The first property that was offered to us unfortunately became unavailable but we did not have any problem because he immediately offered us another property that is suitable to our need. I went into Sincere last week, looking to buy a property, but as I'm a first time buyer I'm super anxious of the whole process. Martin has so far helped me though all the processes and answered all of my questions (which there are a lot) with patience, knowledge and understanding.
I really feel like my needs and wants are taken into account and am treated like a human rather than a walking purse like some of the other agencies have!
This has so far been a smooth process and I'm looking forward to finding the perfect house with Martin's help!

As someone who was apart of a family who was struggling to sell a property for years and came across many Agencies , I have to say that Sincere Properties was the most keen and involved in the whole process of our selling and have succeeded in making it possible when we lost hope. As a team they are initiative and hard working. I have to mention two important names in this review.
Firstly would be Martin. Martin took his time to come around when possible to help us as sellers and the other party involved as buyers. He also helped us move out. Made himself available when needed. Excellent effort.
Secondly I would like to take my time to appreciate Justin. Justin was incredible throughout. He carried the whole process himself. Always went back and forth to make it possible for both parties especially us. He made himself available regardless of time. He would call me straight away if there was a problem but also with a solution. Justin was hardworking and he took this as not only a job but also as his own. Very impressive and I really thank the team and hope they reward both as they deserve.

We were recommended to use Justin at Sincere Property services for the sale of our flat by our broker and we were impressed by his initial meeting, arriving prepared and knowledgeable and with a positive outlook. We had 4 local estate agents (including the obvious usual suspects) come and look at it before we made a decision and some turned up empty handed with no prep done and some clearly had a chip on their shoulder. Justin guaranteed that he’d be the person overseeing the viewings which we were pleased with as we liked his style and other agents couldn’t guarantee who would do the viewings on the day. He had the flat on the market within 4 days and the photos were incredible. By 17:30 on the Friday evening we had 28 viewings for the Saturday (the next day). The offers were in by Monday and the negotiations were handled with care and sensitivity by Justin and without greed being the overriding factor. He helped us narrow down the best offer which wasn’t necessarily based on the highest amount but more the suitability of the person. But he really came in to his own with the aftercare. He proactively called us and the buyer constantly and liaised with both solicitors. He always answered the phone and helped deal with issues. If it wasn’t for him, we wouldn’t have achieved our sale and purchase in such a short space of time (3 months from viewing to completion with leasehold and a few other issues with our purchase through another agent thrown in.) These guys deserve to be up there with the best. Thoroughly recommend.

Dealing with estate agents isn't my favourite thing but my experience with Sincere surprised me for all the right reasons. Calls and messages were returned promptly and courteously. It turned out to be a difficult purchase and without the calm but dogged perseverance of Shaz and Justin I would probably have given up. But thanks to an incredible amount of hard work by the team at Sincere I now have a house that I know will become the home I need.

BE AWARE OF THOSE CRIMINALS!
Long story short, went to this agency directly more than a year ago to look for a studio flat or one bedroom for me and my partner. The blond woman named Regan (she was actually the manager) was most kind to offer an immediate viewing of studio flat near the station. Everything went well, studio looked amazing and we decided that we will rent it. She immediately asked for deposit upfront (in cash) without even signing any documents or doing any checks. I thought this was very odd but my partner decided to give her the cash so we can move ASAP. She took the money and gave us some sort of sketchy receipt and said that she will start preparing the contract and etc. In couple of days "the contract" was ready for us to sign, which we did and got the keys for the studio as well (keep in mind that the entire amount for the studio+ a month deposit was asked way prior to signing anything). After signing the document she took both original and copy and said she needed to send it to the Landlord leaving us with no proof that we live there. The Landlord, who was not in the country and was on holiday. He would then post a copy signed by both parties, which never happened to this day. And so once we moved everything was fine until kitchen appliances stopped working, no electricity and water problems. Every time we tried to call the agency and looked for Regan, she was never there, or if we go to talk to her in person, she would began frustrated and angry toward us. After 4 months of living there, the council knocked on our door saying that the building is illegal and the landlord is a scam artist. Never got a contract, simply because there was probably never a real one. We left the deposit and the place and ran away as far as possible from these crooks.

AVOID AT ALL COSTS!! I am so confused!! The process started off well, with Regan, as soon as i submitted all of my documents and particulars communication just stopped. Constantly being told that they are waiting for a response from the landlord,..for TWO weeks, PAST my move-in date. Then as I sent another follow up e-mail it bounced back saying that the e-mail no longer exists! VERY STRANGE ...then when I started reading all of these reviews it suddenly made sense!! I'm very disappointing as i had found my dream flat!! and had started making plans with furniture!!

Absolutely terrible service in my experience as a tenant. Endless phone calls about basic repairs that were never returned, emails never responded to, lack of basic knowledge about contracts, process and other things all agents should know as a minimum. Really rude and unhelpful manner. Charged ridiculous fees for nothing before this was made illegal. Would avoid at all costs - sadly the positive reviews are not reflective of the reality. As others have pointed out, “Sincere” in name only. Not how you run a business - zero professionalism or knowledge of the industry.

