I just want to give a massive shoutout to the incredible team at Horizon Sales and Lettings. I’m not based in London and have a property portfolio in Middlesbrough — what I love about Horizon is that they’re truly a one-stop shop. They handle everything: maintenance, landlord certificates, refurbishments — you name it.
There was a major incident at one of my properties on McBean Street, and before I was even aware of the situation, the Horizon team had already gone out, dealt with it professionally, and kept everything under control. That’s the level of care and initiative they bring.
Martin, one of the managers, is absolutely amazing, and my account manager Victoria is fantastic. Honestly, if I were managing things myself, it would’ve taken me five hours to get from London to Middlesbrough to sort it out — but with Horizon, I didn’t have to lift a finger.
What really sets them apart is their honesty and transparency. In an industry where some agents can take advantage of landlords who live far away, Horizon are the complete opposite. They’re genuine, fair, and professional — a true benchmark for the industry.
I wish them continued success and hope they expand their team and open more branches — especially in London! We need more companies like Horizon Sales and Lettings.

Absolutely horrific experience dealing with Horizon. I can only liken the experienced to be mugged at knifepoint (which I have). They provided literally no service and decided that they should get paid for it, from my hard earned money. I wholeheartedly disagree!! If I pay for a service I should have something to show for it. Trying to discuss the "mugging" with them was even worse as once cash was in hand, they ignored all phone calls and emails despite violating their own contract. I echo others' statements of "do not pay a sourcing fee". From my experience completely unprofessional, uncaring and money grabbing, whilst we've been left with nothing.

I am a tenant and paying rent to owners but suddenly people from horizon came and they vacate us within 10 minutes we didn't have time to pack our things, at the same time their people said no problem you people are tenants you can call us at any time and you will get access to your things but you just need to call this number. In the reality after we vacated we tried every single day but they didn't respond very well and said they need bank permission if they really need bank permission how some members are going into that house taking photos etc. How we know was they kept sale board, how my credit cards lost getting messages.
We came outside of the house since one and half month without our things, we are not local people, can you imagine how we survive without our proofs, identity, may be your are enjoying this Christmas but what about us we also celebrate I kept all my traditional jewelry in a hurry on that day, for this Christmas from horizon I got financial loss, mental trauma, stress,depression every bad thing happened to me and my family, I want to cry loud,want to scream but................... Whom I need to share, complaint no idea in life .and how we trust these people like goats, when they knock our door I just opened and invite them into the house and trust their words blindly because we have great belief in their system we do what they said, we have chance not allowing them into house and if we restrict we need to take our luggage what they will do we do favour for them , make the process easy for them oh my god ..........

This is my first time using Horizon and honestly they blew my mind away with their professionalism. Victoria especially was very warm, pleasant and reassuring, at each point of the letting process, she communicated effectively with me and carried me along so that all my doubts and fears were allayed till I got my preference. The highlight for me was when Victoria mobilised her team to ensure I settled into the apartment even past closing hours because I was coming from out of town and I had transport delays. This displays how committed the team is to ensuring clients have the best overall experience. 10/10

Lies & false deadlines regarding receiving my deposit back have continued for weeks. Feels like the business is more proactive when it comes to keeping the landlord(s) happy, than assisting tenants to receive what is legally their own funds.
Whole heartedly would not recommend Horzions Lettings & Sales for anyone looking to rent, cannot comment on the Sales side of the business. However, if it is anything like the utter shambles of the Rental side, I would strongly advise to avoid.

From the start of the sales process, where the agent didn’t turn up for the appointment this company was disappointing. Didn’t return calls .. didn’t keep us updated. (The office was being renovated, waiting for new staff.. staff on holiday…just popped out … will call you later .. etc etc ) it’s the dog ate my homework company. BUT they did manage to find a buyer which our brilliant solicitor kept us informed and updated on. The day the sale went though Horizon suddenly managed to call us 3 times in one day!!! Awful company.. very very disappointing ..if your selling not buying use someone else!!!

