Run of the mill student exploiting company that know what they are doing. Extremely slow to reply to any maintenance call and when they finally do you are met with an arrogant demeaning response that basically tells you you are lying. A few months before we left our tenancy they took pictures of our house during a viewing and submitted these pictures as our move out pictures which led to us getting charged for things such as removal of items (our bedding and stuff that was there due to us STILL living there). To counteract this and more claims 6 emails were sent to them to ask for the inventory of when we moved in to be submitted to deposit schemes. They ignored all email attempts and hung up the phone when trying to contact them. I drove 5 hours up from London to ask them in person in their office where they all gave each other side eyes knowing who I was before I even asked and got promised that I’d be sent it by the end of the day minimum. Here I am 3 months later with no inventory and a £460 cleaning fee for a house we left very clean. Avoid at all costs

Poor service, my daughter rented from them. The house she rented was dirty on moving in. The staff were patronising and rude tell us it was in perfect condition despite them never visiting the property. We had to pay professional cleaners before moving in. Then they had the cheeky to ask for £300 to clean the property on exiting it. Very very disappointed with them.

Do NOT rent through Thornley Groves - formerly known as HOMES4U - who had to re-invent themselves due to the awful reputation they had. Upon moving in to their property, it was filthy, when requesting it be cleaned, we were met with an extremely rude property manager, Harry Chadwick (no longer works for them). We were two 22y/o girls being spoken to with so little respect from this man, who ridiculed us and our claims that the property was not clean, on the basis that they had paid for a professional cleaner (which they may well have but should look into hiring cleaners that leave the property even slightly clean). Throughout the year we had as little involvement with Thornley Groves as possible until moving out. Despite the state of the property moving in, when moving out we cleaned it head to toe and was then met with a nearly £300 cleaning fee! This fee was backed up by claims that the house was not left as clean as it was when we moved in, we have fought against this claim through the Deposit Claims Dispute system and have had the fee significantly reduced. I am so glad my involvement with Thornley Groves is now over, as a student with the current cost of living, the thought of having to pay nearly £300 was extremely daunting and has caused me a lot of recent stress. Please, whatever you do, do NOT rent from this estate agent!

If I could rate Thornley Groves minus stars, I would. We rented our student house through them and from the beginning it was a disaster. When we moved in, the house was a state. It had not been cleaned and there were food wrappers around the house. Someone had also dumped a load of rubbish in the garden. When we contacted the agency to express that we were unhappy with the state the house was left in, our property manager Harry Chadwick was ridiculously rude to us and patronised us telling us he ‘would be happy with the state the house was given to us in’. To top it all off, they tried charging us almost £300 in cleaning once we moved out, despite the fact we had left the house spotless. Zero Deposit rejected the majority of this, evidential agreeing with us. NEVER rent through Thornley Groves, rebranding from Homes4U to Thornley Groves doesn’t change the fact they will try and rinse you of your money.

If I could give 0 stars I would. The whole process with thornley groves has been stressful, when we moved in it was not to a clean standard and we had to deep clean the house. Then when moving out they had the cheek to try and make us pay almost 300 for cleaning when we cleaned before we left and to a better standard than what we moved into, which was proven when after going through an appeal process it was reduced by 78%.
Plus whenever trying to deal with thornely groves they were absolutely terrible we were left without a working toilet for a week and they were thoroughly rude when trying to sort things out.

Worst experience ever dealing with an agent.
To start with rented a flat upfront for 6 months. Left my seinheiser in the flat then, went to my old house to move things in. They allowed contractors in and when I came back the headphones were gone
When moved into the property as was furnished the mattress protector was with blood stains in it
The woman dealing with the flat a so call Ms H. Jackson was total rude, unhelpful and went left the property she took a picture of a hair on the door and discounted 200 pounds from my deposit.
If you want a ripp off go with them

I have contacted Stefan Bowers, my property manager, about multiple issues over a period of one month and he has never replied back to me and never called me back despite leaving multiple voicemails. I do not even know if this person exists however I am told he is my property manager.
I didn't have access to my post box and that was never sorted. I had to go out of my way to contact the manufacturing company to send me a copy of my post box key at my own expense as well. I had to do this because I was late on my bill payments and the only way I could get my account reference no is on the post. Will Thornley Groves take liability for this?
I even had no power for 48 hours! All my food had to be thrown out. Will you reimburse me for the £40 food shop? I tried contacting him to no avail and I even reported it on the FIXLO/online fault reporting system and no one was getting in touch with me! This was an emergency and it needed to be sorted out within 24 hours.
These are two out of the many issues I have been dealing with a I still haven't heard/seen a single word from this person. How ridiculous! Is this what Thornley Groves has come to?

