Just completed on our house sale today after over a year of shenanigans (chasing up tenants to get access for photos, continuing to chase tenants that didn't want to leave after house was sold, support through the long legal eviction process, more photos at the house, prevaricating buyer, loss of buyer, finding new buyer...). All-in-all it was a quite stressful, but managed calmly and with aplomb by Russell of Inner City Estates, with great communication and reassurance at every step. Yes, one could say "it's all part of the job", but the way someone does their job counts and leaves a lasting impression. I cannot recommend Inner City Estates, and especially Russell in this case, highly enough!

Lenka made the entire process of moving into our new flat extremely easy. Once we'd decided to move in we never had to think for ourselves and merely followed her clear and prompt instructions. She was also willing to be flexible with us when our respective HR departments were taking a while to provide our references. This was all massively appreciated as it was a very busy time for us both wrapping up matters in our current roles before moving into our new ones.

We viewed a place in Stratford, expressed our interest and put the holding deposit down a few hours later. The landlord posed as a letting agent, allowing us to believe he was a third party. After confirming our place, sending our holding deposit and pre-application details, he confirmed it was off the market to anyone else but the very next day the property was let. He had moved forward with other tenants without informing us.
Would advise a stringent approach with this “company”.

Found Inner City Estate's performance disappointing. Ms. Lenka from Inner City Estate lacked expertise in property sales. As a representative, she appeared unprepared and directed clients to the website for property information. Despite attempts to offer guidance, her grasp of the subject matter seemed insufficient. Additionally, she often interrupted others when lacking pertinent information herself. It was evident that she was not suited for the role of selling properties, which demands a higher level of proficiency compared to managing rental properties, where her strengths may lie.

At first when we contacted this agency regarding a property that was just got up in the market, everything looked good. Agent was very responsive and friendly. But, things took a different turn after the viewing. They are supposed to be working with a first come - first served policy but none tells you that everyone interested has to ''race'' to transfer a deposit and whoever pays first gets the flat. This is ridiculous and never experienced anything similar before. We paid the deposit 2 minutes after we received the bank details. One day later we got an email saying someone else paid first and got the offer accepted. Letting a property is not a TV game. We will never enquire for a property managed by this agency again. Best if avoid them.

Overall a good service offered, I dealt mostly with an agent called Lenka, and I found her responsive and patient to answer any kind of question. They also showed particular patience in waiting for me to produce my references, that went slowly as I was changing job. I would complain only about two major issues:
i) oven, fridge, and washing machine were quite dirty, and it doesn't matter whether or not the cleaning team did a "professional cleaning" or if they were cleaned time ago and left closed, an incoming tenant should find them clean and not stinky, in all cases.
ii) They asked me a deposit *before* the landlord accepted my references, to take the property temporarily out of the market. This is different than what I have always experienced, where the deposit was asked only *after* (one house in London and one in Dublin, both fully managed). It is just personal taste, but I would have preferred to wait before sending a deposit.

Waste of time. I talked many times to the agent before scheduling a viewing. One day before the viewing I sent another email to ask if the time had been confirmed, the agent told me that I should have received a message with the time but I did not receive any. Finally, just 3 hours before the viewing, I was told by the agent that she had just found out that the flat is unfurnished. How can you even schedule viewings without knowing such important information about the property beforehand? No sense at all.

As first time tenants you imagine that sorting out a property is a stressful activity, waiting days for email responses and constantly restless and unsure where you’re at in the process. This was not the experience we had with Paul and Inner City Estates.

After seeing an awesome property for rent we contacted the agency. An agent named Lenka responded quickly with some general questions and the video link of the flat attached to the email. We loved the flat and wanted to proceed with the physical viewing asap, answered all necessary questions and offered days and times we're available.
No response from Lenka for 3 weeks!
Meanwhile the property is still listed as available on renting sites.
After sending multiple enquiries and calling the agency a lovely lady from the customer service passes on my message and the same day Lenka sends me the identical email as the first time with the video and the same questions. This time we communicate well via email and text. The next day we finnaly arrange a viewing.
40min before the viewing Lenka sends a text and calls me to cancel the viewing as she just received another offer. What a waste of time and VERY UNPROFESSIONAL.
I would have appreciated a NO 3 weeks ago.
Anyway this was our experience ???????

