Just one minor point that we missed, was the additional £55 to cover the anti money laundering fee (hidden in the small print of the contract), which was not pointed out at all.

First of all, i’m not one of these moaning Karens, i’m just stunned by the lack of professionalism.
Moving into a rented home, quick, easy they take your money and say goodbye,
Now i’ve moved out of the property, the landlord let them know to release my full deposit and asked me to send my back details, upon doing this, i’ve had zero confirmation, zero response regarding the details.
I then had to email again, to find what why i hadn’t been sent my deposit money after speaking to the landlord with him releasing screenshots of emails he had sent them confirming everything, to then finally get a response, “i’ll get onto the deposit team” then heard nothing, after letting the landlord know he happens to hear back from them instantly. They admit the person my details had gone too, had gone on holiday “bea” who i was emailing who CLAIMED she was chasing the deposit team, hadn’t passed on any of my information.
After the landlord contacting them again, i stil hadn’t heard anything or had a response since. I then ring them and spoken to a lovely chap called Euan, who understood exactly why i was frustrated, yet gave me the same response initially, but then was gobsmacked himself wondering why i hadn’t been given the funds after 2 weeks of the landlord letting them know, upon checking the system had let me know that the funds have been released and should be in my bank, i am yet to receive a penny, which im owed over £900. In todays day and age with the living crisis, im truly speechless about how this has been handled.

After viewing the property in question, I was initially optimistic and excited about the opportunity. However, upon reflection and further consideration, it has become clear that my time was not valued during the process. I believe that there may have been some bias or preconceived judgments at play, which not only wasted my time but also caused me frustration and disappointment. As someone who was genuinely interested in the property, I invested significant time and effort to attend the viewing and follow up on the opportunity. However, the lack of transparency and the way I was treated made it evident that my interest was not given the proper consideration it deserved. You need to work on your staff.

Charlie was really considerate and understood our urgency to move so he would constantly update us without having us to call him again and again. He knew what he was doing. Frank Innes were great to work with, starting with a really friendly valuation visit and giving a confident valuation and the reasons for it. Then it was put up in the market quickly, getting several viewings straight away and securing multiple offers. Although the process ended up very long (due to the buyers) Luke was very helpful and friendly all along the way, getting regular updates and being persistent on my behalf. We got there in the end!

The worst letting agency in Derby. I have been calling about a property every day for a month. Being told the old tenants haven't left. They take my name, number, email and say the will call me once old tenants move and the house is checked. Every day on the phone for hours waiting for them to pick up. They will check with the landlord and get back to me to pay a holding deposit. No call. Repeat again next day.
Unfortunately, there is no repercussion for them and the law doesn't protect tenants. But a lesson learned, I never ever use this agency again in my life.

Shocking experience.
Booked a viewing for a property, arrived 10mins before. No-one showed up. Waited 30mins. Called them and was told the viewing had been cancelled since they could not get access to the building and no one bothered to inform me.
Got another call from Frank Innes rep regarding another property. Tried to discuss my concerns regarding the previous booking that was cancelled without intimation but the rep was socially inept, and kept putting the blame on me by stating I cancelled that viewing.
Was not expecting this from a letting agency with such good ratings on Google. An extreme let down.

Charlie Orme has been fantastic!
We are first time buyers and really apprehensive around the process. We have had a rocky purchase with many ups and downs throughout the whole process. Charlie was really supportive and helped us throughout the process. His approach, attitude and professionalism was amazing throughout and he always aimed to give the best update he had.
We may have not continued with our purchase if it wasn’t for Charlie due to our circumstances, however he always managed to make sure we kept on track and when a bump in the road was found there was a solution. Charlie is a massive credit to Frank Innes and I think a lot of the work he does goes unnoticed due to the nature of the job. People will always remember when it doesn’t go well but very quickly forget when it goes ‘according to plan’ but Charlie deserves massive credit as we had many challenges that were made into a positive experience as a result of his excellence.