I let a HMO property through Homes4U Withington for 6 years. I am not local and entrusted them to manage and maintain my property.
For the first few years, they offered a service that can be described as satisfactory. There has been a significant deterioration in the service over the last 2 years as is reflected in the reviews below. They simply do not respond to emails or phone calls. They do not provide any customer service to landlords and they do not care for the properties entrusted to them.
Simple tasks take months to resolve. It took over 6 months of emails and phone calls for them to arrange a gardener to cut an overgrown hedge which the council was threatening me with prosecution over. They then sent me a quote to get the hedges for the whole street trimmed.
They allowed the house to fall into disrepair and failed to pass on issues from the tenants such as leaks in the roof and a broken fridge so that they could be dealt with at an early stage.
Their check-in and check-out procedures are not fit for purpose. Every year, I lose hundreds of pounds worth of furniture and appliances due to tenants removing/breaking them and Homes4U failing to carry out adequate inventory checks. Every year, the tenants would leave behind mountains of junk that I would then have to pay to be cleared out because of the inadequate check out procedures.
I always made it clear that I wanted the property to remain in a good condition and would be happy to pay for repairs and replacement furniture when required. Homes4U have allowed the house to fall into a disgusting state of disrepair and failed to contact me to authorise works - instead attempting to market the property with an embarrassing video tour showing an entrance hall cluttered with junk left behind by previous tenants, rooms with missing beds, collapsing wardrobes and dirty furniture. It is very upsetting to see the state that they have allowed the house to fall into.
I asked them to install a television to make the house more attractive. It was installed directly above an electrical fireplace with cables hanging down into it - a complete lack of common sense.
I contacted the MD - Carolyn Mellor outlining my concerns and advising that, if she was no longer interested in managing my property, to let me know. She didn’t respond which tells you all you need to know as to their attitude towards their customers as well as the culture and incompetence within the company.
I have now found another attentive and competent agent to manage and care for the property but will have to spend thousands of pounds fixing up my neglected property.

She always responded promptly to my concerns (even when our only form of contact was email), went out of her way to address issues I had with property and found great contractors to complete the work that needed doing a fair price.

Really sorry I did nt read the reviews before taking homes4u as managing agents. Shocking beyond words. Every month bills for repairs but at the same time tenants complaining to me that repairs need doing and they are getting no response from homes4u. Paying out constant money for upkeep and still unhappy tenants. And this after just doing up the properties to a high standard. They refused to put in WiFi said not their job. When eventually took away management from them and they still kept calling asking if I wanted to do the much needed repairs. Got someone else to have a look they said no work required. Makes me wonder about the new boiler they said they put in. Bottom line virtually no income month after month and constant unhappy tenants. Gave it to someone else to manage been a different story. Long may it last. Seems like they used to be good but last few years or so have decided more money to make with kickbacks or fictious repairs. Very high turnover of staff there one day gone the next. Maybe once they see what's going on behind the scenes. Still have the loans taken out for the refurbishment 4 years ago with nothing paid off from them when they should have been paid off by now. Horrible. No matter how desperate you are, never rent with this company! Didn't receive any inventory or correct deposit info moving in, old tenants had left rubbish everywhere. Shower broke, took them over a week to send anyone out. Other issues (in one year!) ranging from being left with ZERO hot water or heating for a MONTH during winter 2020 when the boiler broke, to having the living room door handle get stuck and having Homes4u call out a locksmith to literally break the door down and then being expected to pay for it, to an illegal section 21 notice being issued last year and having to seek legal advice (we were advised that, yes, we should have been given 4 months notice - as per the law back then - instead of the 2 months given). Now they are saying we aren't owed any deposit back despite us taking photographs of the property on the day we left, and email evidence of the many issues we raised throughout our tenancy. So now more legal advice is being sought-after due to the complete incompetence of Homes4u. Avoid!

Fine experience during the tenancy, with small delays to requests but not the end of the world. Had a pretty awful experience at the end of tenancy trying to wrest my deposit back from them, eventually succeeding more than 8 weeks after end of tenancy. In these 8 weeks, I received no replies to even basic requests for information; I would be very surprised if they treated their landlords with the same contempt.

Homes4u is the worst agency you can ask for services. We rented a house with them in feb 2021. Since the beginning we had tons of problems; the property manager never pick up the phone or helped us. The microwave went on fire, we had a leak in the ceiling, the bathroom bath didn’t work.
After finishing our tenancy they charged us a cleaning fee of £320 pounds. The house was completely clean ( I even have a video).
The tenancy coordinator said that we could dispute the charges. She said that I could sent it to her. After disputing the charges her next email was to dispute it with a third company when it was homes4u who deducted that fee unfairly.
If you are looking for a house and is with this terrible agency I would not even considered it. They are unprofessional, and the worst company I have I asked for rental services.

