I would rather give this estate agents 0 stars. I rented my house via smith and brown from 2013 to 2015. They were a NIGHTMARE. They rushed to get somebody in my vacant property very quickly but it went downhill pretty much straight away. They would collect rent from my tenants but would not pay it into my account. They would not let tenants know when I was coming to inspect the property. I had to get third party help and advice on the matter and repeatedly threatened to take them to an ombusdsman but they still wouldn’t give me the money that was owed to me (was around 5k). I ended up having to take them to court to get the money back. Leo Bedminster is a crook and I would advice that you stay far away from him and his sham of a company. He only cares about making as much money possible for himself at the expense of others. He’s a horrible human being with a careless regard for others. STAY AWAY FROM SMITH AND BROWN.... Read more

I was a landlord with Smith & Brown. Initially Leo Bedminster was kind and helpful, but when I asked to receive a deposit back, he went completely unresponsive. In total, I have lost nearly £2,000. Smith & Brown are NOT a member of the Property Ombudsman and failed an audit by the Tenancy Deposit Scheme. They are no longer authorised to protect tenants' deposits. They now have a CCJ against their name. This agency is a time-bomb.... Read more

One of the worst agencies!! Do not give them your money. Almost lost mine and managed to get it after 2 weeks. They made 10 of us view a property and said that could get it with my deposit then turned around and said they received a higher asking for the rent. Luckily I knew how to deal with scum like them as would have lost £300!... Read more

Disaster Agency! Stay away from them! this is the most unprofessional estate agency I have ever had to deal with! I was in contact with Leo and Darren. We wanted to sell our house, they valuated house and got a "so called" buyer. They wanted to speed out process as buyer wanted to move in asap, we rushed our solicitors to issue the template contract as but then no sign of buyer solicitors action. We called Leo, to find out what happened after 4 weeks of no contact, he was avoiding our calls and keep saying he will call back which he never did. After 6 weeks tohere was still no update if the buyer is still buying the property of pulled off. There were loads of lies such as buyer's solicitors went in holiday (whole office, fore more than 6 wks?). Then so called "meetings with buyer that turned to have no outcome at all. I am still trying to recover our property key from Leo, who keep saying he will drop it but never does. For the past week he is not picking up the phone nor does the agency office land line. I was always polite and nice to this people, I just dont understand why they won't be honest and proffessional! Very dissapointed!... Read more

Worst agency ever! They are happy to take your money, but once they have they will never call you back. We had so many problems that we decided to move out... but evenmore, THEY DON'T WANT TO REFUND OUR DEPOSIT. there was no dispute with the landlady, they just didn´t protected it on a protection scheme and they just stole it. Now we have to take legal action... SO AVOID THEM AT ALL COST... Read more

We gave the highest score to Leo Bedminster of Smith & Brown based on our experience having dealt with almost all of estate agents in Tulse Hill/west Norwood area . Leo is without doubt the most communicative and responsive person we have come across during our property search. He was always contactable during or even out of hours. He is knowledgeable of the market trend especially within his area. Unlike a lot of other estate agents who would normally focus on new clients, Leo followed up on the transaction closely and given us updates when our offer was accepted until the day of completion. Smith & Brown represented us as a seller and we would thoroughly recommend them. Darren, who we dealt with, was excellent. More than any other estate agent at any other firm we interacted with he understood very quickly what kind of property we were looking for and only suggested/showed us options that matched our preferences. He also worked hard to progress things once the sale was agreed, going the extra mile to make things happen efficiently. One particular intervention was outstanding: right before we were due to exchange there was a potential problem that looked like it could derail the process. Darren single handedly negotiated a resolution between 3 parts of a chain, while our own estate agent did very little. This really made him out as offering exemplary service.... Read more

Smith & Brown gave a realistic market valuation and set about finding buyers in a methodical way - always open to discussion and review of the marketing approach. Darren secured offers and was supportive through the negotiation to the point of the final buyer's offer being accepted. He really went the extra mile supporting a painful negotiation with the buyers lawyer to the point of exchange of contracts. As a finishing touch he had some furniture removed after the vendor remove on completion. All in all a brilliant service. Keep up the good work. ... Read more

I recently used Leo to sell my property in West Norwood. I was thoroughly impressed from the beginning of the process to the exchange with the professional manner in which Leo conducted himself. Living abroad and selling a property is a difficult process which was made easier by the proactive way in which Leo approached the sale. I was kept abreast of developmements and he was excellent at communicating the process to me as the time difference was very limiting. Really impressed with the service from both Ago at Smith & Brown. Ago took me to view the property and was very friendly, approachable and honest. He has since remained a regular point of contact for myself and my housemates throughout the referencing process and endeavours to answer all our questions, which we have found very reassuring. My housemates and I are currently in complex living arrangements, which was proving difficult as we tried to move forward with the rental process.