Agency failed to keep the property in good condition: mould on walls, leaking ceiling, dysfunctional washing machine, dirty mattress
The landlord entered the flat when I was not in and touched my belongings. He took the contract provided by the agency from my room, without my permission when I was not home. He harassed me with repeated phone calls or showing up at the door unannounced.
I was forced to leave the property as I did not feel safe. I was promised by the agency I would get the deposit back. Unfortunately this is not the case: they have disappeared.

Sincere Property Services were just wonderful, especially Regan Halliday. I phoned Regan to organise a viewing and she suggested we meet sooner rather than later because these properties were going to be really popular. We met Regan at 6.45pm that day and had transferred the holding fee within 45 minutes! Regan answered all of our questions and explained the process perfectly. We felt fully supported and like we could ask for help at any time. We had several questions about the flat - for example, organizing a hook for the shower, etc. and Regan sorted this out before we moved in. We moved into the flat yesterday and we couldn't be happier. Thank you Sincere Property Services and big thanks to Regan!

Useless! Me and my partner were interested in a property that they had listed on zoopla. We first sent an email and after a few hours never received a response so decided to call. We spoke to a lady who said that the property wasn't taking viewing at that time because they hadn't received the keys off the landlord but should be receiving them the following day. So we left our details and were told we would receive a call as soon as the keys came in. The next day we didn't receive a phone call, so we rang again and was told the exact same thing, except this time said it wouldn't be till after the weekend. Me and my partner were starting to get very wary and started looking at previous reviews and saw that they do this thing all the time. We waited over the weekend and thought to get in contact again and ask that we be called as soon as the keys come in so we can arrange a viewing, we had the holding deposit ready. We rang first thing this morning at 9:15 just after they opened and the property had gone! Me and my partner are still bewildered at how? The property didn't even have the keys for people to view? Useless estate agents, never phone back, never answer the questions you have. Im slightly relieved that we didn't get the property because if this is what its like now, god forbid what it would be like if we actually rented a property!

If I can give less than one star , i will .
1. Worst Service by An Agent called Umar , very rude, very less knowledge about the area
2. Forced to give holding deposit of 500 which turn out to be the referencing fees where other agent charged no more than £75 .
3. One hour after signing the application , Umar called me and said " I cannot refund you the £ 500 back because you failed the referencing check ."
The whole process took one hour to take £ 500 from my account . After he called i received an email about how I should checked before I signed . That's all I have and he never send me message or call again .
Please Please never work with them .

Gross incompetence and a deal cancelled 5 days before key handover.
In long:
I don’t normally write reviews, however the extremely poor service I received from Sincere Property Services has forced me to share my experience. I was dealing with Regan.
I viewed a flat, liked it and put down £500 fee to take it off the market. We filled in all the forms and supplied all the documents. We were told that the landlord agreed our offer and that the contract would follow shortly. 3 weeks passed and my questioning of the contracts whereabouts became a daily routine. It was always ‘coming soon’. Looking back I feel I was very naive that it took so long for me to cop the situation.
This came to a head 5 days before we were due to move in. I still had no contract from Sincere Property but was told that I shouldn’t worry. The anxiety was becoming unbearable and forced me into action. I had noticed previously that the same property was advertised with another agent. I decided to call them to see if they said the property was available. According to them, someone had moved into the property over a week ago.
I informed Sincere Property but they still had no knowledge of this. This shows a total lack of communication between them and the landlord. Why did it take me to find out? At no point during 3 weeks did they think that maybe something isn’t right here or let me know that the deal was in danger. That is their job and they failed miserably. They even seemed aggrieved that I had called the other agency to find out the status, saying my lack of trust made them question doing business with me. This trust was eroded by their incompetence and turned out to be entirely justified.
This left me with 5 days to find a new property, and a 4-day wait to get my £500 refunded. My only solice was that I would not have to deal with Sincere Property again.
After everything they didn’t even offer me an apology. Instead I got an ‘apology on behalf of the landlord’ – pure politician speak. It is clear they feel they did nothing wrong and I fear they will do it again.
Since then I have noticed their many poor Google Reviews. I wish I had read these first.

As a property manager for a private property developer, I have worked with Sincere for quite some years now. All the tenants they have provided us have been fully referenced and pass homelet rent guarantee, although they have always complied with their tenancy so never needed to use the insurance. They have always provided me with the required paperwork, prompt payment and they have always informed the tenants of our requirements, so no surprises for us or the tenants after move ins. Keep up the good work!

After putting down the deposit we got stood up 3 days before signing the contract. Later it took over a week and 20 phone calls (most not answered) to get the money back. Srsly dont go there... and if Regan tells you she will call you back in 5 minutes it means you need to call her back in 1h.

