Professional Properties do not care about tenants and will do whatever landlords ask to keep them happy. They entered my home without informing me to conduct viewings . when I reported repairs they said we can't make the landlord fix them. They were never done. I reported the garden decking it was rotten, slippery and my son fell over and hurt himself. The patio door was unfixed for the whole of my tenancy and I was anxious of being burgled or attacked. I cleaned the home before leaving and they still tried to withold my deposit. As requested, I complained in writing and nothing was done. I feel so sorry for new tenants and I would strongly suggest to use any other letting agents as my experience with Haart was excellent.

My husband and I rented a beautiful flat in Derby. The process was easy and smooth, they agreed to let us see the property twice, as the first time we were unable to check a couple of things due to the previous tenant.
The team was very professional, responsive, accommodating and nice.
The cherry on top was the Prosecco and card the day that we moved and the phone call around a week later to check in with us and see if we had any issues.
Strongly recommend them.

Recently got a job at the Royal Derby Hospital and looked through Rightmove to rent a spacious flat.

Very Flexible with their viewing options including Video Call and on-the-spot Recorded videos if one can’t view in-person.

I rented a property as a student with this agency during my second year at university. I received very little help regarding my issues at this property which included the place being filthy upon my arrival, a period of having NO water for four days (with no emergency number to call, days taken for the simplest service people to come out to resolve issues, emails unanswered, and having to contact the local services myself to resolve the issues presented.) this was also pre pandemic. the agency does little to help the students they claim to value but are more than happy to call if rent is late or any other queries regarding money which may be owed to the agency. I am still living with circumstances of living at my property during my time with this agency. Terrible customer service skills aside from a select few employees. It’s like they forget students are students snd not full-time working adults with the knowledge of how renting works. Terrible and honestly shameful.
EDIT: the replies to some of the low ratings are testimonials to this companies attitudes towards their student customers. I would like to state that not everyone employee isn’t helpful, merely the majority.

I could not have asked for a better experience. Professional Properties Derby went out of their way to accommodate us (literally and figuratively). The customer service was excellent from the beginning and throughout. Our personal situation in moving was perhaps a little outside the norm. We came or professional properties after using the so called market leading local agent for a period of time with no success and what a difference we found. The first agent were sending unqualified and unsuitable viewings and the marketing was really poor. No one from the office came to see our home (other than the valuer who we never heard from again). Simon and Nicola from PP were the opposite and handled all our viewings for us and made sure they took the time to find out if the home was suitable before booking in the viewings. The marketing was great and the videos and 360 tour really helped. Nothing was too much trouble and they helped us when the offer was accepted to get the deal through in 7 weeks. Thank you and if you’re selling in Littleover make sure you talk to these guys as they really care about getting you moving.

Had real trouble with PP when they took over from Birchover managing my property. Very poor communication (except for the spam mail shots). Had a leak in the house and it took them a week (A WEEK!!) to ring me to get my approval for a plumber to go in. It should have been the very next phone call they made. Then took a month to finally sort out. They constantly miss quoted prices - they never tell you that VAT will be added so they are 20% higher than they quote over the phone (*read the small print will be the excuse) but it's just fibs... the prices they quote sound ok until you get the statement. Very slow at paying the money into my account - it now takes over a week from the tenant paying.... Want to charge ME for putting a new tenant on the agreement???!! (adding a name to a piece of paper and printing it out, charging £50 +VAT - which they will also charge the tenant). Just rip-off merchants. Going to use a more professional company instead.

Professional Properties have been managing agents since 2007/2008 for the two rental properties I own.
Generally speaking I have found them to provide very good service. Inevitably there have been issues over the 12/13 years but when I have raised concerns they have always been acted upon with professionalism and understanding.
They appear to have excellent knowledge of the Rental market in general and particularly within the Derby/Burton areas.
My own philosophy is that any reported property issues should be dealt with promptly and I believe Professional Properties share this view. I would recommend them to Landlords, prospective Landlords and Tenants.

Quality of houses are bad. Electricals don't work properly, all interiors are very old and unhygienic. Instead of fixing the electricals and clean up they come up with all excuses to avoid addressing the issues raised by tenants during tenancy period. After moving out they try to grab as much as money from deposit for fixing the issues with our deposit money. Better to avoid them and any houses around DE22.
Response to owner reply: please kindly look into the records. Tons of emails were sent for fixing the heater issue.
Regarding quality of house. Yes we did sign inventory report. Your agents were smart enough to show only main items and after moving in we were able to find so much dirt in sofa and toilet.