I would NOT recommend Frank Innes to any landlords after a year and a half. Inspections are not undertaken as per contract terms and the inventories are appaling. It almost appears they inspected with their eyes closed i.e Charlotte and Olivia. The staff members lie about literal photographic evidence, as if you are stupid. You have to chase and pressure them to do their jobs and when you are full time professional, you shouldn’t have to do when they take big cuts monthly. My last tenants have left my house damaged in some parts and unclean, i had charlotte telling me this was similar to previous inventatory, my property is new and pristine when i handed it over. olivia telling me it was acceptable when law states your property should be returned in the condition you handed it over. Ive never know such lazy dishonest people, they don’t care for their customers. Im now having to go through the omsbudsmen and considering taking legal action because the service is so bad. My uncle has also experienced the same issues. Looking at the reviews it’s not great for tenants either. Im happy to be parting ways from Frank innes and to be going with Hannells. Now after raising a complaint, I have Charlotte Pearson spinning further lies to cover their incompetencies today.
No solutions offered, or any goodwill gestures, or no effort to resolve the issues or even accept their mistakes. Just trying to push it underneath the carpet. The complaints service do not pick up their phones and are to slow respond. So Lucy at reviews it’s no use emailing you, as well. I got through more quickly to the Property Ombudmen! Despite all the video and photographic evidence of the damage and dirt made by the tenants, listing failure after failure weeks on the complaints manager Katie Mardell did not even call back and apparently cannot find a single misservice!! What an absolute joke. Honestly landlords they will loose you money and they have no accountability or responsility. I will be takimg legal action and will continue to warn other landlords.

This estate agent is handling an illegal property and clearly doesn't care.
People have factually pointed this out to them, and their lazily-repeated, copy-and-pasted reply is oddly something about people not being a "customer"?.... They have absolutely no way of checking whether these decent people are customers or not anyway. So not, "Thank you for bringing this to our attention" or anything like that. And they've willingly chosen this strange hill to perish on.
Of course the reason for all this is that they already knew the property was illegal and tawdry when they happily took that tainted bit of business from that landlord... Shameful.
It would therefore be impossible to recommend them in this area.
Derby deserves better than this.

Enquired about a house, sent email on Rightmove and Luke asked when we would like to view, we replied an hour later (midday) the same day with no response. Three days later we hadn’t heard a response so chased what was happening, Luke said he had been on annual leave, but we had received no contact nor an email telling us this, which is why he hadn’t replied - and there was no out of office email on.
We then asked to view the next week and was told Luke would arrange. Yet again we had heard no update so we chased AGAIN on the Saturday morning (we called this time) and Luke said he would check.
We received a email two hours later and Luke said the vendors would prefer Sunday morning (the next day at 9.30am) as they already had a viewing. We couldn’t do Sunday due to a family emergency and explained this, but Luke pushed Sunday saying that he knew ‘the vendors probably wouldn’t wait that long’ because ‘they had already had an offer come in’ so probably wouldn’t want us viewing 2 days later.
If Luke had responded to our initial email 8 days prior to all of this, we could have had a viewing on the house and put an offer in.
Poor communication, quite rude and a lack of care shown. We saw another house for sale that we thought we might want to see, but saw it was on with Frank Innes and decided not to bother - luckily it was on with another agent so we have viewed through them. Hilariously, this house we wanted to view initially is still on Rightmove and has apparently sold despite this happening nearly 3 weeks ago. We have been told this morning it will ‘probably be off in the next 24 hours’ but it’s not been off the last 2 weeks so god knows what they’re playing at.
Will not be using to sell our house and what an unprofessional experience we have had.

I contacted Frank Innes initially to obtain a valuation on my property, I also contacted other estate agents locally.
Frank innes were the best out of all of the companies I contacted. I was contacted quickly,, appointments made and they delivered on everything they said they would.
Everything was explained thoroughly, professionally and honestly. Valuations provided as promised, follow ups and phone calls received quickly.. Scott was helpful, honest and professional from the start.
Other estate agents didn’t respond to my calls, didn’t email information that was promised and one just gave a valuation written in a blank folder!
The only reason I did not go on to sell my property was due to a last minute change of circumstances. Nothing was too much trouble for Frank Innes, the photos and proposed brochure looked really good and very professional. I am confident my house would have sold very quickly.
They will definitely be my first choice if I decide to put my house on the market in the future.

Poor service and attitude!! I've been renting property's for many years now and theses are by far the worst. Currently living in a property with my wife and 10 month old son the heating system is constantly breaking down half the raidiators dont work leaving our house very cold. There's major security issues with Doors not locking and blowing open in the wind. No insolation in the property. 3 large cracks in the front door. After many phone calls to resolve these issues frank innes staff could not care less, we have tried to break contract due to these issues but they refuse to ask the landlord! The house is that cold every time I take my son to another room I have to take an electronic heater 5 minutes before.
How they allow the landlord to get away with these major issues is beyond me and they offer 0 help.

