Initial Property are unprofessional and unhelpful, they have no concern for tenants and work with crooked landlords for profit. There is a lack of communication, proffesionalism and basic welfare. I would avoid them at all costs, my experience was a complete nightmare with Initial Property, it was stressful, upsetting and unnecessary. I would not wish it upon anyone. If you want to rent a flat nearby, check who the landlord is first, I would avoid Mr Sathi as I can gurantee you will not have a pleasant experience.... Read more

My experience with Initial Sales and lettings was very negative. They work extensively with the landlord 'Mr Sathi' who is quite simply a rogue landlord who manages dozens of properties in the Birmingham area. There are so many problems that all the tenants have experienced in my building and the surrounding ones (not just myself) in regards to getting the deposit money back (he makes unreasonable deductions), insuffiicient heating, and poor maintenance of the property and inability to fix things within a reasonable timeframe or at all. Initial property have continued to work with this landlord even though they are fully aware that he is a rogue landlord- they are just happy to take the commission without any regard for the welfare of the tenants. My tenancy has been very stressful, and I would advise people to STAY CLEAR of this agency and use the alternative agencies in the Birmingham area.... Read more
