I've rented properties from five agencies now. All of them have ups and downs nothing too awful apart from Hyde.
They are without a doubt the worst agency I've ever had the displeasure of communicating with. I've being awful all round had an award ceremony they would cancel it as no one would ever beat them.
I'd like to clearly detail why I believe the above.
Hyde took over from Romans who were our previous agents at our property. Romans were not perfect but made a fair attempt at keeping on top of things. During the takeover our boiler broke down. This needed immediate fixing as it was the middle of winter and we have a young child.
Hyde informed us they would get someone out, they did he never came back. A week later I followed up with them and they told me they'd paid for the work to be completed, which it hadn't. I was told they'd follow up again with the repair company. I emailed them during this week repeatedly. Nothing back.
About 3 weeks later we had another engineer out, he needed to replace a part and did so. The boiler worked for another week or so on and off but wasn't 100%. We ended up with another engineer back the following week who advised it would need replacing.
This then took another 6 weeks or so before any replacement was provided. During this time I repeatedly emailed both the general Hyde email address and I emailed Chris Burchell who I believe is the property manager. I also repeatedly called and got through to a lady called Sarah, who is without a doubt the rudest person I've ever spoken to.
Following on from this I left a very poor review which led to me getting a call from Dan, Dan explained they hadn't recieved a single email and had no copy of any of the phone conversations I had. Fair enough, I didn't believe him and I don't but it happens. The boiler issue was fixed and the boiler was finally replaced nearly 2 weeks after this call.
All in all we spent months without a working boiler. Ontop of this when we moved into the property there was a series of outstanding work that needed to be done. Romans were unable to complete this as they were performing emergency only repairs due to the pandemic. This list was passed over to Chris and his team.
Next to none of these were completed, we had a front door that was so weathered that the paint had stripped and the bolts were rusting it wouldn't lock and this meant we were leaving our home unlocked and unsafe. We had a leak upstairs and downstairs which have only just been fixed this week! The week were moving out! Despite being reported nearly two years ago.
Every year we've had a rental increase by the maximum the area will allow.
Aside from these issues Hyde are useless in terms of tennancy protections. We were signed up to a deposit scheme with Romans, one they did not take on during the change over. Something which I'm sure they would prefer wasn't mentioned.
Once notice was given we recieved a list of prices for damages to the property. We were expected to pay £200 per wall that needed repainting and a series of other charged which were ridiculous given that the property was taken in a very poor state when we moved in.
Hyde also have not got any inventory of the property something they danced around before finally admitting after I had to argue over the phone with mutiple people.
I would avoid Hyde like the plague, I've never met a group of people who genuinely seem evil. Not just bad at their jobs but malicious in intent, every issue is an opportunity to squeeze money out of us.
I really do hope someone at Hyde takes this seriously but I doubt it. I will likely recieve something combative and threatening. Looking at other reviews they will likely threaten to sue me.
I will say this here and I'm going to respond to your request I had this morning about they keys being returned.
I will send the keys back, from there don't contact me again. I'm trying to forget that people like you exist the worlds better that way.

Rude, unprofessional, and discriminatory to people with disabilities.
Called today on behalf of a busy colleague who wanted to view a flat, however I got through to a very unpleasant and ablist individual. The estate agent couldn't comprehend the concept of a working professional with a functional illness. He proceeded to made a series of rude and unnecessary remarks about their receipt of DSS benefits, immediately showing a lack of respect towards the many in society who still have careers despite having a disability.
Asking questions related to income, job roles, and financial security is all normal procedure, but never have I witnessed such a quickly escalating and randomly needless display of ablism and disrespect.
Needless to say, it was a short phone call, and we won't be suggesting Hyde to anyone else in the future.
Terrible ???? Go elsewhere.

I was renting a shop from hyde about four months ago, and after four months, I had a problem with my health, and I had to return the shop. Chris and Daniel very friendly accepted my situation and they start to sort out my problem very quickly and respectfully helped me solve this problem, they are very professional in their work and it was my honour to work with them and I am sure that I will be able to work with them again in the future. If I am looking for a commercial property again for rent, I will get help from these friends.

