28th Feb 2024 (6 mo. ago)Valued, marketed and sold a house as a standard construction property. It turns out to be a non-standard construction, that requires a non-standard mortgage and non-standard insurance. I can't re-mortgage or sell the house, let alone for the price I paid. From a first time buyer with money in the bank, to the brink of bankruptcy in less than two years. After following the complaints procedure I was left with 'resolution' that amounts to we didn't know, so we don't care. The devastating financial loss and emotional distress has been handled despicably. No regulation, no liability, no care or concern.- 25th Aug 2022 (2 years ago)Made me feel like I could not ask for the price of the house to be dropped favoured the seller over me buying I had to keep chasing the agents for updates made my experience not easy also very blunt and rude st times. Avoid

8th Aug 2024 (5 weeks ago)Leaders in general have been the best lettings agency I’ve dealt with in Derby, but I’d specifically like to talk about my experience with Leah Bostock. I have been going through an extremely difficult time recently, being faced with stress from every possible angle including that of having to leave my property and move to another city. Without going into detail, Leah has been an absolute rock in guiding me through this difficult process and showed so much support and kindness that you would never expect from a stranger. She’s been so patient and understanding, took it upon herself to take care of all the bureaucracy side of things on my behalf and offered warmth and support through every step of the way. I know that to her I might be just another tenant, but to me she will always be a Good Samaritan who helped me through a really difficult time and I really wish more people (and agents) were like this. Thank you so much Leah! ( and Leaders, this lady deserves a raise!).

I hadn’t seen the property in person but the video tour that was provided was excellent and when I arrived the property looked even better than in the videos, I was very pleased. 3rd Sep 2024 (6 days ago)We lost 31000 by using the modern auction method, on their original valuation. The modern auction in England, unlike Scotland work ps in reverse. Do not be persuaded into using this method. They seem to favour getting the lowest price for the buyer, as opposed to maximising money for the seller. As we live remote from the property, we entrusted their expertise, and professionalism, to look after the property in our absence . However, on visiting the property for insurance purposes, we found the toilet had been broken, it was full of excrement, and stale urine, there was damage to model boats that had been left, and a Leatherman tool that had been left was missing. When a complaint was made the Ilkeston branch manager. Her excuse was. “One of your neighbours, must have come in and used the facilities, and taken the opportunity to remove the tool“. I hope I never have to use Rightmove again. Either to buy, or sell

We have received an apology for these. We are grateful to the agency for finding new tenants, but in light of our experience, have decided to manage the property ourselves

18th Mar 2024 (25 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

The valuation exceeded those we received from other agents within the area and in hindsight proved to be too high given the work required to bring the probate house up to standard. After initial viewings all went quiet. Perhaps we should have taken the lead and suggested an earlier price drop. Communication re the sales team was excellent as were the attended viewings. Overall the experience has been positive though perhaps could have been more focused when viewings were lacking.
