They're able to let the flats that no-one else can by drawing on their large network of Landlords and Tenants, and feedback from our tenants for the assets they manage is very positive. First experience and impression was great. However, our complaints and issues we have with the flat seem to turn to deaf ears. Despite numerous attempts to inform them about the water pressure and empty promises that this was going to be looked into, we have not heard from them and it has been more than 2 months since we shifted in. Yet we have been model tenants paying rent promptly, if not before the due date. Unfortunately there is no other person we can turn our complaints to as the office is managed by 1 person.... Oliver Franklin were the estate agent representing the sale of my property. I found them to be very professional, efficient and patient throughout the whole process. Emma in particular was fantastic in providing me with weekly updates on the progress of my whole property purchase. Even the parts of the chain that Oliver Franklin were not involved in, I found them to be diligent and pro-active in establishing far more communication between the relevant parties than my solicitor or the estate agent representing the people we were purchasing from. The service you get from Oliver Franklin is far better than the usual high street agents and I would not hesitate in using them again.... Read more

In direct response to Peter Collins. My name is Taryn I am the vendor for the property that you offered on. May I take this opportunity to set the record straight. I accepted your offer on the basis of moving quickly as the property is empty. After 48 hours I chased Oliver Franklin as to your next steps as no financial commitment had been made/ no survey booked. The day after Oliver Franklin called to say that another person had called that morning, who's circumstances had changed and would like to make an offer. This offer was higher and the buyer chain free. Of course as no financial commitment had been made by you I accepted this offer. Oliver Franklin and I had agreed a fixed fee therefore the selling price of the property is irrelevant to them. I cannot fault the service that I get from Oliver Franklin, in my opinion this is exactly how I would have expected them to behave. If they had kept this offer from me when no financial commitment had been made on your part I would then be calling them a shady estate agent! Im sure you would too if you were selling your property through them. I apologise that the sale did not go through this time. However; as time is of the essence, I had to go with the buyer who could move the quickest. I hope this hasn't soured your view of one of the best estate agents that I have used.... Read more

If you want a dishonest estate agent look no further. They will accept one offer on a property then negotiate behind the scenes with another to get a their shekel extra commission every time. If you think as a buyer or seller you have secured a house sale through Oliver Franklin then think again. They don't deserve to be in business. The vendor won't get all offers they received as they're doing deals unbeknown to the vendor and the buyer will think they have the purchase agreed and pay out costs, only to find they have stitched you up. Well done Neil and Emma you make all other shady estate agents look good.... Read more

I've used Oliver Franklin a number of times. Firstly to buy two properties then to rent them out. Neil and the team were very knowledgable - Neil guided me through the buying process and got me exactly what I was after, it was a tall order but he used his contacts and experience to get me a excellent deal, helped me though, recommended a excellent solicitor and made the process very smooth for buying. Neil and Emma then helped me with furnishing and organising new tenants for the property and they have now been in the property almost a year, I have had no issues with tenants Emma has been there to help with anything they need and they have asked to stay on for another year. As a new landlord and property owner this is exactly when I wanted from a agent.... Read more

