Without doubt the worst agency I've come across. Staff are incredibly rude and abrupt, very unhelpful and are only interested in extracting as much money as possible. Failed to fix many of the call outs we placed over the year and tried to steal our deposit from us by making up allegations against us for damaging the property. Steer away from this agency if you are a rental tenant.
When looking for a property to rent last year, I was under the impression that Imperial Services were a professional and trustworthy estate agents, however, after moving into one of their rental flats in Roath, it was clear that this was in fact wrong.
Be warned the beginning of the problems began with failure to receive any response to questions you will ask via email or even when attempting to telephone the agents, who will not return calls. Not only was it extremely difficult to gain a response regarding questions, we were left fighting for 5 months to have our £800+ deposit returned.
This agency failed to take note of inventory prior to us moving in. They have also failed to provide receipts for the supposed £1100 worth of damage and repairs. BE WARNED, if you have NO OTHER CHOICE and are forced to choose Imperial:-
- Take pictures of every item in the property, every wall when moving in.
- Keep a detailed damage report and save any email correspondence between themselves and you.
- Take pictures when moving out of the property with the date displayed.
REMEMBER - This agency will try and keep your deposit and will make it seem legit when in fact they are likely to not carry out their duties. Hold out and take it to the formal dispute agency who are likely to vote in your favour if this is the case.... Read more

Absolutely awful. Expect at least 20% of your deposit to be taken away if you behave nicely and do not damage anything! Expect more if stuff is damaged.
I think this awful 2.0 average review is already too high compared to their bad conditions and services.
They behave nicely before signing the contract and awfully after signing it. In fact, you will become their cow they can milk money from.
One of the major issues is that students are generally not united to defend their rights and not be exploited. Maybe a union in the future might improve things or a better unity between tenants from the same house and different houses.
They will try to profit from you and exploit you as they know you are young and probably a student and do not know that much legally. They also assume you are not going to report an abuse from them or go to court.
Send them an email with all your problems in the house when you arrive so that you will have a proof that you were not the one who damaged the property.
I was treated with arrogance and superiority by the staff, especially by the great master of asking money and imposing herself on others (an old 40 - 50 brunette woman).
They and especially this woman will threaten you with issues that are not true. They assume you do not know the law, are too weak to go to court or report them.
They will almost certainly take a great portion of your deposit to pay for stuff you have not done.
They will not repair anything with that money. Rather, they will keep the existing damages so that they can ask for more money from the next tenants (a house in a good shape would not be a reason to ask for damages, right?).
For every problem, they will charge the person who called them (as if he certainly was the one damaged the property). If the washing machine is broken, they will ask for £10+ from the person who called them (as if he damaged it!).
For us, every 2 months, the washing machine would not work. Someone would call them and they would charge us .Simply put, it was not in their interest to repair anything, but to try to charge you for as much as possible.
They keep track of everything that has not worked and at the end of the contract you will be charged!
Moreover, if someone you are not in good terms with damages something and he does not admit it, everyone in the house will get a portion of the fine.
At the end of the contract, the major damages (that had already existed before you came) would be split among tenants and everyone charged.
The walls were dirty when I came and the floor already damaged. I told them I do not want to pay for these. At the end of my contract, they asked me to pay for those damages not done by me!
One of the multiple toilets has never worked. They have tried to repair with (with an incredibly horrible smell in the house), but did not improve it at all. One of the toilets was useless.
I was treated with disrespect and arrogance at their office. They see you are a student and inexperienced.
Please avoid if you can. They do not improve anything as they have enough houses in good central areas and know there will be people coming.... Read more

