas does run out and this is raised by Tenants, they do not respond to the out of hours number so it is never clear if they are aware. There have been a couple of occasions where the gas has run out over the weekend/on a Friday night and hasn’t been topped up until the beginning of the new week (during winter)
- Upon move in, my window was not properly sealed causing very cold draught in December time. I reported this and it was not fixed until around April/May 2022, with no communication as to why, and only after me chasing it multiple times
- Despite being a managed property, they (or the landlord according to Watts&Co) did not pay for the water bill for the property, which led to it ending up in my name as the water company had to assign a name to the bill by using information from a credit agency. When the issue was raised with Watts and Co, they replied via WhatsApp to state that it would be sorted, my follow up email was not responded to. I called to follow up and received a voicemail in return informing me that it had been sorted, only to find out 2-3 weeks later that nothing had been done when I received another letter from the water company reminding me to pay for the water bill. I had to sort this myself, with watts & Co only following up with a phonecall days after I’d already sorted this with the water company
- Changed the out of hours number by sending out a text to all tenants, but then changed it back again without informing tenants, when called to ask about the out of hours number, they are seemingly unaware that they sent out a text message to tenants to change the number
- We had a rat issue in the property which Watts and Co expected an individual tenant to take care of and pay for despite it being a HMO and there being multiple holes in the walls of the property
- Overall, they are slow to respond to issues, whether these are raised via the maintenance tickets, emails or phonecalls. Some of their staff are unprofessional and borderline rude when responding to tenants, Alex in particular can be very curt in her responses.
- Definitely would not recommend anyone renting with these people, they may communicate well with their investors/landlords but they are terrible with tenants once you’ve signed the contract and seemingly don’t care whether they’re doing their jobs correctly or not, don’t seem to appreciate that they’re dealing with human beings paying for a service and treat the property and tenants as a means of making a profit, cutting corners wherever possible. Genuinely would not have remained in the tenancy if not for my lovely flatmates

I spent 9 months in the apartment and it was an exceptional experience and moment. I enjoyed the view of the park and I was been there every day. One problem after another.
Not long into my tenancy we were being chased for an un-paid energy bill owed by the previous landlord. We had a debt collector visit the property on several occasions and although I tried to inform Watts&co of this issue they took no action. It reached the stage where a court proceeding was scheduled to obtain entry to the property to fit a pay as you go metre. You think it would be in their best interest to stop this from happening, but I practically had to hound Watts&co to finally act.
Sometime during the middle of winter, they capped our heating leaving us without any. They control the thermostat from the head office and without any communication chose to cap our temperature, it was so low that the heating failed to come on even at the scheduled time slots. I tried to reason with Alex but let’s just say the conversation turned curt and unprofessional.
Don’t expect to receive any notice that they will be entering the property. I genuinely don’t know how many times they chose to enter the property except I would come home to find a new fire alarm fitted to the wall, a fellow tenant saying a viewing had been carried out on my room (no 24 hour notice round here), or a text at the end of the day to say an inspection meant they entered my room to carry out a repair (never even knew an inspection was
scheduled to take place).
All in all, communication is extremely poor leaving you as the tenant powerless. Sorry to say I wouldn’t recommend them to anyone, the only saving grace is they didn’t attempt to withhold any of my deposit.

This company is a scam!! The way they conduct business is disgusting. Their communication is very poor, their excuse for everything is that they are always short staffed. I have been left with no electricity for day. Hot water don't work and they don't care.
Staff are very rude and disrespectful, unprofessional and they only care about money.
They don't care about their tenants at all or the standards of the house.
They never repair the repairs, toilet leaks into the front hallway. Black mouldy rooms and unsealed windows. Unfinished carpets with exposed nails to hold the carpet that's not there in place.

