Terrible Until you pay everything goes well and then it’s just a joke. Just to mention a few: - moved in a brand new building, the door lock broke once, they advised me to go to an hotel for the night while waiting for the next day. Then they refused to pay for the room they told me they will pay and stopped replying to my emails, very unprofessional - lots of things weren’t working in my flat when J moved in and they didn’t help at all. Horrible agency. Chasing 4 months before the ending date of the agreement on a daily basis, harassing and emailing at 11 in the evening for a 20% rental increase after 2 years I am living in the property and paying the rent on time. I have worked with Cityzen since 2006, having bought from them and now use them to find and manage tenants. More recently, I had a flat had the with a leak in the roof. COVID-19 and a painful freeholder meant it took ages to get sorted. Thankfully though, Danny and team at Cityzen were amazing. He kept on it for me, hammering away with contractors, insurance companies, even the managing agent, schooling them in how to get stuff done! -------------------------You did indeed inherit the tenancy, this is about the only factually correct point made on your reply. You certainly did not honour the agreement, as you did not provide the cleaning supplies in month two nor did you provide netflix as per the original agreement + much more, unless of course you are able to show invoices for all the services you honoured whilst managing our property. I look forward to seeing your evidence, same way I have prepared mine. I certainly did not demand money to leave, again I look forward to seeing your proof of this false accusation, It was infact Jeremys idea to pay us to leave early, again.. I have written proof, which I have equipped my solicitor with. As per the agreement of our contract, we were only liable to pay for the cleaning costs of our rooms and the entire flat clean was the responsibility of the agent, so please do not make yourself appear to be Samaritans, you done what you were contracted to do (for once) and again I am awaiting the cleaning invoice and do look forward to reviewing. Infact your manager director Jeremy, agreed that I will cover my half of the cleaning the bill and my ex housemate will cover the other half, within a few hours he goes ahead and charges me the full amount and demands I claim the money from my ex housemate who I am no longer in contact with, again I have written evidence, timestamped with Jeremys email signature visible. -------------------------------------------------- ------ Again my point of cleaners costing £15 an hour is not factually wrong, given I have cleaners in my own home who charge £15 an hour for 2-3 hours or £10 an hour for the entire day, I am going off the price I pay them, £8.36 is the current minimum wage and I think £15 an hour is a fair price to pay and I look forward to seeing the invoice to see 'how much you pay these cleaners' I will ofcourse make sure to confirm the pricing with the agency to make sure you are not overcharging on invoices. I am glad you have pointed out on record that Jeremy is a managing director, as I have a series of emails and text messages whereby he is swearing at me and telling me to go F myself on multiple occasions in a very aggressive tone, see proof attached. Given what we have all been through, with the pandemic, it has been a difficult time for me, given im on 24 years of age and still very new to my professional career, Jeremy has not only made me feel unsafe, but also had psychological effects on me, whereby I am seeing a professional now about the trauma Jeremey has caused me. You claim you would leave a review about me, I look forward to hearing why and seeing proof as to why I am a bad tenant? We were looking for a flat to rent and we found this agency who had one flat in which we were interested. Everything went smoothly from day 1 till we signed the contract which took around 2 weeks and that's because we had to wait for our references. Very professional team they kept us updated every time when something was changing in our application. Be aware and stay away this company will rip you off paid a deposit of over £600 for a apartment in Stratford.. they done so called credit check for me and my girlfriend ...her one failed so they simply said you can’t get the apartment or your money back we tried so hard they simply said #%*^ off .... it’s purely theft ... Truly the worst agency in London, they failed to disclose important information about a severe leak that was happening in the flat before we signed the contract which is not only illegal, it is a gross abuse of consumer trust. They have not accepted a single ounce of responsibility for this despite it stated clearly on the inventory report and in emails from before we signed the contract. Not only so, they left the leak, damp and mould to fester in the apartment for almost fourt months before it was properly sorted with no resolution on how to mitigate the vile living situations we were forced to reside in. God forbid you ever forget your keys to your apartment becausse if you call the office you’re going to be met with verbal abuse from the owner. UPDATE - in response to the owner’s very lovely reply, we didn’t hear from the agent for over 15 minutes after the time of the viewing. We tried calling and texting. We didn’t hear anything until we’d left the area, so had no idea the agent was inside the property. The agent was also 30 minutes late to a viewing the previous week. Seems to be a trend of theirs. And no, we of course don’t hold you responsible for rats in London, but it feels like important info to include in a review for an estate agent to give readers a flavour of the sorts of properties you manage. — Yikes - agent was super late to the viewing which we had to abandon. Rats outside the property weren’t great company whilst we waited. When we did hear from the agent, she was adamant it was our fault despite not getting in touch with us - her time was obviously much more important than ours. Cory helped me secure an amazing apartment in Greenwich. The previous tenants were not the cleanest and smoked inside so it wasn't in the best viewing condition. Avoid at all costs. Unfortunate that the property agents are great to work with(Adriana and Heinz), but they are pulled down by the company's poor standards and integrity. Jeremy Maddison, MD at CityZEN and also the one in charge of accounts, was always quick to seize any opportunity to charge extra fees, but always slow when he had to handle something he was responsible for, such as the return of Deposit (2 Weeks late without any reply inbetween to emails/nor any apology for the late payment!) Can you believe that this is the standard coming from a MD of CityZEN? As far as estate agents go I found them to be pretty good and would have scored them 4/5 or maybe even 5/5. Initial apartment viewing went well with timely and friendly service, (I credit Adriana here, she was great). By the same token I was an excellent tenant in that I paid x 6 months in advance, plus the usual deposit of 6 weeks. I treated the apartment as if it were my own and needless to say that upon me vacating the property the inspection revealed no damage or missing items from the inventory. However, this is where it goes downhill; as I called