Would have rated a 0 if possible. impossible to contact for support. Neglects to follow their own complains procedure, making us tenants wait indefinitely for repairs. Only after the property ombudsman was involved, did they even reply to our request. Tries at every instance to wring more money out of tenants, especially students, hoping that they do not know their rights as tenants. I am still disputing additional charges to this day that are not supported by any evidence. Would not use Homes4U again as long as I live. Would never recommend to anyone, even my worst enemy. Truly a cancer on society.

Was having issues with a difficult landlord with regards to replacing an oven. The compliance manager (Heather Harrington) was great and really helpful in terms of resolving the issues and getting in touch with the landlord for us. Flats falling apart and they are doing nothing about it.
Second night in the flat, water starts pouring through smoke alarm in the middle of the night.
A couple of weeks later, the washing machine breaks and starts to flood kitchen. I informed homes 4u on the Friday, nothing was done. Now on Tuesday, the situation has escalated to an emergency as the kitchen is COMPLETELY FLOODED, litre after litre flowing out of the washing machine even now in to the living room. Seemingly they don't understand what EMERGENCY means
UPDATE: After fixing issue myself, they sent a cowboy trader round. He has clearly further damaged washing machine in order to secure himself another call out fee. Disgrace.
Another update: Emergency situations in my flat are ignored but they ignore the legally required 24 hours notice to send someone in to your flat!

AVOID! DO NOT TRUST THE HIGHER STAR RATINGS!
I would strongly recommend avoiding this company at all costs. Unfortunately, its hard to find decent letting companies especially when you are a student but homes4u were the worst company I dealt with during my time as a student and I had trouble with others in the past.
The house was a mess when we moved in, damaged and left very unclean by previous tenants. It took us months to get any of these issues recognised and even then only the smallest problems were fixed. This experience was made worse when at the end of our tenancy they attempted to charge us over £200 for a deep clean and repairs. Fortunately, I had documented the state of the property when we moved in and disputed the claim with the TDS so rightfully they did not get this amount. Although, this speaks to how unprofessional and sneaky the landlord/agents are.
Not worth the hassle - go elsewhere.

After trying for 6 months to get maintenance out to fit our fire alarms and a light bulb (as I was unable to reach) I finally spoke to a helpful man on the phone named Dan, who arranged a phone call with a property manager Hayley. After 6 months of multiple calls, reports and emails, Hayley was able to have the maintenance man at my house the same day as I rang her. She made it so easy to arrange after a lot of stress and frustration of waiting so long and she was so kind and professional! I’m so thankful I finally spoke to Hayley at this branch as she was ever so helpful and I finally have a safe house to live in and light bulbs fitted! Thanks so much for your help Hayley!

Poppy and Tarin were very professional and helped us with all the inquiries and situations that we posed. Andrew, which is managing our account at the moment, was very prompt and professional as well. We have just moved in a week ago but so far everything has been just great!
Edit: I have downgraded this property management firm to 1 star because, after multiple issues that we had, they have still not fixed most of them. In order to get things going, we had to reach out to Manchester City Council twice...so far. It seems like all property management companies in the UK are just abysmal and this needs to change!

AVOID THIS COMPANY!
During our tenancy they were ok although there were a few things that were broken when we moved in that needed fixing.
They showed their true colours at the end of our tenancy. No communication at all about moving out. A week after moving out I made contact about the return of our deposit and got a 'move out guide' sent to me in return?!
It is now 4 weeks since we moved out and there's no sign of our deposit. They are also taking £210 out of our deposit for a "deep clean" although when we moved in it was filthy and we left it in good condition.
Please save your money and do not use these charlatans.

I've been dealing with Mitesh at the Withington branch recently trying to get some decorating and fixing done in our flat. He's been excellent at responding to emails and has had a lot of perseverance trying to get hold of our landlady who lives abroad. I think he's doing a great job and feels very much like he's on our side.
Update: 2 years after initial request, Mitesh has left and the repairs still haven't been done. My emails are now being ignored, despite the fact that the ceiling in one of our rooms can be heard cracking at night and now needs far more significant repairs. Thought Homes4U was on an upturn. Shame that it's not

Moved out of a property where I lived for 2 years - paying rent on time without any complaints being raised against me. As a normal person would expect homes4u to have good contacts with cleaning agencies and to be able to get more than a reasonable qoute. Could not be more wrong!
Trying to keep over £400.00 for cleaning of a two bedroom flat (a flat, not a house). Instructed some dodgy cleaning agency which migh as well be their proxy just to rob tenants of their deposit. Extremely unhappy with how they just try to justify this over exaggerated invoice in the lines of - 'It is what it is.' 'It is what it has been charged'. How is this charge reasonable!? Will be making contact with the Property Ombudsman and the Property Watchdog. To all landlonds and tenants - Do not bother unless you want to be scammed. Not only unreasonable but unlawful and fraudulent conduct.