Paul was amazing and a very genuine and friendly man. The flat I enquired about had gone but Paul instantly came to me with a solution of a similar property. As a young girl on my own I felt really comfortable, understood and helped by him. It shouldn't even be a thing to be grateful to feel safe in a small flat being shown about by a man, but it is and I was. I was desperate to secure the flat which was within a safe block, close to a station & had outside space which all was super important to me and he made it all happen for me and was very friendly and on the ball throughout the process. After I decided to proceed with the tenancy, he was very accommodating and easy to communicate with, via both email and telephone. Before signing the contract I asked a number of questions (some quite specific) about the contract and he provided answers to all of them.

Extremely bad experience with the letting agency. After innumerable conversations and upfront declaration that I will be moving in to the property with my family which includes my 2 children, they never updated me that the property was only meant for 2 people. Only after transferring the holding deposit, did they inform back on the same. Never thought this kind of unprofessional attitude exists in such a high rated estate agency. Utter disregard for the time and effort invested by the customer. Very very disappointed.

The initial appointment, signing of the agreement etc. all went smoothly. No complaints there.??However, my flatmate and I moved into the apartment to find it in a complete state of disarray. Sofa covered with rabbit hair. Radiators not working. Balcony door locks broken. The agent informed us that this wasn’t their responsibility and directed us towards the landlord - who took months to sort these issues out.
I acknowledge that technically it was the landlord’s responsibility to maintain the apartment. However, I personally think agents should screen their landlords so they don't leave tenants with a bad landlord. Maybe that's just me.
Six months in, I needed an amendment to the contract to remove my friend as the guarantor. They were initially quite rude and unhelpful on the phone to me and my friend when I spoke to them about this. I then spoke to Russell - who fortunately was swift and professional to deal with. This I was grateful for.
Overall, it was a very bad experience, but they were no worse than the average UK estate agent.

Money grabber, lot of microscopic problems at the flat which you will not notice but they are well aware of those and when you leave after the contract they will find out those by their appointed contractors (to show they bring independent third party) and will deduct a hefty amount from your deposit. Will never recommend anyone. Score big ZERO

Hello, every one who ever read my review. kindly read all negative review of this agency how they react with their tenants and customers. i dnt want to give even 1 star but i had to give 1 bcz of any other option. i was finding a house and i contact with them. they said to me one week deposit is refunded. i like the property and i deposit one week rent to hold the property. they got the one week deposit and did not remove the ADD from the list and neither changed to LET AGREED. they forfeit my one week deposit and sent a letter to me that they will not return my deposit.
i would like say to all new coming customer to get house with this agency be careful to go ahead. i lost my money & i got lesson but i wanted to save others time and money.
i would like to say best of luck to every one finding a house. you will find out many other states agents in the area. thanks every one who ever read my review. i hope it will help others to save their time.

In summary, be very careful if you use these guys, they will try to charge you when you check out to make up for fees they could previously charge but were outlawed last year. I'm aware that the London property market is competitive and hard enough for renters to not be able to avoid agencies altogether. Therefore, I would advise tenants to take as many pictures as possible when moving in and keep the end of tenancy cleaning receipts when moving out. Upon moving out, we were advised not once, but twice by Lenka that the agency will be happy to arrange an end of tenancy cleaning which would cost us £180 which already seemed suspiciously high for a two bedroom house. After the check out inspection, it wasn't entirely shocking when we received an email from her that the property would need further cleaning. This bordered on ridiculous as our check in report showed the house in a worse state than we found it in. Furhermore, they tried to pin damages left by previous tenants on us by preparing a 50 page check out report as opposed to a 29 page check in one. The landlady was reasonable enough to return our entire deposit after we pointed out these facts and asked them to prove their comments in the check out report assigning damage to us by pictures before we moved in as required by law. They backed down when they saw we were aware of the law but they'll try to charge you in case it works.
The also spelled my name wrong in the tenancy contracts, ignored me when I asked them to fix it, and Paul asked me to not get so emotional when I got annoyed they were neglecting essential details on official documents, which in my opinion is both sexist and potentially damaging for all parties.
Ultimately, your decision, but would avoid at all costs.

We had rented a property through this agency from 2016-2018 in Ilford. We had quite a few problems while living at the property, which was already in a bad shape when we moved in. For example, we had a rat enter our property through one of the holes left open below the sink. However, they dealt with these issues (although not all were resolved). When we left the property, the landlord and the agency decided to take away all the deposit money claiming that the house was left in a bad state. However, the inventory check reports of both in and out did not reflect this. This agency then sided with the landlord and started writing aggressive emails when we wanted to claim the deposit money. The tone of those emails was one of the worst i have had in my inbox. We ended up approaching the TDS for its ruling and its decision. They sided with us and asked the landlord to transfer all the money back to us within 5 days. The agency did not bother depositing the money for a good 10 days and we had to write to them asking for it. They have the audacity to even reject the TDS ruling. Very bad experience and i will never deal with them ever again.

