I would just like to say after getting my property with Simply Estates Rhuddlan my experience dealing with Elliot Smith Property Manager has been great, nothing is too much trouble and is extremely efficient with being in contact and updates with any maintenance that is needed within the property.
He is the first port of contact which is great as you only need to deal with one person, always polite and helpful which makes life easier and less stressful.

We moved out of a rental that was managed by Simply in May and have only recently received the last of our deposit money after we were forced to go to dispute.
We left the house cleaner than when we moved in, looked after it as if it was our own and were initially told everything was fine, until suddenly the landlord wanted to charge for a carpet clean, this is despite Simply turning up a day earlier than agreed to carry out an inspection.
Emails went back and forth, they were asking for for £100 deduction initially but eventually said 'Let's call it £50 each?' No, I don't think so, if they asked for a 1p deduction I would have declined as there was no way we should have had any deposit withheld.
Lots of references were made to how long the dispute will take and how quickly we could have the money if we accepted a deduction, all felt like a ploy to accept something we felt was completely unwarranted and so I was more than happy to wait.
So I took this to dispute, where Simply asked for the £100 deduction again (what happened to the £50 that was just offered?) But submitted no evidence to the dispute service (I had lots of evidence as to why we should receive the full deposit back), so eventually we were awarded the money back by default, in a pointless time wasting exercise.
Now I'm sure that Simply needs to take the landlord's instructions if they want to request deductions but at the same time, they should have made it clear that they will have to submit evidence to back this up and they obviously had no intention of doing that.
We were lucky that we had just bought a house and we were not desperate for the £100 and so we could let this go through dispute but I'm sure many people are not in this position and may have to accept the deduction, even though it was not warranted.
Communication during the tenancy was also poor, we were left with a hole in our ceiling and no water for weeks whilst they haggled for a better price to fix it, what am I paying rent for?

We engaged Simply Estates for a power of attorney property sale. From the initial introductory discussion and property visit to discuss the details, all the way through to the successful completion of the sale, Natasha and Sophie were outstanding.
Natasha’s knowledge of the market, her steer and guidance to position the property for sale were spot on. Sophie is a first-class negotiator and demonstrated this throughout the process. To add, at times, in very challenging situations with would be prospective purchasers and their demands and expectations, all the while, executed with extreme professionalism.
All sales documentation, questions and queries were all dealt with promptly and professionally and coupled with having access to an online portal, we were able receive notifications and visibility of real time updates on sale progress along-side phone calls and emails. We were also sent Marketing Reports generated from Rightmove data, enabling insights into levels of interest in the property.
We highly recommend Simply Estates and would not hesitate to use them again in the future. Thanks again to all the team.

I use Simply Estates to manage my rental. I am a first time landlord with only the one property. The property belonged to my late grandmother - and therefore it is a special house to me and my family, it was important that it was taken care of. Simply Estates found a lovely tenant for me, and take care of everything. It has always been very easy. Their communication is very good, they reply to any queries promptly, and make sure I know everything I need to know. They also make sure any works required at the property are attended to properly and quickly which is important to make sure my tenants are happy. I would recommend their services and trust them with my property.

Great company. I use Simply Estates to manage my rental property and I find them to be very helpful, responsive and professional. In addition to now managing my property I have used them to find new tenants in the past too and with three offices in different towns their reach is far wider than I could have hoped to achieve myself.

Sian from Simply Estates helped us sell our house in less than 24 hours of going on the market and we completed the sale in 6 weeks and 1 day. I cannot fault the service which we received from Sian, she was professional and 'on the ball' throughout, dealing with queries quickly and efficiantly, and always adding in a personal touch. Everybody says that selling your house is the most stressful thing you will ever do but honestly, Sian took away all of that stress and made it possible for us to concentrate on buying our next property whilst she dealt with selling ours. Tried to get in contact with them numerous times only to be rudely ignored. I'm a professional person working full time and I have given them no reason to doubt my credibility. They need to do better in regards to responding.
Edit: that is not the last time I tried to contact you at all.
The last messages I sent were the 20th & 23rd April and I have emails to prove that. These are the ones I'm bothered about not my own mistake back on the 29th March where I did, like you said, reply later as I hadn't recieved notification of your email. I wouldn't embarass myself Google reviewing if I hadn't actually been ignored.

Absolutely disgraceful, told me when I moved out that If there was any problems with Cleaning that I could come get the keys off them and clean it myself but then slapped me with a £150 bill for the oven not being clean and said I couldn’t have the keys back to do it myself. Would not recommend to anyone everyone please steer clear off this company at all costs!!

Extremely unprofessional in 20 years of renting I have never had such a bad experience. I found out the staff non stopped lied after moving in when talking to the neighbours. I'm so angry with them I could rant for hours. Never would I recommend them.

I would never ever recommend these people, they don't give a stuff about the tenant like they make out, only the landlord as that's who their getting their money from. Same can be said for their greedy landlords with inhabitable properties. Takes money from you for breathing in the wrong direction this lot and allow their landlords to do so, the tenant has no chance as their just in it together.