the Cityzen office to close the minor outstanding admin issues to recover my deposit only to have my calls and emails ignored for over 1 week. Furthermore Cityzen took 7 working days to send 1 simple form as part of the admin process, thus unnecessarily delaying matters into the following week. I was charged GBP 120.00 as per terms and conditions for something that you cannot even call "service" as it was a total joke. I cannot explain how frustrating it is when you have held up your end of the contract and are trying to recover almost GBP 3,000.00 of your hard earned money and are being persistently taken for a ride and ignored in return. No less than 9 working days after my tenancy had formally ended and with no progress in sight I sent Cityzen written advice that I would be personally coming to their offices to speak with management & accounts, and would not leave the premises until I had written confirmation that my funds would be returned. That same day I went to their offices on Mile End road only to find they had relocated, (I don't ever recall having received an email advising me as a customer of Cityzen that they were relocating and as of today Google has not been updated either). I called the office and spoke again with people who did not want to take any responsibility, but managed to obtain their new address on Lehman Street and said that I was on my way over. At this point the wheels miraculously started to turn and that same morning I was issued with written advice that I would be paid by BACS transfer. To conclude and in the words of Mr. Warren Buffet; it takes 20 years to build a reputation and five minutes to ruin it ! Well Cityzen certainly ruined the experience for me, not to mention that is was without doubt the most insulting GBP 120.00 I have ever had to spend as I was ignored, dealing with their incompetence and laziness as I chased for the return of my own money. Based on how my experience ended I would not be using them again. (For the record; everything I have stated herein is true and can be proven by written email correspondence).... Read more

Absolute joke estate agents. Every review which is one star is credible. Others most likely not. Spoke to man in office who told me every building in london does not allow pets ( small dogs) unless they are invisible and refused to take my application forward - I have lived in london for 17 years never heard such nonsense. This of course is not legal nor correct. Raising issue with their regulator and companies house as this is direct discrimination. Have no idea how they do business for landlords. This agency is a joke. I had a viewing with the 'cofounder' who showed up late. Asked £550 in rental fees, bargained in the street and when I talked about making an offer lower than the asking price he told me that I'm wasting his time (that makes two of us mate). Not worth doing any business with an unprofessional loser - clearly this guy lacks basic skills of the job... good thing there are plenty of properties and agents in London.... Read more

Asked to visit a 1-bedroom flat in Bromley-by-Bow - viewing was agreed to be 2 days afterwards as agreed. However, this was the only positive aspect of this company. Just before our visit, we went into the local Tesco Express next to the property, only to find our "to-be" City Zen estate agent speaking very rudely to the workers. Once in front of the property we met our estate agent who seemed very rushed with time and completely threw his "people skills" out of the window.. Apart from the fact that he didn't seem to know much about the property, he was very keen to probe into the earliest we would move-in and the price we would offer. As soon as he realised that our move-in date was 3 weeks later than the proposed date of the landlord, he suddenly said "we're just wasting our time", ended the viewing and rushed off to his car.. Other estate agents would have at least asked the landlord if a different move-in date would be fine, or at least negotiated (which he just outright refused to do so).. Very poor experience and will make sure to never use/recommended City Zen estate agents in the future. We found another home with Foxtons the same day, so it's just another customer lost.... Worst agent in London - would avoid at all cost. As a landlord I found out the hard way that staff and MD clearly do not care about tenants or trying to retain them. Have now twice had tenants move out after six months, with the last tenants stating they found it very hard to be managed by them, with agents charging more fees for finding new tenants.... Not a community based agent. I found them to be awful, agent, not registered our deposit. Everyone should scrutinise their contracts carefully for unfair terms and add on fees, and not be signed up to their energy providers no doubt for additional fees.Obstructive in their conduct and aggressive in their approach, old school agents who run their agency without a care in the world and professionalism. *****USE ANY OTHER LETTING AGENCY BUT THIS ONE ******* by far the most unprofessional, aggressive property management staff, I have ever had the displeasure of dealing with, after renting in east London for 5 + years with various agencies, I have never been more shocked with the way I have been dealt with and spoken too by the property management staff at CITYZEN estate agency. With special mention to the MD who said to me: "I couldn't give a f*** about the tenants issues or concerns me and my team are paid by the landlord of the properties we manage" Charging each tenant an exit fee (just to leave the property at the end of the contract), various other hidden charges, rude / aggressive staff that will do anything to retain as much of a tenants deposit as possible for themselves and the landlords they represent.... Their agent showed up late to our appointment, made me wait outside while showing the property to other people saying she'd be 5 minutes, waited over twice that before deciding to leave, shortly after she calls me wondering if I was around and still wanted to see the flat!? I have had the best service I ever had with this agency! I can't write enough to thank the help and support received from in particular Cory, who did everything possible to make sure my experience goes as perfect as possible with them! He took the time to understand my needs as an individual, taking in consideration my working locations, my hobbies, my gym, and the person I'll be living with! On one day he took me to 4 different properties, and sat answering ALL of my questions without rushing me once, finishing WELL outside his shift hours. (oppositely to what normally happens with every other agent, where either you like the property and make an offer, either they speak to the next enquirer). I felt looked after and cared for. After expressing my interest Cory was off leave for a week, and even then he was constantly helping me through the process and keeping in touch with his collueagues to make sure my application doesn't get any complications! Which it did, but he helped through still. Cory is not just an agent, is a human who takes his job very seriously and treats you as a person more than a number! I am surely going to be with Cityzen for as long as I can and whenever I will suggest anybody to look for their properties through them!... Read more
