All I can say about Pineflat is they have been a lifesaver for my wife and I as rental property owners. They do all the basics really well, communicate very effectively, and keep the hassle of property management away from us. But it goes further because they are diligent at keeping up with changes in legislation and local council issues that frankly would leave us cold. It goes with the territory that tenants cannot always get on with agents but even so I am surprised at the negative feedback because I have been involved with Pineflat at the front end and know that they are generally considered by tenants to be firm but polite and courteous.... Out of the many many agents I’ve let property through these are by far the worst. Not sure how to include all the aspects of awful service they provided so I’ll just give the highlights: Don’t reply to emails once you’ve moved in. Went on holiday for over three weeks at Christmas and nobody answers or replies to messages on the ‘emergency number’ -mailbox full. The property had an existing major fault in a severe water problem leaking all down the interior wall on one side during the winter months. The agent claimed that it was a new problem that we had caused. The council confirmed it was an existing problem for many years and that it was not fixable. Pine flats -unsurprisingly- painted over the wall and then quickly sold the property on! I visited the new tenants and -again unsurprisingly- they hadn’t been informed of the existing issues with the property. They also tried to keep a large amount of the damage deposit because of the issues with the wall until we were about to go to court -then returned it after months. Everything about this agent is underhand and unprofessional. Avoid using this agent at all costs. Update: Look at the time and dates of all the ‘positive reviews’ for Pine Flats, they are all posted by themselves and a contractor on their pay role immediately after receiving genuine feedback. They also have one single review to their name and their accounts were created on the same day! This should tell you everything you need to know however, ask to contact the previous tennant or even email me and I can send you screenshots of probably around 50 ignored emails and rude dismissive responses that don’t address important questions on a plethora of subjects such as repair work or replacement of their incredibly cheap furnishings falling apart. -Also, and hilariously, despite being ignored and only receiving the odd rude dismissive email from Sabine, in person she will apologise unreservedly for the emails she says she is told to send and admit liability for issues. She will then go back to the same dismissive approach as soon as it’s in writing again.... Read more

Worst agent I’ve dealt with. Painted over a damp problem so far they could let the apartment to me and then didn’t resolve the issue in over a year of living in the apartment, despite being made aware of the health issues caused. If you do manage to get them to look into any maintenance issues, they always use their own substandard maintenance team who don’t speak English. However they generally just ignore all email sent to them. Avoid at all costs!... Read more

I am very surprised by the previous review of the level of service offered by Pineflat. We have worked with Pineflat, as a landlord, for over 20 years and have never recieved anything other than the highest standards of service for both us and our tenants. A level of service that has significantly reduced the hassles associated with the letting of property in London for both sides, while ensuring that our tenants have good quality well maintained accomodation. In my experience, Pineflat, when required, has also gone well beyond the levels of service that I have experienced from other agents in the capital. Some of whom I have found to be truly terrible and completely unconcerned with the comfort of tenants in particular. The evidence of the high standard of Pineflat's service, for me at least, is to be found in the significant number of our tenants that have chosen to rent from us over many years. With some even moving from property to property within the portfolio managed by Pineflats, as their accomodation needs changed . My confidence recently reinforced by the fact that two of my own children are now living in a flat managed by Pineflat, personally exposing me to the effectiveness of their service.... Read more

Robert and Sabine provide a tailored service to flat management. They went above and beyond to address our questions at our initial meeting. Both had a personable style and were readily available, and much easier to get in touch with than most agents I have had experience with.
