Rude. Was expecting to hear when I could pick up the keys and they forgot about me. When I messaged I had the following rude response. "You have asked for a date to collect keys, which is my understanding that you have taken a room with us None of our previous conversation states which room you have taken Your contact number does not show on our system as a proposed tenant. Unfortunately we have three agents at Genie homes so you could have taken the room with the other two agents, im just trying to help find out which property so we can arrange your keys". Unfortunately we deal with hundreds of applicants per day, so i apologise that i needed to clarify". The snotty ending was terrible. It's there fault I'm not on the system yet somehow they expect me to provide them with all the information. Out of the 3 people that worked there could have said, oh yes I know him, my bad, I'll sort it. Terrible ans unorganised. Do not use! Used another company that was brilliant.... Read more

Rented a property in Dudley back in May 2023 till March 2024 and had the worst experience which caused me constant stress and anxiety about what I would be walking into when I left the property for the day. From day 1 I had constant mould growth that was reported time and time again as well as a constant leak in my main bedroom as well as in the bathroom from the extractor fan above the shower which was handled by shoddy maintenance men who spent more time on their phones than fixing the issues, even when they got new contractors in (who were appalled by the shoddy jobs done by the last set of contractors) they still failed to fix the issues which resulted in contestant leaks and damp and mould growth that Genie Homes would just tell me to treat with sprays even though the wooden skirting boards were rotten from the water damage and had to be changed. Shocked at how little communication the property manager who I could say was probably trying her best had with the landlords and how much chasing I had to do as the tenant. Extremely disappointing and deceiving. I travelled all the way from Manchester for a viewing in Birmingham and the house wasn’t the one they showed me on Rightmove. The person was really sweet and warm but it pissed me off that they cheated me like that, I would’ve appreciated if they would’ve let me know that it was taken when I messaged them all the details as soon as it came up. They even told me we’ll let you know when the viewing starts so you’ll be in queue. Horrible never going to Genie homes.... Read more

I've rented from Genie Homes for just over a year and have recently moved out. My overall experience was dreadful, and I’ve never encountered such unprofessionalism in my life. The communication with the agency was appalling. They usually don't reply to my emails, so unless you fancy a trip to their office (which will be a waste of time anyway, as I’ve discovered), don't bother. Phone calls also didn't help. Promises, updates, callbacks, you name it. Perhaps they're good at advertising properties? Well, the property we just moved out of was advertised on Rightmove again. I checked, and the photos were of my former neighbour's flat, taken two years ago. Absolutely brilliant. Speaking of accuracy. When we moved in, the EPC certificate they provided was like rating C. We move in, it's very cold, barely can heat the flat. Apparently they shared the EPC certificate of another flat, mine was E. When we moved out, they tried to £350 out of my deposit for a second-hand sofa that had bonded leather peeling off. When I informed them about the DPS and that it’s second-hand, they said they "didn't know it was second-hand." Isn't it that their job to know? Now, regarding how well they manage properties. When we moved in, the ceiling was leaking, causing damp and mould. You’d think that’s an urgent issue that would be fixed ASAP, especially with a newborn in the house. I won't delve into the details of how many emails I wrote, how many (almost none) received a reply, and how many (almost none) callbacks and updates I received. Things only started to move a little bit after I reported them to PRS and received a letter from City Council. Well, overall, it took more than a year to fix the leak and re-paint the wall.... If you currently rent with this agency, there is no point cleaning the house before you leave because they’d still take out of your deposit to clean despite all your efforts at making the house nice. Do not rent this property - you will be cheated!!! - the room was to be ready for occupancy - the agency employee noted 3 weeks before the planned move-in what was necessary for repairs and renovation before the move-in. See further photos of how the agency prepared a room for a tenant in this building. (they are 3 weeks old and they know that I - the tenant asked if you would have time to prepare everything before I move in) - in the email about the faults - the agency informs about the need to use their system and register the problem there - after registering the problem - it was necessary to contact the agency to remind them that the fault was registered there and no one was doing anything about it. - after 2 weeks, the agency sent an employee to replace the leaking toilet hose, who did not replace it. Then the agency informed me that someone would come the following week - no one showed up for a month and then I moved out. - I rented a room for 6 months - before I moved in, I heard that the shared washing machine in the kitchen didn't work, but I shouldn't worry - there will be a new one before I move in. For 5 months, residents fought to replace the washing machine because it did not work. - the advertisement said that a