I rented a property in Prestwich for 2.5 years and had numerous issues throughout my tenancy. Hyde Estate Agents consistently opted for the cheapest labor to resolve problems, and many times only after I chased them up multiple times. When we left the property, I felt they unfairly penalised us by withholding £793.33 (more than half) out of a £1384.61 deposit to fix the shoddy work their contractors did.
We asked to be present during the check-out inspection, but they refused. Instead they suggested we pay them £100 for a "pre-check" that was supposed to inform us of any necessary fixes before the oficial check-out. We asked repeatedly to be present during the check-out instead, insisting they will just inform us of their findings afterwards. To me this felt an attempt to charge us extra for a service that should be included in the check-out process.
Their inspections every 3-6 months (which varied depending on their staff changes) always included compliments on how well we maintained the house. Despite this, we still received a massive deposit penalty upon moving out to cover repairs that I believe were under their obligation to fix.
I would avoid Hyde Estate Agents if possible. For us their service was of much lower quality than expected with very high demands when leaving the property. In our case we got the impression that they prioritised their own interests (and making their corporate landlord happy) over fair and honest dealings with their tenants.
Update on Owner Reply:
Dear Daniel, we spoke with your colleagues in person repeatedly when they did checks, and via email letting you know that we don't think the work was done right. After not getting anywhere we stopped, since it's a house we ultimately rented. We appreciated that your colleagues did try to sort out some of the issues we raised, hence why we went with a two star rating.
Regarding raising the deposit deduction either Hyde Estates or the TDS, I agree with you - we should have done that. But please consider that we've just moved recently, and we've been declined repeatedly with being present on the Check-Out, or when we asked for the paint colour so that we can do the work ourselves (we have close trades people). The paint colour was mentioned in the checkout letter, so I would assume that it was known, but instead of providing it ahead of time we were told to take a piece of the wall to colour match it at a paint shop. This left us very upset with the whole situation. I do think that paying for some of the work is more than expected, but a whooping £793.33 seemed too much considering we hired a cleaning company to work clean up the property before we left in good faith. Some of the gardening was also outside of the property (for which we didn't have the tools to even attempt it). We've not received any feedback during the regular checks about taking care of anything - we just ended up being charged £250 for it.
Ultimately we got told about the amount of money (no official invoice provided from traders to use for Insurance, just an email with a breakdown), and took our loses instead of the trouble of having a long back and forth. This is why I mentioned that we got the impression that you prioritised your own interests.
Lastly, after being contacted by your solicitor, I do not wish to discuss anything further.
I do not think Hyde Estates deserves the lowest possible rating for our experience, but I do genuinely hope this review will raise some points that could lead to improve your services.

He was extremely helpful and provided good, sound advice. Antony contacted me on a weekly basis and also accepted calls from me whenever I had a question. Lady called Sarah needs to go on a course for her poor customer service skills! Arranged a viewing to come a view a property (LDN to MAN) rang the estate agent asking where the property is located i was on the right street just unable to locate property so I asked if the estate agent doing the viewing can call me abruptly told no by “Sarah” and told to just wait?! Exactly doesn’t make sense had to stay the night to view the property following morning. Glad the property im in has been taken oven by a new estate agent. No landlord should bother using this estate agent! Terrible, shocking and rude idiots.

Decided not to go forward with the application because my flat mate failed checks despite being honest, this legally is classed as them pulling out, and refused to give holding deposit back illegally. Have had to make a small claims court claim.
They then illegally breached my data, putting my personal and private information on the internet. They refused to compensate us for this, which has led to another court claim having to be made.
They claim we have not completed the application, but they have refused to sent the correct application form, so we have been unable to complete the correct form. The court are being made aware of this.
Will update this post when we win, but my lawyer has said there is no way we will not win this case in court. Please please please AVOID or you may find yourself hundreds of pounds down and homeless.

Was very worried reading some of the reviews! Had someone out to look at the house yesterday which we rent and although it was my partner who met them they were very polite and nice and she didnt feel the invaded feeling weve had with other agencies.
Spoke to Daniel today who was lovely and im very happy to feel that we have an agency that actually wants to take care of us and the property aswell as the surrounding area! Mad to think that is something you dont see a lot of but clearly they take pride in what they do.