I am an overseas landlord and therefore finding the right agent is important to me. I had my property looked after Professional Properties for a couple of years. Due to unfortunate event, my tenant stopped paying rent for the past 9 months.
During this period, I had excellent support and more importantly patient in dealing with my case. Such as getting necessary documents and evidence for my solicitors in support of getting an eviction notice.
Kudos goes to James Cope who have been dealing with me for the past few months. And especially having the patience in being at the property twice waiting for the bailiffs for the eviction process to take place. James has been very responsive in his reply which is important to me given the different time zones we are both in.
Finally the nightmare has ended and I look forward to future with Professional Properties in finding new tenants.

I had the best experience possible. It was my and my wife first rent, since beginning they were very attentive and explain everything to us. We needed it a little fast and they could do everything exactly how we need.
After we moved, we notice a problem in the toilet, and they send a plumber to fix everything to us as soon as possible.

Very poor, after renting a property with this letting agency it's safe to say I won't be using them again, on moving into the house I noticed slight damage, stains on carpets and redecoration needed to some parts of the house as well as some items left behind by previous tenants, this was all recorded on the check in inventory, on moving out after the 1 year tenancy I was expecting my £750 deposit back, not the case, they claimed for the damage, redecoration and the removal of items that was already noted on the check in inventory, they wanted £300 of my money to fix these existing defects, they went as far as to use a higher quality camera on the check out inventory in an attempt to make these items look worse, thankfully the deposit protection scheme saw this and awarded me the amount for these items back, £750 deposit paid, £680 returned, only item they managed to claim for was £70 for "cleaning" even though I left the property in a cleaner condition before moving in, I guess the higher quality camera they used on check out was the decider, hopefully unprofessional properties and the landlord will use the same camera in future when taking pictures and learn to look at their check in AND check out inventories better as the DPS made them look like complete idiots, avoid this agency and their sly tactics at all costs.
** In response to PP reply,
No inaccuracies at all, I'll explain why :
1. It is your responsibility as an agent to report any damage or defects to the landlord and ensure these are rectified BEFORE a tenant moves in (this included a faulty oven, toilet lever and shower), you DO NOT ignore your own check in inventory or fail to notify the landlord of these defects which you have clearly done, you then proceeded to handover the check out report with the same defects STILL failing to notify the landlord making you both look complete idiots.
2. You have clearly used a higher quality camera on check out and I'm willing to post the pictures on here to show this so another potential tenant doesn't fall victim to your antics, I was at the property the night before check out cleaning and saw the condition before I left, I have a copy of both YOUR check in and check out inventories stating the same defects which makes your comment about co-tenant attending check out irrelevant, your own "facts" that are on paper with pictures, I strongly recommend you change your practices, notify all your landlords of any defects so that you avoid any future embarrassment from the DPS.

The difference was stark! Professional Properties, and in particular Simon, are exactly that - professional! I tried several agents in my search for a flat to rent in Derby. It was only when i arrived at Professional Properties that I found an agent I could trust to understand my requirements and match them well to available properties. I went from finding nothing appropriate after two weeks of searching to identifying five potential homes in just two days. Property summaries and photographs were accurate and recommendations from the agent matched well the criteria I'd given.
Paperwork and handover were very smooth. When I identified a small plumbing issue after moving in, the response was fast and thorough. They've also asked my permission carefully before taking each step in the process. Altogether I feel that as a tenant that I'm being treated with as much care and attention as a client letting a property. Great service all round.

Have been with PP for seven years now. In this time communication has been good and any problems, maintenance etc has always been dealt with efficiently. On occasion of things going a little awry there has been good, realistic advice and solutions provided. The experience has always been best when there has been a continuity of contact regards the property/letting, and I am very grateful to Chris A for his advice and work on my behalf. I think the new initiative to have a continuity of team contact will hopefully address any issues previously encountered regards change of staff and loss of 'where we are at' type of knowledge.

