The most horrible, unprofessional, lazy and careless place on the Earth. I had anointment with a agent and after I chat with him and confirm that I am going to see him with a small delay of 5-10 minutes, but in the end of the story I was there only 2 minutes late. I report to their "reception" deck as I was advertised by the agent when I arrived, I filled up their registration form, the lady told me to have a sit on the sofa and wait for the agent, because he is there. And then magnificent 45 minutes waiting, watching amazing performance of bunch of lazy and careless people, playing on their phones, laughing, chatting, and who knows what else, but zero response to my business needs or at least someone to see why I am there. I have never seen in my life more careless, lazy and disgusting providing of business service in my life. I just left, because realized that it is just a waste of time and the only thing I can see in this place is just world championship of laziness, careless, unprofessional behaviour. But let's not forget the positive things - these guys definitely can win joke and laughing competition during work time. The most most, actually most-est worst horrible experience in my life. Anyway, as soon as possible I forget this place - better for me. Highly recommended to skip this agency and better to live under bench in the park instead to use their services. All the best guys, wish you luck on the laziness and careless championship, even tho you don't need it, you are already champions.

Choosing city rooms was the worst choice in my life.
From the first day of moving in, the sound of the ceiling squeaking was so bad that I requested improvement. The property manager is really incompetent. My 8-year-old nephew will do the smarter and better job.
The property manager arranged a contractor without confirming the upstairs resident's schedule and was repeatedly repelled by the resident.The property manager should have checked the resident's schedule, explain the situation and arrange a contractor.
The property manager made the same mistake over and over again. To be honest, I was surprised because I have never seen such a stupid person like this property manager in my country. The fact that such an incompetent person works as a property manager represents all of this company. After the occupants upstairs moved out, they had a great opportunity to do some work, but they didn't do anything. I guess they forgot because they were crazy. They made the same mistakes even after the new resident moved in. Finally the contractor came and nailed it, but the noise didn't improve at all. I was willing to accept it if things got a little better, but nothing changed.
So I was convinced. Their purpose is not to resolve noise, but to make an excuse to "arranged a contractor" when I wrote the review.
The squeaking noise of the ceiling lasted for four months, and I woke up every time the person upstairs moved, causing sleep disorders.
Their irresponsibility and negligence caused me a health hazard. I will not forgive them forever. Make sure you take responsibility.
I asked them if they could suggest an alternative if they couldn't solve the noise, or when the contractor would come next, but they've been ignoring me for long time.
I hope that this company will go bankrupt as soon as possible and that the day will come when Londoners can live with peace of mind.

Thomas Paul was a great help and was very kind to find me the best suitable room for me. He did everything he could to the perfect accommodation and didn’t give up until he found me the one. Everything was online but it didn’t matter because I had access to 3D viewings and images. We then met at the office to collect my keys and I was so happy with the room I got, it looks even better than the pictures in real life. Once again thank you Thomas for helping me. I would definitely recommend him to anyone 100%

I rented through City Rooms for just over 3 years and can only thank them for their professional service throughout the duration of my tenancy, especially to Alessandro which is probably the most reliable agent I ever meet.
Even when there is an emergency, their out of hours number responds accordingly and kept me updated after hours!
Deposit was returned swiftly.

We lived there for 6 months as a couple. The neighborhood is wonderful and there is everything we need nearby. Every Friday there is a market beside the flat. The uni is nearby we went there by foot always. Also there are 3 tube stations that can be reached by foot. This area is perfect to live as a student with many bars and cafes and beautiful plazas nearby. Great flatmates also lived there. We felt comfortable in this flat. There is everything we needed. Fridge, enough storage room, full functional kitchen, Big bed, heater. Also it was super clean when we arrived and cityrooms was always available in case of quick help or advice.
If we get back to London we would choose this agency again for sure! We had the best time there!

From the outset is was a great experience working with cityrooms and Hector. He managed to squeeze in a last minute viewing which ended up being a great property. He helped me adjust furniture to see what is looked like in different positions and did some extra digging to find out about bike storage. He then proceeded to respond about queries on the property via text after work hours and we submitted our offer at 10PM. Thanks for the great service and guiding us through the process!

The way Ivan talked to me during our short conversation regarding a room in a property is absolutely disgusting. I cannot believe the way he thinks he can behave simply because I did not want to take a place due to not being able to get an in person viewing. Given the times and how many online scams go on, a short in person viewing would have been helpful in deciding if I would be interested more in the property. PLEASE DO NOT USE THIS AGENCY if the rest of the staff are trained like this, there are plenty of more professional agencies in London who treat their potential tenants with decency. I have attached a screenshot on how he acted when I reinstated I would rather look at properties that are available for in person viewings

We were new to city rooms, having used traditional estate agents in the past. We'd heard very positive things about the process and were delighted to experience this first hand for ourselves. The team were extremely professional, and we felt we benefited from the combination of knowledge and strong coverage. The open communications and availability of data were instant and so different from previous experiences; we rented our room in less than a two days! Didn’t know what to expect from Cityrooms but I was pleasantly surprised by them. Our agent was truly outstanding, answering his phone day & night. He managed our expectations, negotiated a good price, but most of all he was friendly.
The website is easy to navigate and the whole experience (so far) has been easy sailing.

They make it seem like a dream and like they’re doing you a favour. But when you sign the contract, you probably won’t even get your copy, the cleaner doesn’t show up even though they mentioned it 100000 times (“it’s Covid we can’t do anything a out it”), and if there is something broken they won’t fix it! Don’t worry though, there is plenty other rooms around London that aren’t owned by these scams

Our experience with city rooms was truly excellent. Our agent Vicki was extremely professional and went above and beyond to get our room ready Even working on Sundays and Bank Holidays doing viewings and negotiating for us! We were kept well informed throughout the entire process from requesting pictures and videos, placing an offer to now where we offer was accepted. When it comes to renting a room I don't know why you would go anywhere else than city rooms.

Eliza was a great help in renting a room. I was confident I would be able to rent something within my budget, I knew it would take me sometime. But within 12 hours I was already trying to place a booking, I never anticipated to be so quick. Cityrooms accepted my offer two days after the viewings. I paid the fee upfront of one week rent, then later after referencing I paid 1 month rent and a deposit. It's really simple, you get photos and of multiple advertisements; then you select the ones you are interested, you attend the viewing and decide which one you like. Eliza was always helpful and available to talk. I would recommend Cityrooms and use again.

(SUING City ROOM)Congratulations, all the people who have had excellent service in Cityroom, I never had it or paying 833.00 a month, I always had to contact or everyone in the Flat, or the water, the heater, the person who did the cleaning, the bathroom that it was damaged before Lockdown, because now I am in the process of Court with the company, for Ilegal eviction. However, I was paying the sum that Giovanni told me because I was not living in the property for five months, since Lockdown, upon my return they were not my belongings, and another person was in my room, I get a lawyer for the case. I would definitely recommend City Rooms.
The best thing is everything is done through their website. Which is so simple to use.The fact that you are in control of viewings and you can message and pay your rent is great.
My agent was Ruth who was fantastic from start to finish. Always on hand if you needed anything.

From my very first meeting I found Andrea to be very polite and very professional and extremely easy to converse with.
He gave me precise information about my contract would work with City Rooms and what the costs and the process was going to be. Everything was simple and happened exactly the way it should. I took a room was within a week because Andrea had done a fantastic job. He also advised on where to buy duvets, pillows and a few pieces of furniture and that proved him to be very professional in both helping me to rent a room and advising where I can get the best deals for the extras I needed.
We would not hesitate to engage Andrea and Cityrooms in future and would definitely recommend this team to my friends.

