Successfully sued landlord, became apparent landlord had not been informed many issues and also Cody's hadnt paid him the rent we paid on time everytime judge said great tenants, if you have any issues get your landlords details to communicate via land registry office! , dont rely on council complaints they pally with jeremy wong, They even tried counter claiming saying damage to property ,judge spotted it had been fabricated, Tennant or landlord remember this review! Stay awayyyyyyyy! Extreme low lifes In your response to your reply... Nice try discrediting me I do however find that very distressing , I'm not sure why you would reply and offer help to a blatent historical matter already resolved, unless you intend on causing me to feel harrassed distressed and intimidated Baring in mind we had to produce evidence of failings and show you had opportunity to deal with matters to a court after mediation or the court wouldn't of heard the case in the first place, the judge found all the evidence credible or we wouldn't of won People who read these reviews are not stupid people, they recognise bad characteristics red flags the type of people who think previous tenants should some how have to answer to them still like they are some how inferior They also recognise subtle threats you make and when you have a lot to say about law but fail to leave your full name You seem very confident your in the rite so basically we always record all phone calls for personal use If Cody's is that innocent would you all give us full permission to use these calls for whatever purpose we would like ? Cody's put my daughter at risk of harm and wouldn't even re accommodate us at a time when I wasnt in a good position like I am now Please bare in mind we have been victim to disgusting behaviour by Cody's a few times now so before you again attempt to discredit me , only reply if your giving permission other wise I simply do not want to hear from you... I wouldn't even give them a star.. This place has no communication between the staff what so ever... I did have a property with them but my god getting my bond back was a joke they tryed telling them I owed over a 1000 quid. They ended up loosing out.. Make sure when you do leave them you fight for your deposit back but please make sure you have plenty of evidence I would of gotten even more back if I had proof that I paid for more of the stuff but I guess it's a learning curve. Please stay clear of this estate agent. When she loosing in an argument she just trys turning it around I have alot of emails when they have contradicted there self's.... AVOID!!! I worked for this company, they are the most unsympathetic, rudest, greediest business owners I have ever known. They will fill you with empty promises until you sign the contract then do anything they can to get more money from you but will help you in no way at all. Absolute worst company I have ever been with. Won't do any of the repairs they promise. Staff are rude and unhelpful. When I moved in there was mess everywhere. Can only echo what everyone else has already said. Was with this guys for about 7 months and then moved out due to their poor practices. If I could leave less than one start I would, DO NOT LET OR RENT WITH THESE GUYS, they're rude, respond to complaints and maintenance concerns when they feel like it, which can be weeks, tried to leave after being in the property over a year, and was told I wasn't allowed to leave and they'd make me pay the rest of the rent plus more even if I put in my notice. If I could I would stand outside their store all day and warn people not to go with them, and before the owner responds saying I've never rented with them, this is an email to keep my identity safe, as you'd probably come after me, just look below for the owners outrageous responses. Bottom line, do not rent with these guys, they may seem nice at first but that's just to get you to sign the borderline illegal contract that they don't stick to but you have to. Disgusting... Can only echo the negative comments below. My family and I were subjected to this companies ill practice and were left seriously out of pocket. I have lots of evidence of wrong doing by this company yet I am saddened to see that they have been able to continue damaging people's lives without any recourse. Furthermore by reading the owner, Jeremy Wong's response to the negative reviews it is clear he has the inability to recognise the pattern of negativity in fact it seems it is everyone's fault but his. I only hope justice will catch up with them in the end. Do yourself a favour and avoid this and other Jeremy Wong companies.... Read more

We were supposed to move in one of their houses, we called to confirm date , payed 230£ and when we wanted to move they said they are not ready for us , refused to give us landlords phone number and they said they lost my application. The worst estate agents I have ever come across. The reason why their properties are so cheap is because they don't do any repairs, charge you for fake "damages" to the property and even keep your deposit after you leave. Don't be fooled they are nice as pie when you move into a property filled with promises of repairs and support but once you have signed a contract that's it they turn on you and become nasty and greedy. Seriously people read all the reviews other people have left. It's not a coincidence that they haven't got a single good review from anyone. To anyone looking for a property stay well away from these and look elsewhere and to anyone who is having problems with them go to the local Citizens advice and local council as they would love to hear what you have to say about Codys as they are very well known to them.... Bunch of lying douchebags who rent substandard properties and NEVER keep up repairs. Allow families with a newborn to live with no heating or hot water in damp derelict properties which cause ill health and injury. Leaky sewage running down the kitchen wall from an upstairs toilet is the best one we have come across rip off tenants for deposits and in fake 'repairs' once they have left. Go elsewhere.. steer clear.. do not go anywhere near these!!!... Read more

Me and my partner have rented a property from cody's for 2 years. Ever since we have lived here we have reported a number of things including: Sparking electric points, wood rot in the stair case and all door frames, a single glazed window with no seal on it, a huge hole in the roof of the kitchen extention, holes in the floor boards, leaking radiators, and a carpet so putrid and staind and dirty with god knows what? They REFUSED to let us replace it and told us we cannot do up the place and told us to report any problems. 