I am a landlord and have a substantial portfolio of properties thought the UK. I also have many new buy to let 2 bed 2 bath apartments in and around Leeds City Centre.
Sam Watterson, MD of Watts & Co are the managing agents of the above and of numerous car parking spaces.
The rent is always paid, on time, at the beginning of every month.
Both Sam and Alex, office manager, always make themselves available for a quick chat/update, often at very short notice. There is nothing which is too much trouble for then to do on my behalf, including having new tenants in place prior to my previous tenants moving out.
Office Manager Alexander is, in my opinion, a true ambassador for Watts & Co. A professional, honest and extremely dedicated lady who works well under pressure.
In the past my family and I have tried many other management agencies and have always been very disappointed however, not so with Watts & Co.
Landlords, if you want peace of mind, then switch to Watts & Co.

We supported Watts and Co on the Interior Design and supply of a recent HMO project in Leeds. Sam and Alex were a pleasure to deal with, they were very open and transparent and quick to respond to enquiries. Decisions were made quickly and they communicated well which is extremely important when working on a project of this size. It is clear they have a great company culture and a great deal of experience within the industry and in particular Leeds. We wouldn’t hesitate to recommend.

I am currently a tenant in one of their properties and I am locked out on my room because the digital lock they installed does not function. I enter the correct pin code and it does not unlock at all. I called their locksmith contact, they can only come after 6 pm. I tried texting their emergency contact number and I get NO RESPONSE out of office hours. THEIR EMERGENCY CONTACT NUMBER DOES NOT RESPOND AFTER OFFICE HOURS. I mean what is the point of an emergency contact number then?
My other tenants faced the same issue, they called another locksmith to have a look and they said the LOCKS WERE INSTALLED INCORRECTLY AND THAT IT NEEDS TO BE COMPLETELY TAKEN OUT.
Now I can't reach their emergency contact number to discuss the lock issue and the agency locksmith contact can only come after 6 pm today but I HAVE TO PAY FOR IT. I HAVE TO PAY FOR AN INCORRECTLY INSTALLED DIGITAL LOCK THAT DOESN'T WORK SOMETIMES.
Really disappointing, awful and appalling agency. THINK CAREFULLY AGAIN BEFORE SIGNING A CONTRACT WITH THEM.

Moved in yesterday and so far it's been excellent. Jake, particularly, has been extremely helpful whenever needed and more than happy to answer any issues I have. Everyone was also more than happy to help when getting the admin stuff completed before the move in, i.e. helping with references, the contract etc. Would highly recommend, based off the experience so far.
Update: Left the apartment recently following the end of the tenancy. Company was slow to respond to issues generally, for example, when the door lock was broken and replaced by a padlock instead that could be unlocked from the outside with a screwdriver, and for example, when we had no heating, the general response was not one of urgency. Individually working for company aremittedly and polite and helpful (Alexandria is very helpful, for example), but there is still a very 'agency' feeling to the company, where money is quite clearly priority. Took off from deposit, which I dispute but did not decide to pursue further, and had not notified me in accordance with contract, only taking deposit when I requested money back, myself. Disappointing, given the positivity at the start of the tenancy.

This is a terrible agency with very poor communication. Avoid at all cost. They had provided a house which was not ready for move in. I was left without hot water shower for two weeks and it only got fixed after I took time out from work to chase them to do their job. The electronic keypad also malfunctioned twice now, and I have had to call the locksmith in out of hours ! Note that there is also no out of hours number to call the agency. Appalling agency. Think twice and include a reasonable exit clause if you are going to consider them.

Francesca and Sam and the team did a great job of finding a buyer for my buy to let property. I approached them as i knew sam had done lots of training and he's a great guy with a fantastic business and good connections. He found a buyer within 2 days of the advert going out to his mailing list for off market deals. All dealt with great - even though i broke my leg in the middle of it all! Francesca who dealt with the sales progression was lovely and really helpful, always keeping me in the loop and chasing people up when she needed to. The house they have, it's nice clean, but what i don't like and disappointed is the question they asking it's like you applying for mortgage event the mortgage company asking less questions and they don't need such a lot information. Other bad thing is DEPOSIT NON REFUNDABLE £100 Just through away to someone account. Let's say if you failed your application you lost £100. I do not recommend for anyone, or make sure you have a lot information about yourself. Like applying for secret servise. :)

