This is the worse renting experience I have ever had.
After moving into a flat with my partner, we discovered the place had not been cleaned at all, Door handles were not secured properly and have missing screws, there is dust everywhere that turns your socks black, dirt and cobwebs on literally everything including INSIDE the freezer, and many bugs. That's not even the biggest problem, the worst is that the windows are bolted shut and there are locked bars covering them which we were never given keys for.
After reporting the issue and needing to make several phone calls for updates (which we never recieved) we finally got an email saying a contractor would be sent out. This was sent 3 weeks after the origonal report was made and after countless emails and phone calls several days every week trying to find out what is happening. We were told the contractor would be here between 9Am and 4PM as it got to 3PM and we still had not heard anything I called the property managemnt team to get an update and yet again was told I'd get a call once they know what is happening. It got to 4:30PM so I decided to call again as I know the office closes at 5PM and still had not heard anything. Turns out the contractor was too busy to get to us today so after 3 weeks of waiting for somebody to come out and after finally being given a day. We still had to chase them to see what was happening just to be told that nobody will be coming to look at things. The property management team is a complete joke and not even worth contacting. You are better off reporting your issues to your council and getting a court to force them to take action.... Read more

I’ve been renting with this agency coming up to 4 years now.
Everything has been great with them until I had to report a major repair as well as a couple of minor repairs.
November 2022 there was a massive leak in the main bathroom, 4 contractors came out on different dates to advise me that new flooring and a new shower is needed to be installed.
I chased this up with the agency many times to be told that a quote has been sent to the landlord and they are just awaiting approval. 18 months later and still absolutely nothing.
9 emails sent regarding this, 2 of which were delivered and read but when I rang to chase this they denied all knowledge of the emails.
I called 4 days ago to get an update on what’s happening and yet again advised they’re ’awaiting approval from the landlord’ as they haven’t been able to get in touch with him the past several times regarding the bathroom. The amount of bugs and the smell from the damaged bathroom is appalling, which makes me think the agency have heard word from the landlord but they don’t want to pay the bill for a new bathroom fit.
Come February 2024, I had a burst boiler which flooded a lot of the flat and damaged the carpet which caused it to rise and produce an awful smell in the flat and what also damaged the underneath flat. They were very quick to come out and change the boiler and to also get a contractor out to clean the carpet.
Unfortunately the carpet in the living room was stained from the brown liquid produced by the boiler so the carpet is now discoloured.
Again, this has been chased up 4 times all of which the same excuse ‘waiting for the landlords approval’ even though I’ve advised the agency the carpet smells foisty and just makes the flat smell disgusting.
3 weeks ago I reported a repair due to my washing machine being stuck on just the spin cycle. The repair was not picked up until I rang earlier this week which is going to ‘looked at’ and a quote ‘sent to the landlord’ which I strongly doubt.
When I called earlier last week I requested to speak to one of the staff I’ve dealt with before as she’s very helpful and quick on getting things done. The girl I spoke to said she would pass on the message to the lady I wanted to speak to would call me back. No call/email at all.
It’s a shame because I’ve had absolutely no problems with the agency before, it’s ever since I’ve reported the last few repair requests that I’m either being lied to, ignored or just forgotten about and the flat is in dire need of these repairs, especially the bathroom and carpet.... Read more