Our experience with city rooms has been nothing short of brilliant. Our agent Jack has been exceptionally professional, friendly, efficient and knowledgeable.
Initially we were a bit overwhelmed and felt apprehensive about renting a room. However Jack has put us at ease from the first moment and has always been on hand to move things along and answer queries/questions in a timely manner.
It took us over 3 weeks and we couldn't have done it without Jack. Having access to online viewings really allows you to feel the property where you are moving.
It's been a team effort but he's always available to give direction and not afraid to have those difficult conversations.
Even though we've moved in already, Jack has been there to advise on how to control the temperature, how to take meter readings and much more.
We couldn't be happier with Jack and the service received. We would not hesitate to recommend Jack and City Rooms to anyone thinking about renting in London.

A brilliant service. Viewing was very good. No pressure. Once happy to go ahead service was very good. At first I was provided with pictures of the rooms taken just a few days ago with excellent description of the room and property. Very good that you have access to use the website for bookings, reporting maintenance issues and paying rent etc. I place an offer for a room which later was accepted and it was done. Also so much quicker than any other estate agents I know.

We cannot speak more highly of the service we have received from our agent Carlos.
Carlos contacted us on a regular basis at the end of each week to give us an update on the viewings as we were not living in London yet.
Once the room went under offer Carlos was continually responsive in dealing with, on occasions, some difficult moments but saw the deal through with professionalism and integrity.
We would highly recommend CityRooms and Carlos.

The company is not perfect. But it's certainly the best company I have signed up to in terms of finding a place to live. There has been one staff in particular who was racist to me. Another that kept on asking me for money when I was locked out of the house. This is while I had 10 percent battery left for which she then chose to hang up on me because my main priority was to get into the property.
Nonetheless there is one staff in particular who has managed to solve all of these problems. His name is Giovanni. He has been excellent so far. Yes we have had our ups and downs but it has mostly been ups when it comes to his service. He is very responsive when they're are issues in the house and he has been prompt to getting this handled as quickly as possible. He has dealt with the racist abuse I took from one of his employees and he has dealt with the poor customer service I had when I was locked out. Most recently he was prompt in dealing with the persons drug taking in the property that I am staying in. So for that I thank him a lot and he is highly recommended in my list of good customer service. Rare to find. Five stars for me.
Spring Chen whom I have dealt with is very polite and helpful. Again. Rare to find. However, when I asked to make a complaint about one of her staff she refused to listen to me and for that I was very disappointed and felt incredibly disrespected. Nonetheless I came to later understand the situation that she was under and can be thoughtful upon her approach in dealing with this matter. I have forgiven her for this because her politeness and expertise in getting the separate issue handled was thoughtful, polite and effective. I recommend her service.
As a whole, the service won't be perfect. This is because you get what you pay for. If you pay more, the service will be better. Pay less, service will be unsatisfactory. Nonetheless these two names stand out as being helpful. Which is is why I consider the service from the whole company as satisfactory thus far. I'll give it a five out of ten. This may change later on.

I have rented houses in the past using a traditional high street estate agent and now for the first time have used City Rooms and they will continue to have my business going forward, I can not fault.
City Rooms are honest and helpful. In my opinion, this Business model of renting rooms rather than the whole property works. I felt like my agent Carlos concentrated on me and my needs as consumer. The customer service is great and up to standard, also once you moved in the property manager service you get is the best as far as my experience.
Normally agents get paid when they rent you a place and then they forget about you, but this was not the case with City Rooms .

Such a waste of time. They post really nice rooms at good prices but aren't available and when you go to the agency they show you rooms much more expensive and ugly. Luca didn't stop talking, he kept interrupting me as i spoke and don't listen to me at all. I understand they are trying to make you rent a room but i think it's not the right way

Thank you to Christian (the repair man) who was able to assist my door lock repair within one hour. Super efficient service and quick turnaround. Christian can handle any job - big or small. Great asset to the team. Thank you to Alex (property manager) who proactively sorted the request in a timely manner. I've not experienced such reliable maintenance service with any other London agency. 10/10.

Jamie was our assigned property manager & he was fantastic. He made the whole process really easy, he was available to assist whenever we had any questions & even after moving out from the property we had a little issue with our post being delivered and he offered to assist us with finding a way to redirect to our new address.
I would definitely recommend City Rooms & Jamie to anyone thinking of using them, they made the whole process easy for us & we would use them again

The agency has a modernistic management style and is aiming to deliver a good service. However, it feels like it's understaffed and/or the work environment isn't good, which leads to issues with services.
Additionally, the quality of tenants who rent flats/rooms greatly varies, which then can cause hygiene and maintenance issues. In such cases the agency poorly enforces the contract conditions in a lot of cases it seems.

My experience with Cityrooms is a positive one. My agent Alex is fantastic. It really feels like he can't do enough to help, albeit renting in quite a tricky market. Being able to call/text/email him at any time of day makes renting a room whilst working full time much easier!.
All feels very honest and less game playing than the rest of the property market.

I am so impressed with City Rooms. From being able to book a viewing the next day (if I hadn’t been able to I wouldn’t have been able to rent the room, so this was crucial!) to the communication, it is all so professionally executed!
I met at the property with Ellis, the City Rooms agent. He was so friendly and enthusiastic and really let me take my time and have a good look around the property. He was excellent at communicating with me every step of the way and I felt very looked after. He even came out on a Sunday so that I could do some measurements. Top customer service!!

Straightforward and reliable service. My agent Andrea dealt with everything I needed for renting a room very effectively. I like the concept of always being notified by email when a viewing will occur. In my case the room I was interested was not empty, but I still felt it was the one for me so my agent reassured me that he had agreed with the current tenant for a viewing. When I visited the property, I had a walk-through and also had a chance to meet two of the current tenants, this made me feel quite comfortable so I decided to place an offer and paid a holding deposit. When my offer was agreed there is a messaging facility that explains everything you agreed with the agent, price, deposit, length of contract, so I always felt that I was up-to-date with proceedings. Of course, that's my own experience. Would use again!

My agent Adam is a lovely guy , so I felt more personally supported while looking to rent a room than I would have done with many other agents. He worked incredibly hard once a room became available he went on line and showed me around thirty sets of pictures and videos three or four times ! This meant that when it came to finding my ideal room I felt Adan was working really hard on that., Adam is professional , assertive without being pushy and left the final decision to me. I found him easy to get hold of and very helpful in guiding the process .

Christopher, my agent managed my viewings, showed me around and liaised with everything needed really excellent -professional, efficient, totally reliable and friendly. He also dealt with my demanding mother with calm and civility. I think renting a home is always going to be stressful to some extent, but Christopher really helped to keep it to a minimum.