cleaning company was hired to clean the common areas, and I saw the man who cleaned there twice during a period of 6 months. - I returned the room keys to the office on October 27, 2023, and on November 2, 2023, on the day the contract expired, I received an email asking when I would come to return the keys? The fact that there have been rats running under the building from the entrance side since the evening, The fact that you can't sleep in this building because of the noises from Golden Cross - JD Wetherspoon which is opposite The fact that at home you can hear every time you use the shower, toilet, etc I'll skip that IF YOU DON'T WANT TO HAVE PROBLEMS, BE SCAMMED OR IGNORED, THEN DO NOT RENT OR BUY ANY PROPERTY SERVICED BY Genie Homes of Birmingham. Have tried to see a place they have been advertising since October and they make appointments with me only to cancel last minute as they can’t get access. They then became non-responsive until finally setting up a viewing again, only for them to cancel again. How do they even make money? They have responded below. Apparently the fault of the current tenant and my lack of flexibility. I am flexible, except when at work shockingly enough. Perhaps if you can never get access then don’t advertise. I have dealt with plenty of agents in my life and none as poor as you. I am sure you will probably blame the current tenant or myself for your lack of response to messages. Maybe time for a new career? Not going to argue with you, it just makes sense why most reviews you have received recently have been one star.... Read more

Genie homes took over my prior agents management of the property in April 2023, at the time I raised issues with the double glazing and smoke alarms via their online maintenance portal. I called the office to chase in early June to be told that the "maintenance admin" was off sick, so could i give them a few days. No problem. Few weeks go by, no update - i called again and complained about lack of contact/resolution and it was arranged that a member of the team would come out and look at the issues for me. She did turn up, dropped in a carbon monoxide alarm, had a look around took some notes. Advised they'd be back in touch and would get the smoke alarm replaced ASAP and someone out to look at the windows. July 3rd, still no smoke alarm or contact about the double glazing, i switched to email asking what the issue was... July 20th chased again as no reply/call asked if they just sent me a smoke alarm i'll fit it myself, Branch manager got involved, said there has been a "miscommunication". July 29th Smoke alarm issue resolved on the maintenance portal, no smoke alarm still. Called to ask what was going on, given generic excuses. Advised would be sorted ASAP. August - electrician comes out to fit a smoke alarm, he was under the impression it was a hardwired unit. I explained the issue was a battery smoke alarm. He went away and bought a battery unit. Put 2 screws in the ceiling and he was away. My landlord probably got charged about £250 for that. Sept 5th - Double glazing issue resolved on maintenance portal, nobody has been out or called me. Emailed on 27th September to chase, got a reply that i'd be contacted to resolve. 10th October, still no contact. Overall, i'd say quite bad performance. I'm going to suggest to my landlord to drop the agency and we continue the tenancy outside of their "property management" as frankly, despite what they say - it's not a service they offer, they just charge for it.... If I could give Genie Home a zero-star rating, I would. My experience with this agency has been nothing short of a nightmare. From the moment I signed the lease, it became evident that their staff lacked even the most basic understanding of customer service. Their employees' attitude is beyond appalling - rude, unhelpful, and downright disrespectful. It seems like they take pleasure in treating tenants like an inconvenience rather than valued clients. Throughout my tenancy, I faced numerous issues with the property, ranging from maintenance problems to security concerns. Despite reporting these problems promptly, Genie Home displayed a complete lack of responsibility and accountability. They never bothered to address any of the issues, leaving me to suffer in a subpar living environment. But their incompetence doesn't stop there. When I contacted them to follow up on my complaints, I was met with a wall of silence. My emails and calls were ignored, and it was like talking to a brick wall. It's abundantly clear that once they have your money, they couldn't care less about providing any form of service. And the cherry on top? After I moved out and returned the property in good condition, I'm still fighting to get my deposit back. Their lack of response is beyond infuriating and shows how little they value their legal obligations to tenants. Save yourself the stress and headache - steer clear of Genie Home. This company is a disgrace to the rental industry, and their disregard for tenants' well-being and rights is nothing short of despicable. If you're looking for a rental agency that actually cares about its customers and upholds professional standards, I strongly advise you to look elsewhere. Don't let their flashy website fool you - Genie Home is a perfect example of style over substance, and they will only bring you disappointment and frustration. Been trying to get my security deposit back for over a month with no reply. Repeated attempts to contact them by both myself and the owner with no results. Attempted to contact multiple agents and contact points on their website, all with no response. If you are a owner, their lack of responsiveness here to the owner