Northwood looked after our property at 83 Bridle Road, Eastham for a number of years having a long-standing tenant with no issues at all. This all changed when they decided to put in a woman and her children on social security into the property. We had no end of problems with broken toilet seats, a broken cooker hood, snapped door key and on-going issues with the bath leaking into the kitchen, which all had to be paid for by ourselves.
The leak was caused by her children abusing the Whirlpool bath every night as the neighbor's reported to us as she was constantly shouting at them for flooding the bath room.
We informed them of our concerns, all documented on email with no resolution. The last straw was her boyfriend kicking in the front door panel and one of her children not wanting to be in the house, leaving and locking the front door.
Then the police arrived, which was reported to Northwood by neighbors, but also posted up on social media by someone too,
They dragged her boyfriend out through the front window as they couldn't open the front door destroying the blinds in the process leaving her complaining about the blinds being broken afterwards!
We informed Northwood and was assured he wouldn’t be returning. However, she was still getting visits from her boyfriend which we informed Northwood about again.
Joanna then contacted the Tenant who swore at her so she told her that her tenancy was to be terminated.
We then met Derek and Joanna at our property who couldn’t hand it back over quick enough and we were eager to have it back in our control.
On arrival for our meeting with Joanna and Derek we found all the blinds were all open. We were concerned that the open blinds was just advertising an empty property, Joanna said she had opened them but we feel she did this so we couldn’t see how badly the header rails were damaged. We’d purchased new vertical slats for a new tenant but when we tried to fit them we found all the header rails were damaged beyond repair. We Had to replace all the header rails in the house.
The bath and plumbing were tested with no faults but the flooding over the period had started to rot three of the beams and they had to be replaced, a new ceiling fitted, plastered and painted in the kitchen. Joanna’s answer to this was “we’ll we don’t know who caused the damage” I t was clearly the misuse of the whirlpool bath.
This reads like a horror story all documented, and at no point did Northwood pay for anything it was all on us and it cost thousands to put right combined with loss of rental.
Northwood were fully aware of the situation and knew the day it was handed over what had happened.
I remember being a member of the BNI Derek telling the story of a property getting trashed and how Northwood took the Tenant to court and made good on the damage. I don’t know when Northwood lost its integrity along the way but it certainly wasn’t present the day you handed the property back to us.
A few years on now with a very good agent and we’ve moved on from this experience but felt compelled to answer after Northwood sending out a survey email. The Survey didn’t allow for proper feedback – so here it is!
All 100% true and documented in countless emails I don’t envisage this going any further than them reading this but at least it’s now off my chest.
So please don't send me any more surveys.

Think the initial comms were very good.
Property is reasonable though we made numerous comments on the inspection report and haven’t had confirmation that those comments have been received. We have a few teething problems we need to talk through, though we have not been very proactive about it due to a hectic few weeks with work and life commitments. We had the unfortunate experience of renting off this company for 4 years. Desperately unprofessional. No repairs are completed they will gaslight you when you report anything. Constant change of property managers.
The manager tried to evict us despite the landlords instructions. Helen seemed to think it was her property. The judge dismissed their property possession order after our barrister revealed several flaws in their paperwork.

Unfortunately, I have rented a house through Northwood and found out the hard way, there is no communication between tenants and your house manager, they will tell you that they will fix something and you won’t hear from them for around a month and counting…
When you chase this up, you are told that staff will call you and you don’t hear anything for 4 full days.
There has been occurrences where staff tell the tenants that there house manager is off, and when you next speak to the property manager they tell you that they were in this day.