He has been an outstanding agent all throughout the process - he always kept in touch and updated us with the developments of the rent, he took us to room viewings in a professional manner and guided us throughout the letting (which was so valuable as we hadn’t had any experience renting a room before). I got in touch with Victor through one of his ads, specifying from the very first moment that I was only gonna be in London next week and that I wanted to arrange a viewing for then.
He told me to contact him via phone, so I assumed he understood the content of my message. He then asks me to go to his office the following day, to which reply that, as I mentioned before, I was only gonna be in London the following week. He says that the alternative is to ‘book online’, so I assume he means to book a viewing online, considering that that’s what I was asking for in my first message. I then inform him that I don’t seem to be able to book a viewing and he says that he meant that, since I wasn’t able to go to the office the following day, my only alternative was to secure the room online. I let him know that I am not comfortable putting the deposit down for a house I have never seen. At that point he gets all angry and tells me that there’s nothing he can do and that I ‘shouldn’t have bothered him’.
I very rarely leave reviews, but I believe that in a moment so delicate like moving to a new house people deserve a better experience than this. Also my dear Victor this is your job, you get paid to help people and everyone is a potential customer, you should develop a stronger work ethic, more sensitive customer service skills and definitely better communication skills.

My place was affordable, and the service was great. Some of the reviews put me off a bit but after hearing my friend personally rented with them and had a good experience so I went for it. Adam, my agent, was helpful, and friendly, he didn't make me feel pushed like some agents do. Still with them now, and sometimes the responses can take a couple hours but other than that they're really good.
Edit - Been with them about 6 months now, been great, just a couple bumps here and there but I found that the live chat is really good, Roseanna quickly answered all my questions and put me in contact with the right people.

Avoid. City Rooms. At. All. Costs.
I returned home to my flat after a week off to find the ceiling had leaked. Water has leaked into plug sockets, all over my bed, and soaked into the mattress.
Myself and my flat mates have notified City Rooms of leaks on a number of occasions. But nothing has been done to stop it.
To add insult to injury... I called the City Rooms 'emergency' number last night. I couldn't stay in the flat because of the water damage, so I asked if they could help. They offered me a room in a nearby flat for the night. I told them I didn't have any bedding as it was all wet and stinks of damp. Larry told me they wouldn't provide any and I 'wouldn't need any bedding in this heat'... Not even a pillow or a sheet...
Essentially, their solution was to offer me a mattress in an empty room or I could book a hotel 'at my own expense'. This is what the manager Jorge Sanchez deemed as an appropriate solution.
I didn't except their solution so I'm now staying with friends. My room is severely water damaged and uninhabitable. Will I be getting my rent money back?
The way this company treats people is disgusting. Considering I pay £800+ a month rent (for one room) you'd think they can do a little better than this.

They have a quick response in regards to fixing things in the apartment. But unfortunately we have to leave their services and even in this process we've had a great help. I recently rented a room through this company and would definitely recommend. The photographs and marketing shown to me were top notch, I got lots of interest in their offers and decided to view two rooms quickly. I managed to go on the 2 viewings within the same afternoon which I found really handy as I am super busy at work.
Even though there were other more affordable options with other companies, I decided to go ahead with them.

I had a really good working relationship with my agent Sebastien. He was knowledgeable on the area I wanted to live. He was clear that he will put all his time and effort in order to find me a room.
I appreciated that after every viewing Sebastian took the time to text me and inform me more about that particular area, local and night buses restaurants etc..I always felt informed.
The final cherry on the cake, what really made me become tenant of this company, for me was our agent. Sebastian also helped me negotiate on my rent.

Chris and Josh have been great - they have been really helpful and handled viewings really well for us. We put an offer for a twin room and both have helped us save a lot of money by negotiating on our behalf.
Not 100% sure about the long term service as we just recently moved in but would def recommend Cityrooms and the Globe Road office in London team without hesitation.

I am the former flatmate of Guthrie Jones. He asked my flatmates and I to write a bad review to city rooms because his deposit was deducted. His review is not true and he is lying about the cleaner and our flatmates smoking. The cleaner was always there and she was amazing and our flatmates used to smoke cigarettes but outside the flat.

I do feel (even if I am only a new customer for them) that this company does care for their customers. I have a 12 months tenancy so hopefully all with be as great as it has been so far.

My experience with this agency is very good. I find them very authentic and reliable. I came to meet an agent in their office and I was first offered a coffee and the receptionist was very kind. They have a good system, kind like a hotel, you can see pictures videos and so on..... I then went to see the property and loved it.

I can only wonder as to whom is giving this agency 5 stars. I suspect it isn't anyone actually living in a residence.
I'm very sure this place will be or is already under scrutiny by some sort of watchdog.
The fact that you can't view the property before paying a non-refundable agency fee speaks volumes.
I urge anyone who is thinking of signing with this place to not do so. You will be severely disappointed.
We have been 3 weeks and counting without hot water.
The boiler is emitting soot (CO2).
Landlord and agency turn up whenever they want.
We once waited 6 weeks for a replacement router.
If you have to break your contract before the six months then YOU have to find someone else (and of course they'll want to see the property).
No no no no no.
Do not do it. You have been warned.
Just use common sense .How can a place be getting 5 stars and then 1 star. And hardly anything in between lol. They can't even fake their reviews properly .

After booking my room online I met my agent in person in their office. As far as I can say, my move in went cool. I am from America and new in London so I am not sure if this could be better or not but to me I had no issues at all.
I would say though, that they have a coffee machine in the office with great coffee!

City Rooms London made me love London seriously, I had this feeling from day 1 that how am I gonna survive so far from my home, away from my parents and good food but no right time right place I found City Rooms. It got me people of my age, it has all facilities and most importantly good food. So far it has been a wonderful experience with it. One must give it a try!! The agents are very friendly and they explained to me everything about the contract and how some services works. The agency answers quite soon to all emails and when I had some urgent problem to fix in the property the maintenance service came immidietly, but they weren’t as quick as for urgent problems when they had to repair small things. They were very correct even with the deposit because I received it back in a couple of days. At the end of my experience I’m happy for how the treat me and I suggest them to other people that needs to find a house.

TERRIBLE. Contract stated that the monthly payment we made is inclusive of all bills, unless theres extra. First girl moved in, no gas and electricity. She had to top up £150 herself and because the flat owed massive amounts, she spent more than what is supposed to. Till today, NO refund. Basically, the first month payment does not include bills. Meaning we all paid extra. They can't even justify on the money that the flat initially owed, meaning we paid for what is NOT ours. Even the property manager is handling this very badly.

My experience with city rooms had been a bitter sweet one.
Before you rent read my long honest experience and review.
The sales staff there are lovely, they are very good at their job, viewed a property on shared rooms and was told to meet them at the office. So I decided to do that. Once at the office I was told the property i wanted to view was no longer available. A trick to get you into the office in my opinion. It is a good idea to go to the office because they can show you a lot of properties they have available.
The sales rep showed me other properties, I decided to view a property I liked and put the holding deposit down. The deposit was transferable to any property if I didn’t like it. But if you choose not to go with them you lose it. Make your mind up before if you want to go with them before you put your deposit down.
Once I got into my property, I began to have a few problems. Due to health and safety issues with the buildings management. Me and my flat mates were told our locks on our rooms would be removed. Kate one of the city rooms administrators emailed us regarding this. I immediately emailed back asking them not to do that as I was concerned about my safety and my belongings. To this I got no response from Kate. I emailed the generic email account and got no response either. This built on my frustration a lot. I then called Kate and spoke to her. She was very sheepish on the phone and couldn’t answer my questions. The admin department are very bad and annoying stupid when it comes to talking to customers, it’s like they don’t care!!!
I then asked to speak to their senior managers. After several attempts trying to get through to a senior manager. I ended up talking to Jorge Sanchez. Jorge had nothing to do with me and I wasn’t in his portfolio of customers that the senior managers look after. He heard my complaint and spoke to be professionally. He is very knowledgeable and knows how to take care of clients. He explained to me exactly why the locks were being removed, which is because of fire safety as I was in a tower block. If Kate or the other admin staff replied to my email and answered my questions I wouldn’t have been so frustrated and angry with City Rooms.
Jorge gave me good advice and offered if I wanted to move flats which had a lock I could do so. Through out this situation he was helpful and supported me through the problem. I decided I wanted to leave City Rooms as the core admin staff that are front line are rubbish like Kate who doesn’t even reply to your emails.
I paid City Rooms a fee to look for s replacement to take over my contract as per rules. They managed to find me a replacement in 2 weeks!! Very fast also considering this was Christmas time when the market is very slow.
In conclusion to what I got from City rooms is that the senior management are very good at their job, they will make you feel valued. The sales team are very good at their job.
The people who are rubbish at their job are people like Kate and the team who deal with enquiries through their generic email account. Personally I can’t be with a company who has a massive flaw in the core service, once you are in.