2 years down the line they have not done a thing after many upon many reports. Everytime we rang up to report something was like the first time all over again. Eventually all our electrics went due to an substandered acient fuse box blew a fuse ( This was the kind where you have to physically replace a fuse in the box itself and not the normal mordern flick a switch thing you see in every house now.) Cody's cowboy repair man turned up and said the box was a danger as to how old and out of date it is. Cody's thug owner the sent our guerentor a letter stating we had damaged the box and it was our fault and is going to charge us £160 for it. My gurentor then challenged this claim and was then greeted with a letter a few days later from the owner Jeremy Wong himself threatening that he knows who she is, she knows where she lives and knows she has assets. He then assures that he will charge for more damages when me and my partner leave the property. We are now in the process of moving and this estate agents is trying what they can to stop us from leaving. We have got allot of helpful advice from citizens advice and the shelter organisation with the plethera of proof we have and have been told over and over by these said organisations that they are and are know across Kingston Upon Hull for acting unlawfully and illgally. What ever you do, do not and I repeat stay away from this agency at all costs. And to anyone having difficulties with this company to get all advice they can, plus there are a number of groups on facebook with 100's of stories about Cody's estate agents and the owner Jeremy Wong acting very unlawful and threatening to down right sick! Please stay clear of these pirates! In response to the response from Cody's, well. Where do I start? Well for a start the inventory shows the property in the same state as it was when we left (I believe we sent you a copy). And yes it was let to a single female who was on benafits until I moved. I have always worked and dont claim benefits so no we wasnt on housing benefit until I switched jobs towards the end of the tenency. So im affraid your very wrong with your extreme acusation Mr Wong. At the end of the day your the one taking benefits off people everyday by renting out your substandard houses that are not maintained by you or your company. I also know for a fact after speaking to some of your staff that all these properties you rent out are infact owned by you under your Morgage Company of which you are the only share holder. When you buy these houses you sign for them under a different name everytime to try and cover your tracks. Yes there is a group on facebook making others aware of the vile things your company has done to people. You have affected allot of peoples lives for your own selfish needs. I have even come accross many accusations of you often attempting to force sex upon many of your young vulnarable tenants. Are you suprised that all these people are after your head? And as for asking us to appear on Judge Rinder, why would we want to put all of this on TV? You embarressed yourself enough on channel 4 so why do it again? Or was it because you wouldnt have to dip into your pockets to pay for it? Believe me Mr Wong I know allot about you, the cat will catch the mouse in the end. We rented a room from codys for about a month, at first they were fine but the property was completely unfit for purpose, the house was shared between 5 strangers and they didn't think it important to put a lock on the bathroom door, every item in the house was unusable and defected. When it came to leaving they did everything to make it difficult for us to leave including refusing to give a reference. Once we were out they immediately turned and have been absolutely despicable, they have threatened us, lied to us and tried to trick us at every opportunity, they are now claiming we have lost our £160 deposit because we didn't vacuum the room.... (The vacuum they provided was broken) and because we emailed our weeks notice through after 5pm on Monday they are charging us another £80 we apparently owe in rent. Funny how they failed to mention this at any point inbetween handing our notice in and giving the keys back, even then they were saying we would receive our full deposit back no probs... 2 and a half weeks later they have become increasingly hostile and aggressive, lying constantly. No matter how desperate you are, do not rent from these people!! Stay away!! Quick to get you into the property, they will do anything to stop you leaving! The house was barely liveable, I personally had to install light bulbs and locks on bathroom doors. I was told that the shower would be fixed, by the time I moved out it still hasn't been done. Damp in the kitchen. Couldn't have the central heating on as you can turn off individual radiators... Something you will want in a shared house! Floor was cracked and dangerous. Bin was constantly over flowing, Codys stated they had ordered another one. When we rang the council to find out the delivery date, they said they had no knowledge of this and that we wasn't eligible for another one. More lies from Codys! The washing machine barely worked. Always thought it was going to spin and come threw the worktop. Also full of mould inside. Had to clean it before I could use it! Garden is so over grown it's attracting rodents. 1st day I was there the oven broke. The fire alarm wouldn't stop going off and the emergency out of hours number was turned off! What's the point?! The cleaner that comes to clean the communal areas... I'm sure she's a ghost. Not seen anyone in 2months. It's all a con! The worst thing tho.. Is Codys themselves. The management team are a bunch of con men! I almost feel sorry for the regular guys in the office. They have no intention of returning any deposits. Apparently 7days isn't a weeks notice. Who taught them maths?! The owner is a rude arrogant dick! They make any excuse to delay it and then when they realise you ain't going to forget they do anything thing to make a reason not to return it! Very quick to get the rent from you tho!! Wouldn't give me a reference, they had no reason, they just said no. Wouldn't even give me a statement of my account to prove I was Upto date with my rent. Some people may ask why I moved in? Well Codys have the gift of the gab. They say it's all going to be fixed, it will all be fine, then as soon as you move in, nothing happens! This will be going further! They can't get away with this! Possibly the worst estate agents I've ever seen. I originally signed up for Ideel let's but a year later codys claimed they were my new estate agents. Technically I never signed a contract so anything they send me is considered harassment until I can see the tenancy I signed with them. I've read every other review on here and while I can't say I've had the same experienced as some of the other people I can note down my experience. I got mice because it's an old unkempt house. One of the taps in the kitchen never worked. Neighbours played music until god knows when, they had bonfires inches away from the house, they had mobs of people breaking windows and banging on the doors leading to the communal door breaking,one neighbour even ran in to the communal door every day because he didn't want to use a key, they was on drugs, and even one case where they moved a peadofile in straight from prison who just would not leave me alone asking for everything under the sun and being threatening about it. They never evicted no matter how often you complain. I know that part isn't so much on codys but more to the people they are open to let to. Made us give 2 months notice before leaving which we did but they tried to say we abandoned our property after only 1 month. There was 1 instances where they came to sort out a problem I had reported from when my window was smashed by one of the mobs mentioned erlier. Dear codys, I know you struggle with taking constructive criticism as apparent in your response to other people, you may say I'm being racist even though I haven't mentioned it. You may say I have the wrong agents but I don't. It's definitely codys letts in hull. You may say you don't have me on your system but that's a claim and not backed up with evidence. All of my statements are backed up in evidence. If you think about threatening me (if you find out who I am) then I will have it all recorded and on facebook live.
