Oaks have been managing the letting of my flat for a couple of years now as they were recommended by a friend. I’ve found Jack, Monika and Alison very helpful, efficient and fair with their charges for fully managing my flat and tenants. It’s been trouble free throughout.
I now have Dane, Daniel and the team handling the sale of my flat and they have been excellent too, even securing a higher price when this would not increase their commission. Very good experience all round.

Mason, Conal and James were all so great and we would highly recommend. Conal handled the viewings of our home and managed to bag us multiple offers within days. Mason was brilliant at guiding us through the process and chased whenever there were minor delays to make sure we were on track. After a lack of movement and bad practices from another Estate agent I approached Oaks Estate Agents at Tulse hill, I asked them to come to view my property & tell me what needs addressing in their view to sell it. They were extremely proactive in our dealings keeping me informed every step of the way and not distant and aloof like the previous agent.
After every viewing they updated us on what the prospective buyers had said good or bad about the property.
After following their advice about being realistic with the pricing it was relaunched and a buyer was found in no time, I really can't thank Mason and Conol enough for going the extra mile and being on hand when ever I needed them a 1st class experience from a very professional proactive company.
With out their intervention I'd still be twiddling my thumbs hanging out for a sale that wasn't coming instead I've now completed and I'm moving onto pastures new thanks to Oaks Estate Agents and their wonderful team of Mason and Conol.

As it was the first time selling a home, we struggled to know where to start as even choosing an estate agent seemed daunting. We met with five in total, but once we met Jonathan the search stopped as we really liked him, liked everything he had to say and he gave us a competitive quote! Selling in mid-2023 was a really difficult time in the market, and selling an ex-council home always comes with a few extra factors to worry about, but I was so happy we went with Jonathan and Oaks to sell our flat. Communication was great, we were always given plenty of warning for viewings, and we actually had two offers that we were happy with. Jonathan and Conal were always polite and friendly and the whatsapp chat made it easy to get in touch. I also found Jonathan a calming influence in the later stages when I was feeling anxious about a few completion delays. All in all I wouldn't hesitate to recommend Oaks to anyone selling a home.

Oaks Estate Agents Tulse Hill were absolutely fantastic, I can't recommend them enough. Really detailed knowledge of Tulse Hill, the market and were astute in monitoring how wider trends were playing out locally.
My house was a particularly hard sell because of it's location, and the market falling off a cliff in 2023, but Jonathan, Harvey and Conal put an insane amount of effort in to get me sold. Their communication was brilliant and they consistently got buyers through the door.
Oaks were decently priced and they didn't hard sell me or overprice my property; and were completely honest about the process. Decent people who are good at their jobs!
They found me the right buyer, and their instincts were spot on, every time, they really really know their stuff. A safe pair of hands and you know they will get the job done. I'm very grateful to have found them and would use them again in a heartbeat.

These guys would definitely be great to sell a house with. However as a buyer I feel that they create a real 'crabs in the barrel' situation with their group viewings. You cannot enjoy the space when you've got other bearded hipsters offering £50k over asking standing by you. When they have little interest in a property they call you and want feedback, when they have a lot of interest they drop a buyer like a stone.

Whilst I ultimately removed my flat from the market due to a change of personal circumstance, in the 2 months that Oaks acted as single agent, I was very pleased with their achievements. They got a lot of prospective buyers through the door to view (ten times more than my previous agent) and we even got one offer (which unfortunately fell through when the buyer withdrew). Communication and knowledge of the local market was also good. I would definitely use Oaks again.

Great customer service for us, as well as being considerate to our tenants, minimising disturbance through weekly weekend open-day viewings rather than multiple visits at all times of day. There aren't many places that have the level of conscientiousness and diligence that Oaks have proved to have. Couldn't be happier with the service I received, and when I decide to move again, Oaks have done enough for me to not look anywhere else.
A nice touch with the 'Welcome Home' mugs they bought us when we had fully moved in. (Although would have preferred a more neutral colour, but the bright red makes my wife happy so I can't really complain).

We recently went to purchase a property through Oaks Estate agents in Norwood. We dealt with Daniel who was rushing us throughout the whole process and kept asking to chase our mortgage broker and surveyors. The whole process was very stressful and he said he bought a house recently and didn't feel the need to get a survey done which, we felt like he was rushing us through the process without proper due diligence, but he did go on to say it's a personal choice and up to us.
When our survey results came back. It flagged A LOT of issues with the property which is marketed way above average price of the area and it was clear that to fix all the issues we would have have to spend a significant amount of money and time. The customer service from the estate agents to the buyers was appalling and clear that they just wanted the property off their books without any concern or care to the buyers. We will not be working with Oaks Estate agents again.

Terrible service. Multiple falsities and lies told throughout the process. Little to no customer service. Lazy, slow action and communication. Took weeks to get our listing up in the store windows but listing is still up now months after we terminated and marked as ‘sold’ despite them not having sold it!!
A shame really as on initial meeting they seems so promising…

We recently sold our flat with Oaks Tulse Hill and the entire process from valuation to completion has been made so much easier with our agents. The whole team are polite, cheerful and professional. James Poll was patient with my questions at valuation time, their photographer took great photos, Abhiram called with an update after each viewing and Kane moved the process along by checking up patiently with lawyers and buyers. Plus, we got two offers over asking within two weeks of putting it up for sale. I have already recommended them to family.

We could not recommend Kane, Gabriel and the whole team at Oaks more highly. This is the second property they have sold for us in the area as a family and they are simply amazing! No nonsense, caring, thoughtful to both seller and purchaser. They go above and beyond on every level to make sure that they do everything they promise to from the outset and never drop the ball. This review may sound too good to be true - but I can promise you that under the most difficult of circumstances - when the chips were really down - they came up trumps and supported us all the way. Gabriel runs Oaks like an old-school 'family business' and cares as much about the local community as he does about achieving success for his clients. Having tried selling with other local estate agents and getting nowhere - I would recommend just going to Oaks and knowing that you will be taken care of.