I regret not reading all these reviews before dealing with city rooms.
Now that I made this point, I can tell you my story with city rooms. Be warned, the review is quite long.
The first alarm should have rang when they asked a 300£ upfront payment and put up excuses to skip the viewing. I always rented from private landlords before, so I didn't really know what to expect and trusted them anyway.
After I paid the 6 weeks deposit, they demanded two more weeks of deposit. I had to comply, or I would have lost all the money I already paid.
The flat was not bad, but it was in really bad conditions. Things kept breaking and every time it was a struggle to get them fixed. Even if we somehow managed to get through the wall of automatic replies they set up, the fix would just be so bad that it was almost hilarious. Just as an example, the kitchen floor broke and they patched it with tape. It took them 3 months even to get the hoover replaced, and it was replaced with another old filthy hoover.
The final blow came when I had to get my deposit back. They made up a number of claims to keep a good amount from my deposit and refused to show evidence for their claims. After a lot of angry mails, most of which were unanswered, they proposed me to settle for half of that amount. I couldn't let it go anymore, so I raised a dispute with the deposit protection scheme.
The dispute took a while and they even added more made up claims. Some of those claims were just laughable, others were quite humiliating. They even presented false check-in pictures and if I hadn't kept a copy of the original pictures I would have probably been screwed.
My tenancy ended in June. It is now the end of November and I finally got back my deposit.

Four years with cityrooms. Well I am the perfect person to share my experience. By 2013 I moved to one of their properties in Canary Wharf, just like any other property we had some issues here and there but always cityrooms responded promptly. My last two years in a property next Royal Docks was amazing, I made great friends and I didn't have one issue whatsoever.
Its time for me to move on and I am leaving with a great taste from this agency.

I don't believe a word of what some people say here. I find cityrooms very reliable and also friendly. People need to read the contract first otherwise how do you claim not to know what you signed? Doesn't make sense.
I have been tenant for nine months, my room is located in a council building and of course I knew what I was getting into, but the location worked great for me. I have reported the washing machine, the pressure in hot water also some issues with one of my flatmates as he was smoking inside the property. I can assure you that cityrooms dealt with everything in a quickly and I didn't have to wait long for things to get better.
I will renew my contract very soon definitely

Booked a day off To view a potential room after being invited to do so. I traveled down to London for me to be told that I was unable to view any rooms that day... They suggested that I retain a different room immediately and view it on my next day off (the following week). So I pay the £300 retainer free, at which point they mention the additional £175 fee as I won’t be potentially moving in until the next week. Shortly afterwards I am told that the room I have just paid to retain, is no longer available. The estate agent had neglected to refresh her computer from the day before, so the information on her screen was out of date. At this point I was far from Impressed and asked for my money back I was told it would be back in my account within two working days, it wasn’t, I have had to ring up and ask where he money was and they said it would be in my account shorty afterwards, I am still waiting.
The team were polite, but the lack of professionalism was shocking.

Terrible agency! Try to avoid I so angry on my self that I didn't read pay attention to reviews! I will gave just a few moments form my experience with this terrible institution ( I don't want to call it agency even).
1. They do pay attention to tenants we had a problem with internet and water heater and they fixed that only after 4-5 months. Them respond was that they was going some special commission which never appeared in our house.
2. Be careful with that all included bills, contract ! They will going to charge you with other use of electricity and gas. We had a problem that one tenant was cooking inside his room and was using electricity , we tried to argue with agency but they just don't give a s*it.
3.Deposit refund it will long way to get it back you need to email them all the time for refunds of deposit plus they going charge to "Service charge: £30.00(checkout inventory fee Contract 14 page 9)".
In conclusion try avoid this agency! Terrible service and no respect for costumer.

Messaged them about a flat on sparerooms . They wouldn’t answer my question about a viewing or even bother to read my message properly with my contact details. They just insist on an appointment at their agency and most likely wouldn’t even have a viewing. Looking at the state of their reviews here I decided against it and found another place anyway. When cancelling my appointment as I found somewhere else quickly ‘Alex’ replied “what a professional manner ????”. Unbelievable behaviour and seems like a recurring problem from these agents. Places like this are the reason estate agents get such a bad name. Stay away.

I do not recommend this agency. They try to make you sign and pay £300 fee for the room/property without even seen it, the "excuse": they manage hundreds of properties so you can be moved to a different one if you don't like what you get. Also, it looks like that "initial fee" is to make an offer to the landlord (no idea why).

Amazing stay had by my family over from Barbados.

The property was beautiful and spacious in Stratford where we all often met up for lunch, shopping then of to visit tourist attractions not too far away with lots of recommendations to suit us.

I rented a room with Cityrooms for 8 months and I enjoyed the stay. The room is located in King's Cross. All amenities and main attractions were within walking distance. The facilities in the house were very sufficient such as kitchen, cooking & dining utensils, large fridge (enough space for everyone). I recommend, especially if you really need a place urgently.

I was very impressed with George from Cityrooms, he was very helpful and worked very fast to secure viewings , walking me through each step of what needs to be done, keeping me updated with each process and listening to all my requirements and offering advice. He provided me with all the information I needed and was very patient in explaining everything to me including fee structure, costs, etc in a very clear and concise manner... He was very courteous and professional about this and left a positive lasting impression. I will definitely recommend this flatshare agency

It's so far the worst agency company I had to deal with so far. City room sales agent make you any promises you need to hear.. but they will never respect or accomplish them.
Don't think they are getting better or changing their method. They are looking for easy money and that's all. Quality of service and clients interest is never their priority. Please take advice of the message. If you can avoid city room please do it. Otherwise you have 90% of chance to be disappointed. I will never recommend this company to anyone.

I have lived seven months in my flat. One thing Cityrooms does great I have to admit is choosing the right people to be your flatmates. My flatmates are great we are best friends like small family.
Yes we have had issues here and there i.e the washing machine broke but it was replaced 1 week after.
Good choice if you looking for something easy and simple.

During one year, never answers e-mails in case of troubles. I had a huge leak in the bathroom 3 time in 3 months .... An they didn't care ! I nearly had an accident because of this leak and the same they didn't care.
They want you to pay always more, and rent you rooms without seeing. No living room, no table in the kitchen to have diner and the rent is enormous. Please take time to read the comment and never sign with them.
From a french student who has been ripped off !
PS: Jorge Sanchez is the worst person I have ever met and they will never give you back your deposit !