Told us that if we are not in the property when they want to enter it they will enter it without our permission. Told me they will be coming in normal working hours for 99% of the population and now i have to get a day off for it.
They wont swap the date and have just told me that they can and will enter it without permission, dont even know why i called them. Contract ends in June next year and i will not be staying with these people never spoken to someone so rude in any company anywhere.
Looking at the other reviews i was worried they would come after me for posting this so ive changed my name. Worrying that i have to post under fake name because of how horrible this company is.
I have also noticed that a lot of the reviews that are postive of the company post under names of people that work for the company and always say they have been with them for 7 years or so. Seems suspect to me really.

Terrible awful horrible dishonest. Landlord swapped to these people for some reason and now were in the process of finding a new house because we refuse to be tennants with them.
Called them a month ago about a broken boiler, had someone out and it is still broken with no response to emails or contact.
Also checked with them what would happen on inspections and they promised they wouldnt turn up without consent! Had an email telling us that they will lock up when they leave and because they have given more then 24 hours notice there is nothing we can do about it according to them. So now we are supposed to have strangers in our home whilst we are at work and be alright with that? No thankyou.
Landlords if you read this tennants will leave if you use this company i will never rent under them again.
We have never missed rent and we make most of the repairs ourselves we are model tennants and intended to stay here for years but now we will be leaving as soon as possible!
As an update to this since they have responded. There is not chance on earth im dumb enough to supply my name, ive seen mutiple tennants mention harrassment from the company through threats of legal action for leaving poor reviews and i dont intend to join that group after initially speaking to them id never believe it however the facade has dropped and its clear how awful they are. Never met such a bitter and horrible group of people.
On leaving the property i fully intend to contact the landlord and let her know about why we are leaving so she is aware at how awful you are.

Disgusting Agency! Discriminative and even stating only looking for "nuclear family" tenants!!!!!! Daniel and Sarah who work there were unbelievable in their deceptive lies on what a tenants Salary should be quoting referencing criteria. I corrected them and will be reporting them to the Ombudsman and Government sites for mis-information and discrimination. Disgusted! Avoid at all costs.

I rented through Hyde for 7yrs. Any problems and they were sorted straight away. The fence came down in a storm and it was fixed within 3 days. My light fitting in bathroom broke and that was replaced within a few days, i cant fault how efficiently they deal with repairs, they are spot on. Dave is on site regularly checking everything is tidy and sorting any maintenance problems, hes a lovely genuine guy. The grounds and communal areas are kept immaculate. I would rent through Hyde again if i needed to. After leaving i got my deposit back no problems. I was actually sorry to go. If you want a descent company to rent or buy through, consider Hyde, they took the stress out of renting for me personally.

Look at the previous reviews and you can see them clearly breaking GDPR regulations on their responses by giving out your personal details and information to the public in their respondes. Steer clear unless you want the whole world to know your personal business whilst you are with them. They should be contacting individuals privately with responses, NOT breaking the data protection act and spouting the information out for all to see. Surprises they've not been fined or even closed down yet...

I was look for a property to rent & before I dealt with Hyde Estate agents I was dealing with another estate agents called Hunters and they were shocking!
Anyways about Hyde Estate agents they were absolutely fantastic I cannot not praise them enough from start to finish the Professionalism & Responsiveness is amazing.
I spoke and dealt with Sarah Landes a lot and every time I had a question She would respond within 15mins with the answer & really give me peace of mind. She was very reassuring on the process of the whole situation & cannot thank her enough!
Dan was the guy who showed me around the property again very friendly and helpful.
Day I received my keys it was Eric who did the check in, he was very informative and helpful too.
The Property itself is fantastic.
Hyde estate agents is a great company but I do think it's the staff who make it as good as it is.

Had several shocking experiences. Its not to say all the staff are bad. The owners however can be rude and abrasive.
I rented for 5 years with mixed results. They re-decorated the property to a good standard part way through my occupancy, however they also advised that, when the toilet started leaking, we where to turn the water off (reasonable) and fill up a pan with water and wait for them to sort a plumber out at some point when they got round to it.
We also had several run ins with the owners wife and son.
Finally, when leaving the property the suggested deduction were extortionate. For example £10+ per lightbulb replaced is stupid.
All in all I wouldn't rent with them again.