I have used the services of Professional properties and particularly Simon Joyce for almost 20 years. During which I have come to trust and rely on his expertise with regard to the local rental Market, and always run any prospective investment property by him before I proceed.
Some other local letting agents I have tried over the years, often seem to over promise and under perform, with overly optimistic rental assessments to get your business. Shortly there after they to then call and pressure you to lower the advertised rent by large amount.
By contrast Simon's assessments are spot on what can be achieved in an acceptable time frame and the tenants put forward have been more than satisfactory. Subsequently Professional Properties are always my first port of call when looking for new tenants and would not hesitate to recommend them

I have two properties managed by Professional Properties, and I cannot praise them enough. Nothing is too much for them. They always make me feel like I'm their priority. They take care of everything they have to, and even some things they don't have to. I have complete trust in everything they do from finding good tenants to collecting the rent, keeping on top of the Gas/Electric certificates, inspections, maintenance and repairs. Everything.

ABSOLUTELY APPALLING letting agents. I have had the misfortune of renting two different properties from 'professional' properties and both times the process has been awful. Last year I moved in to a property that was filthy, had no internet for the first month (part of our contract) and the boiler broke within a couple of weeks. This year I moved in to another of their properties (BIG mistake) and despite paying the property application fee in June and contacting them multiple times we only eventually received the contract last week (4 days before the start of our tenancy). We moved in to find that the house was filthy, the oven was not working, the bathroom had no light, the shower and taps in the bathroom didn't work, there was no internet again (part of our contract). When we tried to contact them we just kept getting the same useless answer saying that they would contact the landlord but nothing has been done about any of these issues. DO not use this letting agency - totally useless and UNprofessional.

Tenancy contract finally sent 36 hours before moving in, with a higher rent price on it. Wouldn't return my calls and emails regarding this. Only had one key for a two bed flat, missing back door/balcony key. Reported issues day after moving in including washing machine and oven not being installed correctly and still not sorted two weeks later. Wouldn't recommend.

Professional properties are an extremely expensive company, however their signing on board is quick and professional. Despite this their group property management is extremely slow and their fees are still ridiculously high. The new government laws that come in this year should prevent these ridiculous ‘admin fees’ and I’ll be writing to the local mp to fix this. They charge £162 per person for application fees, £162 per person for tenancy documentation. If you agree a fixed term contract a further £84 is required to renew the contract. Any additional clauses to the contract require a £48 additional charge, and a move in on Saturday requires a further £78. So if you’re looking to rent a two bed property simply agency fees without deposit can total up to £1000!!! I’ve rented out expensive properties before but out of all places I have never come across such expensive fees.

Now I don’t live in one of their properties I can write this, I was in a student property. first of all we moved in and that was fine the moving process was fine, moved in, day one the beds all broke we reported this and nothing was done, we lived there for a year and they were never fixed, got told at the end of the tenancy that it was our fault they were broken, we were told we would get new carpets throughout which never happened, oven stopped working and never got fixed so we were left without for 6 months even though we reported it repeatedly, our gas kept going out and we were for some reason told it wasn’t topped up and was our fault, when we proved it was topped up we were told we were showering too much and that it was yet again our fault, once they finally agreed to send someone out they found a hole in the pipe and was nothing to do with us, we managed to fail every inspection being told the house was a state even though we never received a cleaner and the house was a state when we moved in, our December inspection was due on the 29th December, for some reason they came on Christmas Eve and told us the house was unacceptable, well of course it was it was Christmas Eve we were having a drink for Christmas!!!! I will NEVER rent with this company again, and I would go as far as to say that we were harassed, one of our house inspections we failed because there were 4 pots in the sink, well yes we just had breakfast and we LIVE THERE, for the inspections we were basically expected to move everything we own out and hire Kim and aggy to clean up, was not fair at all. Just want to point out I have since rented a property with another company and have had 0 problems, have failed 0 inspections and am not scared to own things in my own flat. I’m not trying to say we were perfect tenants but we did not deserve the amount of harassment we got. Ridiculous company.

Yet another negative review to add regarding this company.
No interest/bad attitude from management when complaint made regarding house falling into disrepute/drug use.
Complained to the Derby branch and spoke to the manageress regarding tenants who are not maintaining a house and is falling badly into disrepair, this is on our street and there are many disgruntled residents. But we were met with a very bad attitude from the manageress and spoken down to, as said by other reviews. Very unprofessional attitude. We didn't take this decision lightly and sort advice from someone in legal and property areas before we made the complaint. But the manageress seemed very much on the tenants side and did not want to know, had an extremely bad attitude. Thought she knew everything and spoke down to me completely. It was shocking. Said her and her husband worked for the company.
But the bigger problem that we informed her of are that drugs are on the premises and being used, which the residents have witnessed. Seemed unwilling to help and said there is nothing they can do and we must report it to the police. But the legal advice we received was that they must inform the tenants that a complaint has been made regarding drugs and investigate as that is in breach of the tenants terms and conditions . She seem to wash her hands of this. The police have since been informed and are monitoring the house. Very shocking response from the manageress at Derby when a complaint was made and such a serious complaint. Her whole attitude was extremely unprofessional, condescending, and shocking for somebody in management. I have never experienced a more unprofessional manager when making a complaint. Obviously local residents were not taken into consideration and the company seems more interested in not upsetting the tenants, presumedly to keep getting money out of them. Shocking attitude and response from management regarding a complaint. This woman had the worst attitude I have ever known from somebody in management. Not willing to investigate the complaints from the residents on the road, especially regarding something as serious as drug use. We are all absolutely disgusted in this company. We do not know how they can call themselves professional properties.

