Aren't you meant to be a honest legit company? if so why you withholding our deposit on some bogus cleaning service charges? Cleaning prior to us moving in does not make us liable for the bill, that's just outrageous! The house was not painted, walls were dirty, carpet wasn't sparkly cleaned either. Paint brush marks on some of the walls were quite visible and the bins were full. Two of the rooms had quite bright colours, paint was provided but we had to take time off to paint it ourselves. Now giggs associate representative are trying to hide behind emails without signing their name to it. It makes no difference as to who is replying to our emails you all dishonest because you all representing the same company. Stop lying that you are waiting or chasing the landlord for a response, that's just a load of rubbish!

Bought a house that was sold by Giggs and even though we didn't sell our house with Giggs, they were so lovely and helpful along the way. It was a very stressful move as it took more than a year due to a fallen chain, and we were in a humongous chain with a split chain. However, Nat kept us updated weekly and then daily when it was close to exchange. Thank you so much, Nat and all her colleagues, for making it happen in the end. We know who to go to next if we are selling again :)

Whilst house hunting we used various estate agents to help us find a property. In the end we bought via Taylor’s, but in the run up to the this has a great experience with Kayleigh Manning at Giggs & Co. Kayleigh really went above and beyond in helping us look for a property, and knew exactly what we were after once we gave her the details. She had great communication skills, even setting us a whatssap group to constantly keep us in the loop with properties within our price range. Despite not purchasing with her or the company, my partner and I would never hesitate to contact her again if buying of selling a house.

I want to thank Natalia for her efforts with our recent sale of our house in Eaton Socon, she went above and beyond making sure we were updated (and educated!!) on the process of our sale and up to completion, it wasn't a easy journey at all and extremely frustrating for all at points, but Natalia kept consistently kind and positive and even when delivering bad news she already had a plan of action which made this so much smoother. Not forgetting Luke who helped us sell our property, very quickly and efficiently and listened to what we wanted, didn't under value to 'grab a quick sale', he took his time to get to know us and was very personable.
It was a long long 9 months but it was made easier which these guys.
Would give more than 5 stars.

The excellent service we have received throughout the sale of our home was outstanding.
Right from the start, Kayleigh and Luke listened to our story of why we were moving and what type of buyer would suit our needs, they gave us some sound advice to get the house for viewings.
Kayleigh came round and put together a brilliant video tour ( made me want to buy my own home ) !
Kayleigh was very thoughtful when looking for the correct buyer for us, She received a number of enquires, however some were not suitable for our needs of moving quickly, it only took 2 viewings , the second couple that viewed put an offer in straight away and they were perfect for our chain ( no chain )
We are all moved now and i know that our buyers loved our old home

The second time we have used Giggs to sell a house - 9 years apart. Cannot fault the service and communication from every member of the team we have come in to contact with. From the valuation visit to completion date they have been brilliant.
The addition of the sales progression team (which wasn’t in place 9 years ago) was brilliant. We felt that Nat really helped keep things moving with solicitors and other agents and took some of the stress away from us.
Giggs also kept an eye on the house whilst it was empty and gave us peace of mind.

We moved to the area a few months ago to be closer to family. We have been renting but looking for a new forever house to buy. Dan at Giggs & Co has been very proactive in helping us, keeping us informed of what's on the market, arranging viewings to suit us (sometimes multiple viewings at different properties for our convenience). Then asking for feedback when a house isn't right for us so he knows exactly what we are looking for. We believe he has now matched us to a perfect property and fingers crossed it will carry on going smoothly. The sales progressor, Nat, made a huge difference to the process by keeping on top of what was going on and made it significantly less stressful and uncertain than it otherwise would have been.
One minor niggle was that the agent dealing with our sale changed during the process without us being explicitly told, which was a bit confusing.

Awful service, false accusations and coming up with lame excuses or as directed by a penny pinching Slumlord. Expose imminent. Hunts Post and Social Media. Hounded whilst unwell left without a wash handbasin in Bathroom for nearly 2 weeks. Dilapidated laminate flooring once again got flooded from the afore mentioned blocked sink. Flooring Condemned by FBI local flooring installerand suppllier. SLUMLORD made AWARE response was to say that it's cosmetic (ha ha ha not funny). HML are a bunch Saf Africcans apartheid missing waste of space jokers. When is a substantial subsidence not that only when INSPECTED BY STEVIE WONDER.....their is more to come. No fire doors or Fire seals. Only ordinary letter boxes used on communal single means of escape stairs....

Communication was lacking and very stressful but Joe took it on himself to ensure everything was dealt with and kept me informed. He helped us pre the sale with assistance on options available re. housing for my parents and throughout the sale. We had a little confusion at the beginning but once it was past frontline sales and with Nat on the sales progression team it was exceptional service. If I could give 10 stars I would. I've been trying to move to St Neots for what feels like months. And they weren't even my estate agent, they were acting for someone else in my chain.
The entire chain was on the verge of collapse and had Joe not stepped in with his superhero efforts it would have fallen through.
He took charge, he collaborated with multiple agencies and solicitors (which was well above the call of duty) and kept me informed almost hourly on the day of exchange.
My family and I will be eternally grateful that we didn't lose our dream home and had to start all over again.

