We have used Reeds Rains in Crossgates to let our properties for a number of years and they have always found a tenant for us. During these years there have been personnel changes at their office and this time Emma was in primary charge and has done a great job. Once a tenant was found the process ran very smoothly and we'll certainly be using Reeds Rains again and hopefully Emma will still be there!
I was disgusted by the way treated by Reed today. Firstly l sent them an email to arrange a viewing 4 days ago and did not get a response, when l called the day after the office to chase up the email I could tell they had not bothered to read my email as l was asked to go through the form l had already filled in the email.
I booked appointment for a viewing today for 10am, the agent called at 9.57 to inform that she could not attend the appointment because she could not get into the residents car park and she did not want to pay for parking and she didn't want to get fined. She then tries to book another appointment and my response of course no and her response was "okey dokey" that was so rude and unprofessional.
I drove all the way down to that apartment and payed parking ticket to be there
I would not recommend this agency to anyone
I've found working with Hunter's great in the purchase of an apartment they had listed on the market for sale.
I was able to view the property at different times and had regular email contact with the office keeping me updated before, during and after the purchase had gone through.
An overall positive and easy experience with the staff at Hunters North Leeds. We were renting one of their properties and had the pleasure of dealing with Clare who was very attentive and responded to our queries very quickly. I would definitely recommend using Hunters to other potential leasers.
I am just in the process of buying my first property and the staff at William H Brown have been amazing. they have helped me all aspects of. Using from advise on areas, mortgages and the process of buying. When a new property comes on the market they ring me or email me the details so I don't feel like am going to miss out. I would recommend them to anyone. They always make me feel very welcome and no question is to silly.
Terrible estate agents, not only were they over priced but hardly did any work for the huge sum of money I paid them. Let themselves in without giving me notice and had to be chased every step of the way. Please please just use another estate agent or you'll be back here in 6 months writing a review just like me in the hope someone listens.

DO NOT USE! I rented a flat from them and when I arrived, it was disgusting! It had clearly not been cleaned prior to us moving in. In addition to this, we were left with lots of old and broken furniture and a microwave with an out of date electrical safety sticker. When I requested the furniture be taken away, I had a rude email back with the form I had filled in requesting furniture. Because obviously broken furniture is acceptable? This furniture was taken eventually after a lot of hassle. However, when we moved out they had the audacity to take money from the deposit for a deep clean (we left the place far cleaner than when we got it!) and carpet cleaning. After much more hassle we did eventually get some money back for cleaning but they still have £160 for carpets which they would not return. The carpets were terrible when we moved in and my flat mate even reported this! I would never use them again. Awful experience!

Absolutely shocking - if I could give less than one star, I would. We had none stop problems with this estate agent from the day we moved in, from being initially denied access to the cellar, which was sold to us as ideal storage, to them messing up the setting up of our gas and electric bills (an unusual, compulsory and seemingly helpful service they offer) and giving out my personal information to a company I have never had any dealings with, despite the fact that my housemate was the one filled out to pay them.
A few months after moving in, we also found we had mice, and again, the company were unhelpful from the start, with me being fobbed off twice upon calling up, only to be told that someone would be back in touch. On calling up a third time, I spoke to a very rude woman who informed me that it was in our contract that we had to pay for any pest issues, and that it was nothing to do with the estate agent.
Although we did find this a bit of an odd policy, we nonetheless went ahead and paid out for our own pest control people, who, whilst checking under our kitchen panels, were surprised to find a large amount of poison and traps already there - making it look very much as if the mice were already present when we moved in, and that someone had tried to sort it.
Putting two and two together, we questioned the estate agent, both over the phone and via email, only to be ignored and/or have them dodge the question, insisting that it was in every contract of theirs to charge tenants for their pest control issues. During all of this, my housemate also found out she was pregnant, causing further complications, as she, understandably, didn’t want to risk the health of her unborn baby by living in a house full of mice, as you can catch some pretty nasty diseases from them that can be devastating during pregnancy.
We decided enough was enough and to hand our notice in - with my housemate explaining the accentuating circumstances. At first, Linley and Simpson seemed understanding, stating that they were willing to negotiate on the usual two months required notice period from our move in date, down to two months from the day we called up, and then later, in a separate phone call (after we were messed around a bit more with various appointments of them failing to turn up to remove a bath panel for the pest control guys - something which ended up taking three weeks) down to just a month.
However, after failing to receive the confirmation of this we were promised in an email (we’d learned how little we could trust them by this point!) we then contacted them again, only to have the same woman we had spoken to deny that the conversation had ever happened, and that we would have to give the standard notice after all.
These guys really don’t give a toss, and are happy to lie to you repeatedly and ignore you for weeks on end. Although some of the staff do seem nice enough, there is no consistency at all in the information they give, and they appear willing to tell you anything to get you off the phone. As long as they get the rent, they really don't care about their tenants at all.
It is also worth noting, that as much as this piece goes on, even this is a severely edited down version. Although their houses look nice, don't fall for it - I promise, you will regret it.
