AVOID - They are not signed up with the property ombudsman or the property redress scheme. Professional negligence and a continuous breach of contract resulting in internal and external damage to my property managed by Roach Estates. I am writing to express my dissatisfaction with the way my property has been managed under the supervision of David Kellard from Roach Estates. Since the commencement of the agreement, there have been numerous instances where the level of service provided has fallen far below acceptable standards. These issues include but are not limited to: - Lack of timely response to maintenance requests and updates - Failure to conduct regular property inspections - Inadequate communication regarding financial matters - Inadequate communication regarding issues raised by tenants and myself - Lack of honesty and transparency throughout - Destroyed property - internally and externally - failed communication - Inaccurate information written on the tenancy agreement - Failure to provide yearly updated tenancy agreements - Failure to deliver a satisfactory property management service - None responsiveness for several months (ignoring hundreds of emails and phone calls) As the owner of the property, I rely on the agency/David Kellard to professionally manage and maintain my property, however, the recurring lapses services have led to a significant deterioration in the overall management and condition of my property. I have invested a significant amount of time attempting to establish communication with Roach Estates to address several pressing matters that required resolution but I am left being ignored for weeks sometimes months on end. Most of my efforts have been met with the phone-line ringing with no answer, unanswered emails for several weeks/months, or the phone-line abruptly terminating during calls. I have contacted the property ombudsman and the property redress scheme who both report Roach Estates are trading illegally and this has been reported to the Trading standards. David has continued to omit important information and this has left me with high anxiety. I did not expect this from a professional business. AVOID AT ALL COSTS!!!!... Read more

If I could give them 0 stars I would. Absolutely no communication even when putting an offer on a house: they didn't share the homeowner's response nor if another person had placed a higher offer. Had to call them, leave several voicemails just to to hear they had been sitting with critical information for hours. Overall a frustrating and unprofessional experience with them.... Read more

One of the worst estate agents going, been waiting 14 months for my floors to be sorted so I don't actual fall through them and still getting nowhere, came out over 2 weeks ago to cut a tree down and it's still all over my front garden where they haven't been back to remove it, my garage roof is smashed to bit's off the tree now it's just left to leak when it rains, I've had no kitchen light for well over a month and no electrician has even bothered to come and sort it out, joke of a company, I wouldn't recommend it to anyone wanting to rent because they never get any work done no matter how many times you ring or go the office !!!!!!!... Can honestly say it's the worst company I've ever dealt with. You have to constantly contact them, you never get a response, they can never do anything to help, staff don't seem to know how to answer basic questions, and worst part was they left our tenant to not pay rent for nearly a year! Kept saying they would chase it up, then when we eventually had to fly over from our home to confront them! (as they wouldn't call us back) They couldn't do anything about it and recommended we change companies if we didn't like the service! Absolute joke... AVOID... Read more

I've waited in for 3 days for a plumber to reattach the waste pipe to my toilet let down 3 times roach estates don't appear to be to bothered that there was raw sewage leaking under the bath it's a disgrace I've asked them for an emergency plumber to no avail... Read more

I went to Roach Estates because they were on my doorstep. They rented out my house and didn’t even bother with the basic checks. They did not pass on the rent on time and I spent months chasing before I managed to get anything back. I ended up moving agency. This estate agent is to be avoided. they are unhelpful, do not respond to problems, and the landlady told me that they were not passing on the rent to her, that's why she left a note through my front door asking why I wasn't paying.