Their "Administration fees" are extortionate, they often have no regard to student tenants and simply show up for house viewings with a bunch of other people in tow and then claim we should have been contacted.
For one viewing the agent made me feel extremely uncomfortable - she was showing a group, comprising only of girls, around and began implying that if it was just girls in the house they were fine to wander around naked but "Obviously you don't want that if there are boys around". As a guy... Why is this grown woman talking about 'boys' vs 'girls' as if she's dealing with children? This was said well within earshot of me, while I was the only guy in the house.
Felt embarrassed on behalf of the prospective tenants as well, they didn't seem impressed.

Do you like being conned? Do you enjoy being extorted? Do you love losing hundreds of pounds? Then look no further, this is the place for you! Ironically they call themselves Professional Properties. They couldn't be more unprofessional if they tried. The staff such as Jodie Downey are rude, unprofessional and lack major customer service skills. The Managers and Directors such as Jane Mason and Lucy Sproat clearly have had no Management/Customer Service Training whatsoever. They try and talk down to you and according to them, nothing is their fault and everything is YOUR fault. They will refuse to give you your money back. Beware Tenants and also Landlords because these are people who are only after one thing, and that is to get as much money for themselves as possible. They let you believe that you have the property and then do everything they can to sabotage the tenancy, making your life a stressful nightmare. Stay far away from these waste of spaces.

Terrible customer service and 'unprofessional' company, please avoid for your peace of mind. They gave me the wrong keys to the apartment which caused a lot of problems as I was left outside with a van full of furniture and could not move in the apartment. They were rude and refused to acknowledge their fault. They still demanded full agency fee despite the shocking service provided. I refused and cancelled the apartment.

Terrible shower of crooks, they wont carry out any repairs and won't give you your deposit back and instead make vulnerable students do all the chasing. Expect a visit from the sherriffs. Note to Parents - Do not rent one of their properries for you son or daughter attending University. You will regret it when you try to get your deposit back.

Tenants beware particularly students. These people are nasty scheming crooks. They do not follow correct procedures nor do the posses an ounce of professionalism regardless of there name. They are rude and threatening and create unecessary bad feeling and stress. I would definitely recommend someone looking at this company to avoid all involvement with them.

Landlords beware!!!!!!!
They totally ignored my requests regarding tenants just to get a quick let (my property was in no way suitable for young children but my concerns where ignored.)
A fence came down so they sent their contractors round to do the job for which I was billed (heftily!) The work was not carried out properly and no one from Professional Properties even bothered to check it on completion. They couldn't even be sure exactly what date it had been done.
If you have a complaint and need to speak to property management good luck! They are always 'busy' or 'in a meeting!' When you do speak to someone you are firstly fobbed off and if that doesn't work spoken to extremely rudely.
This company are appalling...avoid!

Awful company! Avoid at all costs, Me and my wife moved from our really nice flat just to be with a different agency. Its so refreshing being with a company that does not charge disgustingly high admin charges, speak to me like dirt, lie to me or take forever to fix very simple problems with the property.
On moving into the "Professional Property" their was no hot water due to a fault with the immersion heater. This took 90 days to fix. This is only one example among many of their extremely poor service.
To summarize, they are money grabbing crooks who do not care about the tenants or their landlords.

Firstly, took a deposit for property and only told us a week in advance that the boiler didnt have a certificate
Secondly, turned up to signed contract and nobody knew about it so had to explain it all
Thirdly, Just had our second unannounced visit, showing the property without letting us know and not even knocking
Fourthly, Stupidly excessive fees, especially considering the service
If your a tenant or landlord avoid this place, especially if you are a student they take advantage.