Gigs and Co (Lettings) have to be the most poorly organised letting agents out there. Having used them prior we decided to use them again for our newest move and it was difficult yet again. Last year a new member of staff handled our applications and seemingly had no guidance or clue. Leaving it several weeks before even sending us the details for the holding deposit. This year, we lost out on a property because there is a serious serious lack of communication and care especially when dealing with repeat customers it seems. Other than Vanessa who actually was able to help us, other members of staff do not have a clue and nadine who seems to do all the viewings is never available to speak to or update her colleagues. I’d strongly advise not using Giggs and Co lettings if you want to be able to view a property, be successful with a property or to actually be contacted at all. For us, this manifested as generating huge interest as our property was launched, at a price point we were very comfortable with. This relentless energy led to 9 viewings and offers on the table within a week. We put much of this success down to integrity - they are straight talking and spoke about the appeals and reservations of the property with us and buyers alike.
After sales, the same high level of service continued. We had a short yet demanding chain where not everyone was always on the same page. My wife and I viewed three of their properties in a two hour slot, India, the girl who was showing us the properties arrived on time, and was very informed about each property, even though one of them had not been released for general viewing yet. She was able to answer all of our questions, and knew the area well.
Unfortunately we were viewing for a second choice, as we were all ready after a house with a different agent, which we actually managed to secure. I just wish that property had been with Giggs and co, as I feel the communication would have been much more straightforward.
I wouldn`t hesitate to recommend them, and if I ever sell this house, it will be through their office.

We had a monster of a move. Three different buyers and, after our original “dream home” fell through Giggs helped us find another one that is just as great. We finally moved into our new home after almost a year of struggles - not helped by COVID of course! There was a lot of frustration for all but I have to say that the way Joe Perrin at Giggs handled things was first class. Everything was effortless. Eric is passionate about his job and takes the time to know his clients, which gives him a keen sense of who might actually want to buy your property. My house was photographed and sold within a week, in fact it sold after the first day of viewings-with all the viewers putting in an offer.
Eric Is unlike pretty much every single estate agent I’ve ever met; he’s honest, exceptional at his job, responsive, and is great at looking after all of the details involved in a move.

We had tried Estate Agents before and not really got on very well. Signature Homes was, from the outset, clearly different. Many agents passively sell homes - which amounts to not much more than listing it then waiting and reaping the fee when a customer walks in.
Signature Homes approach was to get to know us and the house first and to think of ways of actively marketing it. We knew that only certain types of people would be interested so Caroline and Ollie discussed the sort of profile of the ideal buyer. This was a smart move as it kept away people who were never going to be interested in (in our case) a listed building that still needed a certain amount of work doing to it.
To sell a large complex house that has 350 years of history takes a diligent understanding of detail and a realisation that what is being sold is a life-style. Having clarified our approach to the market Caroline Deeprose organised for a 3-minute promotional video to be shot in the house to give a sense of the size, layout and possibilities it might offer a buyer.
The video was very professional, beautifully shot and, to our minds, the best way to position and differentiate the home in the market. The video offered a taster of what to expect so that internal desirable features might get to the fore - rather than the dry facts and figures.
Throughout the process Caroline and the team did a superb job of keeping in touch, keeping the dialogue going about marketing and worked in the background to find the right people to come and look. There was no sense of waiting but one of active engagement with a market they know well.
Throughout the process we dealt with Matt and Ollie, Directors of Signature Homes and Giggs and Co as well as Caroline. Emma is their dedicated sales progressor and became invaluable after the sale was agreed. Emma has the most unenviable job of all - chasing progress during the contract process once we had received an offer.
When problems or questions arose in the chain - it was Signature Homes that we rang for help. They have extensive experience and were able to calm nerves at some points or (in background) to kick things into action.
We have already recommended Signature Homes to people we know who are thinking of selling.

We sold our house recently through Giggs and I have to say they were fantastic the whole way through the process! The photos were amazing and despite selling towards the end of October, we had lots of viewings and accepted an offer within 5 weeks. Having recently both bought and sold through Giggs and Co it's totally necessary to leave feedback accordingly!
I had my house listed with an online agent (Purple Bricks) for around 8 weeks, and in that period (and with 2 price reductions) I achieved the grand total of ZERO viewings.
I gained an interest in a property listed by Giggs and co, and was immediately impressed with Eric who showed me around the house. He was down to earth, professional, and more than anything, just a really nice chap, who listened to my wants and needs, and understood what I was trying to achieve through open questioning.
Eric persuaded me to list my own house with Giggs, and insisted that it was very saleable, and his confidence inspired me to do so. Eric and Giggs didn't disappoint. Within a fortnight, I had struck a deal on both the property I viewed, and the sale of my own property, and since that date I have been kept up to date on a regular basis with how everything is proceeding. The communication really has been second to none, and that alone is worth it's weight in gold!
My experience in the property market tells me that not enough agents are concerned about the customer experience, and this isn't true of Giggs. It feels like the company care, and with Eric they have a real asset in terms of his sales skills and customer focus.