Absolutely appalling experience. Have been totally inept throughout the year.
Whether it being sorting out replaced furniture, replacing a tenant, getting into contact with the landlord, sorting out deposits and all rental communication.
Any slight inconvenience to them won’t be considered unless they can make money from it.
In the small print of their tenancy agreements they ensure that the students under their contracts have as many rights as the rats and roaches that also share the dwelling.
The employees will share a pit in hell with the likes of Hitler and Thatcher.
In one other review I have seen that Mathew Butler has been praised. I therefore believe that Homes4u have been writing their own reviews to maintain a higher rating given my interactions with Mathew Butler have been incredibly unprofessional.
I would strongly advise to all students considering using this service that they don’t and try and get in touch with a landlord directly.

many many many problems with this tenancy. one of our housemates moved out and began renting the property on spare room to many other people, which breached the contract of having only 4 people in the property. (there were 2 people in his single room). Informed landlord and homes4u, however, did absolutely nothing in regards to this. The housemate which moved out also did not pay their rent, and they refused to use their guarantor. They used everyone else’s deposit to compensate for their incompetence and laziness. In addition to this, the property was filthy when we moved in, and they did clean after we informed. Homes4u are incredibly unreasonable and unhelpful in any situation. would definitely not recommend this property management company. Unless you want your deposit taking off you for ridiculous reasons, wanting your property to be dirty when you move in, and unresponsiveness. in regards to any queries you have. Absolute thieves.

We have been with Homes4U for around 15 years and they are brilliant. A few years ago they were not as good however that has not been the case for 10+ years due to massive improvements.
Reasons for 5* review include managing a flood completely including removal of old kitchen, carpets throughout etc and then getting rapid installation of replacement at a much cheaper price than i could have done. Other example is them managing replacement of a bathroom between tenants again at a fair price but more importantly without any over-runs. Organising plumber and electrician out of hours again at a fair price. I have not walked into my flats for the last 8 years or so as no need.
If other management companies are cheaper and deliver the care we get then go for it however we are very happy

I am a landlord, i have had so many bad experiences with Homes4u. They never responded to my emails, they are always on the phone if you call. They do not chase late payments but still take their money. They are currently in breach of contract because they can not be bothered to conduct a final inspection of my property. I am having to go to the property ombudsman because of their failings. I applaud you to look elsewhere to find another company to look after your interests. I think one star is too generous. Homes4u just do not care as long as they take your money.

We are Landlords and we are lucky that our contract with them is coming to an end in April 2020.
We have dealt with Emma (property “manager”), Andrew (Emma’s manager) and Ann (complaints).
In a year we have made several complaints and we are in the process of contacting the Ombudsman due to their lack of ownership and professionalism.
They lack the necessary skills to manage properties, follow up on issues and on payments!
They lack the skills to keep Landlords up to date and they don’t care about customer service.
On any challenged issue, Homes4u’s response will be to submit a complaint to their department (Ann). Be aware that Ann’s deep dive is inexistent. She just takes information at face value. Her role is flawed and biased from the start. She will never agree with a Landlord and most likely not even with a Tenant because Homes4u cares ONLY about their fee. And they will get it one way or another.
They didn’t perform proper inspections (they can’t even take proper photos) or checks on our house and, now they refuse to even inspect the property once our tenants are out. There will always be a reason and an excuse for Homes4u to NOT do something.
In our minds this is retaliation for not going forward with their disgraceful service.

The person I talked to did not show any sincerity and sounded like he could not care less or his time could be better use than talking to me. I basically tried to ask for details and processes about letting a property (guilty as charged that this is my first time!) but all he sent me was the charges! I thought as least he would have the courtesy to send me a guideline or pamphlet introducing the service!! Looks like all he concerns about is his commission. She is the most unco-operative stuck up person I have ever had to deal with. She has made mine and my house mate’ time at one of their properties which has thankfully just ended a nightmare. Where do I even begin... If you can avoid this company, PLEASE DO SO AT ALL COSTS!!! First of all, communication problems arose even before signing the contract. Firstly, they need 10 days to process documents before moving in, and even though we started the renting process earlier than that, there were delays of the contract and even a 1 week delay of moving in (we had to crash on the couches of our friends while working and studying) because they were unresponsive and stated multiple incorrect things. First we were told we require only one guarantor, then the night before we were supposed to sign everything, suddenly we need to find 3 guarantors over night (which is hard for students when you don't know anyone in UK), then our contract length at first when talking to them was 8 months or so, then we came and they told us it's 12 months (once again, awful communication even among the company employees themselves). And these were just a few things.
Then when we finally get to move in, the place is dirty, there is grease above the oven, the appliances and the fridges are masivelly dirty (we even found a bunch of mould in the fridges), dust everywhere you touch or see, there seemed to be no vacuuming in the property for ages. So we had to do the thorough cleaning ourselves. ALSO THE FLAT WAS INFESTED WITH MICE.
Then, when leaving the property AND ACTUALLY CLEANING IT THOROUGHLY AND LEAVING IT IN MUCH BETTER CONDITION THAN WE FOUND IT they now wish to claim a significant portion of our deposit. We got them to send us the price breakdown and the things written on there are ridiculous, such as "wiping the back of the drawer" or "wiping behind the toaster" (which was a breadcrumb mess when we moved in) or even "wiping the door", a cleaner could fix these things in an hour for 30 pounds if not even less. They even want to charge us for them needing to remove a few hangers from the house!!! This is just ridiculous.
In short, terrible communication among them and with us, incorrect claims which caused delays, dirty property for us, and now they want to take our deposit for literally nothing.
Do. Not. Rent. With. Them. If you do not have a choice, upon moving in take as many photos of the property as you can so that they do as little wrong to you at the end of the tenancy as possible.
Will never rent with homes4u again. Ever.

