I’m quite saddened to have to do this because it’s absolutely not a route I’ve taken lightly, but something I’ve had to do because I’ve exhausted all avenues. Lyons estates have been absolutely awful to me the past couple of years, I’ve been left in a house in serious disrepair. I’ve asked for a contact multiple times since they took over when a new landlord bought my property and they’ve refused. When I went to my doctor as it has seriously effected my mental health, the doctor refered me to someone who helps in these situations. They contact Lyons to see what was going on and Lyons told her they’d asked me 13 times to come in and sign a contract and I denied each time ???? this was never the case. My rent was payed to the previous owner on time every month with no issue directly from housing benefit. I don’t get that money in my hand so I have no reason to deny signing a contract, if anything it protects both parties so I just wanted it signing. I received emails from Lyons stating they were the new agents of the property and they will send out a contact etc and nothing come from it. After endless lies and ignoring my requests for details of my landlord so I could contact him directly, I had to send a formal complaint. They responded that they were never the agents to the property (even though I have emails stating they are) and they sent me an email address for my landlord. No name or details just an email address, I’ve emailed and no one has got back to me, I don’t even know who I’m addressing it too! I’ve had to reach out to housing standards twice who have both contacted Lyons to have repairs done, if they aren’t my agent then why do they have to sort these issues? Lies! Last year I rang and spoke to Nicola after I had to get housing standards out and she had an attitude and was being intimidating on the phone because I got Sefton council involved which she obviously wasn’t happy about. They’ve made me out to be a bad tenant to everyone Ive reached out to for help, when I’ve honestly never caused an issue. I’ve only ever asked for work to be done as our basic human rights were not/are not being met. My shower has been broke for months, we have to leave our home to get washed. There’s human waste in the back garden, the ceiling leaks when it rains into the bath room, the kitchen ceiling is dipped and ready to fall through because the shower is broke and doesn’t drain so any water leaks into the kitchen ceiling, my 5 year old sons bedroom window was broke all through winter, not only is this a major safety hazard but not being able to close the window has resulted in me getting into debt with my energy company because I just wanted to keep my children warm. Imagine having to put your children to bed in an ice cold room and there’s nothing you can do about it because no one cares!!! My hot water tap is broke in my kitchen I have to use my kettle to wash my dishes. And there’s black mold everywhere that’s effected all of our health, and all of this has impacted my mental health massively. This has been going on for 2 years now, I’ve had 2 section 21s that havnt been followed through so I can’t get help from housing options to be rehoused. I havnt had a gas safety check since 2022. This is just scratching the surface, it’s not fair we’ve been left in this mess. Alls Lyons seem to care about is money, whatever they’re gaining from my landlord is their main priority and they aren’t interested in helping me and my children live comfortably. It’s actually so shocking. Anyone that knows me knows I’m chilled, I just get on with things but this I just can’t!! Not when it comes to the safety of my children. There was never an issue before Lyons and they’re honestly made my life a living nightmare the past 2 years. I don’t know how much more I can take!! If you read through their 1 star reviews, they don’t take accountability for their actions and are quick to place blame on anyone but themselves. I’d be very cautious if you’re thinking of using them as it seems they’re not very good with tenants or landlords.

Waited 2 weeks on a viewing for a property called near time to clarify this was still going ahead .. got there at 10am for viewing along with a few others who where viewing. Waited 1 hour so I called the office to be told it’s been cancelled .. no missed calls or email or so much as a text to state this. Apparently the office tried to call me ? Along with other people viewing was meant to receive too ? None of us waiting to view received any type of information

As a landlord, very poor experience with this company. Poor communication, with many unanswered emails. Very high charges for maintenance - usually blamed on contractors. Unexplained costs on maintenance invoices, despite requests for clarifications. Definitely not recommended.

Upon finding myself looking for property regularly and not finding one that stood out, I contacted Lyons estate about what it was I was after what area I would be interested in and what type of standard I would like to live in, I had a few phone chats and was then sent regular emails regarding properties, within a week one caught my eye and was able to view it within 48 hours, I attended the property and all was ok I wanted this house!, I went to the office and explained to Callum how bad I needed that property as it was ideal for me and my kids!, He was great in supporting me in my move, I’ve been into office repeatedly I have been calling him none stop, I’ve been a in general pain to him (haha) but he’s been so polite and really pleasant to talk to, he’s guided me through the whole process and has been really good with sorting through my paper work, helping me understand a lot of it and understanding what needs to be done in order to move. He’s been such a massive help and I can’t thank him enough, this has been my first “big girl” move and it’s gone so well thanks to Callum. The whole process has been so hassle free and I’m so happy I chose Lyons estate ????

Booked a viewing for 11am. Ben turned up 15 minutes late and didn’t acknowledge this with a direct apology. This was also a group viewing which was not informed of beforehand. Ben then advised he had brought the wrong keys and could not even conduct the viewing. Completely unprofessional. If their service is like this I would not want to rent with the company. Avoid them

Finding a new home for the first time I was absolutely clueless and a little bit terrified. From my first phone call to Lyons Estates to book in a viewing I spoke to both Laura and Chloe who were so helpful and welcoming to the whole process. When I found the place I wanted to rent I was so eager to get everything in as fast as possible; due to a disability I don’t take things in very well but they were both so patient and helpful and explained things as much as I needed. I must have spoken to either one of them through phone or email nearly every day until the process was done. They always had a smile on their faces and a lovely customer service. I could tell they were just as happy as I was when everything was accepted and kept me updated with any information they received. I can’t thank them both enough for how amazing they have been. Thank you Laura and Chloe for all of your help and for helping me find my perfect home!

Do not rent any property from this estate agents. They are really fake and nice at first and then when you get any problem within your property however small they take 3 months to fix. Furthermore, they make up damages to the property to withhold your deposit taking up lots of your time submitting evidence to ADR which took me over 1 year to get my deposit back. AVOID AVOID AVOID. FRAUD
