Student house in abysmal condition. Carpets are disgusting and look like they haven’t been properly cleaned in years, walls haven't been painted, carbon monoxide detector broken, door handles broken, hot water taps not turning, bins full of rubbish when we moved in etc etc. Absolutely shocking and despite complaining a week ago there has been zero follow up. Edit: 10th October Still nothing! Got a phone call saying they were onto it weeks ago. Nothing since then and absolutely zero indication that any effort was being made, even after the shower rail fell onto me whilst being held in place by COTTON BUDS (photo attached). They’re well aware of this but are doing nothing about it, even after admitting on a phone call that it was ‘awful’. Honestly would give zero stars if I could.... Read more

UPDATE: After trying to charge the students for utilities twice, I advised to take them to deposit dispute and Thornley Groves have lost!!! Students if you’re paying utilities directly and Thornley are trying to charge you - DISPUTE IT. I’ve had to advise on a total mismanagement of an end of tenancy for some former students. If you’re a student, parents, etc. don’t let your kids rent here! A bunch of cowboys, and I say this with 10 years experience in Residential Property.... Read more

Please please avoid this cowboy letting agency at all cost, our Experience with them was horrible, we had issues with our property all year and never had anything fixed, when we moved in there was mould growing all over the flat and basic stuff like clothes rails completely broken and curtains, our oven was broken for the last two months of our tenancy with no action taken by thornley grove to fix it and we were then charged for the cleaning of the broken oven when we left despite being told to leave it and not clean it. They will ignore all of your issues then try and charge you for them when you leave, the staff are useless and very rude with one of our house mates receiving homophobic comments while trying to get them to fix issues with the flat. They will ignore you for months while trying to squeeze every last penny out of you they can, they reinforced every negative stereotype of landlords you can think of, please avoid them... Read more

My advice do not use thins letting agency. Please check the contract they miss inform students about the deposit and it turns out it’s non refundable. They then charge extra charges for cleaning on top. But worst of all they left my daughter in a mould ridden room for a year of complaining and then to say after she moved out that the room isn’t safe for habitation. Avoid and go with more trust worthy rental company. We will be writing to the property ombudsman and reporting this terrible company... Read more

Would give it a zero if I could. Screwed us on wifi for the first month and accused of us of losing our router when they never gave us one in the first place. Rat poop all over the property when we moved in. The kitchen stunk because there was so much rodent feces. Slow to respond to most repairs/ rodent issues. Tried to charge us massive cleaning fee at the end of our tenancy even though we returned the place far cleaner than it was given to us. Tried to charge us for a crack in our living room ceiling we could not have possible caused. Ridiculous.... Read more

If you are thinking of getting a student house with Thornley Groves, think again. They are the worst management company I have experienced in Manchester due to their complete lack of care and deflection of blame between landlord and management company. They are quick to take rent and bills but slow to respond to repairs. They seem to have a complete lack of thoughtfulness when it comes to treating people decently and respectfully. Please avoid this company. We personally dealt with Stephen who was not useful. There is poor communication between landlord and tenant leading to delayed repairs (which are of poor standard when completed). It took around 4-5 months for me to get a 'working' door on my bedroom. I believe landlords pay this company good money to manage their properties, and I'm not sure where this money goes. More detail: Upon moving in, the cheap kitchen table fell apart while moving it and the chair legs for the corresponding chairs were all lose and damaged. At the end of the tenancy, they tried to charge us stupid money for these but luckily we disputed the claim because we had previously reported it and took photographic evidence. Additionally, the fridge was full of mould, the oven was full of grease and there was drug paraphernalia in the pouf. During the tenancy I found a cockroach in my bedroom. At the end of the tenancy, they tried to get more money out of us by claiming we left the house in a state that was less clean than when we moved in after we had made a good effort to clean everywhere. They tried to charge us for leaving behind some unopened canned goods on the worktop that we thought could've been given to someone else. We bought a table and chairs for the garden with some fairy lights and ornaments to make it look nice. At the end of the tenancy, we were charged for leaving these behind too. We thought they might've been nice for the next tenants. If you do go with Thornley groves, make sure you take pictures of the state the house is in when you move in, because it could be useful at the end of the tenancy when they might ask for money. I would advise going with a management company who cares.... Read more

Really not impressed. I was supposed to have a video viewing yesterday morning and I had a call saying it will be delayed until the afternoon just to receive nothing. I find this to be very unprofessional especially when you have someone genuinely interested in a property. I understand things happen but to not even have the decency to follow up with a quick message and advise of a further delay? Really disappointed and would not recommend your branch.... Read more