I have been a tenant since 2005. Michelle Brobbin has been my direct contact each time I have needed help or an issue to resolve. She has never failed to solve any issues we have had and every enquiry was always answered promptly and effectively. Homes4u Manchester has been my Landlord property manager for last 1.5 year. for the first year they property manager they assigned to me was absolutely bogus. He didn't take any actions for months for the repair requests i had made i.e. Sink leak, Cooker Hood and many more. My wife had to wash dishes in Bathroom basin for 5 months. I was so frustrated by that property manager called Andrew Moron, that i had threatened for legal actions and i was assigned a new Property Manager. named Mitesh Kara. For God's grace he solved each and every problem within week. He was like an Angel for us. Thanks to Home4u and understand the situation and take right action before it was too late.
Mitesh has been so good at his service that i extended my contract on the same apartment only because the trust i had on him. Also not to mention the great service renewing contract by Michael Bobbin.
Only for great service of Mitesh and Michael, i gave Homes4u rating of 4, otherwise would have given 0.

We have been working together with H4U for around 10 years now and found them to be excellent in the student let sector and I would not hesitate to recommend them.
Heather Harrington has been outstanding and very professional during our HMO campaign over the years working closely with the MCC and the Landlords within our area of Manchester, Heather has recently enforced a smooth transition of new HMO legislation on our behalf ensuring that our Landlords accommodation package is well maintained and up to HMO standards. Over the years, I feel as though the relationship you generate gets better. This relationship primarily is with your Property Manger (in my case Andy Moran), so issues, problems etc. You real wuth this person....yet when you come to re-sign for example you deal with someone that is basically a sales person - they have no interest in issues you may have that you want sorting before re-signing etc - and I agree with some previous reviews the re-sign fee is scandalous - no other company I have used charge you these very high fees just to stay in the same property.
Andy is good, I felt the re-sign process is basically “Sign or get out”. From a Customers point of view a single point of contact should be able to deal with you - even if they have to have someone else behind the scenes in the office dealing with sales - it’s very disjointed.
Overall I have no major complaints, and anything I do I have I raise to Andy and action or feedback is usually given.

After renting with homes4u for over a year I can honestly say if you can avoid renting with them, please do. They didn’t do a inventory check for me when I moved in, they charged £100 to have another 7 months there (to make a new contract) and they were just terrible with communication for the entire year I was with them, I’m pretty sure they just ignore emails and when you call them they just ignore the question and act like they don’t know what you’re on about. Impossible to get answers and found myself constantly chasing. The flat I lived in was spotless and still had £140 deducted from final deposit. Awful company with dreadful customer service. I mostly dealt with Andrew Moran and he often didn’t reply to my emails and just was very unhelpful every time I had any queries. Will make sure I don’t rent with them again.

Misunderstandings prior to moving into a new address stirred many problems including the moving date being delayed as the contract was written up wrong. Property manager responsible for my property left the Homes4u branch and I wasn’t notified so all emails between me and the estate agents were ignored. Had a few problems moving into the properly which were reported on the inventory and again multiple times on the phone to which a ‘work order’ has been placed but no action in a month. I’ve been told that I’ll be called back about respective problems and heard nothing. However, Michelle on the accounts team was helpful and friendly when dealing with a situation regarding rent, she was industrious and solved the problem in good time.

Terrible experience. Staff unresponsive and rude, late to viewing, pressurising, hidden fees. Flat disgusting when moved in despite being promised a clean. Unresponsive to issues e.g. broken pipes during tenancy. Once left the property - handing in keys early without requesting money back - they kept the deposit using photographs of two dust balls! Shocking service, regretting paying the admin fees.
We paid the extra admin fees in the hope that homes4u would help solve any issues quickly and efficiently. This was not the case. Amongst others, problems with damp in the house and the sofas which were quite frankly unsafe, took well over 4 months to resolve.
Generally inefficient and poor communication and service.
The final straw on a personal note was at the end of tenancy. They tried to charge me for a missing chair with absolutely no evidence, I challenged and they dropped the charge within minutes. What a surprise.

