Absolutely shocking service. And appalling staff response.

Apart from Omid who has just started there.

Due to RIB’s negligence over the 10 or so years the building has fallen into a state of dangerous disrepair, resulting in electrical fires and windows getting smashed in from falling guttering.

RIB have given multiple SEC 20’s over 10years (for the same works), each of SEC20’s had issues and work could not get started, issues stemming from no-one but RIB as they never followed the correct legal SEC 20 procedures.

The works covered by the insurance, that could have gone ahead, have been pushed back year and year again, with no end in sight.

Their solution? Have someone come over and take pictures, then never get back to you, whilst also collecting exorbitant service charges, with only 3 working days notice.

Emails go unanswered, calls go unreturned, opaqueness and incompetence continues.

They are required to go through relevant consultations (insures, surveyors contractors and tendering) and client/leaseholder reporting but there is ZERO transparency and not getting ANY maintenance done in 10 years?!

This isn’t about their ‘process’ in trying to get works done, this is about their total negligence and incompetence when it comes to residential properties. They can’t even explain their expenditure breakdown to leaseholders, when asked.

They won’t be updating leaseholders on anything of substance, only what they deem necessary which is… ‘don’t give any information to anyone, push the blame around, then take their money’.

Honestly, I’m surprised that the entire building hasn’t burnt down.

Shocking.

RIB don’t respond to this if it’s going to be another copy and paste job, like the last two responses. Just highlights your inability at problem solving.

Robert Irving Burns manage the building where we own a flat. Over the years they have let the building fall into disrepair while collecting exorbitant service charges. In our flat alone there is penetrating damp and in other flats the issues amount to dangerous conditions.

Emails go unanswered, calls go unreturned. Be very cautious of this company and ensure you check that they are not the management agents of any property you're considering owned or rented.

You'll find it'll be a constant drain of money and your time.

I'm leaving this review in the hope this has a greater impact than my year of ignored emails and calls.

*UPDATE 21 MAY 2020* I acknowledge Omid has recently been in touch, thank you to him making the effort. I'll await full feedback on the year's worth of unanswered emails.

RIB is useless as a property management company. They are unable to manage properties and been failing to run a refurbishment project to our building (it is pending for the last three years).

We recently bought a flat that is managed by RIB in central London, which had a pending S20, following on from a failed attempt to initate a S20. From talking to other residents it is apparent this has been an issue for many years and RIB have been negligent, uncommunitative and incompetent. Leading to a deterioration of the property and in some cases making it unsafe to live in for a period of time. Thus the poor rating to try and get their attention and take some action.

Fantastic experience with RIB. Siobhan Dulake was particularly helpful through my tenancy process. Very approachable, super efficient and extremely thorough. Definitely a company I would like to work with again in the future.

Siobhan works with a lot of integrity, honest and open about things, honors her words and takes care of every issue immediately and efficiently.

RIB is managing the building in which I have been living for over 5 years now... and the last years has just been horrendous.
My place is in central London - and it has not been cleaned for ages!
Someone used to come once a week, then monthly... then nobody showed up anymore, and one day the vaccum cleaner simply disappeared.
Their building management team is unresponsive and fails to address any requests - by emails or call - from me or letting agencies.

Adding a response to RIB below: You clearly have not investigated nor resolved this as things are exactly as before - that is untidy. So thanks for nothing;-)

We had the pleasure of working with Ilana whilst purchasing our new home. She was a pleasure to work with and a professional through and through! She functioned at a high level in the negotiation phases of the deal. We left feeling fair and represented about both the price that we paid as well as any of the works that we requested the seller to do before we took possession. She was also extremely patient with allowing us more than our fair share of visits with our designer before even the exchange of contracts and this pattern continued all the way to closing! There were delays on the closing due to delays from the attorneys but she kept everybody in the loop and kept pushing to get us into our new home as quickly as possible. We would highly recommend her and RIB as your agent for selling or buying needs!
