After an extremely traumatic and abrasive move back to Hull from Ireland after 13 years I found a property on Poppy residential. Being in between jobs and lacking some original documentation (that was in Dublin) the staff were extremely empathetic and helpful.
I can say that after building a rapport with Amy (an employee) she went well above and beyond her duties to ensure that I secured the apartment. This young lady is an asset to the company and all staff I dealt with were pleasurable.
I’ve no doubt other companies would’ve turned me away and I’d be couch surfing by now.

I would have given 0 stars if possible. Not only did they make me think I had a opportunity of a property (meeting with the landlord) it was the wrong property. So obviously my application for the property I wanted wasn't even considered as the landlord would never have had the opportunity to view it. Unprofessional/negligent company. Where you live is one of the most important things in your life so unless you are going to treat it/people involved with respect and professionalism find another career. A word of warning to anybody even contemplating using Poppy Residential...
I viewed a house on Pasture Terrace in Beverley virtually. I was sent videos and assured by staff that it was in good condition. A month after putting my holding deposit down, I finally got to view it whilst EICR/Gas work was being done and the wallpaper was falling down, damage all over the walls and the house was in very poor condition. Over 2 months since I initially enquired about the property/put a holding deposit down, dozens of emails back and forth (with an average response from the team of around 5 days) I gave up and will now (no doubt) have to battle to get my holding deposit back.
Truly shocking, unprofessional and no remorse/ apologies. OH! I almost forgot to mention, I was stood up not once, but TWICE for viewings. I got an email 12 minutes BEFORE my appointment, and not a single apology was made! It was blamed on COVID and how it's caused them to be overworked. I do not recommend this company at all.... They don't respond to emails regarding issues with the property or in response to getting your deposit back, the girls in the office have very little knowledge of the properties and are totally unhelpful. I received the keys to my property last year and to my surprise it was filthy, and they had listed the property as being professionally cleaned before I had arrived on the inventory. The dishwasher was broken for 8 months despite numerous emails and calls made to the estate agents, and I was informed by the repairs company that they actually knew it was broken before I had moved into the property, and left it that way. What really came as a kick in the teeth is that they then tried to charge me over £100 for cleaning services once I had vacated my property, which I have photo evidence of being clean and in a much better condition than I had received it.They are highly unreliable and unprofessional, and I would actively discourage any tenants from using their services.... Thank you Poppy for selling my house in less than a week! As soon as I contacted Poppy they arranged a suitable time for my house to be valued and it was beautifully photographed by Amy. It was listed online within a couple of days and I had requests for viewings straight away. Within a week it was sold for the full asking price! I can honestly say this was the worst experience of renting...ever.
Had an unsecure back door for 6+ months. The door had a 3cm gap at the bottom resulting in a freezing cold house and being constantly worried about security of the house.
Several areas of the house had leaks. Promised that maintenance would come and they would never turn up.
The problems only got resolved after getting environmental health involved.
To top it off, the landlord and poppy residential let themselves into my property without permission, completely unannounced! This was truly embarrassing and made me feel like I had no privacy in my own home. I was on edge constantly worrying they would let themselves in.
Do not waste your money signing with this company it was the worst year of my life having to live in that disgusting house.
The one redeeming factor was that because I hated it so much, I saved up a deposit to buy a house much faster ????????

Tried to steal my deposit claiming for items that they add no legal rights too.
Took the matter to TDS and Received my full deposit back.
This company operates in a fraudulent manner when it comes to deposit retention. Also left me and my children in a house over winter with no heating on more than 4 occasions.

Great if you're a landlord I imagine; if you're a renter they're absolutely dreadful.
While their fees and contracts are reasonable, their customer service starts warm and welcoming as you sign your contract - then instantly turns amateur and unprofessional thereafter.
When they want something from you (access to the property, gas certificates etc), their approach is impersonal and aggressive with zero consideration or flexibility for your availability.
But when you need their help, such as repairs or concerns you have, you'll have long waits (eg 4 months to fix an oven!) and be fobbed off with dismissive calls, emails and contradictory messages (such as saying they do not have any record of an email... that they already replied to) with communication skills designed only to make you feel small... if you actually get a response.
To give an example of the shady attitude and, frankly childish behaviour of the staff they employ: while my housemate was away, I broke my key in the door and so called the office to ask if they had a spare, or if I could borrow one from them to get a copy at my own expense.
I was told "we don't carry copies of the property keys". No practical suggestions or solutions offered. They didn't even check the property was secure, or that the lock was faulty.
Fortunately my housemate returned early and let me get a copy of his.
A few weeks later I got an email from their office saying it was time to do a property check, and that they would be coming on X date". I called to tell them nobody would be able to let them in on that date (remember, they "don't carry keys"...) - "*sigh* you don't have to be in, we'll let ourselves in"... I reminded them they'd said they didn't have keys when I needed one so how would that be possible?... after a long pause "oh, we found one in a drawer".
This theme continued my entire tenancy.
Unless they've replaced or retrained the people who deal with THEIR CUSTOMERS, use them only if you're desperate and can't find a property with another agent.... Read more

