this company only cares about taking as much money from you as possible. They have not only taken my deposit unfairly claiming damages that were not occur but also did it to many of the other members within the building claiming the same damages for every room. They try to ignore you when questioning abou this so that they can get away with keeping the deposit. As a student i have lost out on £450 unfairly. This business is not trustworthy in the slightest

Ignorant attitude, after the flood not providing us with a suitable substitute (gave us one room in an awful house far away from the flat where which we rent). Staff not friendly and taking a piss about our problems, need to contact them everyday multiple times to try to solve any problems. Would not reccomend, hopefully will close down soon.

Having dealt with Elliott here, every single question I had was answered and concers were addressed as well - my experience with Reliance Properties from the day I expressed an interest through to the start of my tenancy has been incredible. I would absolutely recommend them to anyone wanting to rent in the area they operate.

Absolutely terrible letting agency. Since moving into my property 9 months ago my hot water has broken down on 3 separate occasions due to the cowboy repairs this agency have made to the boiler. The last time I was without hot water for 3 entire weeks, currently it’s been a week and no repairs have been made because this is an “unfortunate circumstance”. It took 3 days since I registered the issue with them for them to even send anyone out to take a look, in the mean time Elliott requested I send photos of the issue, apparently informing them that there was no running hot water was something that needed further clarification. Since then an engineer came out and said the thermostat was broken and was going to order another one which I was told “could take a few days”. Interestingly enough when I rang the office and reminded them about the law (that hot water should be fixed within 24 hours) it was suddenly going to be fitted the next afternoon (Friday). I should also state that apparently I was still able to access hot water by simply turning on the boiler full time, a solution which did not work at all.

Returned home on the Friday to find my thermostat hanging off the wall and yet again no hot water. When I emailed about this I was told that this was because the engineer said the problem isn’t with the thermostat and is actually with the boiler and they will need to send a different engineer round to reassess the problem, but the agency didn’t feel the need to tell me this until I chased it up. Saturday comes around and still no engineer turns up, despite Elliott’s email informing me his colleague would be sorting this today and Niraj’s assurance on the phone that he would a) chase up the engineer and get them to come out urgently to me and b) that he would call me back to tell me about this. Of course neither of these things happened, unsurprisingly.

Still no hot water, will be great to see if this problem is fixed faster than the 3 weeks it took them to do so before. Also found Elliott to be very rude on the phone, actually using the phrase “this isn’t my fault” when his colleague failed to pass the message onto him to call me back. A total lack of communication in the office, which apparently is a case of the blame game, and results in myself having to send several emails and phone calls to find out anything.

There have been several other issues with this letting agency from them losing the spare key to my flat (they couldn’t remember which contractor they gave it to! Great safety for a young female living alone), to myself actually having to go out and get them a spare (for which they never paid me back for), to them not having a key for the electric meter room (or better yet not even knowing the lock had been changed on the door of this room!), to the mold that grows in the flats (which Elliott personally told me when he came to do a flat inspection that he would be looking into and getting back to me- never bothered chasing this, just used a dehumidifier instead as much less hassle than getting anything from this agency), to the extractor fan in the bathroom which is not wired correctly (or legally) in my flat, to the door to my block of flats having been broken and unlocked for literal months, to hearing office workers slate other tenants whilst I’ve been sat in their office.

When the agency reply to this review stating that they are currently fixing these problems (or better yet claim they have nobody under my name) bear in mind that by fixing they mean using as many delaying tactics as possible until they find the cheapest cowboy engineer to bodge the job until it breaks down again. I have absolutely no doubt the positive reviews on here are friends and family of staff in the office.

The process of renting was very smooth start to finish. Excellent advice since the viewing and staff are always happy to answer your questions. The flat I moved in had a few issues, however Elliott, the property manager, whom also managed the later stage of my application, quickly dealt with them while also keeping me updated frequently. Really good experience overall.

My experience has been fairly pleasant particularly since Elliot took over ensuring that things have been processed smoothly and within due course without significant delays.
Would definitely recommend contacting him if you are lasing with Reliance Properties looking for accommodation

Had a great two years living in Albion street with Reliance Properties, it feels quite sad to finally move out. I just had Elliot as my property manager for a few months before leaving, but even in that short time he managed to leave a great impression on me. He is particularly very professional, kind and helpful, he answers email and inquiries promptly and politely, and really does his best to help us with the process of moving out. Alex, Niraj and Faiz, also helped me a lot during my very first time moving to ensure easy and quick application process. All team are professionally trained to respond to any inquiries from tenants, during the process of starting a new contract, continuing them, and for any emergency or maintenance issues occur.

Highly recommended!
