No. Just no. Constant trespassing on property by teens, old enough to know better, have led us to complain - to no avail.l, so must go civil, apparently. They wait until we are not home, throwing balls at house, or playing on our patio, uninvited and while we are out, until one of them gets hurt on our owned property, we are left responsible. Countless emails to this agent, and videos. Was asked by police if I wanted to file a formal report and said no, thinking this agent would be reasonable as in, how would he like it if this were happening to him? A decision I regret, but now see this is harassment of us, as two older women living together, alone, perhaps, to regard us with interpreted LGBT discrimination? Or probably seen as vulnerable? Not sure which…because I cannot understand why an agent wouldn’t want to ensure the peace and safety of surrounding properties, and their owners. Makes no sense. Also, These are Not children - teens, old enough to know better. Tried speaking, kindly, to one of the mothers of these kids only to be sworn at for all neighbourhood to hear. Sent to agent - nothing. Rules for freehold property ownership not being upheld, and intimidation and harassment of two older women living alone.

We had a terrible experience with this agency / Terry.
The house was filthy when we first moved in. There were loads of items left over from the previous tenant, including a broken freezer underneath the stairs which contained putrid defrosted fishy water in one of the freezer trays.
It took weeks/months for any repair requests to be seen to and for the items left behind to be removed.
When our tenancy came to an end they had the audacity to attempt to take a huge portion away from our holding deposit. We used an external dispute resolution service and ultimately won and avoided losing upwards of £400.
After being exemplary tenants and having to put up with such a shocking service during our tenancy we were adamant they wouldn’t receive a single penny from our holding deposit. I would have rather lost the money than have it go to Under One Roof.
I strongly suggest to avoid this “agency”.

Useless unprofessional agent!!!
Doesn’t reply back to messages emails or calls.
He was very rude about other tenants of his in front of me and my partner and then rejected their calls.
Doesn’t want to know about repairs and if you push this the chances are he will find a reason to end the tenancy.
Has zero care professionalism and responsibility for tenants rights and his responsibilities.
Has his family and friends leave outstanding reviews.
He is an absolute joke and only interested in taking full advantage of the housing crisis and exploiting tenants.
He has no office i believe he runs this business from his kitchen table.
Avoid this agent and do not believe the positive reviews. Look at the negative ones, they are polar opposite! Once your committed you will see this man is going to be your worst nightmare.

Had a viewing booked and no one turned up just the oblivious tenant, no call or text or email to let us know anything. Total waste of my time which had to take out of work hours. Completely unacceptable communication from this agency.

Overall experience wasn't too bad. Only problem was that Terry was not very responsive and difficult to get hold of.
Also, agency lied about getting a Gas Safety Certificate, the old one expired 9 months ago. They told me 3 times they would send the new one to me. They never did. I had to pay for a separate one. Which was fine but the agency didn't have to lie.

Is there a giant zero, instead of stars? Terrible experience with a renter, placed in our neighbourhood by this agent. An otherwise peaceful and lovely neighbourhood has been brought down by one single renter. We all dread summer, the smell of dope, lousy parenting, drug dealers showing up at 1:00am in the morning, and lack of responsibility for visitors; not to mention the landlord has left a broken fence for well over a year, now, and the original break was left for the last 11. My advice? Pick another agent. They may care about their own agency home owners, but no one else’s.

If I could give 10 stars I would have !! Great service, viewed property with Terry this morning and wasn't too keen on the location. Terry said I have another one just coming on the market but he had not listed it on the right move web site but he had the keys with him. Followed Terry to the property and loved it. Parking , Garage , Garden & three good bedrooms, Everything on my wish list. Paid the deposit on the spot and had the reference links sent to me within the hour. What a welcome relief an agent that knew what I wanted and went out there way to show me something not even marketed. Highly recommended

I see that usually this is not the case, however in our case, dealing with this agency left us extremely disappointed with them. I work for a small business myself, so I know how important those are. However, knowing that, I also know that customers come first and they should be at the heart of everything the company does. I had a viewing for a rental property with Terry, and although he was extremely professional and friendly on the actual view day, the rest did not impress at all. 2 hours after viewing (there was another appointment right after we finished so we couldn't put an offer on the spot.) we called the office to put down an offer for the property. Mr. Terry was not there at that moment so we spoke with a lovely lady who told me she doesn't know the procedures and will forward a message for me. We waited for a couple of hours before contacting the office again, only to be told he is still on a phone call and can't be contacted. We know how fast properties fly off the market and we really wanted to secure that one, which is why we insisted more than we would have on other occasions. We tried calling again, after another hour, and no one picked up. No one picked up the next day as well, and no one replied to my email enquiry that I sent directly after the first phone. This to me screams unprofessionalism. I don't expect to be treated as if I'm their only customer, but if the rental is not available anymore (although I don't quite understand why we were allowed to have the viewing anyway if it wasn't going to be possible to put an offer on it) at least let me know about it, so I don't waste time and energy hoping to move into a property that no one contacts me about. I'm not saying you shouldn't deal with this agency, however for us it was extremely unprofessional and made us waste money and time.