Worked with this agent for some years now having purchased multiple properties, sold multiple properties and they mange a large pool of residential and commercial properties in east London for me. All I can say is they have been excellent, honest and trustworthy from day one. I highly recommend the firm to anyone looking to rent, purchase or let a property and can not understand why there are derogatory comments on Google. I would take these negative comments with a pinch of salt as it seems these people are not giving a truthful impression of this long established family firm. Worst. agency I've encountered. They took our holding deposit then after nearly 3 weeks told us that the landlord 'changed' his mind. It took them another week to send our £700 deposit back to us even though I gave the lady Emma the details in person. I had to go there in person to get a response and they started to ignore my calls when we were asking for our contract to at least be sent over for reading. Frankly I don't believe them and their excuses. My friends and I are now currently endangered of being rendered homeless as many of the flats we looked at within our range have gone and we lost 1 month of time when we could have been searching.... This letting agent cannot be trusted at all. I have won a legal action against them as they illegally withheld my deposit in December of 2009. It is now Jan 2012 and even though they are breaking the law they still have not returned my deposit. Under no circumstances use this letting agency. Update: Sep 2012 This letting agent, run by Neil Stephen Franklin, has ignored all court orders and now has a warrant for arrest and committal to prison. They have moved from 434 Roman Rd, to 452 and now to 451. To avoid the court case. Do not use this agency, You have been warned. Investigate a letting agent *before* you give them anything. Update 18 Oct 2012, 12:07pm Oliver Franklin, Neil Stephen Franklin, and another male just turned up at my home address asking to speak to me. I called the police. Oliver Franklin did not leave and kept ringing my bell which the police clearly heard. They had left before the police arrived. The police informed me that if they ever attend my property again that it will constitute harassment. They then visited them and told them to leave me alone. I have won my court case 3 years ago and Oliver Franklin has still not repaid its debt to me. Had an ARREST WARRANT against the directors because of their actions. They finally paid up once they faced arrest. Took 3 YEARS. The top property websites have told them to remove their logos from Oliver Franklin's website. Investigate them for yourselves and don't get conned. Check Companies House. Check the director associations. Ignore the fake 5 star reviews. Funny how they "appeared" after I updated the review.... I never had any faith in estate \ letting agents before, however Oliver Franklin were a different kettle of fish entirely, they were friendly, approachable and down to earth. unlike most of the other companies in the area who were not very interested in anything apart from their own egos and did not want to touch a family for lettings, most were only interested in young professionals.. we visited most of the estate agents in the area and Oliver Franklin were the only one we left and didn't want to give a smack! not your usual smug estate agents.. all in all a pleasurable experience..... Why 1 star? Because zero isn't an option here! Completely outrageous outfit. Avoid unless you have a few hundred pounds you would like to donate to untrustworthy, unprofessional, lazy and entitled individuals, and enjoy paying last minute additional fees, after paying initial all inclusive fees of 575 pounds. According to other reviews above & below they have been sued more than once - I guess the only way they can stay afloat is to back you into a corner and take advantage of your desperation and lack of maneuverability. AVOID, even if they have your dream home. Also, the 5 star reviews below - hello dishonest marketing! *Update: after being consistently ignored regarding ANY tenancy/pre-tenancy issues I have had two emails and a phone call to discuss my negative review, no apology or feedback requested - just denial. I find this behavior insulting. A few points I hadn't even added to my initial review: -house was filthy on move in, after we were promised it would be professionally cleaned -couch was not professionally cleaned as promised, due to dog living on property beforehand (hairs, potential bugs) -back door was off hinges, was due to be fixed in the 3 weeks before move in-was not. -ensuite toilet we were told was fixed. It flooded all over my bedroom flloor on my first day on the property, in addition to all the extra cleaning I had to do, it was the most stressful move of my entire life. -after paying the most extortionate fees I have come across in London, the inventory was of a very low standard. No mention of cleanliness, items of furniture not included, no mention of back door not attached, no meter readings, no state of condition of house, furniture, bathrooms etc. I would also like to congratulate Daniel above for his persistence in standing up for his rights and taking these people to task. These people feed off the fact that most people won't go to these lengths to retrieve a few hundred pounds. **Further update - its fair to say I have now received an apology!! I guess estate agents have a bad rep, but we never had an issue while renting a flat through Oliver Franklin for 2+ years. Whenever a problem came up (eg leak under sink, old washing machine, electric shower breaking, etc etc) they were always quick at getting a contractor out, even weekends and evenings! one of the worst agencies ever!!! i advice anyone to stay away from this agency, firstly they asked us for an extra £500 on the deposit 2 days before moving in after we had already paid all outstanding cost we refused as we hadnt been told this before. after moving me the property wasn't even ready for us, we didn't even have curtains!! and some of the work done was still wet so we had to wait 24hrs to have a shower. upon moving out and leaving the property spotless!! the landlady made arrangement for professional cleaners which she then thought we would foot the bill! how about NO! this wasn't in the contract and we have proof the property was left as we first got it. that aside the way the do business is just not on, lack of professional personals is a soft way of putting it.... To anyone planning to get a rental, expect to pay £600 more than they asked you, and 24 hours before you sign the lease. They seem to have a habit on preying on students. They talk down to you and don't answer calls or ask questions they should be. They also needed to be told what a guarantor was. I have myself had very bad experience with this agency. Wanted to rent 3 bedroom house in E14. The agent asked me to put a holding deposit to secure the property. After a week they gave me a call saying my holding deposit won't be returned for the reason that wasn't stated on holding deposit contract. I will have to sue Oliver Franklin agency to get my legal holding deposit back. The way they are trying to earn money is not right and I advise everyone to be very careful when dealing with this agency.... Read more

Well, they found us a place, but I didn't like the way these guys do business. They wanted £3000 of rent and deposit before we had even seen a copy of the contract we were going to be signing. Granted, the landlord was in a hurry to get people in, but it was just outrageous, who does business like that? Felt totally pressured even though they claimed they wanted to "do everything by the book". Dunno what book they're going by. Nice enough people and can appreciate they know east London fairly well, but very unprofessional way of doing business. Would not use again.... Read more