Unfortunately couldn’t give no stars, had to give 1. Had really back experience within 2 seconds of approaching their office. Popped head into open door to enquire on lettings to then be shouted at in a very aggressive manner by the gentleman with glasses sitting at the back to get out of the shop when I had only stepped into the doorway. There was plenty of distance from the front door to the back of the office. Never have I been spoken to like that for approaching a shop. I feel this type of abrupt behaviour and such a rude tone is no good for customer services or for people’s general feelings. If customers are not allowed to enter the shop then this should be made clear with a nigh to state this or with safety measures in hand before opening up. I should not be made to feel humiliated and belittled for asking a question when your door is open! Never will I recommend due to this first impression. Whoever the gentleman is at the back please remember especially during time’s like this kindness is only just a small gesture. #BeKind

As tenants of an Inner City Estates property since late August 2019, we respectfully do not recommend the use of this estate agency.
We are currently entering our 6th consecutive week without consistent hot water.
We notified Inner City Estates of this issue on 19 October, explaining that we had around 10-15 minutes of hot water total per day between a flat of two people. As time went on, the number of minutes of hot water dwindled down significantly. Sometimes it would be 2-5 minutes total for both tenants to attempt to share.
On 16 November, we notified our Inner City Estates representatives that we had no hot water to shower with in the flat. This issue remains as such to this day.
Amazingly, over the past 5-6 weeks, this issue has taken 5 engineers (and counting) to attend our premises to attempt to fix this issue. These engineers have told us a range of bewildering comments, instructing us - the tenants - to “look it up on YouTube”; to walking in our flat admitting that they were arriving completely unprepared because “no one had briefed them on the problem”; to admitting “they were actually the incorrect engineer to have been sent out to our premises”; to simply stating “they had no idea what they were doing”. One engineer even looked at our system and said he had “never seen this before in his life”.
While we certainly understand that the water heating system is a problem that pertains to property block management, we have unfortunately been extremely dissatisfied and disheartened with Inner City Estates management of this problem.
We have requested - and been denied - alternative suitable accommodation by the landlord. Although there have been attempted fixes at the problem, it was not - and has not - been fixed in reasonable time, and at certain points was not even addressed by the proper type of specialist engineer. We have now gone nearly 6 weeks with little to no hot water, and have had 5 engineers fail to fix the problem. We have had to now consult the Landlord and Tenant Act of 1985.
The most recent attempted solution to fix the problem has been to order new parts. We have expressed our dissatisfaction with this suggestion to Inner City Estates and the water heating company, as the engineer who ordered the new parts admitted to us that he was not even sure himself if this would be the right solution. What’s even worse, there is no manual, support or helpline for the engineers to use for guidance on our type of water heating system.
The one suggestion that has been the same across multiple engineers was that we need an entirely new system put in place. We do not know why the landlord, heating company or Inner City Estates have chosen to instead order new parts - particularly when this comes from an engineer who was not confident that new parts would even solve the problem.
Nonetheless, we are awaiting an update on expected arrival time of these new parts and must take off work yet another time to have the SIXTH engineer attempt to fix this issue. We believe this is unreasonable, particularly in the cold winter months. No alternative to hot water has been provided.
Prior to these issues the team at Inner City Estates had been very accommodating and helpful, both in welcoming us as new tenants and fixing minor repairs. We were extremely sad to lose faith in their services when such a serious problem occurred.

Do not use Inner City Estates! From start to finish we were treated with little respect and they and the landlord only ever cared about making money whilst treating the tenants terribly. We had numerous issues throughout our stay including a time with no functioning toilet where we were instructed to 'use the bath'. All in all, a very bad experience and would encourage anybody looking for a place to stay to look elsewhere.