Absolutely perfect service from Terry and his team! Always very helpful if some advice needed and if there is some problem somebody (sometimes even himself) comes the same day to check what is wrong. 10 times out of 10 I would definitely recomend Under 1 Roof!

Terry from Under1roof has been overseeing our rental properties for the past eight years. He is extremely trustworthy and reliable. He is quick to respond to both tenants and landlords and deals with issues relating to the properties swiftly. Terry has also sourced our mortgages, finding us the best deals. He has a great knowledge of this market and is able to advise us on the best rates available. I would highly recommend using under1roof if you want a genuine, trustworthy and efficient service.

I first met Terry as a tenant with my partner at the time, when we rented a property managed by him. He was responsive when it came to fixing any issues in the house, so when it came to renting my own properties, I was happy that he would provide a good service for both me and the tenants.
Terry has been looking after my properties for the last 6+ years and offers very good rates compared to others. It's very handy for me as I'm not in the UK that often.
I have and would recommend Terry to others if you have a property that you don't want the hassle of trying to manage yourself.

Our prime reason for using a Managing Agent was to relieve us from the hassle of resolving tenancy issues such as repairs, finding new tenants etc.
Terry has proved to be an excellent choice being both professional and helpful throughout.
We have no hesitation in recommending Under 1 Roof.

I have used Under1roof for over 10 years for a rental property and for mortgages, from the rental side I am very happy with how Terry has dealt with all aspects from finding new rentee to sorting out any of the issues we have had.
With regard to finding mortgages, the service and comms have been 1st class and Terry has always sort out the challenges you get with the banks very well

Terry from Under1Rood has been letting and managing our property for several years now, and we must say, Terry and his Company are simply amazing, I have had several companies over the year taking care of my home and renting it out, but none have been as responsive and honest as Under1Roof, even my tenants are happy with the service they receive, and that doesn't happen very often with with letting agents.

What a service Under 1 Roof have supplied me with. Sold my property on the first day of putting it on the market to a cash buyer. Terry then helped me with all the solicitors paper work and arranged the mortgage on my next property which was offered within 10 days of the application. From start to finish I was moved in to my new house within 8 weeks. Great service from start to finish

Under 1 Roof took over the management of my property portfolio 6 month’s ago when I relocated to Spain. Not only has the move to under 1 roof been simple I have managed to get all my rents reviewed and the tenants on new tenancy agreements at more than I have been getting with my previous agent. Terry was professional throughout and managed to get some maintenance issues resolved that I have been asking my previous agent to get done for month’s. Now I have happy tenants and my rents are getting paid the same day as they are received. I can now enjoy my retirement in the sun without the worry of getting paid my rent on time. To top things off I am also paying a lot less in management fees than I was before. Under 1 Roof also have given the tenants new software to report maintenance issues on which keeps me in the loop of any works that are required. Keep up the Good work Under 1 Roof, I will be recommending your services to all my friends.

Was badly let down by Under1Roof. He was the estate agent for the sale of our property. However once we found a "buyer" things went wrong. Terry continually gave me conflicting information which did not align with my solicitor or the estate agent in my upper chain. He kept telling me everything was fine with my buyer as i committed further money to my purchase. When i asked for evidence of any progress or anything he had told me he sent me a very unprofessional (out of order) email.
He messed us around for 2 months. In the end i was informed by an estate agent in the upper chain that the sale of my property had fallen through as my buyers had issues raising the funds. I gave Terry a week to provide evidence of any progress which he failed to provide. I subsequently terminated my contract with under1roof.
When i moved to a new estate agent they got substantially more potential buyers through the door and had found a buyer within a month.

we live on the 4th floor and our doorbell hasnt worked for over 8months. We still waiting for this to be fixed. The door bell was meant to be fixed in the month we where moving in. Responses are not on time. Waiting over 8months to get a doorbell fixed is not a good look. I have records all the times I called about this. there where times no1 one would call me back even after chasing multiple times. Im only now getting some useful news after making a review. I will change this to 2stars but for the price Im paying the service is below standard. Ive had better service and I know my rights.