If I could give 0 stars I would. I have never had an experience renting as bad as we have endured with living spaces and Kingston properties. The estate agent managing our move in lied to us about a leak and the repairs of this. It took over 6 months after our move in date for things to finally be started for the repairs. Everytime we emailed we were ignored , when we rang we would be promised follow ups but no one ever got back to us. Managers would answer the phone and claim there were no managers in to take our calls. A manager came to view the property and take photos of the issues but never got back to us. When I called to follow this up, he was extremely rude & acted like he had no idea what I was talking about.
We are experiencing another leak and a mould escalation that again is being ignored. Repairs reported over 5 months ago that again have been ignored which is damaging their property but still nothing.
Staff are extremely unhelpful and don't share anything regarding progress of complaints or issues The management team have shown no empathy or any type of effective communication during our tennancy and seem to not understand the stress this can cause their customers but it seems like they do not care.
If they did send contractors for work it would never be communicated and they would turn during my working hours or when out prolonging repairs further.
We followed the complaint process when we first moved due to issues we were not told about and nothing was ever followed up, contact from us was once again ignored. They really don't care unless it's to do with money. The property ombudsman has been made aware because our experience has been that bad, legal advice was sought throughout all of this which advised us they are breaking their side of contractual agreements and the law. The sales was then passed to Business Manager, Vikki Higginbottom, whose praises I cannot sing highly enough. I wish I could rate my experience with this company lower than 1- star. I think the name, Dying Spaces would be a more apt company name. This is by far my worst rental experience having lived in many cities across the world.
I moved into one of their apartments in the middle of winter (mid Feb this year) and was given information on how to pay rent but nothing on how to operate the water heater which was turned off when I moved in. After several emails, calls and days of taking cold showers, one of the property managers emailed me "a how to operate" list. I followed the instructions but to no avail. I sent another email (day 5 of no hot water experience by the way) with pictures of the heater and the switches I had turned on per the instructions given and got no response so I followed this up with a call. I was told that they would only send a contractor over if I agreed to pay the cost of the visit. Apparently, I have to pay for the cost of the visit if it turned out the heater wasn't working due to my "human error". Faced with the possibility of another cold shower (i.e. day 7) in the cold North eastern winter weather, I caved in. You can probably guess the rest of the story - They claimed the switches were turned the wrong way although I followed the exact instructions they gave me and sent them pictures (which they never even bothered to check). No consideration for the fact that I moved into a new apartment with no hot water and endured almost a week of cold showers. No consideration for the countless calls and emails. No consideration for the fact that I followed the instructions they gave me after day 4 and sent them pictures.
Please rent with a different company. Living spaces only cares about your money and has no consideration or common decency for your wellbeing. To them, you are just another quid.... Read more

They use their initiative, are up to date and knowledgeable about the rental market, so they are on the ball when it comes to helping landlords market the property for the best fees.
We recently had a fairly significant problem with one of the properties. Diane was absolutely outstanding in managing and resolving this issue for us. She really did go above and beyond to make sure everything was sorted and in a timely, efficient manner.
Well worth the management fee that we pay for Living spaces to manage our property. As a landlord it can be such a difficult thing to predict when it comes to major repair works, but Diane took care of every detail so we didn’t have to worry about it. Out of all the agents we have dealt with in Newcastle we were disappointed with this service the most. We were in desperate need of a new home to move into ASAP.
We asked for a video viewing of a number of the apartments they had advertised and informed Livingspaces of our circumstances. We waited and waited for a confirmation email but all we got was an email from Thomas saying his colleague Harry would send a WhatsApp which we replied asking for an email link of a video instead if that was ok and we received nothing.
We called 3 or 4 times the following day and it rang out and went to answer machine.
They were advertised as open on Saturday and yet we still never got a response.
All these calls were made at different times of the day so was not even as if we were calling on lunch breaks or once the office was shut.
5 days after our initial request we have still not heard anything from Livingspaces despite numerous attempts to contact them.
The frustrating thing is the property we favoured the most was advertised by Livingspaces and no one else so we have ended up taken a second option with another lettings company.
They missed out on us as likely tenants and frankly we wouldn't want to risk having them as our agent as they've proven difficult to get hold of and not very professional at all.... Read more

Any current rental tenants - please ALWAYS dispute your deposit deductions at the end of the tenancy as LivingSpaces will knowingly try and charge you for things that aren't your fault and that you've reported numerous times.