Rude, unhelpful and poor/no service. I strongly advise against using this letting agency, particularly if you are a foreign student. Staff will make no allowances for your limited English. A few weeks ago a friend moved into Ferens Court, a block of flats this agency manages all the way from LEEDS. On my friend’s moving in day, she was given a flat that she had not been shown and in fact was nothing like the ones she viewed. It was only after I called the agent on my friends behalf that they agreed to move her. For several weeks my friend has been living in this tiny apartment where the ventilator in the shower room does not work, the water in the shower room is cold, and only warm water comes out of the kitchen tap. She has tried to contact the agent several times including by phone and email, with no response. When I called on her behalf yesterday, Alex the agent was extremely defensive from the get go. She offered no explanation about why my friends’ attempts to contact her about the repairs were ignored, and instead directed my friend to the agency website, even though I told her that my friend spoke very limited English, and also given the urgency of the situation and how long she had been waiting for the work to be done. Alex was also untruthful, insisting that she had showing my friend several apartments in the block, whereas my friend had actually only been shown 2. And even then the one in which the agency eventually placed her was not the one that she viewed. I had to fight to get her moved on her moving in day, she had two children with her. Avoid this agency.

Run away from this agency! They advertised no fee and then they charged you fees from nowhere. I tried to spoke with them and disscuss about it but they refused. Really bad experience with them during the tenancy. The barely notify us when visits were coming into our house. Not responsive at all when we had issues in the property. Sam has been amazing in helping me find my next investment property. The process was as smooth as it could get and Sam took on him everything to make the deal happen, ranging from dealing with the council on planning application, and a particularly complicated vendor. I have now given him to manage the refurb project of that property, and this so far has been going great, with Jade taking care of everything, from interior designer to project manage. On top of this, both of them are always responsive by both email/whatsapp/fb/phone! 5 Star!

I’ve been working with Watts and Co. for around 3 months now; they manage a 3 bed HMO I have in Leeds. The team were brilliant when we were renovating the HMO - they were able to help with all the rules and regulations and also give us advice on what rents well so we could adapt the HMO accordingly to meet the target audience.
As soon as the property went up for let we had a constant stream of potential tenants and the property was fully let within 2 weeks.
I have found Watts and Co letting agency to be very efficient, proactive and reliable and I’d highly recommend them to anyone.

These are the biggest con-artists around and I can honestly say that the experience they put me through was hell.
Approximately 4 months into my 6 month tenancy (in a studio flat), the ceiling started leaking. I immediately emailed the agency and after a few days of waiting, got no response. I was away from the flat for the weekend, so never thought about it becoming anything worse. Monday evening I came back to the flat to an entirely collapsed ceiling and debris everywhere. I immediately emailed and called the agency. The representative on the phone said they would get someone to call me asap. I waited an hour and heard nothing. Next door to my flat was someone doing some work on the flat in the same building to mine. I asked him if he could take a look at my flat and if he had contact with the agency. After seeing the flat and being left in utter shock at the state of it, he simply tells me he has nothing to do with the agency. 5 minutes later I hear him talking to one of the workers at Watts and Co, as I could clearly hear him informing them of the state of my flat.
2 hours had passed since my initial call to the agency and yet I still heard nothing. I made the decision to go and stay at a friend’s house an hour away, knowing very well that it was entirely unsafe for me to stay in the flat. On my way to my friends, I get the call from the agency asking where I am, over 2 hours after making the initial call. I clearly informed them of the situation and that I was unable to stay in the flat. Not once did he apologise nor offer a solution. He simply said we’ll get someone to check it out as soon as we can.
Fast forward a couple of days later, and Watts and Co still haven’t fixed the ceiling nor has anyone been down to inspect it. I called them as a matter of urgency, and I promise you, they told me that ‘the damage doesn’t look bad from the outside’ and that I was being awkward by not staying in the flat. The images I’ve provided were taken exactly when the ceiling first collapsed. These were sent to the agency numerous times, in case it didn’t get into their heads the initial hundred times just how severe the damage was to the property.
The agency then started blaming me for not providing them with a spare key so they could access the property. I questioned where their spare key was and they informed me that the spare key was taken by workmen that were supposed to carry out some work to the property, but never did, and hence never gave the keys back. I’ve genuinely given up at this point. The affect this had on me and my work life was honestly more than you could ever imagine.
So for the final 2 months of the tenancy, I was of course not living in the flat. Instead I was paying premium prices (from my own pocket) for an Air BnB. Despite this, the agency had the audacity to ask me for the rent for those 2 months and also asked for a further amount due to delayed rental payment. You couldn’t make this stuff up.
There’s so much more that can be said but at this point, I just need to summarise them, because otherwise I could be here forever talking about how terrible this agency is. They need to be shut down.
They never compensated me for the damage to my items within the flat at the time the ceiling collapsed.
They never offered me an alternative solution of accommodation.
They never offered to compensate my travel and accommodation costs that I incurred during the time I was left homeless.
Rude and impolite employees that would constantly belittle their customers.
Despite initially promising me things when first being shown the flat, they never abided by them and instead I was left sending them numerous emails within my first few months of tenancy to get anything done. Needless to say, nothing got done.
The flat was dirty when I first moved-in and they never sent someone to clean it.
Openly lie about circumstances as well as ridicule their own customers.
Stay well clear.