As landlords ourselves, my husband and I have dealt with numerous letting agents but NEVER have we felt so uncomfortable as we did from day one in our dealings with Hyde letting agents, more specifically with Jeffrey. A friend of ours found himself in dire straits and so we offered to act as guarantors, and found a studio apartment with Hydes in the right area, close to our friends son's primary school. Sadly after only 2 months in the property, he was again made homeless as a car crashed into the apartment ( having actually bounced off Jeffrey's car which was outside at the time ) making the apartment uninhabitable and unsafe to enter. Although Jeffrey initially offered our friend alternative accommodation, he had no option but to turn it down as it was 15 miles away, meaning he would be unable to do the school run with his son. For the following 3 months this young man had no option but to 'sofa surf' with any friends who could help, and at NO time did Jeffrey contact either us or him to enquire about his welfare and how he was coping. Every time WE rang ( as he NEVER contacted us to update us on any progress ) we were made to feel uncomfortable by his abrasive and dismissive attitude- seeming to be more bothered about the damage to his own car!! As the situation was showing no signs of progress and with Christmas approaching fast our friend had no option than to walk away, meaning he had to go through the same costly process of credit referencing with a new, and thankfully, far more helpful and caring letting agent, who went the extra mile to ensure he was in his new flat in time to spend Christmas with his son. Despite the massive inconvenience to our friend there has been absolutely no offer of any sort of compensation from Jeffrey as a gesture of good will. Do yourself a favour and stay away from Hydes as you may end up having to deal with Jeffrey himself.

Recently rented an accommodation through Hyde & Partners. On the day of occupancy there was some issue with paper work and documents. My wife was coming from abroad the day after. However, Daniel and Eric were nice enough to make necessary arrangements without any hassle. Also few things were agreed verbally , like sorting out repair work with cupboard and getting a washing machine installed. Eric got that sorted within 2 days of my occupancy . One thing I can say about them is that they care for their clients .

Wonderful estate agent and letting agent. As a landlord we use this company to find us tenants as they do the searches. They can't gaurantee to give you the best as they know that is impossible but they get as good as the referral system allows them. They have also just done a sale of 2 properties and they excelled. They were hungry professionals from start to Finnish. Managing and selling houses is a tough business and you are faced with difficult situations at times but thus company applies themselves very well

I rent with Hyde and I like them! Haven't always been able to say that with letting agents. They do their job, they are nice to talk to, there hasn't been a raft of unreasonable fees and when my electricity went off it got sorted out of hours nice and easily. No complaints :)

I currenty rent with hyde and I have had the most courteous and best customer service to date. Any job big or small they always get sorted for me within a couple of days.
I moved from wolverhampton to manchester about 10 months ago to start a new job. Being completely new to manchester it was a very scary and stressful time for me. Hyde have looked after me on the home front so well that it has given me one less thing to worry about. Meaning i can focus on my new job and meeting new people.

It's not often I do this but i have to give credit where it is due!
Where do i begin, from first viewing the property the agent that coordinated this gave a truly first class experience. It was the reason i felt reassured to put in an offer though i'd never lived alone before.
As with any home there may be challenges that are unexpected but Hyde have consistently shown they want to work with me.
I am incredibly grateful for how reactive they have been and supportive in helping me settle in.
Additionally, i have been incredibly fortunate to have a brilliant building manager who is always ready to help and there is really not much he can't do!
I say all this to say if you are looking for a place that is perfect you probably won't ever find it but with a team like Hyde they will get you close enough.
Really looking forward to working with them 2018 and beyond!

On several occasions I was told one thing over the phone only to be told something completely different by email shortly after. Cowardly behaviour indeed. Avoid this company like the plague if you're a tenant or property owner, you will get much better service elsewhere.

My flat has been managed by Hyde Estate for the past 2 years and my experience dealing with Hyde which is family run business has been great. Polite and professional staff, quick reply to my emails and phone calls. They keep monitoring all the required safety documents such as electrical, gas, etc to ensure they are meeting the required standard and are safe for both tenants and the landlord.
They have professional contractors to carry out inspections, certification and any work required to be done and they can arrange it for you if you want.
I am very pleased to have Hyde as my managing agent and I hope my view does not change in the next coming years.
I highly recommend Hyde and I should say…..

