I've rented properties from five agencies now. All of them have ups and downs nothing too awful apart from Hyde.
They are without a doubt the worst agency I've ever had the displeasure of communicating with. I've being awful all round had an award ceremony they would cancel it as no one would ever beat them.
I'd like to clearly detail why I believe the above.
Hyde took over from Romans who were our previous agents at our property. Romans were not perfect but made a fair attempt at keeping on top of things. During the takeover our boiler broke down. This needed immediate fixing as it was the middle of winter and we have a young child.
Hyde informed us they would get someone out, they did he never came back. A week later I followed up with them and they told me they'd paid for the work to be completed, which it hadn't. I was told they'd follow up again with the repair company. I emailed them during this week repeatedly. Nothing back.
About 3 weeks later we had another engineer out, he needed to replace a part and did so. The boiler worked for another week or so on and off but wasn't 100%. We ended up with another engineer back the following week who advised it would need replacing.
This then took another 6 weeks or so before any replacement was provided. During this time I repeatedly emailed both the general Hyde email address and I emailed Chris Burchell who I believe is the property manager. I also repeatedly called and got through to a lady called Sarah, who is without a doubt the rudest person I've ever spoken to.
Following on from this I left a very poor review which led to me getting a call from Dan, Dan explained they hadn't recieved a single email and had no copy of any of the phone conversations I had. Fair enough, I didn't believe him and I don't but it happens. The boiler issue was fixed and the boiler was finally replaced nearly 2 weeks after this call.
All in all we spent months without a working boiler. Ontop of this when we moved into the property there was a series of outstanding work that needed to be done. Romans were unable to complete this as they were performing emergency only repairs due to the pandemic. This list was passed over to Chris and his team.
Next to none of these were completed, we had a front door that was so weathered that the paint had stripped and the bolts were rusting it wouldn't lock and this meant we were leaving our home unlocked and unsafe. We had a leak upstairs and downstairs which have only just been fixed this week! The week were moving out! Despite being reported nearly two years ago.
Every year we've had a rental increase by the maximum the area will allow.
Aside from these issues Hyde are useless in terms of tennancy protections. We were signed up to a deposit scheme with Romans, one they did not take on during the change over. Something which I'm sure they would prefer wasn't mentioned.
Once notice was given we recieved a list of prices for damages to the property. We were expected to pay £200 per wall that needed repainting and a series of other charged which were ridiculous given that the property was taken in a very poor state when we moved in.
Hyde also have not got any inventory of the property something they danced around before finally admitting after I had to argue over the phone with mutiple people.
I would avoid Hyde like the plague, I've never met a group of people who genuinely seem evil. Not just bad at their jobs but malicious in intent, every issue is an opportunity to squeeze money out of us.
I really do hope someone at Hyde takes this seriously but I doubt it. I will likely recieve something combative and threatening. Looking at other reviews they will likely threaten to sue me.
I will say this here and I'm going to respond to your request I had this morning about they keys being returned.
I will send the keys back, from there don't contact me again. I'm trying to forget that people like you exist the worlds better that way.... Read more

Rude, unprofessional, and discriminatory to people with disabilities.
Called today on behalf of a busy colleague who wanted to view a flat, however I got through to a very unpleasant and ablist individual. The estate agent couldn't comprehend the concept of a working professional with a functional illness. He proceeded to made a series of rude and unnecessary remarks about their receipt of DSS benefits, immediately showing a lack of respect towards the many in society who still have careers despite having a disability.
Asking questions related to income, job roles, and financial security is all normal procedure, but never have I witnessed such a quickly escalating and randomly needless display of ablism and disrespect.
Needless to say, it was a short phone call, and we won't be suggesting Hyde to anyone else in the future.

I was renting a shop from hyde about four months ago, and after four months, I had a problem with my health, and I had to return the shop. Chris and Daniel very friendly accepted my situation and they start to sort out my problem very quickly and respectfully helped me solve this problem, they are very professional in their work and it was my honour to work with them and I am sure that I will be able to work with them again in the future. I rented a property in Prestwich for 2.5 years and had numerous issues throughout my tenancy. Hyde Estate Agents consistently opted for the cheapest labor to resolve problems, and many times only after I chased them up multiple times. When we left the property, I felt they unfairly penalised us by withholding £793.33 (more than half) out of a £1384.61 deposit to fix the shoddy work their contractors did.
We asked to be present during the check-out inspection, but they refused. Instead they suggested we pay them £100 for a "pre-check" that was supposed to inform us of any necessary fixes before the oficial check-out. We asked repeatedly to be present during the check-out instead, insisting they will just inform us of their findings afterwards. To me this felt an attempt to charge us extra for a service that should be included in the check-out process.
Their inspections every 3-6 months (which varied depending on their staff changes) always included compliments on how well we maintained the house. Despite this, we still received a massive deposit penalty upon moving out to cover repairs that I believe were under their obligation to fix.
I would avoid Hyde Estate Agents if possible. For us their service was of much lower quality than expected with very high demands when leaving the property. In our case we got the impression that they prioritised their own interests (and making their corporate landlord happy) over fair and honest dealings with their tenants.
Update on Owner Reply:
Dear Daniel, we spoke with your colleagues in person repeatedly when they did checks, and via email letting you know that we don't think the work was done right. After not getting anywhere we stopped, since it's a house we ultimately rented. We appreciated that your colleagues did try to sort out some of the issues we raised, hence why we went with a two star rating.
Regarding raising the deposit deduction either Hyde Estates or the TDS, I agree with you - we should have done that. But please consider that we've just moved recently, and we've been declined repeatedly with being present on the Check-Out, or when we asked for the paint colour so that we can do the work ourselves (we have close trades people). The paint colour was mentioned in the checkout letter, so I would assume that it was known, but instead of providing it ahead of time we were told to take a piece of the wall to colour match it at a paint shop. This left us very upset with the whole situation. I do think that paying for some of the work is more than expected, but a whooping £793.33 seemed too much considering we hired a cleaning company to work clean up the property before we left in good faith. Some of the gardening was also outside of the property (for which we didn't have the tools to even attempt it). We've not received any feedback during the regular checks about taking care of anything - we just ended up being charged £250 for it.
Ultimately we got told about the amount of money (no official invoice provided from traders to use for Insurance, just an email with a breakdown), and took our loses instead of the trouble of having a long back and forth. This is why I mentioned that we got the impression that you prioritised your own interests.
Lastly, after being contacted by your solicitor, I do not wish to discuss anything further.
I do not think Hyde Estates deserves the lowest possible rating for our experience, but I do genuinely hope this review will raise some points that could lead to improve your services.... Read more