I have requested a house with immediate move and they shown a house under renovation and they promise me that house can get soon and they request immediate with holding payment. after 196.00 pound payment and after completing guarantor and DBS, renovation took 3 weeks dragged and I have to find another house. even the issue with house owner, they didn't refund my money due to their shi*ty policy

I have recently moved out of a property in Darley Abbey that was managed by the Derby Branch. My experience from the get go has been shocking. Moving into a property that clearly hadn’t been prepared for the new tenant with black bags scattered around the house, mould in the bathroom and carpets, walls and kitchen surfaces run down, when I sent through all the photos and videos, I was just told, don’t worry about it, you’ll not have to do anything when you leave?! I’m sure you’ll agree this was outrageous and after pushing for weeks they finally ‘got through to the landlord (Simon Patterson)” who agreed to cover the cost of the paint and cleaning equipment for me to do myself!! After over 18 months of problems after problems I thought it was time to leave, but, I had no intentions of leaving the next tenant to experience the same thing and decided to get the place in tip top shape, the difference in the 2 videos of me moving in and out would blow you away! Despite all the effort I put into getting the place right, I was told that the landlord had up to 28 days to respond to my request for a refund. During the 28 days I received not one email from Frank Innes with an update and have chased up every week, just to get the same response every time, “you will just need to raise a dispute with MyDeposits” - this process can take up to 6 months!
Please take heed and avoid this company like the plague, I am £721 out of pocket with no idea when this will be returned, looking at feedback from other sources it’s quite clear that I’m not alone.
**UPDATE**
The landlord authorised the release of my full deposit on the 8th, it's the 15th and Frank Innes still can't confirm an exact date my deposit will be refunded.

Our experience with Frank Innes has been amazing. We were really impressed with Luke Nixon who always kept us in the loop and acted as the go-between with us, our solicitors and the vendors solicitors. He always called us whenever there was a change or an update with the process which we really appreciated. Poor communication over several months from Frank Innes. Several voice mails and emails left which just weren’t responded to.
After around 7 months of the buying process I received an email, just days before exchange and completion was requested to tell me that the vendor had withdrawn his property from sale. No one even had the decency to pick up the phone to me.
Wouldn’t recommend their services to anyone.

I got an offer accepted on a house through Frank Innes. Alice Lambert, the estate agent, was very professional and laid back in her approach such that I did not feel like she was coercing me to make an offer. She gave me space during the visit and came across as genuine during the offer process. I did not think that she was playing games to make me increase my offer. My sale went badly wrong unfortunately and I'm afraid Frank Innes dropped the ball. I accepted an offer from a buyer with only 2 properties in their chain, both of which were already sale agreed. 7 weeks after I accepted the offer, my buyers started to delay the process, requesting an extra 3 types of survey, and querying everything.
3 days before we were due to complete in April (and 16 weeks since accepting the offer), we became aware that the reason for the buyers delaying was they had introduced another property into the transaction late on - which also had a total of 6 additional properties attached to that part of the new chain. 3 further completion dates were set and missed, and we incurred a lot of cost regarding this - eventually I managed to move without completing my sale, which then fell through.
I appreciate that my buyers not acting in good faith was not the fault of Frank Innes - hence 2 stars, not 1. However following the offer, they didn't do anything to check all was on track for over 3 months. A simple call to the buyers agent would have likely revealed the problem as that agent was dealing with both my buyers' sales. I was advised that Frank Innes Derby were short staffed at the time - so maybe my bad experience was a one off. I did ask the manager to look into what went wrong, which he said he would do, but I never heard anything more.
My partner recently sold her house - she received a weekly phone call from her agent detailing the situation across her whole chain. Also, once the other agent we were buying from became aware of our problems and the lack of progress, he also was very pro-active in getting to the bottom of our nightmare chain and updating us very regularly afterwards. He was also the one who first uncovered the full extent of the massively expanded chain.
I wasn't going to write any review and just write this whole episode off to experience, however last week, Frank Innes asked for feedback directly to them - which I gave. Instead of taking any action regarding this or giving any indication of regret or learning, they just sent me an e-mail saying all the circumstances where I would still need to pay their fee - which although is fair enough, I thought was poor form.

My daughter has just exchanged contracts and should be ready to complete any day. We just want to thank Frank innes Derby, especially Alice who has been there every step of the way. Although my daughters first time buying experience has not been smooth running due to delays relating to solicitors, lockdown and furlough. Alice has supported her has much as possible. We have particularly liked the personal service as we have been able to deal directly with Alice as much as possible. However that is not saying the rest of the team haven't always been friendly, passing on messages or answering questions when needed. Its just so nice being able to have the same person deal with you from 1st viewing to complication and means a lot to a customer when they don't have to repeat yourself time after time. Many Thanks.

I viewed a property they marketed in the early afternoon and the team at Frank Innes and Scott C in particular were so efficient in communications the property was sold stc by 5:30pm. Really easy to make offers / provide documents etc.
Can’t fault them as a buyer and I’m sure the sellers were happy as-well. Never a problem getting hold of anyone and the post sale communication was brilliant as well
Overall a very competent team with great people skills. Will happily buy or sell through them in future.