I was looking to rent a flat in the Canary Wharf area and spoke with a large number of estate agents. By far, Stefano was the most helpful estate agent with which I spoke. He was very prompt and responsive even with my very long list of requirements. He was always available and very friendly and attentive. If you are looking to rent a flat in this area I would strongly recommend going to speak with Stefano and would definitely go back to him in the future.

Don't go there if you appreciate your time! I showed interest in one flat in Spareroom and was asked by the agent to come to the offices, I was waiting for more than 30 minutes to be attended.
The agent didn't want to show me the flat I was interested in, not even flats in the area I was interested in, all of that with a little bit of attitude from the agent. Absolute waste of time!Then I showed interest in a different flat, was asked for almost 2000 pounds in advance without seeing the place first!!! How are you expecting somebody to give you 2000 pounds for a place without seeing it? Is that even legal? Finally, I was told the view would be arranged and I'd be called to see the flat, I'm still waiting for that call... I'll never go back to that agency.

Not only incompetent, mixing up my tenancy with other tenancys. They are dishonest, caused damage to my room after I had moved out, added false charges for a dirty mattress, these thieves took most of my deposit, and have done the same to many others since. This caused me, and my friend much hardship, especially since we had just moved to London. My recommendation is to steer clear of these dishonest agents. I write 7 months after my tenancy with them finished. Luckily I will never let through "City Rooms" again, and they cannot steal more from me.
****If you see a positive review here, it's likely one of the City Rooms agents creating a Google account in 5-minutes, and posting a review. I guess they have some time on their hands when they're "not responding to emails", and "making up fraudulent claims on tenants".

I understand that these letting agencies are a business and generally want your money over anything else, but they could be a little more polite about it and a little less obvious. Terrible customer service, showing thinly veiled contempt for their clients if you question or inconvenience them in any way.
They seem like generally disrespectful and impolite people unless they feel like being vaguely well mannered on the day, i imagine its usually because they just swindled some poor desperate soul out of their hard earned money.
I would recommend you try elsewhere, like a private landlord or another agency, just try to get to know the staff before you explore the latter. Do not use this agency unless your a colossal masochist, they're about as helpful as an inflatable dartboard.

Do not visit Giovanni. The first time I went he called me into his office to show me 'loads of rooms', however when I went to meet him he had nothing available. The second time he had advertised himself as a 'live out landlord' on Spareroom, and I only realised it was him when I was already on my way, so I decided to give him another chance. Surprise, the property had 'just gone' and all the properties he had were completely unsuitable. Dishonest, and lacking the necessary charm or intelligence to get away with it.

I've always been after the reviews about certain things such as places to stay. I don't know why City Rooms has a very bad rating when in fact, it's services and staffs are superb. Was in urgent need of a room and tried City Rooms.Was wary because of some of the reviews but I didn’t have any issues with them. They showed me round a couple of properties and it was great. I moved in really quickly after that and haven’t had any problems to date. Highly recommended.

Very nice and caring staff, professional team that gives their tenants all the information they require on time. They have great flats at a discounted price. if I can give no star, I would do it. Their services are very very terrible. The staffs don't care about the tenants welfare at all. My 1 year experience with them, I have called many and many time for help because something was broken in my room(before I moved in). They promised to come and take care of it, but they never came. Also, the deposit that I was supposed to get, they deducted with some costs that weren't part of my fault. And, everything I require always takes too long. I have been to City Rooms on 2 separate occasions speaking with different consultants. Both refused to show me properties without paying a non-refundable deposit of £300. When asking if we could visit a couple of separate properties we were told “only if you will pay the deposit now and defiantly rent the room”. I refuse to make thousands of pounds of investment into a new property without seeing it in person and I do not believe this to be unreasonable. This approach is uncommon and I have since found another property from another agency that were more than happy to show me several apartments before paying any form of deposit. The deposit that I did put down was also fully refundable I would like to note. Please do not feel pressured by the consultants at this firm, there are many agencies in London who will help you find a place to stay.

Shocking - Liars ! Do not use, they promise the earth and deliver nothing, - rooms are not ready unless you call gas leaking under the floor acceptable - they enter your room without asking or knocking when and when you are not there, contractors take items from your room without permission and now having left - been waiting to get my deposit back for weeks - they say they have a backlog - the deposit should be in a certified scheme when asked for these details they do not send the information - Reporting to Watchdog - You must have to be desperate to use these idiots. I wish I had read the reviews before using them - They should be ashamed - They have a page for investors - They might make some money but would you want to be associated with the SCUM of society ? They get 1 star only because you cannot post negative. Oh yes and deduct £30.00 from your deposit admin fee - make your own mind up !

I have been treated very bad and rudely. They say they do not accept customers being badly treated and they have zero tolerance policy, yet I still had to pay full rent without having a washing machine for 8 months.
Truth be told, I received an e-mail (after the washing machine was replaced) telling me that I could have went to a dry cleaners every week to do a max. of 10£ and this would be taken out of my rent if I showed a receipt. No refund there. So, I was still paying my full rent and I had to go to the dry cleaners, which I did not know that I could, but I also did not have time to.
Anyway, they are rude, the speak bad enlgish and they have no idea how to do business. No one is responsible for anything and they think that if you stop complaining, that everything is okay [that's why my washing machine came on week 8, as I stopped complaining (as it was pointless) and they thought I had one].
Do not trust and do not go there, you will regret it! I agree with all the complaints of others with 1 star and I am not mentioning other problems like not having internet for 6 weeks, the list goes on..

Can only agree with everybody below my comment who gave 1 star. During my stay I had no internet connection and they managed to NOT fix it for 5 months until I left. Also the previous tenant left and had the same problem. The floor was dirty when I moved in I took pictures of that no one cared but my deposit. They charged me for this dirt!! Again like evrybody saying unorganized, not responding so basically no service at all. Had same problem with electricity as well which was mentioned by a few reviews and again my deposit had to pay for "overcharges" who also could be made up since you have no proof.
To be honest I am not even sure how they can be regulated by someone!

It is a bit sad to leave the flat that has been my home during the last 2 years, but it's time to change country. During my stay everything has been perfect so far. When I moved in I met a bizarre flatmate who was causing some troubles in the flat, but as soon as me and the other flatmate reported the issue to Jorge Sanchez he put an end to it (to the issue, not to the guy). Everything has been quite easy, if I had any issues in the flat I just had to contact my tenancy manager and she would take care of it. If I come back to UK in the future I will definitely use City Rooms services again.

A horrible experience. Intrusive construction has just started on my building and I was not informed of this before signing the contract or even at all. I'm paying a considerable amount of money. The property was not completed upon arrival. The internet was continuously dropping so they sent someone round to fix it only to discover after he left that he deactivated our broadband. So I am now both cold and without internet in a property that is having a 5 month intrusive reconstruction.

AVOID! AVOID! AVOID! RUN AWAY FROM THEM! When I was introduced to the flat by one of the agency`s representative I was told that all the bills where going to be included. When I signed the contract I found out that the agency covered only £ 30.00 for electricity and gas bills. I was also told that the house was going to be cleaned once a week from a professional cleaning company but in over one year that I stayed in the house I only received this service 3 times. When I had repairs to be made inside the flat I had to wait at least 10 days before someone came to fix it. £15.00 IF YOU NEED A TENANCY REFERENCE (sent by email :-)) by the way )how ridiculous can it be? Don't be fooled about those £100.00 discount that they give you if you leave a good feedback in two weeks time on they're website not worth it! They are rude and with a very very very poor customer service. OOH by the way... forget about having your deposit back intact and in two weeks time. Mine was issued after almost 5 weeks!