Living in E17 along with the most agents on one high street in the country I thought renting my property would be easy.. I was completely WRONG! Not mentioning any certain business’s but some were the worst I have ever come across. Sincere was the last agent to come round to my house, Zak the branch manager came and gave me a valuation and it was as pleasant as talking to an old friend! I really can not recommend him enough. Within a week we had the ball rolling his colleague Regan took over with arranging viewings etc. They was very efficient and proactive and let my property within a couple of weeks. The communication was great along with their customer service. BEST AGENT IN WALTHAMSTOW!

I will avoid this agency in the future , we gave an offer on a flat and gave £500, It was really hard to communicate with Regan the person from the agency after that. She never got back to us to say if they received the money or if our documents for the landlord were fine . I called them after to ask them why they never reply to emails and the guy told me that the girl was really busy and the emails were not working properly . After a few days we finally received the offer for the flat which we signed and sent back to them . Of course no news again for a week, we had to call her to see what was going on and we found out that the lanlord offered the flat to someone else , thank you for telling us !! It took us a week to get back the money but of course we had to call them on the Friday to tell them that we didn't get the money which was supposed to be received on the Wednesday. I never write review in general but I felt that I have to share my experience because it's the worse agency I've seen so far . Bad customer service , not friendly , slow and bad communication

I'm going to start saying that I'm going to be completely sincere (something they lack off) in my review, based on personal experience. This agency is the worst representation of it's own name. I viewed a house with this guys few months ago. We loved the house so the same day gave a 900£ quid holding +agency fees. They assured us everything was going to be quick and efficient. After that day we didn't have a single call, message or email from them with any information about the progress of the paperwork or anything at all. We had to call them EVERY single time just to check if it was going all right. The worst part is that in their own page it says they will stop any viewing or marketing of the property you place a holding on. But they where still making viewings and getting new people to see the house. I don't find that "Sincere" at all. One week and a half later we found out that the landlord said no (we will never know if that was true). 1 week later THEY DIDN'T REFUND US THE HOLDING BACK. I have no idea why, maybe it wasn't important for them. 1 week after that we received just half of the holding because they made a mistake. ANOTHER WEEK of calling them every day we finally received all our money back. 3 weeks for our money to be refunded entirely. Sorry for the huge review, but "SINCERELY" I wouldn't recommend this agency to my worst enemy.

I have had such an amazing experience! I cannot recommend them enough. Both Regan and Ali have been amazing. They were not only friendly but extremely helpful and efficient. They picked up whenever I called and always provided with prompt response. I moved a few times over the last few years but never had such good experience with estate agents as I have had with them. 10/10. Thanks to the whole team especially Regan and Ali.

I would like to give 0, honestly. Was supposed to meet Regan twice.. and twice she send me a confirmation of viewing and did NOT show up. She also said she tried getting hold of me. What a liar, had my phone with me all day and never received a phone call. What a waste of time.

Pure nightmare. Unprofessional, arrogant and helpless.
I've lived at their property for four years and regretted it every time I got in touch with them. My neighbour's experience with them was as bad.
Sincere Property Services will not maintain the property or do basic repairs until you involve the council or do it yourself. Treated me as I owe them something and came up with stupid excuses to withhold my deposit, even though over the years I improved the property.
The old washing machine broke after two months, so I had to buy a new one myself as they were not answering my emails or bouncing my phone calls to each other.
Had to spend the whole winter without properly working heating. Over six months, I had to call them every two-three weeks and ask for an engineer to fix the boiler. Every time they would send a guy over who was insisting he is a proper engineer but after a week or to the boiler would have the same problem again. After two years of fighting for the right to have hot water and heating, I had to involve the council. They threatened them with ramifications, and only then the boiler got changed. I had problems at work because I had to take too many days off to let in the engineer.
The worst agency I dealt with in the past 20 years. No one wants to take responsibility – playing a blaming game all the time. Even the landlord was complaining because of the incompetence of Sincere Property Services caused tonnes of a headache and potential loss of thousands of pounds.
In the end, I left my deposit to them just to get rid of them as it was not worth my time, nerves and energy. Just imagine how much time I had to spend to get what I was paying for. I am not even mentioning small battles here.
Little did I know this wasn’t over. After all the arguments, in the act of revenge, Sincere Property Services lied to a referencing agency that I’m a bad tenant - didn’t pay my rent, destroyed the property and so on. This resulted in me being refused new tenancy contracts and the loss of over £400 in the agency and referencing fees.
If you have a choice, please avoid them at all costs as it will pay off in the long run. Most likely they will make your life a living hell. The amount of nerves and money you will loose with them is horrifying. And the most terrible thing is – their falsehoods will jeopardise your chances of getting a new property with a better agency in the future.
As this was not enough, somebody named Zak called to inform me he is not happy with this review and demanded to take it off. In all honesty – I had a tantrum. He warned me that it is one and the last time he is asking me NICELY to take the review down.
Bring it on! Now I am committed to take Sincere Property Services down altogether.
This review is my attempt to protect people. Moving to a new place is one of the most stressful endeavours in the world, and the last thing one needs is an agency, full of incompetent and nasty people, who will take every opportunity to make the life of your family a nightmare without a particular reason.
