As a landlord Thornley Groves cost me stress, money, and good tenants. For my tenants they caused unnecessary stress by literally not responding to their issues and causing them to live in unsafe conditions due to their negligence. The summary is - avoid Thornley Groves at all costs; their glossy sales pitch hides shockingly poor service levels once on contract, and a disregard for the issues their ineffectiveness causes to people's lives.
More details below if you need further evidence…
I decided to let my house out when leaving Manchester, and chose Thornley groves because their sales person was able to answer all my queries, and put my mind at ease with the service they offered. The issues started within the first few weeks of the property being let. The tenants asked for 3 skylights in the kitchen to be cleaned. Thornley Groves quoted me £1,750 to clean them (CLEAN….not replace). After several conversations where they insisted this was the market rate, I was forced to find and book my own window cleaner for £100 for the whole house.
The problems then followed when a storm hit Manchester, affecting the roof. The tenants (who had a newborn baby) reported a leak and Thornley Groves asked how I wanted it dealt. I said repair as soon as possible and gave permission to spend what was required. 2 MONTHS later they called back and asked me to approve the repair, for which I thought they had already dealt with. Unnecessary damage caused, and stress for the tenant, who had called them repeatedly about the issue and Thornley Groves had resorted to putting the phone down on them.
A few months later and the tenant reported a pinhole pipe leak. Thornley Groves sent round 2 contractors to the same job and I was double charged. When I challenged why I'd paid for the same job twice they had no solution other than to chase the contractor that didn't do the work for a refund. That refund took nearly a year to be paid back to me, long after I'd terminated my relationship with TG, and I only received 50%. I had to chase them constantly to get anywhere.
There was then a mould issue in one of the bedrooms. The tenants had a young family and were using the 2nd bedroom far more than I used to. A mould issue grew and they reported it. TG didn't do anything about it. The tenants repeatedly called the TG and they simply put the phone down on them, and closed their online requests without resolution. I found out about the issue because after months of their children sleeping in the same bedroom as them (to avoid the bedroom with mould) they talked to the neighbour, who contacted me. I was then able to communicate with the tenant directly, and get the issue sorted in a matter of days. The contractor I used had also worked with TG, and he said they always have to quote more when working with TG due to the uncertainty they bring to the job.
The real icing on the cake came when I took back control of the property. I went in myself to inspect it, and arranged for my own boiler service, using my neighbours friend who had looked after their boiler for 20 years. He reported that someone had broken an internal boiler clip, rendering the boiler unsafe. This was a 1 year old boiler, and the only person who had accessed the inside of it since installation was the boilerman from Thornley Groves. The poor tenants were living in an unsafe environment due to their negligence, and weren't even aware of it.
It disgusts me how the lettings team treated the tenants. They were a young family who were so worn down by the experience they vacated as soon as their contract ended. From a landlords perspective I spent more time chasing their incompetent actions or inactions than I would have if I had just managed it all myself.

We went to view a property this week advertised by Thornley Groves. On our arrival we were greeted by Karen Filson. We have been to see a few properties with different agents, some friendly and informative and some who don’t really interact at all.

Unprofessional and dishonest. They took over from a previous letting agent on my rental property and caused nothing but problems. Lost their set of keys to the property multiple times which caused disruption to vital repairs and constantly tried to accuse me of changing the locks. Canceled inspections at last minute after I had rearranged work shifts. Refused to pay for repairs to house alarm because they accused me of installing it, it was in the inventory. But, the best came upon moving out. Ludicrous attempts to keep deposit. Including claiming I had left behind a washing machine and dishwasher and would be charged for their removal. These had been in the house when I moved in. Unfair claims of 'property' left behind - half a toilet roll in the bathroom. You can never get through to anyone on phone, always reply to emails just before closing on a Friday. Full deposit was eventually given back after threatening with small claims court.

I put my house on the market with this company and to be honest it was all good at the start. But then a few days later I was browsing Rightmove and noticed that my house had been also advertised with another company called Homewise and for some 80 THOUSAND POUNDS cheaper. (I didn’t agree for this to happen). Apparently this is a company used to help over 60s buy a property. I then tried to contact the agents Tom and Mark on their mobile phones as I was told by Tom who valued my house that “his phone is always on”, but this wasn’t the case as he wouldn’t answer my calls or reply to my messages. Then after a sleepless anxious night I went into the office in prestwich to try and resolve the matter. I explained to Karen who was lovely and totally professional by the way what had happened but she had no idea who homewise was and why it been advertised for 80 grand less. She then managed to contact Mark diamond the sales manager by phone and let me speak to him. Mark said that they do advertise with homewise also, but Tom should have told me about this when he valued my property but never did. I said I wasn’t happy with this as I never agreed for it to happen. He was very unsympathetic and unprofessional with me. I then said I wanted to terminate my contract with him and cease to use them as my estate agent. He said “he didn’t like the tone of my voice” and made no attempts to apologise”. This has been a terrible, stressful experience for me, as everyone knows selling a house can be a stressful process. Also I do not want anyone to go through the same experience as myself. My advice to Thornley groves is to be totally transparent and upfront with customers and also listen to customers when they complain when things go wrong.

