I had an absolutely terrible experience with Alan Cooke.
The house was selling for 7 months. Starting with a lack of knowledge of the market, as the price suggested was too high, then chain broke (no agency fault), but 1 min after they got the money… they didn’t care! They couldn’t even make ONE simple phone call 5 min after completion, so I lost £450… and the buyer was lied to instead.
I was away, so house was nearly empty, but wanted to give the remaining furniture to a charity. On that day I asked a friend to empty whatever was left - he did… unfortunately including a key safe and put the keys 5 meters (!!!) away from the place it meant to be (by the entry door). He assumed the agency had another key.
Do you think Alan Cooke called me when the new owner didn’t find keys in the agreed place?! No, they said to the new owner to get a Locksmith lying they tried to call me as I was in a meeting. I wasn’t, had no meetings, no unanswered calls from AC and instead had phonecalls from solicitors as of course was available - I was selling the house!
I knew within 5 min where there keys were when the solicitor told me about it, but why Alan Cook didn’t tell me that the poor new owner was standing outside the door for 4hr… only to find out the key was 5 meters away from him?!
Disgusting… I was also equally disgusted by Jeremy’s nasty comments about the competition, criticising their adverts etc etc. I can tell you one thing… Morfitt Shaw will sell your house for a flat fee £1234. Well you wonder, but I bought a house through them 2.5 years earlier and it was a smooth process. Sold my other house with them in February within 3 weeks (no, didn’t want paying more to Alan Cook on that one despite not knowing the terrible final £450 drama). Had three offers including a cash buyer with Morfitt Shaw and guess what, made well above even bank’s valuation, despite Jeremy criticising their marketing approach.

We have just completed on our property and I have nothing but praise for Alan Cooke’s. We had a few quotes from other estate agents but what swung it for us was the fact that from the outset Jeremy Cooke was passionate about the property and incredibly positive and could see the potential both in the quality of the house and the popularity of the sought after area, which others failed to consider. Furthermore, the photographs were of a superb quality and the literature published excellent. Nicola did a marvellous job of keeping us informed at all stages and was constantly on the ball. Knowledgeable, efficient and friendly, she is an asset to the company. All the staff at Alan Cooke’s work so hard and have their clients’ best interests at heart in the honest information and advice they provide. We were delighted that the house was able to sell relatively quickly and for a very satisfactory price

I am absolutely delighted with the 5* service that I have received from the team at Alan Cooke. Jeremy valued the property at £30,000 more than the other 2 agents I approached, both of whom said that his figure was unrealistic. However, I received 2 full price offers within 5 days and agreed a sale for over the asking price, on the 6th day of the property being on the market. The sale process went very smoothly and Cooke's even arranged for the Gas certificate to be obtained. I have now completed and the whole sales process was surprisingly stress free. I have no hesitation in recommending Alan Cooke and I will definitely use them again.

We bought a property recently through Alan Cooke, dealing almost solely with Nicola - we can't fault the service, regular updates or advice/guidance given even when we weren't the sellers. Though the process took a few months this was not at all down to Alan Cooke's staff, and they provided regular updates and kept on top of proceedings throughout.

Excellent service from a very professional and knowledgeable estate agent day one. Jeremy always went out of his way to help my father who had lost his speech from a stroke, he called at my fathers house in person to explain anything, nothing was too much trouble. Handle the sale very well with a great team behind him. After sales service was fantastic and managed the sale progression through very well. You would struggle to find a service better than this. Very positive experience selling a property with Alan Cooke Estate Agents. It was important to me to use an estate agent with genuine knowledge of the LS17 market, and they have been serving the LS17 market for decades! Jeremy Cooke was clearly very, very knowledgeable, and a real gent too. And the lady I dealt with on a day-to-day basis (Nicola Thackray) was superb - really professional and efficient, and again very friendly.

We bought our retirement apartment through Alan Cooke's and because of our experience asked them to market our house for us. Jeremy and Nicola did a totally professional job for us and basically held our hands all the way to completion. We originally had our flat with much larger agents who struggled to sell it. We spoke to different people each time, and each time we had to remind them which was our property, and their answer was to just keep dropping the price. It was probably overpriced in the first place - a ruse to get us on board? Switching to Alan Cooke was the best thing we could have done. Jeremy and Nicola gave professional, sensible advice. We felt they were really invested in selling for us. Nicola was unfailing in her courtesy, professionalism and friendliness. And just when the lockdowns were really biting, we got an offer! However, the purchaser didn't follow through. Cooke's once again picked up the reins and got us another offer, even higher than the first.
We've now successfully sold. I really recommend these agents. They take care, and work really hard to make a sale. Thank you, Nicola and Jeremy!

Do not mistake the two estate agents like I did! There is this one and Alan Cooke sales and lettings. Jeremy is the rudest person I've spoken to and even accepted an offer I made on a house when they didn't have it listed and at no point made this clear to me. I could of lost the house we wanted to because of his arrogance. I phoned back and all of a sudden he couldn't remember our conversation from 4 hours ago..... I'd suggest you look else where.

