Horrific company, had living room wall crumbling away for 2 years and had to call in environmental health in any time repairs needed done to get them to send out contractors. It's now been circa 6 months and they refuse to send the confirmation code to the Deposit Protection Scheme. Clearly due the full amount as they never stated within 7 days of tenancy leaving that there would be deductions.
Stay away, you would have a better time living in the street than renting through these lot, I know because after leaving that property I spent 3 months homeless.

They don't respond to my emails regarding my deposit without providing any reason. It seems that their only interest is finding ways to avoid refunding my deposit.
Secondly, I moved house during the pandemic and was advised to isolate. I contacted Armstrong to discuss possibly sending the keys through the post or having them pick them up from the property. This request was made because they had previously stated they would inspect the property on the last day of my tenancy. However, they insisted that the keys must be dropped off in person at their office by the last day of my tenancy. They mentioned that failure to do so would result in an additional month's rent charge.

I have been using Armstrong letting for a number of years to let out my portfolio of properties, after previously having issues with another local agent I wanted to switch to Amstrong, Amstrong took control of all of the full handover and dealt with this seamlessly
I now have very little or no stress due to how organised Armstrong lettings are managing my portfolio, I also have had some great feedback off the tenants!

After a really difficult time trying to find somewhere to rent that was not stupidly expensive I came across a property with Armstrong Estates. Hayley, who dealt with my viewings and any questions I had is possibly one of the most genuinely caring people I have dealt with in this industry and I have rented for 15+ years. Everything with the move was easy and clear, they even provided a really thoughtful start up gift box which was totally unexpected and also super useful with vouchers with money off for electrical goods etc alongside a selection of nibbles. It's the human things that count and this really blew me away. I can't recommend Armstrong Estates enough!

Superb support and service. After a horrendous 2 years of my elderley parents renting out a property, the tenant's not paying the rent and costing my parents thousands of pounds and immense stress to eventually be able to evict them. My parents enlisted in the services of Armstrongs Sales and Lettings, a local Company in North Shields. Hayley has been absolutely fantastic in managing the letting of the property, ensuring the best for the tenant and my parents as landlords. Hayley found a buyer for the property when my parents decided they no longer wanted to own the property. It was turning out to be a "challenge" getting the sale through, Hayley very kindly intervened with the process and supported and managed to get the sale through for my parents. I would highly recommend this Company, whether being a tenant or a landlord. We are extremely appreciative of Hayley's professional, knowledgeable and experienced support that she has given to us.

I have had a leaking roof for a number of months now. I reported it several times but to no avail. It has gotten so bad that the ceiling has fallen down due to the trapped water. Every time I call them they say they will get back to me but never do. They always come up with the same excuses. It's not like I'm not paying them rent on time. I just want this issue resolved. I just hate it when the whole place floods every time it rains. Hope they get their act together and sort this out. Thanks.

I am sorry it was hadrian residential they took over 2000 worth of goods plus tryed to empty house and remove my 1964 classics car when I was in hospital I was still paying rent to the house what would say about the.

From the outset I was asking questions about my decision to rent with them regarding their lack of professionalism, seconded by my guarantor who was not impressed at all, advising me to not proceed.
Rising damp, hole in wall, sloping floors, a dripping pipe in the kitchen, a temperamental boiler and no radiator in the kitchen weren't addressed or rectified until a radiator and working boiler were installed after far too many calls and visits to the agency, one month prior to me leaving as soon as my 12 month contract expired.
So pleased I don't deal with them any more.
Writing a review on Google, to warn others, the owner accuses me of aggressive, threatening and abusive behaviour to his female staff.
Clearly not true, unlike them taking advantage of a disabled person!
This clearly demonstrating their lax attitude towards professionalism.
Shame on you Hadrian Estates!

The office team respond to telephone calls very quickly, monies are paid in on a timely fashion and I have no complaints whatsoever. maintenance requests are dealt with promptly and I believe that my tenants are very happy with the service that they receive. i can unreservedly recommend them

I am a landlord. I approached Hadrians After nearly a year of very testing times with tenant which included courts, solicitors, council etc.Hayley is absolutely brilliant. I have handed her full management and feel relived.she has more knowledge than some of the professions that I have dealt with and gave me some very solid advice which I wasnt aware of and which you should normally get from payed profession. She is willing to go out of her way above and beyond to help you. She is so understanding and sympathetic. Most companies just want an easy ride and don't want to deal with complications but not these. They will deal with problems as if its their own.I am so glad that I have come across them. The staff there also seem very friendly and professional and I hope to stay with them for many years to come. I really would Highly recommend them to anyone. Thank you so much in advance.

Since I purchased the property I have received very good service from Hadrian Estates in managing my property and all my maintanance is stress free for me as to they get the work carried out quite quick.
Very good management company for my property.