We had an extremely smooth process before our move in date. Until we moved in and found out that some of the items that were listed as KEY FEATURES were actually not something that we'd have access to. Moving into the new development, we were advised that we'd have to use a nearby building for our "key features" until our building is complete. I will add the listing, for your own judgement. The building that we have temporary access to, has and will continue to have all of the key features, we will ONLY have a gym and concierge. To move, is to uproot yourself and in this case your family. I write this, very disappointed because everything else was smooth except for this blatant false advertisement, listed as KEY FEATURES. I called, to get clarification, because upon our arrival, we were told that our building will not have such options, ever, and that we will only have access to the other building until our building's gym is ready, and not after. When I called, I spoke to a rep that answered kindly, as usual. When I told her of what I had been told, to my surprise, she began to speak over me, advise me that my "husband was told this" at the viewing (which she wasn't at by the way), etc. I asked her directly of each "key feature" individually, asked her, had he been told that two of the four "onsite key features" would not be available? She then said that she's sure her colleague advised my husband. (Although before she said he was told "at the viewing"). I expressed my disappointment, we pursued this listing based on THEIR description, based on being advised that the KEY FEATURES and the "ON SITE" services/options that are not currently available, will be available. It is very unfortunate as we were especially excited about our new home, especially because of the options that we will not have. It's a beautiful area, beautiful home, but stop the false advertisement, it's not right and it's unnecessary.

I have seen your response and when time allows, I will respond thoroughly. For now, I will simply ask you, why make updates to the ad, removing the very things that I pointed out, after my complaint? And after we've already moved in....Quite unusual if you, as you stated, "strongly disagree that any miss selling or misrepresentation of advertising has taken place".
Furthermore, no, I will not be removing my review.

We rented a house here for 2 years commencing April 2014. Pre-contract signing, Dean was very easy to deal with, and communication was excellent.
There were numerous issues with the property over the course of our tenancy (which I won't go into here). The quality of service from Inner City was variable, it is fair to say.
Upon the end of tenancy, the full deposit was not returned, despite the property being returned in excellent condition. Inner City were not helpful in resolving the situation (to be fair, they were acting as middlemen between us and the landlord. I would have expected a more professional approach to have been taken, however). I ended up having to take the landlord to small claims court to get my money. At the end of the day, the dispute was between me and the landlord, but it did not reflect well on Inner City.

I loved working with Inner City Estates and their agent Lenka. I found the flat I wanted to rent advertised online and submitted a query. Lenka has contacted me almost straight away and was able to arrange a viewing for the time that was convenient for me. I didn’t even have to take time off work (we all know how stressful flat hunting can be) Lenka was extremely organized, she sent me text reminders and went above and beyond to work around my schedule. When viewing the flat she asked the previous tenants all the right questions (things I didn’t even think about) so I left the viewing knowing all the necessary information to make a decision on the flat. All the rest went smoothly, I didn’t have any problems with the contract and Lenka always answered her phone and replied to emails swiftly. She has excellent people skills and she even sent me a follow up message to ask how the move went afterwards which I really appreciated. The people behind this firm have been in this business for a good number of years before establishing this company and my dealing with them in the past were very satisfactory.
They understood totally my requirements for the letting of my property and they found me a tenant within 3 days of placing the property with them at the rental I was looking for. They completed all the additional documentation that was required by the management company of my property prior to the tenant taking up occupation.
The property in question had been on the market with another agent since the end of January 2017 and whilst I was constantly told that another viewing was arranged nothing firm materialized.

With so many operating in London I thought surely there must be a decent one or two and perhaps even an Agency that busts this belief and would be humaine, respectable, respectful and dare I even venture to wish: compassionate!
Unbelievably I am writing a 5-star review! Unbelievable because I have VERY high standards!
Amazingly I found the needle in the haystack! Dean at Inner City Estates is a true gentleman and I simply couldn't recommend him and Inner City Estates enough.
Our offer was ultimately refused by the landlord (it was a low offer with tight constraints) but there was no doubt that Dean tried his very best for us and was consistently true to his word and subsequently refunded my deposit.
I will certainly return to him when we are looking again and I look forward to being one of the few people who can recommend an excellent estate agency to my friends.

Excellent, In the past I have only ever had negative experiences with agents but Inner City Estates are the exception. Josh went out of his way to sort everything out for me and took care of mine and my tenants needs. I would definitely recommend them.

Inner City estates found us the perfect flat to rent, Josh was excellent in helping us through the long and sometimes stressful process of moving in, he kept us up to date with everything going on and was always avalible to talk if we had any questions. We had a really good experience from Inner City Estates, the service was brilliant and constantly kept us updated. We found a really nice 1 bed flat in East London. Josh was keen to show us lots of places, driving us around numerous times to various places until we found one we loved. He never tried to sell too hard and understood what type of place we were looking for.
I will definitely use this company again when we next look for a flat.