My experience with Horizon sales and lettings was extremely disappointing. Throughout the process, they consistently failed to keep us updated on important developments. To make matters worse, they even sent us a memorandum of sale with incorrect information after notifying them to correct the details this still was not done, leading to the vendor backing out. Shockingly, we weren't informed of this until our solicitor brought it to our attention. The lack of communication and attention to detail displayed by this sales team is unacceptable and has left us thoroughly dissatisfied with our experience. Now they using there clauses to not refund our £3600.
DO NOT PAY SOURCING FEEE THEY WONT CONTACT YOU AFTER.

A truly terrible experience. Took a fee for a property purchase upfront, did not disclose the full facts and did not respond to multiple requests for more information. Net result was 6 months later no draft contract available. Defaulted to blaming others (solicitors, seller) but weren't willing to broker conversations to resolve.

My girlfriend and I have had a terrible experience with this letting agency.
We saw a property as soon as it was listed and knew we would have been one of the first to enquire. We were offered a viewing that was to take place 6 days later and assured it would be the first viewing. We were keen to place a holding deposit straightaway to secure it but were told that the landlord is keen on viewings as he wants feedback for the property, which in hindsight is interesting as the landlord was not present for the viewings.
Despite being told we were the first viewing, my girlfriend arrived at the property and was greeted by someone else who had just viewed it and was leaving. She was also told at the viewing that the letting agency had already received applications for the property, when they hadn’t allowed us to submit one until after we viewed it as the landlord wants ‘feedback’ despite us saying we definitely wanted the property and enquiring as soon as it was posted. At this point we felt completely fobbed off as it was clear we had been treated differently to other people for whatever reason.
We did find this ‘feedback’ issue strange from the start, as surely you have all the feedback you need if you’ve got someone that wants to put a deposit down on it straight off the bat. But we thought ok, maybe the landlord just wants to meet the applicants so he knows who’s going to be living in his property which is fair enough.
However, all of this didn’t matter in the end anyway as we were finally told the truth days later which was that the landlord intends to sell the property and just wanted ‘feedback’ from prospective tenants.
As a result, we wasted over a week of our time chasing a property that they had no intention to let out. The letting agency surely would have been aware of the landlord’s possible intention to sell and should have been transparent with potential applicants.
In our case, I have been offered a job in the Teesside area and I am under time pressure to secure somewhere to live to enable me to start the job as I’m currently based three hours away. This has wasted crucial time where we could have put more energy into other properties let by real landlords who don’t treat people this way.
Both the ‘landlord’ and letting agency have failed to act with integrity and have treated prospective tenants like guinea pigs for the landlord’s ‘feedback’ experiment. Another shocking thing we learned is that they are still taking viewings for the property as a rental despite telling us that the landlord intends to sell it. We are absolutely stunned that they are happy to continue misleading people.
The letting agency has apologised for any disappointment caused and in fairness, everyone we spoke to was pleasant, but at this point that just isn’t important anymore as we aren’t only disappointed, we are disgusted.
My girlfriend had to take time out of work for this viewing, as would other prospective tenants and both the landlord and letting agency have shown - and are continuing to show - no consideration for this.
Finding a home is stressful enough without having a property dangled in front of you and not knowing there’s no chance you’ll be able to rent it anyway as the landlord simply just wanted his ego stroked to get a feel for the market.
My girlfriend and I have both rented properties independently in the past and have never experienced anything like this. We can only hope that we do secure somewhere to live in the next week or so before I have to admit defeat and stay where I am currently.
So a word of warning, please be careful with this letting agency if there is a property advertised by them that you wish to pursue.

From the moment we decided to test the market to final completion, Horizon kept us informed, which is more than can be said about some agents who say all the things you want to hear when they are trying to get your business, but then don't live up to their promises, or your expectations.
From Horizon placing my property on their website I had an offer of the full asking price within 24 hours! To say I was both shocked and ecstatic would be an understatement. Of course this is not something they promise, I may have just been fortunate.