I cannot recommend that anybody ever choose to rent with homes4u Withington. Over the course of my year renting with the company I have experienced several issues with them. For a start, when we moved into the property, I found it unclean, infested with spiders and insects, with an overgrown dump of a garden and disgustingly mouldy bathroom. The only issue that was ever resolved by the company was the mould and damp in the bathroom, over 4 months after I moved in! I regret not complaining more about the other unsatisfactory elements of the property when I moved in, as now they are trying to take my deposit away for them!
Furthermore, throughout the latter half of the tenancy, I experienced multiple accounts of invasion of privacy and disregard for our rented property by the homes4u staff. On two occasions, when showing others round the house, the agents left doors unlocked and wide open. In one of these instances, the agent was gossiping on the phone (in my doorway) while two young lads roamed freely about the house without her supervision, where we could have easily been robbed due to the doors she left unlocked.
In another instance, I found myself rushing downstairs after hearing what sounded like a break-in. I found an agent downstairs who claimed to be there for an inspection of property, who had not given proper notice and had not even knocked on our door. What she did was illegal, and the manager was notified, yet now after the end of my tenancy I still find myself being unfairly treated by this company.
In regards to the deposit return, despite the awful conditions the house was handed to me in, they are still withholding a significant portion of my deposit. Not only this, but I found out last night that the agent I have been speaking to had blatantly lied to me about the nature of the costs incurred until I asked for a cost breakdown, where multiple costs that were not disclosed in previous emails were shown. This is because they know full well they have no right to claim my deposit over these issues, so their only option is to lie and hope that I give in to their demands.
I am now left with the unsavoury last resort of a legal battle for my deposit, but under the circumstances, I believe I have no other choice. Homes4u are in the business of exploiting young students of their hard earned money, and I cannot emphasise enough how cheated and betrayed I feel by them.

We are a 5 hour drive from the property so it is important that our managing agent acts in a fair and prompt way in our absence when tenants have problems with the property. I've rented from these people and they don't help you with anything, all they do is lead you on and lie to your face.
I've stayed in one of their properties for a year, I was promised a garage and I never even got to see it. they gave me a set of keys that didn't fit on any of the garages and they had 3 different members of staff come down to check on the garage, none of them could access it and would contact me about it, they never did. As I moved out I wrote an official complaint about the garage with all conversations added to the email which members of staff were promising me that they would help and sort out the problem. I got a reply from the official complaints department simply saying "we sent someone out there and he could access the garage just fine" which is absolutely ridiculous since none of their staff or anyone else was able to access it and suddenly as soon as I move out it works just fine? Unacceptable. This doesn't even begin to list all the other problems I've had with the property which were also never fixed, including mold, a disgusting oven, damp house etc etc. and to add insult to injury, we managed to clean the apartment far better than when we received it and they still took most of our deposit for "cleaning purposes" and "fixing things" that we addressed that needed to be fixed the day we moved in.
DO NOT RENT FROM THESE PEOPLE AS THEY ARE LIARS AND WILL STEAL YOUR MONEY WITH FALSE PROMISES.

I would not recommend Homes4u to anyone, they are inefficient and don’t really care about satisfying their student tenants. The house was in a poor state from the beginning of our tenancy, with lots of items damaged and in a bad condition, despite Homes4u having 10 days where I wasn’t allowed to move in so they could inspect the property. The items included mattresses, curtains, wardrobes, doors, light fixings, wallpaper just to name a few. One of the worst being the grill on the back door being broken, it took them months to fix and prevented access through the door, breaking fire regulation standards. Another would be our gas oven began to cut out about half way through the year (a massive fire hazard in my opinion), something they never got round to fixing or replacing because the house was for sale. Our property managers kept leaving the company without anyone notifying us meaning many of my emails (the form of contact they told us to contact them by) were ignored. Many of the problems with the house were not fixed and if they were it took a lot of emails from my part and a few months to get it done. And the cherry on top of the cake is that they are now taking our deposit for things that were wrong with the house before we moved in. All in all my impression of Homes4u is that they couldn’t care less about giving you good service, they just want your money with minimal effort.

