I don’t need to say much, you can already see the reviews on Google. It says a lot about this organisation. If you currently rent with this agency, there is no point cleaning the house before you leave because they’d still take out of your deposit to clean despite all your efforts at making the house nice. Btw, there is at least three people in similar shoes. Oh, and maintenance? lol... Read more

Don't ever use GENIE HOMES, they are extremely bad at every aspect possible. At the end of the tenancy, they will try to take your deposit away with extortionate fees. Run by bunch of unprofessional people.... Read more

Do not rent this property - you will be cheated!!! - the room was to be ready for occupancy - the agency employee noted 3 weeks before the planned move-in what was necessary for repairs and renovation before the move-in. See further photos of how the agency prepared a room for a tenant in this building. (they are 3 weeks old and they know that I - the tenant asked if you would have time to prepare everything before I move in) - in the email about the faults - the agency informs about the need to use their system and register the problem there - after registering the problem - it was necessary to contact the agency to remind them that the fault was registered there and no one was doing anything about it. - after 2 weeks, the agency sent an employee to replace the leaking toilet hose, who did not replace it. Then the agency informed me that someone would come the following week - no one showed up for a month and then I moved out. - I rented a room for 6 months - before I moved in, I heard that the shared washing machine in the kitchen didn't work, but I shouldn't worry - there will be a new one before I move in. For 5 months, residents fought to replace the washing machine because it did not work. - the advertisement said that a cleaning company was hired to clean the common areas, and I saw the man who cleaned there twice during a period of 6 months. - I returned the room keys to the office on October 27, 2023, and on November 2, 2023, on the day the contract expired, I received an email asking when I would come to return the keys? The fact that there have been rats running under the building from the entrance side since the evening, The fact that you can't sleep in this building because of the noises from Golden Cross - JD Wetherspoon which is opposite The fact that at home you can hear every time you use the shower, toilet, etc I'll skip that IF YOU DON'T WANT TO HAVE PROBLEMS, BE SCAMMED OR IGNORED, THEN DO NOT RENT OR BUY ANY PROPERTY SERVICED BY Genie Homes of Birmingham. AND IF IT'S ABOUT THE BUILDING SHOWN IN THE PICTURE, DON'T BUY IT!!!!!! DON'T RENT ANYTHING!!!!!... Read more

Have tried to see a place they have been advertising since October and they make appointments with me only to cancel last minute as they can’t get access. They then became non-responsive until finally setting up a viewing again, only for them to cancel again. How do they even make money? They have responded below. Apparently the fault of the current tenant and my lack of flexibility. I am flexible, except when at work shockingly enough. Perhaps if you can never get access then don’t advertise. I have dealt with plenty of agents in my life and none as poor as you. I am sure you will probably blame the current tenant or myself for your lack of response to messages. Maybe time for a new career? Not going to argue with you, it just makes sense why most reviews you have received recently have been one star.... Read more

Genie homes took over my prior agents management of the property in April 2023, at the time I raised issues with the double glazing and smoke alarms via their online maintenance portal. I called the office to chase in early June to be told that the "maintenance admin" was off sick, so could i give them a few days. No problem. Few weeks go by, no update - i called again and complained about lack of contact/resolution and it was arranged that a member of the team would come out and look at the issues for me. She did turn up, dropped in a carbon monoxide alarm, had a look around took some notes. Advised they'd be back in touch and would get the smoke alarm replaced ASAP and someone out to look at the windows. July 3rd, still no smoke alarm or contact about the double glazing, i switched to email asking what the issue was... July 20th chased again as no reply/call asked if they just sent me a smoke alarm i'll fit it myself, Branch manager got involved, said there has been a "miscommunication". July 29th Smoke alarm issue resolved on the maintenance portal, no smoke alarm still. Called to ask what was going on, given generic excuses. Advised would be sorted ASAP. August - electrician comes out to fit a smoke alarm, he was under the impression it was a hardwired unit. I explained the issue was a battery smoke alarm. He went away and bought a battery unit. Put 2 screws in the ceiling and he was away. My landlord probably got charged about £250 for that. Sept 5th - Double glazing issue resolved on maintenance portal, nobody has been out or called me. Emailed on 27th September to chase, got a reply that i'd be contacted to resolve. 10th October, still no contact. Overall, i'd say quite bad performance. I'm going to suggest to my landlord to drop the agency and we continue the tenancy outside of their "property management" as frankly, despite what they say - it's not a service they offer, they just charge for it.... The worst company ever. No information given on how to secure a property. Had to chase them for an answer and they end saying that the properties are gone even though I asked to secure them first! If I could give Genie Home a zero-star rating, I would. My experience with this agency has been nothing short of a nightmare. From the moment I signed the lease, it became evident that their staff lacked even the most basic understanding of customer service. Their employees' attitude is beyond appalling - rude, unhelpful, and downright disrespectful. It seems like they take pleasure in treating tenants like an inconvenience rather than valued clients. Throughout my tenancy, I faced numerous issues with the property, ranging from maintenance problems to security concerns. Despite reporting these problems promptly, Genie Home displayed a complete lack of responsibility and accountability. They never bothered to address any of the issues, leaving me to suffer in a subpar living environment. But their incompetence doesn't stop there. When I contacted them to follow up on my complaints, I was met with a wall of silence. My emails and calls were ignored, and it was like talking to a brick wall. It's abundantly clear that once they have your money, they couldn't care less about providing any form of service. And the cherry on top? After I moved out and returned the property in good condition, I'm still fighting to get my deposit back. Their lack of response is beyond infuriating and shows how little they value their legal obligations to tenants. Save yourself the stress and headache - steer clear of Genie Home. This company is a disgrace to the rental industry, and their disregard for tenants' well-being and rights is nothing short of despicable. If you're looking for a rental agency that actually cares about its customers and upholds professional standards, I strongly advise you to look elsewhere. Don't let their flashy website fool you - Genie Home is a perfect example of style over substance, and they will only bring you disappointment and frustration. In summary, I urge you to avoid Genie Home at all costs. They are totally rubbish an unprofessional, unresponsive, and unreliable agency that will do nothing but ruin your renting experience.... Been trying to get my security deposit back for over a month with no reply. Repeated attempts to contact them by both myself and the owner with no results. Attempted to contact multiple agents and contact points on their website, all with no response. If you are a owner, their lack of responsiveness here to the owner of my old building should be a red flag. In addition to opening you up to the liability and hassle they bring by stealing deposits from tenants. Avoid!!... Read more
