My mother in law wanted to downsize and I didn’t want to have to deal with a ‘typical’ estate agent. I’d seen Nick’s agency and I thought that his experience and approach would be more suited to us and we were absolutely not disappointed.

We had never heard of Patrick James until our recent house purchase, and I have to say they are absolutely outstanding!
Nick and Holly have been amazing every step of the way. When we first viewed the property we received a follow up from Holly asking for our feedback, which nowadays is rare as most agents seem to do the viewing and just vanish. Holly was incredibly helpful and efficient in following up on the questions we had.
Holly & Nick have gone above and beyond to ensure we made it to the completion. Nick was on hand every step of the way, even though within our purchase process Holly had just had their first baby.
Our purchase was stressful as we were in a contract race, but Nick supported us all the way through and ensured we won the race. Nick was so helpful in hand holding us through some tricky situations that arose along the way, for which we are both so grateful.

5 stars is simply NOT enough for the excellent service/help Holly and Nick have provided to us throughout the process of buying our forever home through them.
Right from our first viewing through to after completion, Holly & Nick have gone above and beyond to ensure we made it to the completion.
Our purchase has not been without it's problems, which Holly & Nick have gone above & beyond with helping with throughout, these include a change of mortgage broker, change of solicitor(a week before we got married and went on honeymoon), end of tenancy approaching.
They have both kept us in the loop throughout, chasing all parties solicitors etc as needed to keep everything on track ad ensuring we reached completion before our tenancy agreement ran out.

Then i found Nick, from Patrick James Colchester branch, a smaller company, which I feel is much more personal, and a pleasure to deal with, which is fantastic, when you need to trust them with valuations, photos and taking on your property to sell for you, Nicks company always tip top communication from day one, so I would say more of a personal touch, Nick sold the house not just once, but twice, in 2 lockdowns, he was always there to answer questions, nothing is to much trouble, he became a friend, on the other end of the phone, and always replied promptly to our emails. A small but professional company, which is nice, as I always dealt with the same person, so communication is always 100%.
Today we actually exchanged, after a long excausting sale, through covid and other complications along the way, I had total faith in Nick,getting it over the line, very stressful times, but was made easy and smooth with Nick in our corner, I would never use another agent, and would highly recommend this company, and if you get Nick, then that's a bonus, we wish you much success in the future, the personal touch is key, so keep that little gem of a buisniss, little as it's much more of a personal touch, which most of your reviews say.... Keep up your good work, I would say hope to deal again one day.
But I definitely always recommend you.

Hi, we had the greatest experience with Nick. He went well above and beyond the call of duty when it came to our recent purchase. Nick was the one who kept us in the loop, kept in contact with the solicitors and made sure everything was going ahead on schedule. Towards the end of the whole experience Nick spent his day off making sure our purchase went through. He was emailing everyone and calling us and the vendors. He went and collected the keys and hand delivered them to us. All on his day off. Now that's dedication. He has been splendid and if we were ever to sell or know of anyone selling. We would highly recommend Patrick James to them.

I can't thank Patrick James Property Consultants enough, personally Nick. The guy is incredible. Firstly, he sold my house for 15k more than any other estate agent thought was possible, he knew the area and gave great tips to maximise the properties value. When the market went down with COVID, my buyer was trying to renegotiate the price and tried every trick in the book to stall and mess us around. Nick was amazing at finding a new buyer, he worked day and night to push the deal through. I honestly feel guilty I got such a bargain, because he was worth every penny and more. Not only would I recommend him to everyone, I will use him again even if my new house is the other side of Essex!

Nick from Patrick James was absolutely outstanding throughout the difficult sales process. He kept us updated once we sold and liaised with solicitors to ensure that things get done. Our buyers’ solicitors were a total nightmare and Nick kept them chasing and worked hard to get it through the exchange and completion. Needless to say, we were so pleased that we went with Patrick James and Nick as our estate agent. We will recommend them to anyone looking to buy or sell. I have recently purchased a property through Patrick James. From the beginning, I have been looked after by Nick. He is a really nice guy. It was never a problem dealing with my questions and offering advice. He negotiated the deal with the vendor and was on hand to book viewings, both with the owner or accompanying me. A great job done!

Not sure why everyone is giving this company such good reviews when they are absolute rogues and should be avoided at all cost? I had called for a 3 bed detached property listed at £295.000 and somehow they booked me for a 4 bed detached property that's listed at £299.995. Completely different price and property!
I mentioned to them that I was coming from far away and would have to travel 2hrs 30minutes to get to the property and was assured by Nick that he would call and confirm the viewing. Nick then later send me a text message confirming this viewing.
When I arrived at the property I quickly noticed that it wasn't the one I came to see and rang the office immediately. I got put through to a lady who tried to find out what went wrong and why I was sent to this property and not the one I came to see. She told me she would call me back and let me know.
The lady called me back and said that she has bad news, apparently the property I came to see was not available for viewings as the owners were on a holiday in Spain so she asked if I wanted to see the one they ''mistakenly'' booked me in for instead??!
I told them they wasted my time and that I would never like to deal with them again.
Now it gets even worse. I actually walked past the property I was supposed to see and noticed the owners doing work in their garden so I called them and asked them if they know about this agent and why they said that the owners were on a holiday?
After speaking to the owners who are lovely people by the way! They then told me that they actually sold the property on the 10th of July and had asked Patrick James multiple times to remove the property off of rightmove!
Not only did Patrick James lie to me about the situation they also refused to stop advertising this property which is still on rightmove as I write this review!!

My experience has not been good at all. The shop in Clacton has been rarely open, I have to chase the company to get any information. We had one booking for a viewing which never materialised when I phone them to find out why, I was told the the branch had emailed my wife, which clearly had not happened. I had taken the day of for this. I am very dissatisfied. Poor communication, just sales speak and little to no action.
Very poor in my opinion. I have emailed to request them to remove my property from their portfolio which still has not been done. (At the time of writing this review 15/01/2019)