We have recently sold through Giggs & Company. Eric was assigned our home from the outset, he visited prior to putting the house on the market and informed potential interested parties. This led to us having multiple viewings within the first few days of the house being on the market. This in turn led to multiple offers and the house being sold within only a few days.
We then viewed multiple homes across the local area, including some registered to Giggs. Eric was on hand for any queries and he himself arranged to meet us at the houses we were viewing through Giggs. We really appreciated his non stereotypical salesman approach, he was not at all pushy and we were in fact surprised by the amount of knowledge he had on each house we visited.
We have since purchased our new home (STC), Eric so far ensured all parties are well informed by liaising himself with us, the solicitors and the mortgage adviser.

We bought our house from Giggs & Co back in May 2018. We had approached them early on in our search for our perfect home and received such a personal service from them throughout. Other estate agents sent us to places that we would never buy because it didn't fit our spec of what we needed. It makes you feel unheard and unimportant and can become frustrating BUT Giggs & Co really understood what was important to us. They contacted us about a few houses all fitting our 'must haves' list. In particular a lovely house in one of our favourite villages. They arranged a viewing that same day and oh my goodness it was perfect. We put an offer in that day and the ball was rolling. They had really listened to us and it meant so much. Jack was amazingly professional and friendly, he stayed in regular contact throughout the process and updated us and the sellers every step of the way, so that there was transparency on both sides. Its a stressful time but giggs & Co made it so easy. They even checked in with us after we had moved to see we had settled. A wonderful professional service and huge emphasis of customer service. As a first time buyer, I was very nervous and didn't really know what I was doing. Giggs & Company were very quick to reply as well as being always helpful and professional during the entire period. There were a few complications that were out of control of Giggs & Company, which, without the support of the team, would have made me extremely uncomfortable. I cannot recommend the service I received enough and although I don't think I'll be buying another house in the near future, I'll definitely recommend them to other buyers.
I'm probably one of the more difficult buyers, as I took a look around the property multiple times and was, pretty much, back and forth with questions and worries, constantly, over the last few months. If they can put up with me and still remain incredibly helpful and supporting, then other, more experienced buyers, will find them ideal.

Moving house is daunting and choosing the right estate agent is important. I chose Giggs and Company because from the outset they listened to my reason for selling and what my requirements were. Whilst they offered very valid advice and guidance they never lost sight of what I wanted to achieve.
Kirstie and Joe were tasked with assisting me and they were both extremely friendly and professional throughout. Initially there was little interest in my property, which was disappointing, but their perseverance was unfailing. In the end my property sold within 2 months and I achieved a price I was happy with.
From the beginning I was very impressed by the way the sale was handled. Both Kirstie and Joe visited the property to view it for themselves so that they could familiarise with the layout and it’s selling points - this is not something I have experienced before with selling other properties and think this was very beneficial.
I would have no hesitation with recommending Giggs and Company and in the future would definitely use them again. Thank you!

My 85 year old mother has just sold and bought through this company. Jack and Louise looked after her as if she was their own parent. The service on both counts was outstanding. Jack came out in an evening at 8pm to allow my brother and me to view the property as the former works and lives in London. Louise worked tirelessly to gain a completion date that suited my mother and her buyers- she was insulted by people further down the chain who tried to delay the process. ( She even found ,these said people, removers for the date in question).

Giggs we're our letting agent for a property which we left on the 30th October. We have still not yet received any part of our deposit back. After emailing serveral times we finally revived a list of things the landlord wanted to claim for, we have on several occasions asked for photos which show the time and date they were taken as evidence as to why she wants to claim out of our deposit. To this date this still has not been received. One of the things the landlord wants to claim for is a payment towards replacing a carpet, we have advised we are not going to pay for the property to be cleaned especially the carpets if the carpets are going to be replaced as this will waste our time and money, however Giggs have advised they will be getting a cleaner in to clean the property anyway and again claim this out of our deposit bearing in mind the property was not professionally cleaned when we moved into the property. In additon to this both myself and Giggs obtained quotations for a professional clean weeks ago but I have received an email advising 'they are in the process of obtaining quotes' again wasting even more time.
On top of this when we moved into the property 2 years ago we had to pay for an additional key to be cut as they gave us the master key, along with letting themselves into the property without our consent.
I have emailed Giggs several times with how unsatisifed me and my partner are with their services and have asked on 4 occasions a copy of their complaints procedure, every time I have been ignored and therefore I have had no choice but to approach the property ombudsman.
I would not recommend this company due to the service we have received.

Charged us £48.00 Pounds for two light bulbs for the property when we moved out even though we had kept the house better than when we moved in .House had to be cleaned for six hours before we moved in ,we even asked for a receipt to show the carpets had been cleaned before we moved in as we thought this was only right .Of course we never received one but we cleaned them on the way out and handed the house back in a better state than when we got it.Very disappointed to have been treated in this way especially as we were paying nearly £1400 pounds per month.would not recommend they will find some way of keeping your money no matter how small .