We recently sold our house through this estate agents - they were very good - always helpful and they communicated very well! The staff were friendly, efficient and followed up every person who visited the property to get feedback which we found helpful! If you need an estate agent I would definitely recommend them! We have encountered other companies when we have been trying to purchase a property and to be honest some were very unhelpful - by comparison Frank Innes were by far the best!

From receiving 3 valuations on my property and all being valued the same, I then had to choose which agent to go with. Frank Innes were extremely professional and had my property sold within 2 days! They were confident in what they said they would achieve and sure did that.
Whoever took my calls were very informative, understanding and friendly. No question was a stupid question which was comforting especially when not knowing the ins and outs.
A big shout out to Luke who went above and beyond to help me (kicking solicitors on the way) through the process, explaining in detail the procedure and what I could do to help. With his advice and chasing up, it for sure sped up the process. A massive thank you!

Great first impressions when Robyn visited to value our property and discuss prices and options. Very positive attitude and the ethos wasn't just about a achieving a quick sale, but the best sale for us.
Both Luke and Alice dealt with the sale of our property at different stages. Both were excellent and efficient. Same day replies to emails and calls. Approachable at all times.
Our sale did fall through the first time, after around 6 weeks. Nonetheless, like the first time round, half a dozen viewing were booked within the first week.
We dealt with Dawn who was very pleasant and with Lee, in the mortgage department. Again, both were approachable and professional.
I'd absolutely recommend Frank Innes Derby to anyone looking to sell their home. They were neither the lowest or highest cost agent out there. They just delivered and were worth every penny.

FABULOUS EXPERIENCE
After I dumped Ashley Adams, because after 5 months and probably less then 5 viewings I had one offer which represented about a 30% loss. So it was tile to move on and I found Frank Innes.
I explained my situation.
They understood all of my requirements.
They proposed a price, put the house on the market and within 1 week I had 10 viewings.
My point of contact was Alice Lambert, she kept me up to date of all movements, her levels of communication were first class.
Once the bid was accepted there were issues with the buyers solicitor going AWOL. Alice and her team handled this very well, she understood the stress my family and I were under and helped us all the way through.
My only disappointment is that I did not go straight to Frank Innes. I wasted 5 mortgage repayments with Ashley Adams, and added a lot of stress.
Totally relieved this is now all done and wrapped up.
So do I recommend Frank Innes. 100% I do.

Criminally negligent. We rented from them, when we moved in there was broken glass, mould in the freezer, an actual knife in the shower (why?), rotting garden waste, etc. They lied about work which would be done before we moved in (and was never done). They failed to fix a hole in the roof or inform the landlord of it - can't be doing much good for the wooden supports!
Obviously, when we moved out they assured us the house was clean and we wouldn't have to pay anything... Then tried to claim half the deposit, meaning we got none back for 4 months.

Senior Negotiator - Olivia, at Frank Innes, Derby - is a credit to the real estate sector. Her service level was beyond that experienced from other estate agents in the area. Moving out should be stressful - not on this occasion with office and work mobiles being answered instantly by Olivia who was always ready to listen to concerns, apply action or clear concise explanation in return. Giving clarity towards any unsure/ misunderstood processes regarding the moving process. Exceptionally efficient member of the Frank Innes team, sets the bar for others within their business as well as the competitors outside Frank Innes.
Regarding any concerns I had during moving - my agent Olivia consistently listened, empethised and showed an understanding to the circumstances. Moved forward with the concern by applying gained knowledge and transferring understanding to myself in order to overcome a problem and collaboratively develop a solution.

Went to view a property and eventually had an offer accepted. The sales negotiator that showed us the property was particular warm and inviting answering all questions asked and providing information on questions that where missed. A viewing was arranged by the estate agents outside of their normal times of operation which is above and beyond duty.

After a strong start I have unfortunately have to update my review and take back the positive points.
Communications are terrible, they are sending emails to me rather than calls when it comes to dealing with problems, to which I respond and then receive nothing further. Staff are not aware of my previous comments and so I have to repeat myself constantly, along with an incorrect contract setup (which I am now being blamed for and they're attempting to charge me for their mistakes.)

Extremely appalling service, i have rented a apt from them few years back ; apt has two main issue since day one 1) carpet wasnt clean and mould in the attached bath. Which I have highlighted since day one, they have promised to rectify the issue but despite my several attempt nothing happened and i end up leaving flat after 6 months. They aren't very cooperative at time of returning the keys back either, tried every possible ways to charge for anything. Real crooks once they got their money dont care anymore.