The worst agency I've ever used in my life. I would really like to write all the bad experiences I have had in one year but it would be too long. I just mention the worst ones.
- From late October to middle November without hot water in the shower. Fake technicians who didn't even know what they were going to do. Ridiculous!
- Customer service is just embarrassing! As someone else wrote before, there are people who don't even speak English properly (I'm not talking about academic English, I'm talking about BASIC English). I wasted 3 hours trying to explain a problem with the gas meter to an Asian women who didn't even know what she was talking about.
- When I left the home I cleaned PERFECTLY all my room and they charged me £50 anyway because, I quote them, "The room needed to be cleaned by our staff ". By the way, when I move into the room for the first time it looked like a war field and it was full of dust. This annoying trick has been made even to other guys of the house and even to other friends of my who were in other houses.
If you are in time and you are not desperate, JUST KEEP LOOKING FOR ANOTHER AGENCY. Hope this review will help you because this agency doesn't deserve even one more penny!

I lived in one of their properties for a year. There was no internet in the property for over six weeks. The flat developed a serious mould problem which needed treating several times.
The ‘bills allowance’ did not cover the gas and electricity so we were charged extra.
We discovered that the same key unlocked very single bedroom. I think that was to make access easy for the agency.
They charge for everything! There is even a charge for replacing lightbulbs in the contract. I had to pay £15 for a housing reference. My impression was that it’s all about the money and they never let you forget it.
Like others who have given reviews they are very poor responders to emails.
The agent made me provide a guarantor, provide all sorts of references etc. I was told that this was ‘compulsory’. When I moved in it turned out that none of the others in the flat (all of who came from outside the UK) had been asked for a guarantor. I have rarely felt so badly treated.
I can only agree with most of what has been said by other reviewers. Avoid. No matter how desperate you are there are other places out there.

Do not waste your time with this company. I was led to believe I had arranged a viewing for a particular property and therefore traveled into London for this 'viewing'. Upon arrival, it became obvious quite quickly that the room was simply to get me into the office and he had no plans to show me round that, or any other flats. Despite my insistence that I wanted to go and see the flat we had arranged a viewing for, I was shown a load of flats I wasn't interested in over the budget I had said. Throughout this, I was still under the impression that he was simply trying to give me options that we could then go to view as I made it very clear before coming to the office that I would be travelling in from far away especially. The estate agent lied to me countless times about the rooms he was showing me such as saying that a certain house would only be a 15 minutes commute to my work when, after I made him google map the route it would actually take closer to an hour. Finally, he admitted that there was no way I would ever be able to see any of the flats in person without first putting down at least a £400 deposit. This is completely ridiculous. This company is purely trying to prey on the desperate people who are just looking for a room in the insane property market of London. This company completely wasted my time and money by misleading me into thinking I had a viewing for a house I wanted and are 100% not a company I would ever want dealings with as it was quite apparent they are just out to get your money and will happily lie and mislead you to get it.

alled the agent on Friday afternoon, he insisted I decide if I want to take the flat and commit, becauae he has to come a long way. This is even before having seen the room. When he arrived the next morning he asked me if I knew where the property was as he did not. Insisted we put down a holding deposit £300 online on his phone then and there outside the flat, without a contract or anything at all. Long story short, went over to their office to finalise paperwork, the agent tried to shout at me when my card wont work before I put him in his place and told him to behave professionally. Then the icing, the agent demanded "£20/- in cash" "for the girl at the admin office" if we wanted the keys the same day. This is because apprently we should "look after" her because she was helping us. Walked out then and there, but heard the agent mention without a hint of irony or shame how he has wasted the entire day trying to show me the flat.
Update: They put the UKALA logo on their business cards. I have called UKALA, They are not member I am told.

I was in London for 3 months as part of a secondment and have deeply regretted renting a room from cityrooms. From housing situation over service and lastly professionality cityrooms has set a new benchmark for being a horrible company.
I do not want to list everything again, as previous reviews shed good light on the issues at hand. Therefore I will only say that this company should be avoided at all costs. As the positive reviews use a lot of name-dropping etc. I reckon they are written by employees, so I recommend not to trust them.
Update: In regards to the deposit they finally managed to keep 200 GBP as administration costs (partly in the contract, partly not in the contract) and paid after chasing them multiple times with a major delay.

We do not have hot water in a flat for 3 months time and they are not interested in answering our emails at all. For internet we had to wait nearly 2 months and just got a letter from BT that as the bills are not paid they are going to switch off the line. GOOD LUCK IF YOU SIGN A CONTRACT WITH THIS AGENCY !! This agency is terrible and you will feel like moving out as soon as they will use an empty room in your house as a shelter for homeless tenants to who they promised rooms which are not ready (without giving you notice) !!
The City Rooms takes advantage of the people who just arrived in London and need to find a room quickly. Bear in mind that as long as you rent a room in a house/flatshare, the agency does whatever they want with the other rooms and the shared spaces. Note that if you are Italian they will give you a better deal (Verified !! I lived with 2 Italians and 2 Majorcans who paid very different price for the same room...)
The City Rooms is especially keen on doing the MINIMUM to keep your house/flat in a proper state once you have signed your contract. My flatmates and I had to threaten them to start legal proceedings before they agreed to repair properly the shower where no cold water was flowing. They would ignore the problems regarding kitchen exhaust systems, locks for the garden door, fire alarm beeping, every little thing that should be fixed, especially when you think that they charge you 800£pcm for a 9m2 room in a cosy but small shared house in Stratford.
The City Rooms is finally willing to anything they could do to take money from you. This is how the agency is managed (I ended up knowing them quite well...)! We used the empty room to put a clothes drier, they wanted to charge us for renting the room. After long time of debate they dropped of the accusation.
They appear really kind until you sign the contract and you pay. After long debate and round trips to the agency, I finally understood how they work. They are the archetype of an institution aiming to make money on the back of its clients. I read all the good reviews on Google and they are all related to nice human contact with the agents. If you scratch the surface you'll notice that you are just a client with barely no rights.. Just the right to defend yourself against accusations, and this takes time...
I stayed with them 1 year and a half and I'm done with them :D Finally got my deposit back after months !!

To provide a recent customer experience with cityroom, we have been totally and negatively amazed by the lack of professionalism within this agency. I am then not surprised at all there are plenty of negative comments when it deals with customers’ feedback for this agency.
We continued the contract of 2 people who decided to come back to their country. It was only 1 month and some days left until the landlord had to take back his property to live there. The house we were in was not clean at all and would need to be refurbished but the price of it was beyond the average price of the market.
Since we paid administration fees and a deposit for this short period, we had their word they had to find us another suitable accommodation to live permanently. It was the main part of the contract to sign with them: finding us another suitable accommodation.
We asked so many times to have a list of accommodations to do a viewing but nothing has been done in this sense and still they withdrew £200 of our deposit without any justification when we had to leave the premises. The tenant manager was really unprofessional, did not to his job at all and we had to contact them. After trying to reach them so many times by email/phones, we decided to go to their premises and they said they would pay us back for the fact they did not provide the service. 2 weeks later, since nothing had been done, we came back again there to meet up with the manager a second time.
To summarize, this agency does not care at all about your comfort, does not have a word, does not respect their contract, is lazy to help you and will just try to grab your money as much as they can.
One advice if you do not want to waste time, energy and money: NEVER BECOME THEIR CUSTOMER since they are dishonest. Instead, go to Gumtree or Spare Room or whatever other webistes to find a proper accommodation with a reliable agency.
I would have rated them 0 star but it is impossible here. London does not deserve such an awful agency.