Disappointing. Very poor customer service. Asked for a viewing of a property and they could only give me one available viewing time and day. When I asked if I could view it another day, even a day later, all I got was ‘unfortunately not’, with no reason or explanation. Won’t ever be using them again and wouldn’t recommend . Having a super crisis with finding a place and needing it beautiful and extremely quickly, I viewed my property on the Tuesday and had the keys to my new home Friday afternoon. Alex and James were so impressive, super helpful and speedy to reply to how needy I was during this process. The professional way it is done through the referencing agency is fast and efficient, ( it goes as fast as you and the people referencing you do. ) The online portal they use is very self explanatory swell keep you up to date with any updates on your profile.

The agency handed over the key of the rental property with a dirty toilet. They had not been helpful in resolving the issue and gave failed assurance of follow up response but never got back to you. Their staff kept saying they can do bothering and said the cleaner "may or may not come today". They even considered the issue "closed" as they contacted cleaner already who didn't show up.

We haven't had a good experience using Morrison Watts to rent a house.
Before we moved in there were issues with errors in the contract and incorrect bank details being given out.
When we moved in, the house was very dirty - the previous tenants' bedding, washing up and filth was still in the house.
Over the year that we lived in the house we struggled with a broken boiler, radiator, toilet, tumble dryer, microwave, leaks and severe damp. At one point the damp was so bad we couldn't let bedding touch the walls or it would get soaked and shoes kept in one of the wardrobes all became mouldy! These issues were mostly resolved (except the cleaning, which we did ourselves) - just very very slowly after lots of hassling Morrison Watts!
When we moved out, we didn't hear whether our deposit was going to be returned for 2 and a half months. We eventually found out that they were retaining a significant proportion of the deposit for 'overuse of gas and electricity' which we did not believe was fair but after challenging it through the deposit protection scheme we have managed to gain a small amount of this back.
I would not rent through Morrison watts again.

After having my house on the market for sale with another agent for 3 months with not much interest I decided to go with Morrison Watts. I was confident after meeting with Sam that they would actively try to sell my property and it wasn't just about 'getting me on their books'. Within 2 weeks I had 3 offers on the table and sold my house for full asking price.
Having never sold a house before the process seemed quite daunting, however the sales progression team were fantastic in their communication and saw the sale through to a quick and smooth completion for both myself and the buyers.

I have been using Morrison Watts now for a couple of years and in that time have found them to be a very professional organisation. They are attentive to the needs of the Landlord and Tenant alike. I have used many letting agents over the years, and have had mixed experience with them all. Yet Morrison Watts seam to be able to maintain a high level of service on a continuous basis. I would recommend then to any Landlord who has, like me experienced the 'run of the mill' letting agency and is now looking for an agent that will out perform its competitors.