Having been goging through a good few months in searching and booking viewings for a property, I ended up requiring Tom's help with viewing a property. To keep it short, he was quick with every single reply, asked the right questions, was swift in searching for the relevant information for me, and was always available and open for follow-ups.

They are the worst company to rent with especially if you are on their reposit scheme. They will rinse you out at the end. Was charged £1200 at the end of tenancy. £400 was apparently for cleaning even though the flat was left spotless. The rest was for fixtures that we had been complaining about since we moved in that they refused to fix such as a window that never shut all the way and a black bucket of water that the building had given us to store water when the water had been shut off for a day. We were charged for that bucket being in the flat. Coinsidently £1200 they charged us also happens to be the exact amount they wanted to start charging us for rent after we had been renting at £925 for 2 years. We declined the new contract, they served a section 21 and we left. They are an awful company. Almost brought us to tears many times, your mental health will be in toilet whilst renting with them. Also if there is mold in your flat good luck because it will never get fixed. Just hope your immunity is strong. The property managers are so rude, they will be rude to you for reporting any faults

But now we have signed and moved in; anything as simple as getting a second fob to get into the building has been a nightmare. 2 people cannot share a fob and you would think that they would've given us one when we first collected keys but they didn't. As a former tenant at The Quadrangle,Manchester, I faced prolonged issues like a faulty fridge and shower head, taking months to resolve. Communication was practically non-existent. The frustration continued when I sought my deposit refund, which is taking over a month with no response. I am still waiting. Being a student has certainly not been an advantage. Age should never be employed as an excuse to compromise on service quality. The treatment we have received and are still receiving makes me question whether Thornley Groves truly values any of its clients. I implore anyone considering renting with Thornley Groves to think twice. Unprofessional and disappointing. Cannot recommend.

What an awful business, do not use, after the referencing company told us to provide more information Thornley Groves refused to re open the application, please do not give your money to these people, tried to take nearly £600 from our deposit only managed to get it back when the bank had to issue a charge back, they were in agreeance with me! The really distinguishing factor was how friendly she was. TG prestwich were clear and followed with the right emails.
The only issue ( all agencies share) is lack of mobile number, just in case you're running late or early..you need to call the office. But other than that I hope all agencies will be at least half as good treating prospective customers

I had a very positive experience overall with getting some rooms rented out - specifically with Liam Pope of this Prestwich branch.
He was very on top of things - kept continuous communications, responded swiftly, assuring and efficient.
He also went out of his way - he would response late at night and even weekends to ensure things kept progressing.
He was also friendly and patient throughout - maintaining a positive attitude to ensure my worries as a landlord were addressed and gained my trust to know that he will get the job done.
One reason I didn't give a 5 star was because I didn't experience the same delight with other Thornley Groves staff. Not that they were bad - they were good but I felt Liam was really a leading example of what they could be. Another reason was that it was hard to reach the offices via telephone sometimes, but perhaps this is not always preventable as there is only so many people that can answer the phone.

Really pleased with the service offered from Liam at Prestwich branch. 2 viewings in the same afternoon were arranged, took time to listen to what we wanted, and offered us 2 appropriate options. We were new to the area and he was also really knowledgeable about the local area. Thornley Groves arrange the let for my flat in Manchester. They had about six potential tenant viewing arranged within a week. They made the arrangements and signed the papers for a couple with the next week. We found the last tenants previous ones had not told anyone about certain problems. Liam and Raffy have worked solidly to help me get the flat ready within two weeks for the tenants to move in. Raffy has become a DIY expert as well. They have been extremely helpful and done a lot of extra work to get everything ready. I highly recommend their services if you are looking for a good letting agent.

I have let my property through Herwald for at least the last 10 years. They provide great value for money, are responsive and i trust them implicitly to ensure their side of the contract is delivered. Statements arrive punctually and the office will get in touch if any repairs pass our agreed threshold.
This trust has been reinforced recently when I worked with Liam on a transition between tenants. Liam was professional, very responsive and happy to discuss by videocall. Turnaround on tenants was 1 week, and that included checks and minor works on the property which he arranged very efficiently. I could not have wanted more and from my experience would thoroughly recommend Herwald (Prestwich) and Liam (head of lettings) for management of your property.

Extremely poor customer service. All their sales agents are extremely rude and lack basic professionalism such as how to talk to people , especially the Sales Managers. We have been trying to buy a property from them and it's been 8 months now and nothing has progressed as they cant seem to liaise between solicitors and come back with acceptable responses. Michael Herwald were the agents marketing the property I recently purchased.
The conveyancing was problematic but Laurence went out of his way to chase the vendor and his solicitor when things were dragging along.
My email and phone calls were dealt with promptly and professionally and Laurence gave me the confidence to continue with the purchase when I had doubts and frustration with Latimer Lee, the conveyancing solicitors.
If I’m ever considering selling I’d have the upmost confidence in Herewald.