of my old building should be a red flag. I paid a holding deposit on a property and completed all checks required i have always been upfront regarding my credit rating etc ive provided proof of employment and given employer reference details that have all been completed and returned i rented a property previously and never not once missed payments nore made late payments but home genie have withdrawn my application due to a ccj i havent even been notified about its meant to be for the amount of £500 if i would of known i would of paid it therefore i lost my deposit but they did offer to give me 50% of it back as a good will they have always been polite and friendly but i think they they could be more understanding i can not provide a guarentor so my application was regected :(... Absolute disgrace moved my son to a room in Oldbury HMO. Door combination lock faulty unable to lock room. Genie homes have been texted numerous times, called and video sent of the issue. These guys took over from a different letting agency 3 1/2 years into my tenancy, never had a problem with the previous agents but these guys are terrible and I'm likely to move earlier than I would've done as a result. 'Computer says no' attitude to everything, even when all that's needed is a screwdriver. If you've got any other options for a letting agent, then I would strongly recommend choosing them instead.... I would NOT recommend Genie Homes to anyone. If I could give it a 0/5 rating I would. My son lived at a property and described it to be a horrible experience. Despite him paying the rent on time every month, the agency repeatedly failed to provide basic services included in his tenancy agreement. The house was filled with mice, the agency REPEATEDLY failed to recharge gas for over 78 hours (meaning only cold water and no heating), no cleaning service, no recycling bin and the list goes on. Their staff is inconsiderate and never answer their office telephones. Their so-called “emergency maintenance team” takes ages to respond to emergencies. I am sure that they will respond by denying everything I just said (as they have with a few others) but I just want to warn other potential tenants to NOT sign with Genie Homes. Extremely terrible service. Their staff, Dan in particular, is extremely rude and inconsiderate. I have lived in the property for almost a year and it’s a new issue every week. No bins, no cleaning service, hot water was out for over a month. Takes them over 24 hours to recharge gas and in some cases electricity. The worst part is that they are absolutely unprofessional when handling complaints. In response to Genie homes’ comment; 1. Provide pictorial evidence of cleaning done in the house in the last 6 weeks. No cleaner has come by in at least 6 weeks. 2. Complete scam. DO NOT approach this company. They will pressure you to pay the holding deposit before they even show you the place and then they will send you conflicting information about their terms and conditions and refuse to refund the money. I paid £115 to secure the room and they told me they would run a credit check. They forwarded my details to a 3rd party company to run a credit check. The credit check agency never got back to me and when i contacted them to follow up, told me that they hadn't processed it as there was missing information. At this stage genie homes refused to return my holding deposit and had already rented the property to someone else within a few days. Also, very rude, unproffessional and inconsiderate staff which will hide behind emails amd whatsapp messages to avoid you and take your money.... Read more

I got somewhere else that I liked but minor complaints weren’t resolved. They never do nothing. Even when moving on, my housemates would complain about how things like the wash machine hasn’t been fixed since complaining. The mangers don’t even answer their phone when there’s a problem. I lived here from August 2019 while working at a nearby hospital - I stayed for 6 months. I lived in a property on George Rd, Erdington Pros: the house is aesthetically pleasing and was brand new. Very modern kitchen - even though quite small. Had a garden and at the time it wasn’t maintained but it was winter so no big deal. Teagan is amazing and so helpful, goes out of her way to help - got my deposit back very fast. Cons: we had a MASSIVE mouse issue. This started I think October time, my heart dropped because I thought this place was perfect. The issue was bad and maintenance came several times but even until the point that I had moved out, it was still an issue. They laid traps and sticky pads down. A massive hole was found behind my radiator where a mouse legged it behind so it was stuffed up. The mice came though a hole in the bathroom and under the door - despite having the brush strip thing (my floor was uneven so there was a dip at the entrance). Another con, minimal power outlets in the kitchen so all appliances in one corner Another con - dodgy corner shop next door and I nearly got mugged at 8pm. I made sure to go during broad daylight. Another con - mine and 6 other cars on the adjacent road had our wing mirrors knocked off. We mostly all went to the same garage - what good business for them, and what a coincidence Another con - parking was a little difficult. Sometimes I park in front of the house if there is space or in a nearby road Lastly - I always avoided speaking to Collette because she is so condescending and rude for no reason. Just because I’m 40 years younger than you doesn’t give you the right to speak to me like your child. I've paid holding deposit was told that I could receive my deposit back , then after conversation with 3 different individuals