Just recently moved out of a Homes4u property after being there for 6 years. Goes a long way to say that this is the largest stay we have had in one property. Our property manager, Andrew Brownlee, was an absolute pleasure to deal with from original viewing, through contact with the landlord and contractors who worked on the house and leaving process. Very attentive and responsive to communications, adding to the reason we stayed for so long. In fact the only reason for us moving on was to find a bigger space now we have a one and a half year old. We even tried to find another property with Homes4u due to the great service. Highly recommend to anyone and our new property managers have large shoes to fill :)

I have used the agency for 2 years now, but am not satisfied with the service. When I first moved into the property, there were several issues with the house we reported on many occasions, which were not sorted out.
There is a lot of blaming that the landlord is not willing to make the changes, but when we met the landlord he said that was not told of most of the issues and resolved them following his visit.
There have been many instances when we were not notified of workmen attending the house, who even had a set of keys, without our knowing !!!
Homes4u have also accused us of changing the locks on several occasions. Later they admitted to losing the key and requested that they would like to change the locks as a result.
Also, I have come back to property after Easter holidays to find the house had been cleaned, without us being told. I am most annoyed at the fact that they disposed of many of our items. They also went through our kitchen cupboards and rearranged everything and moved things around.
Overall, I feel like they should do much better and not just focus on getting people into properties and NOT actually resolving issues. I feel like they lack professionalism at time and changes must be made

I would strongly recommend that you do not rent through this company. They're disorganised, staff turnover is high, fees are ridiculous (e.g a £90 fee if you're deemed to need a guarantor, this entails a credit check; something that costs a few pounds online) Certain issues with our house went unfixed for weeks - some friends living in the house before I moved in went ten weeks without a working shower. Many parts of the house were filthy and mouldy on the move in date. I can, however, recommend Michelle B., who has been very helpful and pleasant to deal with whenever I have had any contact with her.
Overall - avoid homes4u.

Totally incompetent. The house itself was nice but very badly looked after. Homes4u were absolutely useless at every stage. Whenever we asked them to fix something they took forever, we went without a shower in a house of seven for over a month. Now I've left the property and they still haven't repaid my deposit two months later. Avoid them if possible. I can't see how anyone could rate them five stars and can only assume that someone from Homes4u has written the positive reviews. The staff are hopeless, there's no communication between them and seemingly no process at all to ensure that even the most basic responsibilities are carried out. They also don't respect your privacy whatsoever. When any representatives of Homes4u came to the property they were given keys and didn't even knock before entering. The only thing they managed to do was chase us for the excessive signing on fees (soon to be outlawed) and maintain the hedges.

I came to homes4u after a bad experience with other agents so I been with homes4u since 2010, (when they were called Chesters) and I have had nothing but excellent and efficient service, compared to the other agents I used before.
Homes4u staff, past and present, have been very professional as well as friendly in my experience, and have been willing to go the extra mile for me as a landlord living miles away from my B2L property.
I'll highly recommend homes4u and the helpful fantastic staff who work there.
Ask for Adele, (Wimslow Rd office) and leave matters in her capable hands.

Overall, this agent works much better than others in the city. What I appreciated a lot is that during the viewing process, they have a very precise schedule, which allows both the prospective tenant to arrange his affairs and the present tenant to be minimally disturbed. Property management is good but can perhaps be improved as some of the contractors exhibit unpleasantly long response times. However, unfortunately, this is a broader problem across all real estate agents.

We live in Scotland so picking the correct people to sell our property was something we had to get right first time After shopping around we decided to go with homes 4 u. To summarise -
The fees for selling were excellent.
Anthony put the house on market the market at the right price- was sold within a few days.
Jayne excelled after the sale was agreed due to the buyers solicitors dragging their heels & not completing paperwork on time.
Adele was always extremely helpful at keeping us updated on a daily basis and very efficient and put our minds at rest that everything was running smoothly.
Made what can be a stressful time, run extremely smoothly. Wouldn't hesitate in using Homes 4 u again.Thanks

I cannot even justify giving this estate agency a star! they have been the worst agency I have ever dealt with. The unprofessional approach towards giving us our deposit back after our property was in a better condition then when we moved in makes me sick. They left us without a boiler for 3 months, which is extremely illegal...
They have gone past the time threshold and still have our deposit and have not protected it securely either. I would not recommend them to anyone, as your life will be extremely stressful through your tenancy and afterwards!

I have been waiting for 7 months to have one of my bedrooms plastered.
2 years ago I had a new boiler fitted and the maintenance men set fire to the ceiling, and didnt have a clip for the outside pipe! Guess what? they have never been back.
I waited 6 years for a brick to be pointed in at the front of the house!
We do all our own jobs and decorating as waiting for chester/homes4u to do anything...you will be waiting a LONG time!