I would honestly say that Northwood Wirral are the worst letting agents that I have ever dealt with, substandard properties, non-existent customer service skills (except Sam and Kim they tried on occasion to help), they are the type of agents that give letting a bad name. We moved into a property that we were told was long term let, from day one we had nothing but issues from the actual cleanliness of the property at handover – Claimed it had been professionally cleaned, well if that’s what they call professional then I dread to think what their own homes are like it was thick with grime, disgusting and rather offensive that they would deem it acceptable for a new tenant.
Every time there was an issue it was an uphill battle to get anything done, always an excuse from poor communication within the office to waiting on approvals basically taking no responsibility. In some cases repairs were not undertaken for over 100 days despite them stating that they will react within 28 days. Each email sent was ignored and constantly had to chase up the office for any sort of communication. Some of the issues we had Northwood Wirral staff were clearly unaware or lacked basic understanding of the legal requirements particularly when it came to electrical installation works in residential letting properties. The substandard level of some of the so called tradesmen they send out its debatable, more like odd job men that qualified tradespeople so they obviously do not have any quality management system in place.
The staff are rude and incompetent and appear to never talk to each other or just have that much disrespect for you as a tenant they don't care. They’re meant to act as the agent between you and the landlord but actually do nothing for you as a paying tenant but treat you with utter distain as if being a letting agent makes them any better than you and didn’t even help us the tenant when the landlord breached contract and they were informed.
Northwood Wirral don’t reply to formal complaints raised just more evidence of the lack of professional and competent management at Heswall, that’s if you can actually make a complaint as they have one generic inbox that when you chase up they claim to have not seen your email. Whilst our complaint was eventually acknowledged by Helen there was no formal rectification or response from the management pertaining to the issues raised just a statement trying to absolve themselves to which we responded and yet still nothing back.
If you value sanity and a simple life do not bother entertaining a rental property through these cowboys its honestly not worth it. I’ve let properties in London, Dubai etc and these are by far the most substandard organisation that I have ever had the misfortune to deal with and advise anyone to steer clear of Northwood Heswall at all costs.... Rented a house last year from the Heswall branch. It has put us off renting forever. Various maintenance incidents removed without discussion (including a hole in the wall) poor communication, took ages to fix electrical failure and forged eventual paperwork (date of initial inspection incorrect) - probably because new law states they have to fix within set period of time. Funny how when we mentioned this we had an electrician with us in days after being told we'd have to wait a year. Tried to fob us off by saying it was when the 'decision' was made, however the document clearly states 'date of inspection'. We improved the property by painting the blue hall a more neutral colour and changed the orange carpet similarly. Asked for a contribution after terrible service forced us to leave. We were told this had never even approved by the landlord (we received paperwork approving the work). We were granted permission to have a cat, then this was retracted 4 months later. The blame here was placed on an ex employee not sharing the information. We were informed by a friend of the landlord that he had a special arrangement where he pays more for a 'no fuss' agreement. They regularly blamed the landlord for being slow to approve things and suggested he was difficult. However looking at other low ratings it doesn't seem like we were the only one with this problem. Hard to know what to believe. The Directors Joanne and Dereck seemed reasonable when we met and spoke to them, as did most of the other team. They even apologised which was nice, however the follow up was again poor. We were told to share a letter requesting contributions to work carried out from the landlord so that they could speak to him. We chased and chased to be told the landlord won't contribute because he knew nothing about the work!? I just cannot fully put into words how horrendous this agent is from a renters perspective. Not really sure why we didn't deserve basic and decent customer service. When we spoke to the office about complaining we were told 'there is no point - nothing will come of it' . I actually believe this to be true, so waited a few months to calm down before writing this review. I just couldn't leave this unsaid.... Read more

I received a call from the team notifying me of the problem and seeking my permission to deal with it which I gave. Never met such an unprofessional estate agent. Recently moved out of a property and they are charging us left right and centre for things which are totally unfair. We cleaned the house up and down thoroughly including cleaning carpets (which we installed as carpet fitters). We have been charged for them to get someone in to clean the already clean carpets. Plug sockets need testing although none were tested when we moved in and its just totally unfair! This was our first rented property with Northwood Wirral (Heswall). We rented for several years at the same property and were VERY happy but unfortunatly the property became too small for us when we had our little boy as you can imagine with what comes with a child !!. All staff at Northwood wirral(heswall) were fantastic and very very helpful especially making sure our end of contract on the property went smoothly as we were lucky enough to buy our first house! We've rented a house for 3.5 years. Rent has gone up every year. Also had to pay administration fee every year to renew contract. Excessive inspections (every 3 months). We've not been told that cooker meant to be cleaned professionally before we moved out and they've knocked £90 of our deposit for it. Send them emails regarding this still no answer.