Absolutely shocking agency.
I enquired about at rental property they were advertising at the start of the week and I was hoping to move in on the 4th January 2021.
However I was told by the gentleman I would have to move in before the end of December which would of been difficult for me but possibly achievable.
I then was informed I would have to come to their office before Christmas Eve to supply all my documents and I would then have to move in on the 29th December which was not at all possible as I live in Lancashire which I informed the gentleman from the very start.
The attitude of the person I dealt with, simply put, seemed to be he wanted to hit his target before Christmas and was not bothered about my own situation.
Having now secured another property with another agency, I seen that the property I asked about with Livingspaces was still being marketed a few days later so I called the office to make the point that had I not felt pushed and pressured into what one of the staff wanted they would of had this property let.
Quite embarrassing for them since I am now moving on the 4th January which I would of done on that. property.
And to make things even more embarrassing and utterly unprofessional the lady I spoke to could not even find my details and asked if had contacted the right agency!
Poor, lousy help, low quality of care and the property is still being advertised as available on Christmas Eve!... Read more

*AVOID LIKE THE PLAGUE*
When viewing the property we lived in, we loved the flat overall but were concerned that the furniture was old, broken and dirty. The flat was also full of other tenenats furniture that made a small flat even smaller. We were told that everything would be removed that wasn't on the inventory and the old, broken furniture like sofas, matresses etc would be replaced. This was not the case. The day we moved in was hell and we had no space to move.
We called living Spaces and they advised us that we would have to call the council to get stuff removed ourself, we called and when the council came they refused to remove anything because of the condition the furniture was in. I myself had to hire a van and dismantle all the furniture myself. We then asked for the sofas to be replaced as they were broken, filthy and stank. We were told that although they agreed, the landlord was not in a position to replace them. We had to buy our own sofa.
When moving out we cleaned for two days but accidently forgot to wipe the cooker hood. Living Spaces tried to charge up £180 for wiping the cooker hood. They also decided to lie and say there was some dust on a skirting board which would have to be paid to be cleaned. The property had not been entered for 2 weeks after we moved out due to Covid so even if there was some dust, it was due to the flat being empty.
They eventually agreed to knock the price down to £90 and told us that they would send us an itemised bill for the cleaning service. Which never happened.
This company are vile in the way they treat you and act like they are doing you a massive favour by letting you live in their property's, not treating you like a customer.

We were so disappointed with this estate agent when renting with them. The only positive is that some staff are quite friendly if you can ever get through to them but even then they say they will sort out the issue and then you are waiting days or even weeks on end without a follow up and end up having to chase them up on it. Throughout the time renting from them the quality of service just seemed to get worse and worse. To make matters worse they tried to charge us for things when we moved out that we had reported to them multiple times with no response from them. I was shocked as I had thought this company had a good reputation however from reading the previous reviews I completely agree with all that have complained about them being unresponsive and unprofessional. Very disappointed with the service received by Livingspaces, especially after someone had recommended them to us.
It took them 4 days to respond to our query and after 6 days we still had no viewings confirmed with them
Even though there staff member Thomas came across very sympathetic to our needs we simply couldn’t hide our frustration.
My partner was promised a phone call back off a lady which she never got and an apartment we made very clear that we urgently wanted to view was listed as no longer available.
We both understand that at the moment companies will be stretched but simple things like a phone call back which was promised or a brief message to let us know acknowledgement of our queries wouldn’t of caused any harm but to not have any form of contact for a number of days is very poor.

I was a newby to Newcastle with a job move, and as such was looking for an easy transition into finding somewhere to rent.
The guys in the Living Spaces office were excellent from start to finish, from sending me daily email updates about new properties, through to quick viewings, and then to the ease at which the rental process went through.
I dealt with several companies in Newcastle while looking for an apartment, and these guys were by far the best.
professional, friendly, with time to talk (even if it was for information not specifically related to the property- like where things were in the town) .

Only reason I give them one star is due to Oliver giving some time to my enquiry but other than that avoid this company!
Eventually got back to me two days later after 3 phone calls saying someone would call back and 3 emails, one being direct to there office only to inform me some of the properties were no longer available.
There customer service is atrocious, they don’t even ask what you are looking for they just simply say when can you view the other properties we have left.
These properties being ones I also enquired about two days ago!
Do not go with this agency in Newcastle, go with a company like GFW lettings or Bridgfords at least they make you feel welcome and make an effort to satisfy customers!... Read more

Backing up what people have already stated but this agencies service is horrendous.
I emailed a few enquiries to them on Wednesday 26th June 2019 stating that I urgently needed to find something and could only view properties this coming weekend 28th June 2019.
I have not had any form of contact from them, phone or email, and when I have checked again this morning the two specific properties that I asked about have now been removed from the market.
Is this because they are no longer available, is this because someone has taken them? How am I meant to know?!
Appalling that not one person has called or emailed me about my enquiry.