I am a current tenant with Hadrian estates. Unfortunately none of our repairs have been repaired despite numerous phone calls and trips to the office. The house downstairs has had a broken window since we moved in and the handle of the front door has been broken off so we are constantly worried that someone is trying to get in the house. Hadrian estates have been informed and yet again nothing has been done. When I am on the phone I get fake promises that things will be fixed but I am still waiting. I have spoken to a local police officer who told me to contact her if we have anymore bother.

Quite simply, the impression I get from Hadrian Estates is that they couldn't give a damn what condition your rental property is in, so long as they are getting their money each month.
I was told prior to moving in a damp patch was new plaster drying, 2 months in and the damp patch is now considerably larger and has a few damp friends to hang out with too.
The smell when viewing, I was told, was that the property just needed airing, again, 2 months in and the smell, still very much present, is actually as a result of rising damp throughout the whole property, this, as a result, means I'm not using the kitchen as all of the cupboards are damp and therefore stink, not to mention not trusting a 6 inch nail, supporting the cupboard, still 4 inches out of the wall to keep my crockery safe.
The taps turn, literally, they have been loose since day one, the sink isn't attached to the base unit, simply sitting in a hole with only gravity holding it in place.
No form of heating at all in the kitchen, the boiler cuts out if you are using anything plugged into the same feed, so I have to choose if I use my dishwasher, kettle, or heating, but none of them together or the electricity trips out at the main fuse box.
Hadrian sent a lad out to replace an internal fuse but this will only continue to happen if I use my appliances how I chose.
Water, in the form of condensation, often dripping off the upstairs flat's main cold water feed, which is exposed in the kitchen, this has been unresolved for at least 4 years after speaking with previous tenants.
When i mentioned this to Hadrian, they replied that the other tenant was the worst tenant, to quote Jeremy Clarkson, "in the world".
Good to know they don't divulge information on previous tenants to others.
Honestly though, you would like to think they would offer to resolve it but, I mentioned a curtain pole had stuck me on my head as I closed the curtains, the reply, not are you ok, not that shouldn't have happened, but that "there shouldn't have been anything left in the property."
Well Hadrian, I filled more than a wheelie bin with the previous tenants left overs. Thanks.
Did I mention I don't use the living room either, as this too stinks, again from the damp.
The bathroom is freezing cold, the radiator, covered in rust, is pathetic, the toilet is on an angle, but then the whole flat is!
You think I'm joking...
I have a three seater sofa that needs a 5 inch block of wood under one end to keep it any where near level to sit on, my bed, on top of horrible damp smelly carpet is on an angle, a bit like sleeping in a tent on a sloping camp site, only I don't end up with my feet out of the tent door!
My drawers and cupboard doors don't close properly, a bit like every other door in the property really.
I'm no qualified surveyor, but i think I would be hard pushed to find anyone with solid proof against me saying that this property is subsiding.
I've never used a spirit level so much, just trying to level furniture, tv, etc.
I was told the utility meters we all credit/account and in no way top up or pay as you go, yep, you guessed it, all top up meters.
Back on the obvious damp, subject, Hadrian did send a bloke out, he looked, touched and concluded, all within 1 minute, that it was "just your typical Tyneside flat", mentioning he would let Hadrian know.
Still absolutely nothing done!
Mr Kushall is the Landlord and Hadrian tell me he has over 40 properties and is one of their best clients.
Well woop de doo!
Just a small point and not that it, should, matter, Hadrian are fully aware that I am registered disabled and use a wheelchair but even taking into account the Reasonable Responsibility Duty, something they clearly don't recognise, they still allowed me to enter such an appalling property.
On a lighter note, and feel free to laugh, so I don't roll across the room, I have to put the brakes on my wheelchair, INSIDE THE BLOODY HOUSE!

I have found Hadrian Estates to be very professional, staff are very courteous and helpful. I rented one of their properties for over 5 years. I would not hesitate to recommend them to anyone who is looking for an honest Estate Agent for lettings whether you are Landlord or a Tenant. Keep up the good work guys!

I've had the pleasure of having been working with Dene and the absolutely wonderful and very friendly team at Hadrian Estates for over six years now. If it is possible to find a more caring, transparent, pro active, compassionate and reactive group of agents I'd be extremely surprised and suspicious. Any minor repairs or otherwise are dealt with immediately and the customer service is absolutely impeccable. I cannot recommend them highly enough, they really do go the extra mile and nothing is ever too much trouble. Best in the business bar none. Straight talking combined with exceptional civility. I've worked with approximately 6 or 7 estate agents in my work with regards to housing people and it is easy to say that Dene, Hayley, Janice and crew are the very best there is. I look forward to another 6 years of perfect service.