Absolutely awful, no help what so ever. Our house has had a broken tap, broken door handles no shelving and no toilet locks for 6 months, the locks have be applied after months of requesting, but the other repairs where completely ignored and are still being ignored. AVOID AT ALL COSTS

My tenancy agreement with homes 4 u ended on one day and began at my new house the day after. As we would be homeless for a day and have nowhere to put our things I asked if we could stay an extra day which we were told wasn't possible. I moved all my things out and cleaned and posted the key to the agency on the day our tenancy expired, and then slept on a friend's couch that night and had a lot of problems storing my possessions. 2 days later I received a call from the agency who still hadn't received the key and said I would be charged 2 days rent. I realised that I had posted the key to the agency 2 doors down (very stupid of me but we had switched agencies mid year and I was tired form moving and cleaning and trying to sort things out all day!). Upon realising this I went straight to the other agency (the Living Room) and explained. They had the key and understood what had happened. The lady there locked up her shop and brought the key round with me to explain that she had had the key the entire time. Despite this, homes4u would not waver the fine as they said they didn't believe me and thought I might have stayed the extra days (even though the agent next door had brought the key round, who I was told "could have been anyone"). Homes4u had all the other keys and full access to all rooms in the house.
I found this especially annoying as I would have loved to have paid extra and stayed the extra 2 days like I was charged for, instead of rushing around stressing and sleeping on a couch, while treating patients in university during the day in a tired state.
Moving house is a stressful time and I think homes4u didn't make this any easier, and it was insulting to not be trusted when it was so clear what had happened.
Good company if you are a landlord as based on this experience they will be rigid and unforgiving with their tenants.

Homes4u is probably the WORST agency I had to deal with. Here is a selection of my bad experience with them:
- took them 15 days to address the issue with the lack of hot water in WINTER in Christmas time
- took them 15 days to change the washing machine
- took them FOUR months to get a meter reading and let us know the process to access it which led to issue on setting up utility bills
- made us pay more than £250 for cleaning after we left although we left the house in a more decent state than when we moved in
- charged us £40 to "remove items" in the house while previous tenants had left an incredible amounts of items *we* had to deal with
- refused to communicate us the name and contact detail of the landlord all year round
In one word, AVOID.They are dishonest and unefficient.

When told about problems with the house, often very slow in getting them fixed. Despite having completed certain paperwork for our house, they had not passed it on to landlord and we nearly lost the house.

Presumably most of the reviews on here are written by themselves as how anybody could possibly rate these people higher than a 1 is beyond me. They are misleading, incapable of the simplest of tasks and rely purely on the fact they have lots of student properties to keep them afloat. Worst estate agent I've dealt with by a long way.
The house I rented from them was put up for sale by the Landlord and despite having upwards of 30 viewings in the space of a few months (whilst we were occupying), the house has not sold. Having been present at 90% of the viewings as I work from home, I have witnessed the extent to which their staff try to mislead prospective Landlords by marketing the house as a student property and promising the house will be easy to let. This is a lie, it's not really a student house and there aren't really that many students in that area. It's not been easy to let as we signed our contract in November after the house had been empty for a good few months.
The viewings are intrusive, their staff don't communicate with us or each other, really if they want to continue doing so many viewings they should have grouped them together so as to be less intrusive. Having strangers touring your home once or twice a week for months on end is no way to live.
I've now moved out as I was so sick of living this way, the house still hasn't sold and as expected, Homes4U have managed to make every possible mistake they could to long out the process of getting my deposit.
I feel sorry for any prospective clients of this company, landlord or tenant, as they're just as happy to mislead both. I can only hope one or two people see this review when googling them and are smart enough to avoid the terrible experience I've been through.

I wouldn't recommend Homes4u to anybody.
Repairs and maintenance are rarely done, only after repeatedly reporting issues is anyone sent out - often the wrong maintenance person.
When we moved into the house, the shower and the heating didn't work as well as the toilet not flushing. That took well over a month to fix.
All contact from them is automated and often completely irrelevant.
For example I've lived here a year and just received an email welcoming me to my new property and asking me to leave a review.
Do yourself a massive favour, avoid Homes4u at all costs.

Jonathan Allen was helpful and polite.
But the rest of the experience was hard work, same documents requested by multiple people. So many different forms to fill in and things to do. As a 30 year old professional with a decent job was treated like a student. Not trusted to set up a standing order form?
Email addresses, amounts and dates wrong on emails. Fees are too high and they charge both people, but I felt like I did most of the paperwork.
Wouldn't recommend and won't use in the future if can be avoided.

I pop in Chesters on the off chance. I was welcomed by Adele. She is absolutely smashing!! Great character full of happiness. The whole experience in house hunting was entertaining. Adele was extremely helpful and listened to what I was looking for. I would highly recommend this estate agent only because of the warmth and friendliness I received from Adele. I contacted Chesters looking for a one bedroom flat in the West Didsbury area that would accept DSS. The staff at Chesters were very helpful and friendly. Although there was nothing available at the time, Adele took down my details and phoned me back 3 weeks later with the perfect place. Great service, would highly recommend.