Long story short, went over to their office to finalise paperwork, the agent tried to shout at me when my card wont work before I put him in his place and told him to behave professionally. Then the icing, the agent demanded "£20/- in cash" "for the girl at the admin office" if we wanted the keys the same day. This is because apprently we should "look after" her because she was helping us. Walked out then and there, but heard the agent mention without a hint of irony or shame how he has wasted the entire day trying to show me the flat.

I moved few months ago in Canary Wharf area through this company and honestly, a part the house that is wonderful, the service giving to us is really good. Simona our property manager help us in each moment we need and she provided always the best service to us.
Until now I have not complaints to do, actually, only compliments to the company and to my property manager Simona.

Such an unhelpful, patronising and unsympathetic company. I wish I never rented from them. I would avoid moving in to a new property of theirs at all cost. If you need the internet to be installed you'll be waiting 6-10 weeks. Plus you have to take time out of work to wait for engineers to turn up, CityRooms won't take responsibility for it. Their customer service is a joke! If they tell you they'll call you back, they won't so don't believe them. They're so helpful helping you sign the contract and as soon as you do, they stop caring. Trust me it's not worth the hassle.

not a helpful agency , they answer emails with major delays, they send people with the key of your room to your private room without telling you , they are basically not at all doing what should be doing. they don't answer calls. We were 8 people living in a house and the fridge broke and they never fixed it. They say that they send a cleaner every 8 days but it happened to be 2 weeks sometimes. Just basically a FRAUD.

I have used several agencies in London but I have NEVER encountered such a horrible and dodgy agency as Cityrooms. I do not like writing bad reviews, but this is highly needed to help others avoid the same pain I endured during the tenancy.
The flat was in very bad condition and overcrowded, even though this is a common issue in London. All the appliances were generally old and they did not make any effort to repair/change them even after they broke. We did not have hot water in winter and it took Cityrooms more than two weeks to fix the problem despite many mails and calls. I asked for another fridge (it was shared by more than 6 people and often it was impossible to store all food): I never got an answer.
The only dustbin where rubbish was collected was in a communal area which could be accessed only using an automatic gate: it took the agency months to send us a new fob, despite several complaints. It was suggested that we asked our neighbours to give us access to the area.
The internet connection was very weak and it did not work quite often. They were not helpful and unfortunately nobody could do anything (they had the contract with all the info). Just a small part of the bills is covered so I always ended up paying extra money (actually they charged me the extra usage at the end of the contract, without showing me the bills)
When a person moved out, I found new/random people moving into the flat just for a couple of weeks. I discovered they entered in my room (there were no locks) and used my food. The agency often came to view the flat with very short notice (once it was just two hours before).
The biggest pain came when I moved out, three months before the end of my contract. While I was organising some viewings to find a replacement (they do not accept any early termination unless you pay a large amount of money), I asked the agency to send a reference letter for my new place (usual procedure to check I was a good tenant, paid my rent in time, etc...): at the beginning they agreed (with the usual fee to be paid...), but then they refused categorically. The manager, Jorge Sanchez, screamed at me and asked me to pay two months in advance if I wanted the reference, claiming they would have given it back to me once I found a replacement! At that point I did not trust them and I resolved the problem in a different way.
Finally, when I moved out it took them a very long time to refund my deposit (with a generous fee to break the contract) and I had to fight with them because they wanted to keep more than half of the amount for unreasonable reasons: changing the mattress, repainting the walls, which were already worn out and damaged when I moved in, and the usual cleaning fee (just some dust behind the bed). They even charged me for some repairs, i.e. changing the shower hose (the price was small, but still...). After more than 6 weeks I managed to get back part of my deposit (Cityrooms kept 30% of the initial deposit).
I would strongly advise anyone to avoid Cityrooms: customer service is not existent, the manager is arrogant, sales people unhelpful. They seldom reply to mails, but they send you a remainder to pay even before your rent is due. I had the impression they just want to squeeze every penny from your pockets. Unprofessional is the most fitting adjective to describe their business.

For anyone lucky enough to see this review: DON'T EVER GO WITH CITY ROOMS EVER!!!
If I could put less than one star then I would and I am so frustrated that they have a large some of money of mine saved as a deposit.
I would never recommend anyone use City Room's services. Upon my arrival my bed frame was broken, my door had been chipped, there was no desk in my room (contrary to what was promised), the shower head was faulty, the oven was not working and no internet/wifi was installed.
On top of the issues listed above, when I contacted them via email and phone to try and get a solution to the problems, no one seemed to care. They were all incapable to arrange solutions or compensation for me for weeks.
On top of all the issues, the staff that work at City Rooms are dismissive, rude and completely incompetent.
The reason I write this review is because I wish I knew about the shocking service that the company provides before signing a 12 month contract and paying almost £1,500 upfront for the room.

About a week ago I renewed my contract with them for another year with Mr Ulugbek Burhanov. In about 15 min everything was sorted out, in a quick and friendly manner. I've been with them for about 2 years now and I'm really satisfied with the offers and quality of service, all bills, repairs, cleaning and taxes are included in a good rent price, close to central London. Inspections are made regularly.. What can I say, it's excellent.

I rent a room last week, the room is nice but the house have some problems with the heat and in the toilet. This is alright, not the end of the world and to be honest I happy here. But what is really not acceptable and is getting myself very stressful is that they gave to me my keys without one part that opens the first gate of my house. So, Im trying an a week already and they just keep lying and runaround of this truly annoying issue. If I have to say one quality that is missing in Cityrooms is transparency with their tenants.

Cityrooms only care about money. We lived in a flat with a disgusting flatmate who'd smoke all around the house, as well as blocked up all the sinks and drains with either food or hair. After a unsuccessful attempt to speak to the flatmate myself, I escalated the issue to cityrooms as they suggested in the contract. All they did was send an email (with possibly the worst grammar and spelling ever) to all flatmates and called it a day.
The flat was run down when we moved in. The bath was leaking through the ceiling, many things were falling apart, the heating hardly worked (especially in the winter!), and we were without internet for 3 months. When we asked cityrooms for help, they'd barely replied. In the rare occasion when they did reply, it took them weeks, if not months to solve an issue.
When we finally had enough and decided to leave, they made sure that the fees were a few thousand pounds so that we would not leave. To top everything off, they decided to take all of our holding deposit, which was £945 without even letting me know. The only reason I found out was because I chased the matter up with their highly unprofessional manager, Jorge Sanchez who could barely speak English. It was so difficult to understand any of his emails and when you ask for clarification via email or phone, he was extremely reluctant to help.
UPDATE: So after ignoring my 3 requests for a breakdown of costs from my deposit, Jorge Sanchez from Cityrooms has now proceeded to contacting the UK home office in an attempt to either have me deported (as I hold a Malaysian passport and he assumed I was on a visa... which I am not) or to threatened me to pay the agency/him £5000 by fabricating dramatic lies against me.