was told that they use my deposit to do credit check with my money and that wasn't stated.. they said if the application was unsuccessful or you pull out with 14 days then you're entitled to your deposit.. but they're all taking up for each other so I've made a report to the property ambudsman.. genie lettings and their employers are not professionals and cheating people.. if they say that application can't go through why is it an issue to get my money back...not even worth 1 star... Many years of problems with this firm. They are unprofessional, unresponsive and very curt when answering the phone. They don't do regular checks of properties and aren't concerned when you tell them things wrong when living in their properties. As a firm acting on behalf of landlords they should be doing a regular check to see if everything is ok, they don't see have the things that go on in the property and when you call them and ask them to fix things wrong with the property on a constant basis they don't want to know. I have had much better landlord service than this. Constant emails from them instead of being bothered to come out and see the property they are supposed to look after. I think I will be changing landlords as my patience with them is through the roof!!!... Read more

I moved into one of their Dudley properties in June 2019 and was gutted to leave because of the pandemic and being furloughed. Genie Homes have been excellent and highly professional to me and I had no issues with my room at all. Communication has been great for me when I lived in the property and I am overall very happy with my experience. The only issue I had was before moving in, as the communication was not great at that time and I didn’t get any notification that I was confirmed to move in, so I had a lot of uncertainty as it was my first time moving out of home as a professional. However, whenever my house and the other tenants were in bad situations, Colette and Teagan were very quick and professional to sort them, so I cannot thank both of them enough. First and Foremost, most of my viewings have been with Genie Rooms and I have liked most of their styles as they suit mine. I moved into one of the rooms in Dudley in June last year till a couple of weeks ago. Its been amazing!! My room was clean, quiet, and very warm (Just how I like it). The heating works perfectly, the hot water/shower system is perfect too as everyone can have a shower at the same time and it will not affect your shower! Teagan and Colette do try their very best to communicate as quickly as possible and try to keep everyone happy which is a very hard task. So well done you both! The gentleman who checked me out the day I was leaving was very lovely and very respectful too. The only thing I didn't like was the repairs who come out when you have a complaint, as I logged an issue; the gentleman came out but left a whole in the wall which never got fixed. Eventho, I did request it to be fixed, He never came back and gave a flimsy excuse as to why he didn't complete the job. So I didn't like that and my other issue that was logged was also only looked at but never got fixed (Water stains from the rain on the ceiling) which also never got fixed. Apart from that, I was happy there. Met lovely housemates! But the distance from work to home made me move closer to Birmingham. Personally they don’t even deserve 1 star. They are terrible, the only positive experience I had with them was communicating with Aleshah and Tegan. Other than that, it was a horrible experience. Within 3 months the dryer broke down twice. The first time it was fixed but then a week or two after it broke down again and up until I left the property this week, the dryer had not been fixed even though all tenants had reported the dryer broke. Due to this I had to hang my clean clothes on radiators after being washed (as couldn’t hand outside due to weather being bad) but when they were conducting viewings, they would remove my clothes from the radiator and stuff it in the cupboard with the electric meter in. I lost my job in mid September and let them know as soon as it happened but they never got back in touch until it was time for rent to be due. In the space of 3 days I had received an eviction notice. My advice is to NEVER go with genie rooms. They are horrible. The women Collette is also very rude and patronising. DO NOT USE GENIE ROOMS!... Read more

I STRONGLY urge landlords and tenants to avoid Genie rooms at all cost! As someone who works for a property investment company. 1. As a landlord, they have disclosed your private information (financial situation) to the tenant(me).This information should always remain confidential and should not be know by the tenants. 2. As tenants, the service you will receive is terrible to say the least. I have had a number of issues with Genie rooms and have only been with the agency for 2 months. Firstly, I had a viewing for a lovely refurbished HMO. At the viewing I was told all the property would have things such as a cleaner, tumble dryer, basic kitchen utilities. And everything seemed promising and the house was amazing. So I went ahead, when I moved in I contacted the agency just to confirm the time when I was then told i would not be able to use my en suite bathroom and i would have to use the shared bathroom, this was not a issue but there was lack of communication by not being informed beforehand of the situation but only being informed when i called 2 hours prior to confirm the time i would meet the agent at the property. Any ways, the room wasn't locked and my room was used. It was clear by the stains of makeup on the wall and the toilet. I let this go and didn't challenge