I would rate then ZERO STAR they don't even deserve one star ,If you are a landlord please do not let these people run your property. If you're a tenant please do not rent a property from these people. They are so Awful rude and arrgant ignorant unprofessional. They do not care about you all they want is money. I had problems in the property I rented for 8 years with damp&leaks, they were never sorted i had to get local authority involved Especially the guy own & run the place name (Jeffery Jason ) he's a nasty piece of work ,you see staff changes all the time nobody wants to work for him for longe ,i had a problem with leaks and damps Jeffery Jason was keep telling me leave the heating on all the time and leave the window open rather than trying to sortout the problems also washing maching stopped working because the switch was faulty he wanted to charge me £40 plus VAT for that , now you know what you facing so do yourself a favour stay away from these people at any cost.

I cannot recommend Hyde's highly enough. They are totally reliable and honest. As a landlord they arranged lots of viewings and were totally professional. They gave excellent advice and I would trust them completely. The workmen that use do a great job because Hyde's staff supervise them closely and ensure that they work to a high standard. They inspect the property regularly and send a comprehensive report so that the landlord knows the exact position. If you ring and have to leave a message with reception they will always come back to , usually the same day .A really good and very refreshing change from our experiences with other agents.

If you are a landlord please do not let these people run your property. If your an tenant please do not rent a property from these people. They are so rude and unprofessional. They do not care about you all they want is money. I had problems in the property I rented, they were never sorted this resulted in me having to move out with a 3month old baby. I couldn't live in the property while pregnant because of the state of it, I couldn't bring my new born home to there. They do not listen to builders when told what work needs to they just botch up jobs on the cheap. I was told I have a dirty house and to make sure I clean it!!! Some of the staff are rude and vile and seemed to like intimating young women who had just given birth and insulting my home. And then lies about it. A member of the team rang up my fiancée apologising if he upset me but then OUT OF OFFICE HOURS sent my fiancée an email saying that everything I said had happened was lies, and making me out to be a liar. Says one thing on the phone then sly sending emails. When moved out after I signed the check out inventory, the agents refused to sign our copy(funny when they are ok to sign the check in one) the reason they wouldn't sign it is because they wanted to change it when I had left the property, they added on things that was wrong with the house and sent it to the dps when we disrupted our deposit. This is FRAUD! REPEAT ADDED THINGS ON TO THE INVENTORY WHEN BACK AT THE OFFICE. I left the property in PERECT condition, they couldn't find a fault so they made faults up. Please do not get a property from these people I wouldn't want anyone else to suffer like we did. Especially if you have children please don't. I had months and months of extra expense, worry and upset. Don't put yourself through it find another agency. I rented the property for two years and never ever had any problems with management visits it's just when things needed doing to the house that the agency started to get sneaky. Also I quite rightly got my deposit back, the dps saw straight threw this agency I am forever thankful to them.

Hyde Estate and letting Agents have let and managed a house for us for 8 years and then recently sold the property for us. Throughout this time they have worked efficiently and professionally in all dealings with us. All the staff are extremely knowledgeable about the local area and are able to give excellent advice. They were supportive during some very difficult times when it was necessary to remove some tenants and they handled the matter with great patience and professionalism. The staff are friendly, helpful and very approachable.

We have just successfully sold our house via Hyde Partners at St Margarets.
We are more than happy with the the service provided, they worked hard an diligently for us and we're delighted with the outcome.
Originally we approached a number of 'bucket shops' (my term for a lot of Estate Agents), who valued our property re: "you can expect £175,000 for a house in your area.", and our fee will be 1%. We felt this was a "shove it out the door, we'll take our commission and thank you very much." attitude. So we approached Hyde with an offer of: "market our property at offers over £210,000, see how you go and we'll be happy to pay 2%." We had 30 viewings in the first week. We have now sold the property for £215,000. So we gained £40,000, paid Hyde an extra £2150 and we're laughing. A good investment in my opinion.
I think the moral of this is: Cheapest is not always best, and some Estate Agents don't always know real value when they see it.

Very happy with the service from Dan and his team. They sold our house within 7 days and were good at dealing with some issues that arose throughout the process. After experiencing some problems with another local agent regarding the purchase of a property, I cannot recommend Hydes enough as we definitely saw a huge variation in the level of service received.
