My mother in law wanted to downsize and I didn’t want to have to deal with a ‘typical’ estate agent. I’d seen Nick’s agency and I thought that his experience and approach would be more suited to us and we were absolutely not disappointed.
Responsive, highly experienced, patient, professional and hands on, just what we needed and I wouldn’t hesitate to recommend them.

For whatever reason proved to be a problematic sale. Nick from Patrick James stuck with it and got a good sale through in the end which was mutually beneficial to purchaser and vendor.

We had never heard of Patrick James until our recent house purchase, and I have to say they are absolutely outstanding!
Nick and Holly have been amazing every step of the way. When we first viewed the property we received a follow up from Holly asking for our feedback, which nowadays is rare as most agents seem to do the viewing and just vanish. Holly was incredibly helpful and efficient in following up on the questions we had.
Holly & Nick have gone above and beyond to ensure we made it to the completion. Nick was on hand every step of the way, even though within our purchase process Holly had just had their first baby.
Our purchase was stressful as we were in a contract race, but Nick supported us all the way through and ensured we won the race. Nick was so helpful in hand holding us through some tricky situations that arose along the way, for which we are both so grateful.
We would not hesitate to recommend Patrick James Property Consultants to anyone looking to buy or sell a property. We wish them all the very best in their future and hope they continue to grow and are successful in all that they do.

I bought my first home through Patrick James and they made it so easy, I did'nt really know Manningtree but they gave me some really great advice on the area and it was refreshing to speak to an estate agent who knew their stuff! Originally spoke with Nick who arranged my viewing but met Holly who was brilliant. Will certainly be in touch if I ever sell. Really wonderful estate agent. Thanks guys

We used patrick james for buying and selling our home in Manningtree and can honestly say it was the best experience my wife and I have ever had with an estate agent. Nick Valued the property & made us feel at ease straight away, there was no pressure or chasing. We loved the pictures he took & met Holly at this stage. She was amazing, from start to finish, she kept us updated at every stage of the sale and carried out a number of viewings. She was really warm, and was the reason why we called patrick james out (having viewed and offered with them). 100% recommend if you selling in the area. Thanks again. We love the new home..

We purchased our cottage in May and we couldn't have asked for a better customer service than what Nick and his team provided us with. Outstanding communication through out the whole process, he was always contactable even when he was away on holiday. We went with the mortgage advisor and solicitors he recommended which resulted in us receiving keys in an amazing 6 weeks after purchase. Could not thank him and his team enough.

5 stars is simply NOT enough for the excellent service/help Holly and Nick have provided to us throughout the process of buying our forever home through them.
Right from our first viewing through to after completion, Holly & Nick have gone above and beyond to ensure we made it to the completion.
Our purchase has not been without it's problems, which Holly & Nick have gone above & beyond with helping with throughout, these include a change of mortgage broker, change of solicitor(a week before we got married and went on honeymoon), end of tenancy approaching.
They have both kept us in the loop throughout, chasing all parties solicitors etc as needed to keep everything on track ad ensuring we reached completion before our tenancy agreement ran out.
We would not hesitate to recommend Patrick James Property Consultants to anyone looking to buy or sell a property.