1. Buying thru them- the entire process was very smooth, the communication was spot on and I never had an issue with any of the individuals I interacted with. Over all 10/10.

A lady called Vikki took my call and was so unenthusiastic it felt as though she rushed my call.
She made no attempt to realise what I was looking for and simply answered “well if you can’t do this time you can’t see it”
I appreciate that the time given was unsuitable to me but there is a better manner to go about this.

Stay away or deal directly with your landlord. Even signing the contract was difficult. A rep sent the contract in a vague e-mail and insisted it be signed by both tenants and a witness. No further communication despite several attempts by phone and e-mail, so I paid £200 for a train across the country and a hotel room to come in to the office for 30 minutes. Walking in the office, the rep who sent the e-mail was rude and insisted she had said no such thing -- no witness was needed and that we didn't need to be in the office at all! It took a while to persuade her she had, in fact, sent that e-mail. When viewing the property we asked about parking (am sharing with a colleague and we each have a car): the rep said it came with a space and the use of visitor spaces dotted around for the second car. Turns out, the visitor spaces can only be used by people in other buildings, which I only found out after being told off for using a space by a building manager -- months later! So now one of us has nowhere to park due to a rep being badly informed.... Read more

Sad to say they were extremely unprofessional. Newcastle branch are rude on the phone when trying to sort problems, granted they did send people quickly but that was in part due to a firm word from my side.
Once it was made clear I was leaving after my 12 month tenancy they ignored my emails and arranged viewings at their own discretion failing to consult me.
I cant stress how important it is to take pictures of your flat before you leave. They tried to extort me out of a sizable chunk of my deposit after claiming I left the flat in a state.
They only backed down after I argued and showed them my pictures of the flat in a clean state with dates attached. They also advertised the flat using pictures from the cleaning I did ( which was a surprise but backed my claims) - before accusing me of leaving it in a state. Only when confronted did they accept my version of events after weeks of arguments.
Totally extortionate, not worth the service.

I am so disappointed with the maintenance side of living spaces, which is why I do a review like this first time in my life. The first issue was when I moved in, they had no copy of the property's keys, so I needed to get them a cut to get the rented property re-painted before I moved in. This time my heating is not working for almost 2 weeks now, called the maintenance department straight away when I explained the issue and highlighted that the underfloor heating doesn't seem to work in the whole building. Instead of them addressing if there is an issue in the building, they sent out an engineer twice to check the panel in my flat who said there is nothing wrong. They handled me if I were completely lack of knowledge/stupid and said they have already explained how the system works. Then, I called them 3rd time as my heating still doesn't work, when I finally managed to get the details of the company who installed the underfloor heating and turns out there was a fault in the whole building they tried to fix, unsuccessfully. Living spaces although made me pay for the call out without fixing the issue and the way they handled me is really humiliating. You shouldn't question straight away the customer and think she is stupid without investigating if she is right...... Read more

Complete lack of professionalism since day 1. I got the house without a proper shower for a week and a half. The level of inspection during the check-in and check-out clearly diverge in terms of details required. In general, the staff never pay attention to their responsibilities with regards to their clientele and the only time they bother to contact you is for getting your money. I would avoid them unless you are too desperate to get a house.... Read more

Bad mannered women who came to meet me and my friend to view a flat! Only quickly and as briefly as she can say a few words and directly ask when are we moving in without allowing questions? When told we are looking to move in September but didn't wanna start too late to look for a flat. She directly lead us out of the flat and say "okay I'll take you off the system and you can contact us in September"! Could have managed this in a better way women!... Read more