Be prepared for the worst with this agency! If you are thinking about moving but haven’t moved yet, RUN FOR YOUR LIFE! If, unfortunately, you are already with them then prepare to fight to have your bond back. Report every single atom that’s not right in their initial inventory, otherwise they’ll try to charge you when you move out.
Before you start your dispute they will ask you for evidence that all your bills have been paid. No evidence is enough, you’ll feel treated like a thief. When you provide the evidence they will forget, and ask for the same thing again… and again… and again! In my case, I was in credit with my energy and gas utilities, but the lady couldn’t grasp the concept and kept on saying “It has to state zero!”. A dog puppy is definitely smarter and would get it, surely after the second time you explain it. However, the ‘lovely’ lady was more like a robot, something like “if [#value $not_0] then echo FATAL ERROR x10”.
When you receive your first damage report the email says “We know that your first reaction will be shock or anger”. The fact that it’s an automated message says it all. Essentially, they are more than aware that all their tenants will surely feel that way! And why is that? Well, their behaviour makes me think of a criminal association with the landlords. In my case the landlord was not a person, but a company. I have this feeling they maximise their profits by ripping off normal working people or students.
I received a demential list of damages, including things that were clearly and obviously in that state when I first came in and the repainting of the whole flat. Don’t bother to provide pictures, what they don’t tell you is that they already have ALL the pictures they want, they’ll just pretend they don’t know. I found this out when I went to the agency to speak to somebody in person. They have pictures of everything before and after, so what they do clearly doesn’t look in good faith. Apart from that, when you try to complain they’ll say “it’s just an estimate!”. However, their email says you have to clearly state that you accept when you agree with the calculation. So, what are you accepting if it can dramatically change to something else? God knows.
The whole ‘dispute’ process is ridiculously long and their self-imposed deadlines are never respected from them (but I bet that if you are even a day late it means automatic acceptance). It seems like they try to deliberately make you feel the financial pressure to make you surrender. Unfortunately for them I went to the very bottom of this dispute.
In the last email they will give you 3 options: surrender; find a compromise with the landlord; use mydeposits. The third one is strongly discouraged by the wording that they use, so, obviously, it’s the right choice for you. Moreover, the first 2 are designed to make you lose more time and go beyond the timeframe allowed by mydeposits to raise a dispute.
The end of the story is the following: “As the Landlord has not submitted any statement or evidence demonstrating that the Tenant was in breach of the Tenancy Agreement, I find no grounds for the retention of any part of the Deposit”.
FOR IMPERIAL READING THIS REVIEW: don’t even bother to reply with this false willing to ‘clarify’ and ‘investigate’. There is nothing to clarify or investigate, you know what you’re doing very well. Worst agency on earth. Trust the reviews of people who actually ended the contract.
People still renting with them aren’t aware of the (bad) surprise when ending and asking to have their deposit back.
They will charge you in any way, claiming for not existent damages.
Better you take pictures of everything. I did and their invented claim had to go down from £170, then £40 and eventually they gave up with £0. My great joy for these bums.
Anyhow prepare for the battle.
They never provided to which of the 3 government-approved letting agency redress schemes they are a member of.
From 1 October 2014, if your agent isn't a member of at least one, they are not complying with the law.
If you are so lucky to still haven’t rented with them, good for you and avoid at all cost.... Read more

The only good thing about this agency was that they quickly respond to maintenance requests. Other than that they are literally one of the worst letting agencies in Cardiff. They try to make an income by ripping people off on fraudulent maintenance charges and bogus deductions from your deposit. Please avoid this agency like the plague.... Read more

Honestly? A shambles. We had issues with flat mates dropping out which I understand is a pain, but we had rats for two years, a fire alarm that never got fixed (in the KITCHEN!!!) getting told the washing machine breaking was our fault even though we were told nothing about why it broke the first time, and we left the property in June, only JUST getting our deposit back after they tried to swindle us out of over two grand to refurb the place because no poor sod wanted it. I can second what Mazin wrote in his review - the original move out "damages" included the full cost of repainting the flat (renovation costs are disallowed as per relevant regulations), and the quote listed kitchen and the lounge as separate, even though they are a single room. The flat was left far cleaner than when I moved in, and yet I was quoted 150 pounds for "cleaning" costs, which included removal of items that were in the flat when I moved in, leaving recycling bags for collection by the council OUTSIDE of the property, and supposedly dirty oven (*professionally* cleaned before I moved out). I also waited, without result and with multiple reminders to the agency, for replacement of a shower screen - the same workman came over, twice, almost a year apart, each time saying he's taken measurements and that he'll be back later in the week. Needless to say, the screen still wasn't fixed when I moved out a year and a half after first reporting it. The final straw which prompted me to write this review was continued withholding of the bond after I provided evidence of payment of the bills, since the final bills didn't match the exact specification of the agency (the power company simply produces their bills in a slightly different format to that required by Imperial). To all who may see my comment. You will suffer very hard to get your deposit back. This agency will let you go through a dispute process no matter what the condition of the property left. This process is nothing but scam. They will ask to charge you more than the amount of your deposit. The process will last until you give up or agree for a defuction.
I left the property in super excellent condition and prepared around 100 evidences, I also asked them to check the property before to leave. Clair came and have checked the flat and was happy with it. I have paid all the utility bills. After 15 days, Imperial forced me to go through a damage dispute process. They sent me a list of damage report which in all are not relevant to my property with no evidence at all. I’ve been very nice and put my evidences. I challenged them to give me one single evidence for a damage commitment. After two months, they resent the same list of damage entitled “2nd revised damage report”. You will shout, explain, provide evidence but no one listen to you. They keep this process until you give up or agree for a deduction. Avoid ! Avoid ! Avoid!... Read more