Alan Cooke Estate Agents (not the same as Alan Cooke Sales and Lettings) are a well-established, experienced, old school estate agent. Based on Moortown corner, they have excellent knowledge of the surrounding market. They also have good connections with potential buyers within both commercial and private sectors.
Our house was an unusual house, one of a kind - some would even say iconic. It was a difficult one to value. Jeremy Cooke did an excellent job with the valuation and subsequent marketing. The photos (which Jeremy took himself) were jaw-dropping and every attention was paid to detail and to the display of the house's unique features. As a result, a buyer was found immediately.
The subsequent support that I received from the whole team (Jeremy, Nicola and Gabrielle) whilst going through the sale process, was also oustanding. The communication was professional yet friendly throughout. Indeed, I kept joking that they should charge me an additional counselling fee, as there were times when I got quite emotional over the sale of what had been the family home for 45 years.
I am confident that no estate agent could have done better under these circumstances and it is with that in mind that I unreservedly give Alan Cooke Estate Agents my highest recommendation.

I engaged Alan Cooke to advertise a property in 2016 and more recently in February 2019 for a fully managed marketing and rental of a property in Moortown, Leeds.
Family business since the 1960's which excels all the way and a level of experience and service which simply cannot be replicated with other companies - I can vouch from personal experience of this.

Sadly we were left very unhappy with this estate agency. They will try and take your deposit, so beware of renting. Make sure that you have everything in email for your inventry. We moved into a house with a dirty kitchen and they charged us £70 to clean cupboard doors. We left the kitchen in a cleaner condition then we got it in. Also be aware that the do not let you come to the check out inventory. They said I couldn't go. Again as they want to try and take your deposit. They don't wanting you to be there to discus any matters they just send you a bill. There was no email for us to rectify anything that they were unhappy with. Had we been allowed to the check out we could of discussed any issue.
Very slow when you want to move into a property. They had our house empty for a week to do repaires. Our friend moved into the property and had to wait till 2.30 to get her keys due to the house having the carpet cleaned. Very disorganised of them as they had a week to do this. My friend had to move into a house with wet carpets. Also the carpet cleaning company must have used dirty water and not changed it as one of the small bedrooms smelt awful.
My advice get everything down in email if you go with this company. And expect for them not to get back to you promptly.
And finally my last comment t us that when they sent people awmround to fix things it was always a quick rushed job. The guy who came to fill in the silicone for the bathroom and the kitchen didn't bother taking off the old silicon he just replaced the top of it.
The oven broke and took 2 weeks to get sorted. One minute we were getting a new oven. Next minute a man came round to fix. The people in the office must not communicate with one another. Which is surprising as I am sure only 3 people work there.
It took them two months nearly to sort out our house alarm that kept going off all the time for no reason.
We have rented with 8 estate agents in our past and this was the worst service.
I recommed going with a bigger chain. A company that is more organised and with more experiance.

Avoid...Avoid...Avoid...One of the worst estate agents we have ever encountered with in renting. To start with, We have handed over the keys for our flat one month ago and despite five emails and two phone calls there's not even a single response on returning the deposit. Literally about to start my adjucation process this week with Deposit Protection Scheme. They do false advertisements about the property and watch out carefully when you go into view your property. We missed to notice in our viewing, that there's no heating for one bed room (not even a heating vent) in a double bed room apartment, where they advertise saying fully centralised gas heating . If you ask them their response would be to go and buy a radiator. They advertise saying the best quality of white goods fitted and you realise how bad the quality of goods and you end up raising continuous property issues with them, where half of them won't be done at all. The visiting fire safety engineer left a separate note to us with a danger sign saying ...not to switch on the heater as there's a serious health and safety issues where these cow boy estate agents didn't even bother to inform us formally. Also forgot to mention that, they didn't even bother to respond when i complained to them that their fire sensor stopped working even though they know very well it's landlord/estate agents property management responsibility to fix it. i can add endless list ...but will stop here and please think before you go to them.

Completely negligent company. Just went to check our property that Alan Cooke have supposedly dealt with and have been showing people around. The house is filthy, it appears no checks have been done for cleanliness. The extractor hood is full of grease, the oven is a disgrace. There is black mould on all downstairs windows and all the windows need resealing as a result, through both tenant negligence and a complete lack of awareness from Alan Cooke. The house has been smoked in and the entire downstairs needs redecorating from smoke damage, also not picked up in their "regular checks". Upstairs there is black mould everywhere from a boiler leak that hasn't been detected, it took me 5 minutes to realise from walking in. The bathroom is a disgrace, also needs completely resealing and cleaning. To make the house "livable" they have painted over all the black mould on the ceilings and walls and made the problem ten times worse. I'm going to now have to completely strip the upstairs, treat the plaster and redecorate the whole house. I am appalled. If you are wanting to let your house don't bother.

I used Alan Cooke for my sale and couldn't fault them. I sold above asking price the first weekend and they "held my hand" throughout the process. In particular Nicola is worth her weight in gold.