Absolute disgusting agency. The sales people tell you one thing then the contract tells you a different story. Make sure you read it. This agency is scum. Their service department do not help when theirs damage. They allow tenants to illegally sublet. They didn't have fire alarms in their properties. The list goes on...

It is definitely the worst estate agency I had to deal with in London.
First, because the pictures of the flat was not reflecting the actual state of it; and were taken maybe 10 years ago.
Second, because they have the keys of the flat and also your room and they can come whenever with ou without your permission. A guy even took a picture of my room without my consent. Personnaly, I did not feel safe in this flat.
Thirdly, it was a nightmare to get my deposit back. Although we had an agreement with cityrooms to get my deposit after 10 working days, I did not receive it on time and I had to call them and email them constently to get it back.
Finally; I was even ask to get a glossy review of the agency in order to get a reference for my next landlord. This is not professional behaviour and I never experience this in my life, neither in France or in London.
I do not advice people to go with city room, it has been a really stressful and expensive experience. They are not people you can trust in my opinion.
Je déconseille fortement cityroom pour tous les francais s'installant à Londres. Et surtout, ne prenez pas de chambre sans la voir en vrai, les photos ne reflètent pas du tout l'état des appartements.

No one likes their tenancy manager/landlord in London, but these people are completely below par: money-grabbing and insincere, they are badly managed by what little senior members of staff there are, and subsequently provide awful service.

These jokers are not even worth one star but it wouldn't let me post without one STAY WELL CLEAR OF THESE SCAMMERS. I moved into a room in an apartment and there were no locks on the doors no central heating mice were on the loose as for the free wifi my phone tethered to my laptop was faster was better i was lucky to get to speedtest it was poo, the advert said gas central heating and there wasnt any! a crappy shower that nearly burnt every time i used it and when I left they hit me with fees of a 3rd of my deposit for cleaning my room which i left clean and over-usage of utilities although all flat mates were professionals and were working all day we had an electric bill over £900 (how is that possible?) for the quarter and we were never informed that we were ever over using until our deposit was due to be returned, they are poor communicators and sometimes took days to respond to things or sometimes never responded. I am still in dispute over the fees and not budging i will prove its their fault and get my money back they need to man up and take responsibility.
This has been THE most horrible experience from a so called professional company, how could they have such a wrong slogan on their website "service you deserve" what.......crap! we deserve better quite frankly and as for "people you trust" well i can go on all day you ought to be ashamed cityrooms!

Renting a room from city rooms was one of the most stressful experiences of my life. The heating broke repeatedly in the flat which took ages to fix and the internet was intermittent at best. When one of the flat mates moved out, I found one of the city rooms employees crashing in the empty room at the weekend, and he quickly scurried out. When I reported this nothing was done. They are extremely unprofessional and only have their best interests. Also, if you manage to get some of your deposit back it takes months. We were wrongly charged for bills because they read the meter wrong and left us £400 short of our full deposit, which I had to argue for months later and eventually got it back.

A great agency for finding quick solution to living. However, due to agents' strong motivation to "sell", they might provide misleading information (or no information), which might cost you at the end. The business model reminds those "oriental bazaars", where merchants make you buy their products and do not care about you after the monetary transaction occurs.
In my case, I was told that "we will make you a special deal for you", which turned out to be quite a bad deal at the end. The agent offered only a 1 year contract, indicating that it was the only solution. He also mentioned that termination of the contract is easy and smooth process, but "forgot" to mention the costs and ridiculous extra fees that would occur. Reading an approximately 20 page contract could help (mostly designed to secure cityroom's side), but one might not have the motivation to do so (just like me). Even if you read it, you cannot re-negotiate these replicated terms, so you need to either accept it, or find a new service provider. I recommend finding a better service provider, with a more ethical approach.
In most of the cases the costumer service is good, however, you may expect to face also the most non-customer oriented experience of all - depending who you deal with.

(I would give it no stars but I can't)And today it is two years. Two years since I finoshed my contract and I am still waiting for a call. I rented a house which was supposed to come with lock in our door (we didn't know our roomates), sign was included in the price and was in site, bills includes... B******T. We were told in the building that they didnt let Cityrooms to use any facilities, that they were already on trials with them due to bad experiences and bad practicing. Gym not included, limited keys to the building, extra bils charged because we over used the allowance. What?? Guys, save yourself the trouble and look elsewhere, seriously.

Very pleasant experience thus far, I needed to find a room ASAP and, with the help of Christopher Lucas, managed to find a property which suited my needs, arrange a viewing, and pay for the deposit within the space of a long weekend. Christopher was very helpful and very kind throughout the whole process and was even able to negotiate a lower price per week when the property was initially out of my budget. The only problem I experienced was after picking up my keys from the branch in Stratford, I was given the wrong code for my room by the woman at the desk. However, no major problems thus far and would definitely recommend Christopher.

Don't believe the >1 star reviews online. They were posted by their own staff or they paid someone to post that. I was told by the agent I wouldn't be able to do a viewing unless I pay a deposit, and was guaranteed City Rooms will have a room that I like. I was also told the deposit is part of my future rent + deposit, and it will be deducted from my rent later on if I rent with City Rooms (I have this in writing from the agent). Turns out, they didn't have a room that I like, and now City Rooms is refusing to refund the deposit. I have called and emailed several times and got no response. When I finally got someone to answer, I was bounced between the manager and the agent, both of them saying it's not their decision and blames the other person. Now they are not answering my calls and messages. They say they don't "usually" do refunds. Well, I don't "usually" have to ask for refunds either because I have never had to deal with such scums. And to think that I met these con men on day 1 of landing in London, and it was also my birthday! Worst experience ever. Their agents keep changing their names when they post ads on social media, plus a friend tells me these people have also changed office locations several times should tell you these people are con men. I would give them 1 start if I can. STAY AWAY FROM THEM!

Was told I could view a property on a phone call right away, had to swing via office first. On the way to the office, I messaged the agent (Andy) to ask the address of the property and he wouldn't give it to me - I had to go to the office first. I found this odd and was short for time so I phoned Andy and asked if I could just meet him there. He said he didn't have time for the viewing. But I was welcome to come to the office.
Wasted my time travelling across London for a viewing that wasn't going to happen. Lack of honest communication. It seems like they are only interested in trying to get you to the agency and sell you other options than helping you get your property of choice.

I have been living in one of their flat share for almost one year, and has been the worst experience ever.
Firstly, the living conditions were below the expected standard. Secondly, the agency was very quick to take rent and often aggressive if not paid accordingly, however seemed unable to fix simple issues when asked.
I reported the lack of heating to the required persons at regular points throughout my tenure, however nothing was done to resolve the issue. This resulted in me feeling discomfort whilst in the house, often causing me to fall ill and suffer from a lack of rest.
Furthermore, my flatmates were not welcoming, with one particularly vindictive, approaching and addressing me in an aggressive tone at regular points throughout my tenure. This made me feel intimidated and frightened whilst in the house and contributed heavily to my desire to leave the property. In additional I had to wait more than one month for someone to come and mount the room lock, this have caused the theft of my wallet from my room at that time with all my documents and money inside, which no one from the agency, neither the manager of it seemed to care about.
Once I finally have found my perfect place with the agency “Marsh and Parson” , I was puzzled as to why £250 has been deducted from the deposit paid at the beginning of my tenure, despite having paid regularly for 10 months my rent even in advance supposed to be with included benefits of which I never had the possibility of use, for example the heating that has never been working during my tenure.