it, then after walking around the house noticed there was no tumble dryer or kitchen utilities and spoke to the tenants to had been there and they mentioned that the the cleaner had not been appointed. I contact the agency regarding this and received a response from the Property Manager and assistant to say all of the things mentioned in the viewing (tumble dryer, kitchen utilities) hadn't materailised because the landlord was "strapped,short of cash" this was a very unprofessional for the landlord to disclose such information to a tenant. Eventually after constantly chasing up the agency for a month and back and forth we then received all the items. Recently, I was in a room when the window was left open in the room directly above my room which caused the water to go into my room the water came from where the fire alarm was. The water continued to come through my lights and smoke alarm for a while until it all burst and electric sparks while I was in the room and the floor was wet. there is not out of hours emergency. To summarise this issue was not dealt with fairly, the agency refused to take accountability or charge the tenant for the damaged laptop. They refused to charge the tenant for the damage or repair as they could not prove if he did it intentionally as a result being left with a bill to fix my laptop myself. It has been 6 days since the incident but 3 working days since my fire alarm, the cables are out and clearly not connect to the fire alarm and the alarm just falls off when you move it around. By Sunday the water had dried up giving them enough time to install a fire alarm on Monday 12 August however it is now Wednesday 14th, the 3rd working day still no word from the agency of when this will be fixed or reinstalled, hence shedding light on this in this review. This has clearly not be reinstalled or fixed. Unfortunately, I can not insert videos onto this review to prove this. To add, was re-installed and after the damage and the Property Manager insists and claims my room is safe and there is not point of dwelling on what ifs because I was not electrocuted or harmed by the sparks. In light of what I has happened during the past 2 months I have been with them they still refuse to give back my deposit and allow me to move out the property. I applied to move into a property and put a holding fee down . Sadly the day after I lost my job . So I called genie rooms up and said I’m no longer going fourth with the application and I was promised a refund of the holding fee . a week later I had not heard from anyone so I got in touch and asked what was going on with it . They sent some emails about to ask why I have not received my refund . And was told that day that the following Monday someone will be looking into this . and now I am here a week or so after and still haven’t heard from anyone I’ve called the land lady and I can never get through I have messaged her that has not been opened and I have tried emailing and also calling the company themself and I can not get through to them . Despite them not being able to get in touch with me to talk about my refund I just got a call from someone from the company Who was mistaken into thinking I have moved into the property asking if I could let a fellow house mate in as they are locked out . I think it is highly unprofessional that they can ignore me about a refund because they have to give out money but can call me to ask me to let a fellow tenant in EVEN THOUGH I DO NOT LIVE THERE .... I have been their tenant for 1 year and a half. Beware! They will try to squeeze the last drop out of your deposit, regardless of how unfair it is. I would give it less than 1/5 if possible. "With all due respect, there is no way my partner or I are paying for these "issues". First of all, my partner and I have spent an entire day cleaning everything thoroughly, not only the shower screen, as mentioned here, but even behind all the pieces of furniture, where plenty of mouse faeces were (as you did not take care of the pest issue as discussed more than once!)... Second, the torn vinyl was brought to your knowledge as soon as the maintenance guy tore it. This was mentioned in an e-mail as well, even with an attached photo as soon as the guy tore it! You never bothered much with confirming the receipt of e-mails. Even after we gave notice, it took you quite a long time to reply, remember? Thirdly, the cheap toilet seat was moving all over the place ever since we moved in, we thought it's like that by design...I did not steal it, it is still there, I even disinfected it with bleach...the seat itself is not broken, and if the screws are loose, it goes under fair wear and tear. Did you charge the previous tenant for it too? Even if you want to buy a new toilet seat, it is 8 pounds, not 50! This is outrageous! No, I do not agree with anything you wrote as it is a rip-off. I don't have enough words to express how angry I am with all these "made up" expenses. I have treated you with nothing but respect, paid deposit and rent in advance before moving in, then paid the rent on time for over a year, gave notice as specified in the contract, cleaned everything as you asked for (even though you were too busy to check the inventory at the scheduled time! and inventory is supposed to be done with the tenants present, it is only fair)...and now you are coming up with all this?? This is 100% not fair. I suggest you reevaluate and reconsider. Don't provoke me. If you carry on with these made up expenses, I will do my best to give you nothing but good advertisement all around. My money does not grow on trees, I work quite hard for it and it bothers me when people are taking me for a fool."... Read more