Can honestly say I've never experienced a viewing like it! Had a booking arranged at 5pm today, only to be told when I rung the office to confirm in the early afternoon from work, that the time was 16.45pm. Bit strange but thought nothing of it. Turned up at the property right on time (16.45) to find no-one there waiting for me. Again, bit strange but I was willing to wait. A few minutes later a gentleman walks up with a young lady and they tell me they're both booked in for a viewing but not until 5pm. Now three of us were waiting in the freezing cold! Another few minutes later, two women walk up, shortly followed by another woman and a man. Yes, 7 of us in total waiting outside in the freezing cold. Absolutely wonderful! A lady finally turns up at 5pm, only to inform us that she doesn't work for Poppy, she had been roped in to do the viewing because they're short staffed. On inspection of the property (which was nothing like the pictures), I'd had enough and walked out. If they can't get a viewing right, or turn up on time, that just says it all.... Read more

I used Poppy Residential from 2009 to 2016 as letting agents and management for my rental property in Hull. For the first 5 years I found their services to be excellent, the house was kept in good condition and inspected regularly. I always received payments on time and never had any issues.
Unfortunately around 2014 the problems started. The first issue I had was with the quality of the tenants that Poppy placed in my property. I received a number of complaints privately from neighbours and friends who lived nearby about anti social behaviour. Not only this but the exterior of the house began to look very shabby, particularly the rear parking spaces that were overgrown and looked like a jungle. This had been completely ignored by whoever had carried out the inspection from Poppy. I had the problem rectified at great expense by professional cleaners. Thankfully the tenants moved out soon after.
The other major issues I had with Poppy revolved around maintenance. It became clear once I changed agents that many jobs I had paid to be done had never actually been completed as per my instructions. This included repairs to radiator thermostats, which were all broken and replacement of water catchers on shower screens. The work that I had authorised had been done to such a poor standard that I had to pay to have it done it again. An example was the kitchen worktop that I had requested be sanded fully and revarnished with new sealant around the tiles. The so called "tradesman" had simply slapped on varnish without any surface preparation and put sealant over the top of old sealant without even running a finger over it. It was just slapped on like a child had done it! It is important to note that the cost for some of these works ran in to hundreds of pounds.
Other issues were that a toilet which was not working, the repair of which I had authorised had never been fixed as per my instructions. The tenants had gone without the toilet working for several weeks before I found out. Additionally I was charged for cleaning works that I never requested. Not only this but when I left Poppy the spare set of keys that I had provided to them was reduced to a single key for the back door. They denied they had lost it so I'm assuming the implication was that I hadn't provided it in the first place? I'm not sure.
Finally, my last reason for leaving Poppy was the fees which have more than halved since changing agents. Not only this but maintenance works including Gas safety checks are all at least 40% cheaper than with Poppy.
It's a little bit of a sad end to what was mostly a good relationship. The guy who owns the business was always a very amenable chap and some of the ladies in the Office were pretty good too. There appears to be a few rotten apples though, particularly on the maintenance side of things that are really damaging the reputation of what was once a really good company.
I hope that instead of the usual defensive reaction that I have come to expect, Poppy can see the error of it's ways and clean up it's act so that it's reputation can recover. 3 stars out of 5 on google is hardly a glowing endorsement after all.... Read more

Very interesting reading previous reviews and experiences as they appear to mirror my own.
I remain to this date, absolutely dumbfounded how 'professional' companies can fail to carry out duties, obligated by law.
My window has been broken since November 2016 and yet some 9 months has yet to be repaired.
I have been reassured countless times that this health hazard would be repaired, yet to no avail.
I have been the one to chase the repair since its occurrence and despite best efforts have appeared to have fallen on deaf ears.
Naturally, customer service has been virtually non-existent, and would recommend, with utmost urgency, that poppy purchase the 'customer service for dummies' paperback copy off Amazon for £6.99.
I would not recommend this 'service' to anybody and wish any customer involved with the company the very best of luck, unfortunately, i believe, it may be needed.... Read more

What an Agency ! ..... I wouldn't have believed service like this existed anymore! I arrived from london @ 10am, I was picked up from the train station, taken to Poppys office and given a lovely cup of Yorkshire tea , then off we went to view various properties .
We came back to the office after I had chosen a lovely little house .. had yet another cup of tea. I completed the application form on the train back (it was waiting in my inbox) , by the time I got to Kings Cross I'd had a phone call to say I had passed the reference and asked when would I like to move in ....... and it only cost me £200 .... you guys ROCK , Thankyou... This agency is horrible. Checkups every year with making pictures of your staff. If you need to repair anything you have to wait for weeks till someone come in , after endless calls. I had broken boiler for 8 weeks in winter till they repair it. So spend 8 weeks without hot water or heating .
